lake city has started to get back as prices are going up day by day on on ground plots lots of construction is going on at the moment and it is the time to buy before the ring road as they kanal will jump to 130 from 110 and 10 marla from 65 .75 to 75 85 so please keep an eye on this investment

Agreed with Irfan292; prices are static for past few months and I do not see any rise as well. Infect prices are gone significant down last year and stick to certain point since then.
Positive think is, that side of area getting more and more attractive for buyers now but prices are still same. Its buyers time.

Good eye opener for those who need time to complete their purchases due to being overseas, A kanal plot in such a good location in one cror will be a dream soon.
I have always advocated on ground plots. The set back people had in commercials was due to gambling of initial bookies which is always a case in a boom.
On ground plots of M2 M3 are really too good and are cheaper than their counterparts like DHA Rahber which also have location disadvantage [close to Hadira drain]

100% agreed with Jameel Mughal. Lake City development and ambience is excellent. One Kanal plot in 1 crore is still very cheap. Once Ring Road is completed prices will shoot more than 30%.

Nfc 2 is badly disturbed due to ring road interchange AND also the lot of speculation about new managment corruptions . . Anyhow no development will start in 2017 except little activities like parks . Old road marking etc etc . So nfc 2still at attractive place but have major isues with it future

Dear Ahsan ever since we have been discussing for last 2 years the value of Central park has increased by 80 percent, a good location plot of Kanal in possession are was 50 which have reached 85 to 90, I gess similar gains will be there in 2 Kanal Plots.
You can check the value of your holdings in market.
Prism will stay at this point for some time . If you want to switch it is possible now. However keep it in mind this much population which central park have today will be 10 ys after in prism. For house making if you have plan in 2025-26 then only prism is good Choice for you

Lahore Housing Societies
Being an overseas Pakistani, we get the information and insight of the housing societies in Lahore through the videos uploaded by LRE and other property dealing companies.

After watching the videos of various housing societies of Lahore, I am of the opinion that at present LIVABLE housing societies with the best ambience and development standards are Bahria Town, DHA Phase 5 & 6, DHA Parkview, Sukh Chayan Gardens and Lake City.

Ambience wise Sukh Chayan Gardens seems to be on top (lush green environment) although development standard is not as good as the remaining above-mentioned societies and also too far from the city. By the way I do not have investment in Sukh Chayan but would love to have my house in lush green environment.

Development Standard wise Bahria Town is the best and on top. However, too far from the city unless ring road southern loop connects it to the Multan road.

DHA Phase 5 is a hot cake evidenced by sky high prices; also location is the best. Next comes DHA Phase-6 and DHA Parkview (ambience and location wise DHA Parkview is excellent and could become a hot cake if given direct access from Airport as part of airport expansion (I came to know from LRE video only).

Lake City surroundings with the construction of alternate Raiwind Road (and while ring road southern loop is getting shape) is appearing marvelous, but most of the society is still empty land and not much houses construction is going on. Looks like mostly investors are there.

DHA Prism, as being portrayed by DHA and by property gurus, may exceed all the best societies of Lahore but we have to wait for its development completion.

This is just my personal assessment and views. LRE and friends are requested to give their valuable feedback helping overseas Pakistanis

I am looking for your valuable opinion on the matter that why market price of plot numbers starting from 367/19 to 367/36 of K Block of DHA Phase 6, Lahore is generally lesser than the other plots despite of the fact that they are facing back of DHA Club and which in my opinion is one of the best location of Phase 6?

Respected Sir,
People who buy plots in DHA usually avoid public places and they consider to construct their houses in calm & quite surrounding, so people consider DHA Club as a drawback because later it will be a crowded area.

These plots are at the back of club and there is a big green area at the front of these plots giving a very nice view as there is no brick wall around the club. Don't you think this a plus of these plots as all crowd will be at the front of the club and not at the back?

Then why plots facing parks are more expensive? Privacy issues ( almost for 24 hours) are present more strongly there with park facing plots.

I have seen these plots of 367 series personally and i also feel that these are quite good plots because all crowd will be at the front of the club and not at the back. Specially because of the fence around the club instead of brick wall, the front view would be very nice for the homes constructed on these plots.

