I am selling my DHA phase 7 plot and am in contact with a dealer (whom I did not know before). He gave me verbal offer only on telephone and is asking for copy of all documents to make a deal with prospective buyer.
Is it safe to send him a copy of documents?
What is the procedure to confirm a deal before coming to Pak for transfer formalities.

there are many things that can go wrong here. if dealer is authentic and trustable then no issues but if new then plz dont sign biyana as most probably dealer would be doing biyana and try to find a buyer at a higher price and if he fails to do so he will delay the payment and yu cant run of yu already have signed biyana.

Never EVER give any form of copies over to them. You can call them to come over for inspection if needed but never hand them anything. They use these documents as evidence in the court and take stay on your property!

those who have something solid do not give excuses like this , though his niyyat may be right this time according to current buying/selling trend in market but things in finalizing deal in these type of cases can go wrong and dealer can take stay on this documents better avoid , direct meeting with buyer seller or known dealer or trusted halafnama or stamp favoring you .

I dont think they can get stay on photo copy. stay is only granted incase of a signed legal document like biyana

No worry simple do token only and don't do biana if in doubt. And do direct transfer. Giving copy of ownership is a norm.

I dont get it how can somebody who has no stake in your land can take stay on a photocopy of ur ownership??? no way !!!! only biana on a stamp paper is a legal document that can assist in stay.

Dear Friends,

As I have the same scenario, let me put some light on this Documents.

The Documents are required to be assure that the buyer will be convince and seller will not run away.
Second, it is 3 forms together which will be signed by the seller.

1- NDC Letter available on DHA Website.
2- SITE PLAN
3 - To check any dues on the plot.

Please do not worry if you are really interested to sell.

This is the right of the seller to hold u for 1 month.


THE NDC will be expires after one month if agent could not find a buer.

And, lastly. If you find a buyer yourself, you could not get the deal done with any other agent (as the validity of NDC is 30 days).

I hope I clear few questions.

Dear readers,
To my knowledge, NDC validity is for 3 months. I am an overseas and was in Pakistan in Feb 2016. I applied for NDC myself. It was just one hour procedure. As soon as it was on their system, they asked me to bring the buyer and after payment of dues, do the sale deal in front of the officer.

Hi All

I have indirect query here. I have savings of around 4 Crore as I worked in GCC for 15 years.

Due to family issues parents alone and one more liability back home want to settle in Lahore.

I am an HVAC Sales professional mech engr. so situation of job not very promising in Lhr in my field.

Please advise for 3 primary school{beaconhouse} kids mediocre living in 10 marla rental house ...how much monthly expense required.

I am not party person and go out dining once month and main hobbies are books - charity -

I do not intend to do job just roll my savings in plots 25% and 50% put in savings certificates and balance 25% purchase 10 marla house for rental yield.

Is PKR 1 Lac enough for my expenses.

@KSA ,I HAVE THE SAME PLANS TO MOVE TO LAHORE WITH SIMILLAR INTENTIONS .I DONT HAVE KIDS AND MY BUDGET IS 1 LAKH .IN UR CASE I WOULD SUGGEST ATLEAST 2 LAKH MORE OR LESS.

My humble opinion is that you should not just live off your savings but employ yourself usefully as well. With your background you could find a job, or worse open up a small workshop to ply your trade. You could gainfully use the knowledge and experience gained over the years at your job and earn a decent living. You could buy a house for 1 crore instead of rental. It would save you rental charges. With kids school, utilities, groceries, fuel and some entertainment I would say a budget close to Rs. 150,000/- would be a minimum requirement. You could squeeze some things but in Pakistan you never know what may crop up. Wish you all the best in your endeavours. Lastly have faith in Allah, as HE knows what is best.

I moved back from US last year and living in DHA Islamabad. If you own a house and a car, 200,000/month is good for decent living. Three kids going school, utilities, grocery, gas and dinner out twice a month.

I think 1.5 lakh is adequate with own house. If rented, then close to 2 lakh.

Dear Brother KSA

Last month I was back from Dammam after a Looong time passing in Saudi Arabia. I have my own 10 Marla house in Lahore ( not in DHA ), living average simple life. I found 1.5 to 1.6 lacs are enough to run a family of 5 ( three children which are going in good schools like Beaconhouse ). I was also Engineer there in one of the big Power Utility Company.
However, you may face severe problems in establishing your business. My sincere advice to you, be there if possible.

well instead of sitting idle u can become a real estate agent , i feel there are two businesses which can thrive easily one is food stuff and the other is clothing rest u can go open a phara macy or a book store or a hard ware store well when u have done enough of job u can always try ur luck with a small decent business i myself feel that i should go to makkah or medina and open up a small food chain desi type for the hajis another one is start with ur own small constrution company building small houses and as a contractor house builder may ALLAH be with u
