Standard bed room size?

AOA,

Bhaiyo.. I have 4 marla plot 33 feet wide and 25 feet long.

How many bed rooms should i make in it. What is the standard size of bedroom and bathroom.

You have a very good front & can make the most out of your plot. Mostly designs available on net are not good as they are 25x45. So do lot of research before going ahead.

bed size close to 18x16 will be good, 3 beds should be more than enough.

Thanks for reply. 18x16 is so big three cannot come into 33x25, even two bed room will left me no option form drawing room, living room and kitchen...?


Do you or any one else good online source to see the floor plans.

Mr. Lahore!!!!! in today's world, normal bed room size is 14*12 and 12*12 which is more likely in your case. this area may not include wardrobes.14*12 is a good bed room. 18*16 is the size for master bed in a one kanal plot.Please leave small spaces on at least two sides on the plot, front and back for ventilation.with this size of the plot, you should have only two bed rooms and a lounge with small car porch, two wash rooms etc. this is for single storey. If you go for double storey then one bed on ground floor and two on first floor is recomended.

Thanks for your advise. I want to go step by step. This year i am planning to finish the single story.. later in comming few years on as Allah wish i will go for the second story. In that step by case do you recemond one bed on first floor or two?

Also i have low construction budget so my plan is to complete the base first and then the walls and lenter and leave the house as its for as long as i manage the rest of the amount for constructin which can take another year.

Is this step by step construction idea is Ok. or should i accamulate required full amount to complete the full constrtuction and then start.

Your idea of step by step construction is OK. Allah (SWT) will help you to complete your house otherwise you will never be able to accumulate full amount, as money is being devalued day by day.

Only go for Sector C especially jeniper, chambeli and tulip....prices have increased in other blocks. Even Jasmine is good.

Get some good delaer in Nasheman 1 and tell them you want 10 Merla plot in wapda Town 2, You will get some Compromised options. That is best in this Budget
Adding 3 lac more you can get 10 merla in UET well known gated community.

You can find a good ready to build plot in Bahria Town Sector C in this price. Best development, best security, best community and services. You should go look all suggested options and see with your own eyes.

Yes You are right If you talk of developemt standard then Bahria sector C is best option in this Budget. But if you Count the Fuel cost and time you spend in Commuting this is also irrefutible fact, When I go to Lahore I always go to various housing societies to see their development and constuction etc. I normally grab a motor cycle which also helps me to explosre semideveloped land. Honestly I could only reach once to Bahria, In other attempts I was so tired that I aborted my Journey.
If my Business is in Jail Road and I live in Bahria then 1/3 Of my life[waking period] I will spend on roads.

Just want to share the information.

I went to different dealers in and near nasheman iqbal. They told me that Wapda Town 2 can range more than 18 Lakhs at least for 10 marla. Rest of the soceities in that area are 20+ lakhs. An option that was given to me was nasheman iqbal phase 2, where 10 marla could be get in 12 lakhs.. there are a dozen of homes there and its next to uet, but there is direct main road to nasheman 2. It is said the main road would be completed within a year and then there would be jump in its prices. In Military account a 8 marla plot was available in 16 lakhs. Wapda Town Extension has nothin but only poles.

Big Biana

I want to buy a property on Big biana, but papers of seller are not Ok yet [assume it is airavenue, Or LDA area pending NOC, or House with Bank loan or Askari X, E Block pening NOC]
In this case what is safest approach to buy I need the comments of experts on these issues as disputes on heavy Biana are frequent. Especially when property value increases after Liabilities are gone.

1. Should I demand future dated Cheque from seller [writing only MOU stamp paper and giving original to each party]
2. Would it be safe to pay most of ammont and get this deed registered in Court? Though it will cost me court Fees ilke 2 to 3% Of Total amount.
Or there is some other safe way.
In past I left amny deals like abpove examples most of them were at attractive beargain prices but I being overseas buyer was not sure that 2nd Party will not be exploiting the situation.

Im my opinion, if you sign an agreement (two originals) and get this registered with local registrar, then there should not be a problem. Please mention a time frame for final allotment in your name in the contract.

Before that you need to compare the cost of registering Biana agreement(2-3% of biana) and actual bargain you are getting from the deal.
