Prism Fraud (DHA Phase 9)
Remember last year, I warned everyone that Prism is a big scam and all the prices hype was created by property Gurus. Look now the whole society is of DHA 9 / Prism is ON SALE with no buyers. Clearly shows that investors are pulling out now and moving towards the societies at Riawind Road Societies.

Bahria recently compensate in the form of F block and Orchard 4 balloting done. You will see a sharp increase in price of societies now towards that side town.

A stupid person can relize that DHA charm is ending now as no electricity, no Gas and now more traffic. While Lake city, Bahria provide all those facilities and better living area.

On the flipside, @Surfer, khuda ka waasta hai bhai, bass ker day Prism prism kerna. We all love Prism but you almost get emotional at the name of Prism! If Sadaat is one extreme, you are almost the other!

Dear Saadat, Prism is very big state of the art phase of DHA,its having around 20,000 plots for mostly 1 kanal,10 marla & 5 marla category, it doesn't matter if 1000 or 1500 plots are for sale at the moment due to profit taking of short term investors and slow market due to announcement of budget and Ramadan......But after few months these prices were not likely to be seen again as alot is coming to prism i.e direct link to phase 5 via underpass,Lrr southern loop,fast pace on ground development going on at good pace..overall this phase is outstanding for future investment and lake city,baharia etc are not even close to it in future..
Still prism is excellent investment for future, If anyone could grab any plot now

In my opinion the majority of plot holders in dha are overseas pakistani who have parked their money/savings in them and these overseas pakistanis are not bound to submit tax return alongwith wealth tax; it is a rumour that in the forthcoming budget it would be made mandatory for them to submit tax return and wealth tax and in this way govt would be able to increase the number of tax returns and also to get the differential of tax and/or the tax penalty if there would be no legal evidence of remittance like prc. Due to this fear there may be a slight selling pressure but this is a temporary phase and people would come out of this fear and submit tax returns as their money is legal or may make it legal by taking amnesty if they had not cared about getting the lagal evidence. I think it is a temporary and short phase which is not going to harm any dha investment. Thanks

Half of the trade deficit is financed by foreign remittences which are already under pressure as people are coming back from Gulf countries.
Overseas are considered easy prey and doing this will cause a significant decrease in foreign remittances. More remittances decrease, more rupee be devalued. Exports are already falling, thanks to corruption culture.

A huge activity near Eid because those overseas usually come to Pak near Eid and they would be getting rid of their plots in Prism and price would drop drastically near Eid. So this way I am 100% agree with Surfer for huge activity near Eid.

Surprised to see lots of reactions which tells clearly something fishy is going on or going to happen soon in Prism! DHA phase 6, 7, 8 have lots of empty land and not to mention that Prism is going to hand over not less than 5 years from now. Who know what the market would be in 5 years as these days hard to predict 5 days trend.

SO I guess this is all done by well established Property Mafia and Prism is already losing its charm! Not to mention that few air is already gone from balloon!

Very interesting situation. If you see the list of commercial plot for sale in prism and see their prices the question arises how many buyers are there in the market for these commercial plots. Liquidity of such property is big issue now days. If you sum up the total amount what a big value it is. Unfortunately this amount is lying idle . Othereise if govt may be able to giive insentive to such investors and this huge amount is revolved in economy it can be used for the progress of country.

Yes Prism is taking shape as the whole society would not go to sky in case of crash. Prices are certainly going down rapidly thatch why panic; actually juice has been taken out and overseas who are arriving in Lahore now looking for fresh places to invest where there is juice for them.

I believe that for them now focus is towards Riawind road especially LRR is close to its completion. One can disagree but I myself sold my Prism plot this month with descent profit (although less 10 lakhs loss from its peak) and now focusing Lake City, Orchard or main Bahria.

