invested three times in Bahria town and had to pay extra charges each and every time

bought in B block Lahore paid extra for development charges

Safari villa had to wait three years from the date said and then stupid charges imposed on delivery

bought ph VIII pindi paid extra for corner and had to pay double of what was advertised

careful with investment in Bahria town

At this stage I agreed with Irfan. It is my personal experience to had a deal with Eden. Which was broken in middle with a very heavy loss though I invested on their very prime location. Got so much trouble and will advise you all to think twice before investing your hard-earn money. To clear your vision, they will not hand over the plot to you at the booking price. You will pay the market price till that time with addition of lots of hidden charges like late fee, extra labour and material cost even they are calculating dollars against with pak rupees and will add devalue charges which is not their business.

Now if Eden hand over plot (give possession) in one year then its fine (as they says development already done), otherwise not looking safe.

these so called developed plots possession will be given 5 year :)

price for 5 marls plot near 10 lac (15% down payment along with application ) and around 13,000 per month installment

so be careful as its not looking safe

There is no corruption by Eden Group, so far the project under discussion is concerned. The corruption,if there is any, will start when you will buy/book the plot. So don't buy and stop blaming others for the act of your own greed or having less information.

The development standard of Bank of Punjab scheme is good but it is absolutely true that it is situated right on hadiara drain and smell is a major problem. On the other side only a very little part of dha phase 7 (parts of y and z block) is close to hadiara drain. That also was planned with leaving a buffer area of half kilometer from drain. It is said that even that part is being moved away due to bad location near drain.

Now this eden point or bop scheme is on the other side or drain where land is cheap. One can buy bop one kanal file for little more than 15 lakh.

Anyone interested in buying should first visit the area. As I said the good point is latest development standard and bad point is location next to major drain. Beside the price of 17 lakh for 10 marla is too much to ask for that location. Eden is effectively remarketing bank of punjab scheme which has failed so far despite its good standard of development.

I applied some three years back for a 4.5 marla house in EDEN LANE Villas 2 for which They I mean Eden housing promised to deliver it to me in 2 years tiime but it is sorry to write that despite 3 years so far they haven't deliver me the house even though I have paid all the amount but still they give tentavie dates to me so now I am thinking to move the Higher courts to get my right.

Property Prices and Economic & Political Situation of Pakistan

If you are following the daily price summary put on this forum by Mr. CMY, you will realize that property prices are rapidly falling. New investers have stopped buying and sellers are not willing to sell their plots/files (with exception of those who are needy) at these low prices on loss.

This is all happening due to the existing political situation in Pakistan. We can understand that the situation in the NWFP is not good and our Army is fighting American war there. However, the politicians are equally frustrating us.

Zardari’s and his regime’s face is already black due to their known corrupt nature and open corruption that is going on in this country. However, Nawaz Sharif and his party are also fully responsible. It is proved now that these “so-called leaders” are actually dwarfs. They are all the production of deals and are implanted by their foreign masters. Look what Nawaz Sharif did. Him and his party was boasting to file case against Musharaf. King of Saudi Arabia called both of them and since then everyone is quiet now.

The recent meeting among Zardari Regime and Nawaz Sharif was equally frustrating. Both of them have only one thing in their minds…..their own interest. For them Pakistan should go to hell, they will only consider betterment of themselves and their “Princes” and “Princesses”.

Personally speaking, I had a lot of hopes from Nawaz Sharif. God had given his new life, both physically and politically. People forgot what he did in late 90s. And he started off with the right slogans. People voted for him and he betrayed. Now, if he continued like this, very soon his end with be the same with Zardari and Musharaf.

Pakistan has came to being to live forever (InshaAllah). This difficult time will not remain forever. The *ssholes will soon see the hell and our nation will soon be glorified. InshaAllah

Its encouraging to see people are hopeful about the future. I dont mean to bring everyone down but lets face the reality. We are quick to blame our politicians, i.e. Nawaz is corrupt, Zardari is 10%, Altaf Hussain is Jahil, etc. Have you ever thought why is every politician target of our frustration after he/she has been in power, case in point, Benazir, Nawaz, Musharaf, Altaf, etc. May be because these people are a reflection of our society which is openly corrupt. Lets do some soul searching and ask ourself if we are put in a position of power, are we going to be any different than Zardari and Nawaz? Accountability starts with ourselves first, how many can honestly say they havent received/given bribes (while in Pakistan) to find a convenient shortcut rather than following proper procedure?

I will go out on a limb and say 98% of people are corrupt by choise or by necessity in Pakistan. When a society is so corrupt and qualified people dont have the opportunity to equal opportunities, exactly that happens to the nation what is happening to us. There is no social justice.

I might be in minority but I honestly dont see any bright future for Pakistan, I think it is a failed state and if we continue on the path we are on, only destruction and anarchy awaits us. If Zardari is our leader, there is no further discussion where we are headed (again Zardari is a reflection of the people).

As the Late George Carlin would say we are CTD (circiling the drain).

I am fully agreed with my brother Sammy as far as his opinion "Our so-called Leaders are the reflection of our own society" but I don't agree that this nation is going to be destroyed. Even I think in a way that this country was just waiting such leaders who bring this nation near to destruction, so that we as nation could realize sensitivity of crises are ahead. This kind of turn over require this kind of circumstance we are passing through.
I once again invite all my Brothers and Sisters to asses throughly that who is worst and who is best for Pakistan. We have Imran Khan and lets campare him with our time tested Fraud Politicians.