For Personal decision you can buy and can have nice living But for market Point of View
Corner is expensive no matter it increase security risk
Facing Commercials are cheap No Matter that area have most expensive development standard and populated better, day and night security with ample parking quick shopping and high value of renting etc But plots Cheap
Near School is cheaper no matter your kids can reach school in 2 minutes lot of convenience for moms.
Same is true for mosque and Pubic space vicinity
These are market norms and accepted.

Crowded in sense that when people from Phase 7 and Phase 6 lower blocks will go to DHA Club they will probably take this street or the one facing club, this is basically buyers point of view which I am sharing, once people make their mindset about some particular area then it gets difficult to change.

We are nation of strange people. Overall our analytical skills have not developed enough to analyze common issue to the core. That is the reason we are being exploited everywhere. Unfortunately our education system is pathetic and more pathetic is the way mathematics is taught in our schools. Result is that we focus on surface values rather than core issues. Same applies to the real estate. We prefer to live close to airport to listen and count daily take offs and landings rather than finding good and economical schools and hospitals, approaches and links to access our offices, etc. We are being exploited in the name of style, luxury, status, class. Sorry for being blunt but that is the truth and that is the reason we as a nation not progressing.

2 reasons:

1) Due to herd mentality.
2) With a large population and large family sizes, every month some unwanted relative arrives to spend holiday. Driving to pick them is a hassle. :-)

Down town Lahore is Packed and not well planned hence in Lahore properties in suburban areas are preferred they are expensive and well planned. So this is not like Paris or London where down town in 10 times expensive than suburban areas. 2nd issue is Lahore air port is just 10 KM from City center where as in other countries it is 30 to 40 KM away
10 ys back after opening new terminal of Lahore there was lot of infrastructure development and many private housings including DHA started developing their areas there are about 10 notable developments on that side Park view, air avenue DHA 8 proper, Askari 9 and 10 DHA 6,7 paragon Green city IVY green etc. all are in eastern side of Lahore on air port as other sides were already packed.
These are the reasons people advertise distance from LHR airport

LRE plots rates of 16 May 2017 sowing G Block DHA Parkview
G-236 (1 Kanal) 180 lacs
G-279 (1 Kanal) 165 lacs
Location of Plot G-300 is far better than G-236 and size is also a bit larger. If LRE plot rates of 16 May are correct then Plot # 300 should be somewhere around 190+ Lacs!

Last year on CMY recommendations that Lake City is a hidden gem, repeat hidden gem, I invested and bought 2 files each of 7 & 5 marlas in M7C Lake City. After a short time, I do not know what happened to Lake City, the prices of 7 marlas files dropped to Rs.3.5 lacs deficit while 5 marlas lost Rs.2.5 lack. I therefore unfortunately, faced a considerable loss in Lake City. Now a similar campaign is being done for LDA city Lahore. People while purchasing files should be extra vigilant keeping in view LDA authority record in LDA Avenue and other scbemes

Lake city 1 Kanal is underpriced for sure. Image after completion of ring road this august, it will have better connections with city centres, motorway, airport, schools than even most defence area. For example from phase 4 to airport takes 20 minutes and lake city to airport will also take 20 minutes. Lake city to motorway 15 minutes, lake city to Shaukat khanum 12 minutes, to expo and emporium, 15 minutes, to bahria town 10 minutes.

With quality equaling DHA and Bahrain town and price of kanal around 1 crore, it is way underpriced

Lake city 7 Marla was NOT underpriced. Look at the price per Marla and it's far flung location within lake city, it development status wrt to M1, M2, M3 where u have possession. Comparing with location and status of M2.
M2 price per Marla is 5 lacs, m7 is 7 lacs
M7 is 15 minutes further away from entry
M7 is still not developed

@Anwar , "Dealers" made hefty comission/rebate on lake city booking hence was promoted agressively. Now "big game" in LDA city files.
I think lake city still a good buy for medium to long term(3-5 yrs).

very cruel policy on late payment on instalment files of Lake City at present. If an instalment is delayed by one month on 7 marlas file you will pay Rs.14,000/- per month or Rs.168,000/- per annum on an instalment of just Rs.350,000/-. So heavy merging fee which 5% of the total value of plot, which is almost Rs.250,000/-. Suggest small investors to keep far away from this society to save their hard earned savings. I am sharing my bitter experience with Lake City

Niyat of any developer matters a lot,
heavy fee on plot transfers, to sale primary bookings(file etc) = no/less gain for existing plot holders.
Dont expect much gain until they change their attitude.
Dont know what they are gona charge to residents in the long run as maintenance charges.