Let's be logical and let's discuss with facts. Do you know how many commercial plots were traded in PRISM from the launch? Almost close to none (very hard to fetch one). People have bought these plots as files in 2015 for almost 3 times lower to today's price. They have made their dream profits already and they are not stupid unlike many of us to sit for another 2-3 years to make it double from here. Yes 25% of commercial investors will exit now because they have made tremendous gains and now the same amount can be invested in other projects to triple it. However, 25% of investor will hold for a year to make their investment double as well because they entered in 2016. 50% of investors will not exit and will wait tell end to either build plaza or sell at maximum.
So note the below analysis and if you have common sense then take appropriate actions
2015 - 8 Marla commercial file 275-345 lacs before ballot and very close to ballot
2015 - 4 Marla commercial file 150-180 lacs before ballot and very close to ballot
2016 - 8 Marla commercial plot lacs (for many 100% gain in a year)
2016 - 4 Marla commercial plot lacs (for many 100% gain in a year)
2017 - 8 Marla commercial plot lacs (150- 200 % from 2015 price)
2017 - 4 Marla commercial plot lacs (almost 150-200% gain for many holders from 2015 price)
Now in 2018, 2019 the increase from the baseline price (file price) will be 40-50% increase every year ( expect 8 Marla best location to touch 11 crore and 4 Marla 6.5 crore in 2018 and expect 8 Marla best location to touch 12.5 to 13 crore and 4 Marla 7 to 7.5 crore in 2019
So yes the increment will drop in 2018 and 2019 but there will be always a gain but the best gain was in the period

Without any real analysis, baseless comments. Out of thousands of plots, 5-20 plots in each block on sale which is very much normal and people are saying selling pressure, entire Prism on sale, downfall started, etc.
Real situation is that very hard to find good location residential and commercial plot in Prism with confirmed deal.
The real gain is still to come for Prism.

I wonder how long will it take DHA to fully develop its biggest phase, so that the plots can sustain their value ? I have noticed that the hype around Prism has always been artificial, since excess supply of plots (given that it is the biggest phase), means more transactions for the dealers to make their commission, and yes it has been profitable for ordinary people thus far, since the dealers have been able to sustain the myth that is Prism. But for how long ? Pakistanis are usually very gullible and everyone gets emotional if the reality is presented before them about the fact that Prism right now is a mirage, which would not be habitable for another ten years atleast. Everyone knows it, including the dealers, yet people are unable to face reality.

Bhai Prism is not fraud but agreed it has increased in value a lot over the past few years. But the same is the case with many other property areas in Lahore and Pakistan. In my opinion and experience you get rewarded if you are clear on why you are buying something and what it price is relative to its fair future price. For example, if you buy kanal in top blocks today in Prism then it might look expensive at say around 130-140 bracket where there is a lot more development is left before possession, when on the other hand phase 8 has possession and you could buy kanal from 170+ range. Firstly compare apples with apples. Location wise Prism 130-140 ploy is top end and should be compared with phase 8 top location which is 250+ for confirmed location. Secondly future value of phase 8 is around 400 lacs (just like phase 5 is today peak and matured at 325-350 for top location). Phase 9 will peak around 500 in due course. Do. Onparing 500 with 130-140 today it is at third of its peak so that is comparable with development status.

Societies like lake city and Bahria no doubt have better living standards. And currently lake city no doubt is most undervalue given its location, development standard etc. It's just that people often have herd mentality and won't buy when the property itself look attractive but simply will buy when there is herd following the crowd. Longer term only those remain successful which buy with a long term horizon and don't follow herd blindly.

DHA 7 is Good Choice in making Home and only place where you still can get Reasonable Kanal plot in 1.30 Cror. Already 200 Houses are under construction If market remain slow even then price will slowly creep up after another 500 Houses will reach about 1.60 Average So you can say in 1.5 years 30 Lac gain is expected in an average plot . In that time DHA phase 6 and 8 will show lesser gain.
If market spikes gain in that period what we saw in 2015 then situation will be different and more gain is expected, So minimum 30 lac gain in in 1.5 to 2 years.
Rule of thumb is if market is slow go for mature products and if Market is fast then go for futuristic investments and exit before slow down.
Mature Properties are "Bonds" of real estate and Files etc are stock of real estate market

Jameel saab your prism assessment so far is not coming up as you told. Prism prices are increasing in this slow market and have touched 150ish lacs top. I will here say CMY has so far predicted most accurately and consistently the PRISM future.

You at one point said last year " PRISM will eat its installments and price will be struck" and on the contrary prices have increased more then last year range.

There are mostly investors in prism. Prism may go up because of the trend but on basics that is not right. If the basics are not right then trend may get reversed in future, when no body knows. Only catch is to get out at the right moment.

Otherwise, if I look at the map even the phase 7 is better that prism.

1. Phase 7 has minimum 50 feet roads while prism has minimum 45 feet roads.
2. Phase 7 will be surrounded by universities, kidney center, education city while prism is surrounded by factories.
3. you open the lahore city map, even the phase 7 end blocks are closer to city center than prism.
4. Phase 7 has better exits than prism. Prism will have only one proper exit which is ring road. Can you imagine the whole prism traffic (30000 houses) going trough one main boluevard and then through ring road. That will be a night mare.
5. Prism has more than one huge villages in it. This is going to drive down the quality of living significantly. People who don't agree, go and look at Charar village in phase 3 or Dhera village in phase 7.
6. Phase 7 is ready to build a house today while prism is 15-20 years away.

