DHA Multan
Apropos CMY audio message about DHA Multan is:

"DHA Multan is going to be a very very big phase, even bigger than PRISM".

Therefore it can be concluded it means that it will take more than a decade to get developed and hence the prices of DHA multan are quite over-priced and are bound to be stagnant for the next few years.

Your take please!

It's upto individual how one takes his words. You can take those words out of context of you want. But don't be naive or ignorant. CMY had repeatedly said that DHA MULTAN is a great project and has wonderful potential for investment.

Bro,

Its a wonderful project without any doubt. But in property sector we have investment opportunity everywhere and we need to make comparative analysis.

I personally feel its getting too much hype and this time CMY and team is a part of creating this hype. Lets see how much time this hype lasts.

PS: No offense, I'm also one of those dropped applications.

Dha Multan
Is a good project. But in long term. Now onwards it will take time to adjust the price hype for Cash file. As soon as Installments plots in market they are in huge demand. So Cash file faces a little pressure to adjust with the price of Installment plots in future.
Installment plots buying is good for long term as well for holders and hopefully it will generate own on installment plots very next day of ballot.
Good buyings are:
5 marla residendial &
4 marla Commercial as said by CMY.

Masny things about DHA multan are not clear yet. It is not clear if it would be developed in phases. Previouslsy Lahore was giving rates for Phase I extension. Now this informaiton is nor provided. Does anyone knows why

It is quite obvious from CMY wordings that he is not speaking anything bad about DHA Multan due to "some reasons" that he may face wrath of stakeholders. IF DHA MULTAN IS SO BIG A PHASE, EVEN BIGGER THAN PRISM, then IT MIGHT TAKE A DECADE TO GET IT DEVELOPED.

3 Years for installments payment+ 3 years for Development charges payment= 6 Years ... Tracking the past history of developments, ESTIMATE THE TIME FOR IT WOULD TAKE TO GET DEVELOPED.

DHA Multan kanal price is 68 lakhs on installment ;for example own is 7 lakhs .. total price is 75 lakhs .Price of land file even if 20 lakhs less should be 55 lakhs .55 is the price at which land file would come in 2 months .This should be selling price

With 7 lacs own, 1 kanal file will be available at RS 20 lacs total (6.8 lacs down payment + 5.8 lacs first installment + 7 lacs). So people/investor/short term players will prefer investing 20 lacs instead of 55 lacs. As CMY said keeping in view past history, land file will remain under pressure for sometime.

The chemistry of investors is quite different here: almost all the investors left here are long term investors and the people who would buy the installment plots would also be long term and with this percetion the cash files would not fall down rather there would be quite less own on installment files: as a thumb rule we may enunciate if own is lesser cash files would be more stable and if own is higher the cash files would fall to some appreciable extent. It is less likely that own will be less, just see DHA Bahwalpur, see its own on installments files, & recently launched installment villas. e.g. a 6 marla villas has 6 lacs own. DHA Multan is way more prime than Bahawalpur, being the centre stage of south Punjab.
