Dear brothers,

Can anybody tell me if there is any new commercial project coming in sector G-13, Islamabad. I have plot in G-13/1 and planning to make house there after 3 years. So I want to know if there is any best commercial plaza in Markaz G-13 to start in near future. May be there are some kind of units with basement, geound floor and 1st floor etc which can be purchased on 3 yrs installment. I have no idea for commercial whethere any thing started or not.
Are 4 Marla com. plots available for sale in G-13?. May be there are no small com. plots of 4 M so could be only possibe to purchase units.
What is price of one unit and how much can rent.
I am now in Lahore but for retire life Islamabad seems better than Lahore, so it is the future planning. After 3 hrs hope that G-13 will have many houses and place will be liveable with all facilities. Thanks for your comments.

Can you please let me know the future of Lake City to live after 3 years time. Do you think that by that time all facilities would be available there.

I read in their web site many things are to be made there but do not know for how long it will take to implement, even their shopping mall is still not completed and from where people will buy daily items.

There is another bad habit of
Bahria Town throwing one Phase to another Phase. They offered Phase-9 effectees to deposit 7 installments and get plot in Phase-8 in the block of A, B, C & D on first come first serve basis. But they did not honour their commitment and accommodated in bad and worst 'P' block. None of any applicant got his plot in A, B, C and D. If Bahria is doing honestly and fairly, ask them to deploy list of all applicants on their website.

Shares in Emaar, the largest developer in the Middle East, plunged 9 percent to their lowest value since December 2004 in morning trading on Sunday, as investors took fright from last week’s turmoil in the financial markets.

The firm is largely responsible for Dubai’s rapidly changing skyline in the last decade, together with the city’s massive construction boom.

Over the past year the company has lost nearly two thirds of its value, with shares falling over 65 percent.

Other big property companies in Gulf also suffered this morning. Abu Dhabi’s largest developer Aldar, hit a new year low earlier this morning at AED 5.13, before recovering to AED 5.74 at 12.30pm, down 1.5 percent.

I hope you are well and in good health, I have been going through this forum and have come across an interesting discussion regarding phase 7.Post Number 40073. The views were that phase 7 is avery good option to hold as development work is under way at very good speed. Could you please refer to this post and deliver your opinions, including the economic status of pakistan at present.

Is phase 7 a good buy or are there better options in DHA today? A perspective from a short term and a long term investment please.

It is about 9 lac under priced as compared to DHA 8 and other phases, If you see
prices in June 2006 after a rapid fall, Phase 7 file was 34 Lac and, Phase 8 File was 40,41 lac. Now you can find a good plot in DHA 7 in 33,34 which also contains 9 Lac developmet Charges ie you are paying only 24,25 for land. Plus you are saving about 21% in foreign currency. What will be price in 2 ys no one can say, But keep in mind after hand over [which looks in 18 months time] either phase 7 will go upward or other phases will come downward to adjust the difference. Or at least you will get a developed plot in DHA in 2 ys where you can live in 5,7 ys.
I am talking of average blocks of phase 7 like P,Q,T,U which are good priced and will be handed over earlier as well. I was searching a plot for myself couple of weeks back as per my search average plot in P Block should be 37, Q Block in 33, T Block in 32 and U Block in 31

Dear Asif, R Block is as good as deeply situated Block of Phase 6 but it contains small old grveyard, negociation are going on between DHA and Pengali residents regarding fate of graveyard, if it stays which is likely then possibly 30 to 40 plots of block R will be relocated to any other Block, and 100 to 150 plots will carry the Tag of proximity with graveyard.
S Block is also very good but some plots are as close to Pengali village as Q or P block itself, so they sould be bit under priced.

Some plots belonged to pockets which were cleared later in those you may get luxary to pay upto 7.5 lac in instalments, But thse plots are only few and always seller asks 1 to 1.5 lac more than market, so not worth.
In Phase 7 In general there will be possibly 2 price hikes one in 2 ys when it will be handed over, and next in 7 years when it will be in rapid construction phase.