Lake City M3 1-K Plots prices are stagnant at 100~110 Lacs since one year. Prices rose very sharply between September 2015 up to March 2016 (from 60+ Lacs to 100 Lacs) and then stand still.

I strongly believe that Lake city will see real boom after completion of ring road.

Lakecity installment files are clearly for people with an appitite of holding these over 2.5 - years. Hence the high fees on late installments. I believe management preference is to hold on to the genuine investors as oppose to short term brokers/investors with a mobile phone and a bike out there for small gains!

Files prices are low because you still have alot of people who bought these files with an intention to short sell and now are stuck! until genuine investors come and buy these files with a view to maturing these files over the long term. Certainly a buying time in my view! Volumes of files floating in the market are high - My understanding is anyone who has the appetite to hold this over the term will see reasonable gains nothing crazy but reasonable ! its a safe i investment....... Oh Stay well clear of the LDA its a total gamble!

I am sure a lot of investors dont really know the location and connecting roads of Lake city which has changed dramatically with the construction of Alternate Route and Ring road and the upgradation of defence road and raiwind road. You have to roam around on ground to see these developments. On top of that, the high transfer charges, high maintenance fees and fines have kept the prices stagnant. But for real home builders, this is going to be a prime place in a year or two and prices will start matching DHA and wapda town. By the way, Lake city quality is much better than Wapda town or DHA1,2,3.