Life of High rise

I have heard that the most high rise buildings in Dubai have a very short legal life and after that they must come down appox. 10 years. Does anyone know?

I work in a building on Sh Zayed Rd which is almost 14-15 years old, it is as good as new at this time. Easily will last more than 30 years

Living in abudhabi i am surprised that most of the buildings(which on pakistani standrads looks good)are demolished in less than 15-16 years,mostly people do not rent old buildings

I dont think any of this information is correct. The life is probably closer to 100 years or so. According to the majority of answers I presume the Burj-al-arab will come down by 2020? that is insane to think that way, unless some natural disastor brings it down. (khuda-na-khasta) These building have very long life. They wont come down in your lifetime so dont worry about it. And when they do come down, the value of land will have increased to the extent that your 1m^2 share or so of the base will probably be worth more than the price of your apartment in the market.

Today I talked with my friend who is a structural engineer in Dubai. He is also Emirati.

He said the buildings in Dubai will last between 20 and 25 years and not more. He said the locals are laughing because many foreign residents are promised a 99 year visa due to their apartment purchase. But, the locals know the apartment will be finished in about 20 years. Without an apartment, the visa becomes null and void.

Oh, my, what games the Emiraties are playing on foreign suckers.

I live in New York. My apartment building is 104 years old. It is still in excellent condition, is rock solid, and could last another 100 years.

I heard on 774 ABC radio Australia the other day that as compared to Melbourne where average life of high rise buildings is 30 to 40 years but in Duabi the standard is lower so we have a average life of 20 to 25 years.

How does one insulate a home that is just made of cement blocks? There is air conditioning in the bedroom, but the room never cools. I think it is because there is not proper insulation.

Can can one repair this problem after the home is built?

Yes this is very easy if you are thinking this heating is effecting. from roof.
Lay one layer of Insulation Sheet 5 cm thick density if possible 30 Km/m³(also called Thermopore / polystyrene), then cover by Cement Screed 5 cm thick for protection of insulation sheet or you can lay Cement tiles fixed by thick cement mortar.
You can also increased effecency of cooling by replaciong of Windows by Double, Solar reflective glass windows.

You may consider options like following (sorted by value-vs-cost in my opinion).

• Light color of sunwards surfaces (especially roof). It doesn't have to be very fancy. Any coating with light color and matte finish (unlike gloss finish). Just plain old lime whitewash is good (and perhaps better than most commercial paints for exterior). However the pure cement layer we often put on our roofs doesn’t hold whitewash well, so may have to prepare surface for a bit more porosity.

Importance of this point alone cannot be overstated. Keep in mind the sunlight has very intense energy at around 1 kilowatt per square meter, which may sum up to tens of kilowatts of additional heat-load for a house with dark sunwards surfaces. A lot of this heat-load can be avoided simply by, light color of surface!

• Radiant barrier for ceiling. It can be a simple fabric or plastic sheet with at least one side metallic shiny (like aluminum foil), stretched at a distance of 6 inch or more from ceiling.

• Light color blinds at windows.

• Proper sealing of windows and doors (especially at frame-flap interface).

• Conductive insulation at sunwards faces (by foam like materials described in earlier reply). External insulation performs better (by giving more thermal mass to interior), but internal is usually more durable.

• Insulative quality of windows. Double glazing is folds better than single. Un-tinted is better than tinted.

• Insulative quality of doors. Wood is better than metal. Hollow or porous is better than solid.

Hi-Grip membrane is available in Pak, about 3/16 inches thick, easily made adhesive at roof by heating with gas burner while its one side provided with thin silver white sheet to reflect back all sun rays, cost with material with application is about Rs. 60/SFT. I have used at my office roof with good result as 70 % heat source is roof.

The 'Hi-Grip' membrane is used at roof also to avoid water leakage as its inner side is like bitumen sheet while upper part is like very very thin sheet of silver metal, resembles like silvery paper always found in cigrate box. Exactly, for such reasons I say houses and buildings in Pakistan are not properly designed and engineered.
There is some thing called HVAC design which no Architect consider. Almost all houses design does not have HVAC plans. In addition many more items.
Climateof Lahore, Islamabad and Karachi is different but design of windows is almost same.
When a housing society is laid out, town planner totally ignores the aspect of sun orientation.
Our houses are not properly sealed, hence heating and cooloing is leeked through closed doors and windows. I have never seen proper window for outer walls in Pakistan.
Since walls are made of clay they are inherintly insulators but there are cracks and unnccessary openings and pipings.
Almost every bedroom have toilet and bath room, all drain wholes in there are reasons for leakes.
Their has been some solutions above about improving roofs insulation. I dispute that in Pakistan houses ever have roofs.
Pakistani concept of roof is very strange. Normally, what is built in Pakistan is a load bearing ceiling made of concrete and iron. Perhaps the idea behind is to use it as terrace or load bearing for gardening resons.
Roof is some thing on top of the ceiling and in between exist a space / air which it self is a great insulator.
Now comming to the materials of roof their are variety of materials or roofings used, metal panels, clay tiles, steel frames, wood frames etc. etc. but those are generally not load bearing but does not need any further insulations, other wise you loose the look of the house, If I may say a home for some one.
Look is one parameter to be considered for choosing roofing materials and colours.
Why the hell we put so much load on the foundations unneccessary, is their no architect who understand this basic thing.
Do you know every mortar have a compressive strength and with less load we can save the cost in terms of structure materials.
But first we do not do things in proper manner than we start spending time and money to fix the short comings.