DHAI is offering one kanal plots in DHAI phase-1 sector F at 60 lacs through belllot (Jang advertisment). Is it an attrative option? what is the market rate of one kanal plot in DHAI phase-1.

I have 500 sq yard in block B phase1,plot no is 25 and street no is 20.Asking price is 70 lac.See the plot in
map its at good location.There are many houses already constructed in block B,WHERE AS SECTOR F WILL TAKE ATLEAST 5-10 years to reach to block B.

Real Observer!....Plot 21 in Street 20 of
sector B is available for only 50 Lacs...how come a plot in the same street is for 70 lacs. Anyhow sector F will take its time to come to the level of Sec B. Lets hope that people should realize that this ad has nothing to do with DHA, its being done by Bahria Town and the allotees will be dealt with Bahria style; loading you with additional charges to move the price to twice of orignal one till they handover the plots. Lot of hidden charges will come up subsequently to keep your BP high and there will be no way to escape but to loose your savings.
I just pray for the future affectees.

Right now the price range for Aghosh is from 13 to 15 Lac. depending on the location. For example a plot on the main road will cost you around 15Lac. I have one question though, the ploting of this society has already been done so after the merge will it remain the same or DHA will do the
Ballot and Replot these locations???

I want your opinion about society/scheme about its legal position in LDA etc. And/or any other comment, conern about society.

No extra charges, No excess money asking......But Very Very Very bad entrance and no developments for years. Society is in same shape as it was before 15 years. No efforts from society to give proper facilities to the people trying to live there.

By the way, asif tell your amount you are spending in Sadab...May be some friends will help you to find a good option than SADAB.

Thanks Shani for your valuable comments. I have budget of upto 10Lakh.

Electricity is available in A-Block so far out of three blocks A,B and C. According to them they have paid charges for Gas may get it next 1 year. Yes enterance is somewhat prolematic but overall society env. is reasonable for asked budget.

I have not that much expousure to real estate but i think it will really hard to get 10M plot anywhere else in this budget. Any suggestion are more than welcome and highly appriciated.

engineers Town [private company], I asked IEP they said we disown this society and neither they are recommending any more. Please note before all tranfers etc were taking place in IEP office.
I am not aware of Fies of IEP extension [IEP means institute of engineers Pakistan]

Thanks Habib for replying to Asif's enquiry, however, please make sure that whenever you answer it is clear not confising to the customer, I guess many people already knows IEP name changed to
Engineers Town, and i believe we need to know whether their is a good purchase of buying Engineers Town Plot in Phase 1 or buying Files for Phase 2 where you do not know where is you plot.
I believe due to my experience the Phase 1 (already Developed years ago) will be the future, it's maket value was going up slowly because we had Wapda Town, NFC, Valancia etc now since they have already been almost filled and the few plots left are very expensive due to Dealers games played in past year. We should be recommending sincerly to buyer do their math and if they would like to construct home in next 3-5 years then go for Engineers Town phase 1 not extension until their development will not start.
Sorry with no offense to anyone but i guaranttee all the customers here that in future very soon you will see the dealers who they are holding many plots in Engineers Town will start playing Game and recommending people that this is a very good Society to buy.

Gas Charges have been collected by the society from each Allottee in 2003, but still Gas Lines yet to come in this area, This area was politically ignored in past years. But the Good information you can get it from the Society Office which is
located in the Society and when you buy a Plot both the parties have to go their for transfer and at that time society make sure that the buyer is getting clean plot without any outstanding dues. As for as prices are concerned it depends where you are getting, Good Location is C Block if you could find one there, those plots backed by 2 Kanal Plots and near to that area you have 10 Marlas Plots as well check their Map available on the internet. Anyway you can get a good plot ranging 15 to 20, i believe, depends on your negotiation skills and the seller. Better do you Math but in near future you will see this society will be doubling there prices, Again dealers will win