کسی گاؤں میں ھزاروں کی تعداد میں بندر رھتے تھے . وہ سارا دن درختوں پر کودتے پھاندتے اور گاؤں والوں کے ساتھ شرارتیں کیا کرتے جس کی وجہ سے گاؤں والے ان سے بہت تنگ تھے . ایک دن ایک کاروباری شخص اس گاؤں میں آیا اور اس نے اعلان کیا کہ میں بندروں کا کاروبار کرتا ہوں جو شخص میرے پاس بندر لیکر آئے گا میں اسے فی بندر سو روپے دیکر بندر خرید لوں گا. لوگوں نے اعلان سنا تو ان کو اس شخص کی دماغی حالت پر شبہ ہونے لگا . وہ سوچ رہے تھے کہ یہ بیوقوف شخص ان فضول اور شرارتی بندروں کا کیا کرے گا ؟ کچھ لوگ بندر پکڑ کر اس کے پاس لے گئے تو اس نے ان سب سے فی بندر سو روپے کے حساب سے خرید لئے . گاؤں کے لوگوں میں جب یہ خبر مشہور ہوئی کہ وہ تاجر واقعی اپنے وعدے کے مطابق بندر خرید رہا ہے تو وہ سب کام چھوڑ چھاڑ کر بندر پکڑنے پر لگ گئے . وہ بندر پکڑ پکڑ کر لاتے رہے اور تاجر ان سے بندر خریدتا رہا . اس نے چند بڑے بڑے پنجرے بنوا لئے جن میں ھزاروں بندر سما گئے . اپنی مدد کیلئے اس نے شہر سے ایک ملازم بھی منگوا لیا جو بندروں کی دیکھ بھال کرتا اور خیال رکھتا . چند دنوں میں گاؤں سے بندر تقریبا غائب ہی ہوگئے اب چند درجن بندر ہی نظر آتے . ایک دن تاجر نے پھر اعلان کیا کہ اب جو شخص بندر لیکر آئے گا اسے فی بندر دو سو روپے دئیے جائیں گے لوگ ایک بار پھر بندر پکڑنے پر لگ گئے لیکن ناکافی تعداد ہونے کی وجہ سے بڑی مشکل سے چند بندر ہی پکڑ پائے . تاجر نے وہ بندر بھی دو سو روپے گے حساب سے خرید لئے . چند دن بعد دن تاجر نے پھر اعلان کیا کہ اب جو شخص بندر لائے گا اس سے فی بندر پانچ سو روپے میں خریدا جائے گا. لوگ ایک بار پھر بندر پکڑنے نکل کھڑے ہوئے اور بڑی مشکلوں سے باقی ماندہ چند بندر پکڑ پائے . اب گاؤں بندروں سے خالی ہوچکا تھا تمام کے تمام بندر تاجر کے بنجروں میں قید ہوچکے تھے .
ایک دن تاجر نے کہا کہ میں چند روز کیلئے شہر واپس جا رہا ہوں جب واپس آؤں گا تو ایک ھزار روپے فی بندر کے حساب سے خریدوں گا. اس کے بعد تاجر شہر چلا گیا . اب گاؤں والے صبح سے شام تک بندروں کی تلاش میں مارے مارے پھرتے رہتے اور شام کو مایوس ہوکر گھر لوٹ آتے . ایک دن تاجر کے ملازم نے گاؤں والوں سے کہا کہ وہ اس سلسلے میں مدد کر سکتا ھے . اگر وہ لوگ تاجر کو نہیں بتائیں گے تو وہ بنجروں میں بند بندروں میں سے آدھے بندر گاؤں والوں کو فی بندر سات سو روپے کے حساب سے فروخت کرسکتا ہے جو تاجر کے واپس آنے پر اسے ھزار روپے میں بیچ کر اچھا خاصا منافع کما سکتے ہیں . گاؤں والے ھنسی خوشی اس سودے پر راضی ہوگئے اور ملازم سے سات سات سو روپے میں بندر خریدنے لگے . ملازم گاؤں والوں کو ان کے اپنے ہی پکڑے ہوئے بندر بیچنے لگا . جب آدھے بندر فروخت ہوگئے تو ملازم نے مزید بندر بیچنے سے انکار کر دیا . گاؤں والے منتیں سماجتیں کرنے لگے کہ ان کو مزید بندر فروخت کئے جائیں ملازم نے "چاروناچار" بڑے احسانوں کے ساتھ باقی ماندہ بندر بھی بیچ دئیے . گاؤں والے بندر لیکر گھروں کو چلے گئے دوسری جانب ملازم نے خالی پنجرے اٹھائے اور راتوں رات وہ بھی غائب ہوگیا . آخری خبریں آنے تک گاؤں والے ابھی تک بندروں کو سنبھالے ہوئے ملک ریاض نامی تاجر کا انتظار کر رہے ہیں جبکہ معلوم ہوا ہے وہ کسی اور گاؤں میں سو سو روپے کے بندر خرید کر نیا "بحریہ ٹاؤن " آباد کر رہا ہے . اور یوں پوری قوم بندروں کی خریدوفروخت کے کامیاب بزنس میں پوری جانفشانی سے لگی ہوئی بندروں کے کاروبار میں خود بھی بندر بن چکی ہے.

My intention was not to hurt any 1 . NO need to name TOAKA dealers even this is reality that they exist in market.

As per my Understanding they don't have any buyer and seller in hand but will play with your BAYANA or TOKEN money and will end up your deal in some bad option.

MY purpose was just to tell that first do proper research in market and then invest your hard earn money through some reliable dealers in market.

Well Moazzam and Khurrum from Moazzam estate from LakeCity are frauds and liars not Tokka's only. Their whole business is based on lies and delayed payments and Allah knows what else.

Having said that so was ENEM estate who conviently have become ENEM developers and launched Ferozepur City recently, are telling lies about NOC everyday just to loot money from innocent people. Allah help us all. Ameen

Small Zoo and park.
Access from main Multan Road and Canal
Almost 80% houses build.
Peaceful and clean society

If you have plot than start home otherwise Bahria Town option is also good due to other few positive points .

Prices are almost same in both societies