Prism is another phase 8 where people believe like religion. Prism is stagnant at moment if you talk of an average plot. Spiked prices have flattened I am closely watching 5 merla the price of 44 at prime location hence come down to 41 in J Block upper cutting that too including 4,5 paid A Fall of about 6 lac, means 12 to 14 % fall, so to me again this Location will be good for investment again I am not sure about Kanal may be it holding.
In last visit to DHA Office one month back there was Long queue of cars for entry, so i Parked outside and preferred to go walking inside office. Means Business usual has started. So there are some buyers mostly end users.

Price may not come down as I predicted but will remain stagnant.
The price fall is caused by two type of people one Land Owners and other officials who get land in "Lottery" this was a factor of down fall of Phase 7 from 60 to 30 in 2008 to 2009, End users are resilient and they keep holding till inflation adjusted price crosses the value they are holding.

M2 M3 are gems and 100 Lac is too Little price for a kanal Land In Lahore in A Class and developed ready to build society, This price is not investor trend and have no chances of correction. However once you see 200, 300 Houses you will see price will gain significantly no matter at that time as a whole market is standstill or where Lake city Commercial stand.
In property more risk more gain factor does not hold true. in My opinion still Lahore "mature market" is underpriced. Here are very good chances of nice nice location in 100 to 150 Budget in Lake city, Bahria, Valencia Izmir Sukhchayn etc. Needless to say that 1 Cror Psychological barrier was broken by DHA in 2004. so after 13 years these properties at same standard of DHA in 13 years old price are too cheap...

I Favor DHA Multan than Bahawalpur, and Gujranwala is in between, reason is that Location, However If I ould have some connection with this area then I will go for that for long term investment. 3 Plus in Bahawapur are Low price, more advanced stage and transfer possible in Lahore.

I Hope Multan will not disappoint the investors like DHA peshawar, Many people may not know that it has been DHA history to Give map and Location of your plot in Ballot this have happened 100 times. This was a normal predictable practice. Now Only DHA peshawar did strange thing and after ballot no map or location was given rather only intimation that we will give you a plot somewhere, just like an Allocation letter. It clearly means that still DHA peshawar does not have Land in Hand to project a decent map and even after ballot still you are holding a file. If same thing is played again in Multan then it will be big set back to the reputation of DHA as whole.

After leaping in years 2013 to 15 Market still looking for Direction in 2016 Tax Hoax slowed down that market and more or less we are standing at the same place where we were in 2016 Prices failed to come down. Only things the buyers are less hence if you want to sell in some fixed schedule you have only offers 10% less than market otherwise wait. In other words clever bargain can fetch you upto 10% discount.
What will happen in next year? Budget is coming again but I don't think current Govt will touch the issue again as revenue had been much less than forecasted and only slowly sale and purchase picked pace. Gulf investor are slowing the remittances due to job cuts and low oil revenue. It is unlikely that another rally will come in next year. But slow market is heaven for buyers as they have many options, ample time to think and hard bargain is possible. Looking at inflation it looks that many ready of near completion projects are in buyers range, Noteable are Bahria Both old and Orchard only for people interested in making house, Lake city for the people who want immediate or with in 5 years, Izmir and Valencia for people who like Mature Societies DHA 7 for the people who want DHA n Low Budget and IVY Green who can wait 3 years for possession.
All these properties are available in range of 100 to 130 for average location.
The only point I want to emphasize is further fall is unlikely Max you can get these properties in 2018-19 also in same price. But if next rally start then it will be very difficult for inexperienced buyers to buy from open market. I have dozens of overseas friends most are so worried to buy in secondary market and usually book with developers hence options are only few and satisfaction level is less than 50%, My friends have booked in following areas and results are displayed
DHA 8 [very happy] in 2010,
DHA city at launch 2009 [Very unhappy],
DHA Islamabad [ very unhappy]
Eden [Unhappy]
Divine gardens [unhappy]
Gulberg green [Happy]
Bahria Phase F [worried]
Bahria overseas [still without possession]
and Bahria Karachi [Happy]

At launch all looked lucrative. But result 33%
I never invested in those and only bought in secondary open market and result always has been good.
This is best time for buyers to tap open market.
