DHA Quetta sub offices in Pakistan is closed for good
DHA Quetta has closed all sub offices permanently , a bad decision which has effected the market badly , today File dropped to 60 lacs . Dha quetta will now do transfers online through local JS Bank in all over pakistan . recently Lahore office did a dealer convention and with in a week their office is being closed. all investors and plots /file holders are requested to call DHA main office in Quetta and talk to the management on this unwise decision which has effected the value of files and plots.

Khawaja sb, I guarantee you possession of at least two blocks coming from A,P,Q,R by December 30th 2021. Note my words. And yes when possession does arrive, it will not benefit phase 9 prism prices very much. I've said it before, either prices go up by 10 lac in possession areas or down by 10 lac in non-possession areas to create difference in possession and non-possession plots. Because in DHA Phase 8 prices went down in non possession areas after first possession was given but opposite scenario in phase 6.

Anyways, after 3-5 years prices in prism will double depending upon when next real estate cycle boom comes. Overall giving possession to prism will most benefit end users as they will have both phase 7 and 9 prism as options in certain price range. Phase 7 end user demand will go down as a result.

No confirmed news so far , even KEMC merger with DHA is not yet confirmed . DHA merger with other society in not very sucessful both air avenue and parkway were not good for the plot holders regarding increase in prices compared to regular phases .

Bank Alflah is still 0% developed and has only area that is good option for DHA. Back in March 2019, in special general meeting bank alflah management has taken approval from members for merger with dha 10. likewise NBP society meger was approved by NBP executives in 2018. Now after 2-3 year DHA has announced merger of NBP in DHA phase 4. Similarly Bank alflah merger is pending from dha side, as soon as dha announces merger, files prices will be sky rocketing.
If anyone wants to further, I welcome. This is what I can get uptill now.

I am personally against investing in DHA JV projects after seeing what happened with DHA valley. Maybe ARY Laguna is a success but the issue is I dont know if it will be after seeing what happened with DHA valley.

Anyways, I always believed government couldnt impose huge taxes on real estate as it would reduce their taxation (number of transactions would go down to very little) and also hurt construction. Now after watching your video, I realise why you made the last video - to raise awareness about the proposed massive tax gains so govt will be pressured to reduce taxes. Good job

Agreed. CMY is not to blame if ARY Laguna turns out to be a scam because that is a failure on part of government to not eliminate property scams. I would still give ARY Laguna time for development, maybe they do deliver but personally, am not comfortable investing in DHA JV projects. Much rather invest in DHA own, sole projects because I know they will deliver.

Aslam o Alikum all,

I would like to request to all your kind opinion about transferring money to Escrow Accounts without a notification from Ary Laguna or payment plan by Platinum Agent. The Platinum Agents are sending Apartments Numbers by WhatsApp Messages & asking overseas to transfer money into UBL Escrow Accounts. The realty is Ary Laguna have to inform you all detail in company letter pad or Platinum agent letter pad similar to letter of authority. This is not good approach to transfer the money into escrow accounts without all information for better records, tracking & efficient Payment.

I think payment plan should have the following below informaiton.
Please mention Floor No., Unit No., Building No./Tower No., My forms reference numbers for better records, tracking & efficient Payment.
Please confirm, what is the base price any Category - Type unit, (FOR EXAMPLE Category 2 Bed Type A total area i.e 7150000 and its basis is price per square ft).
How we will calculate the lagoon premium. What is basis? Similar to floor premium which is 0.06 % of the unit base price.
In Category 2 Bed Type A what is Panoramic Lagoon view? There is not panoramic lagoon view for Category 2 Bed Type A/B. if someone have received it please make sure it is real available.

I believe there is no clear instructions from property management to cistomers. All are in diubt including dealers. This need to be taken up with clear and crystal procedure. And individual should have been intimated with clear document evidence of provisional booking before payment.

I am requesting the breakup of this total amount PKR 7,992,000 for Category 2 Bed Type A as ARY Laguna said in early stages 2 Bed – 750 to 1150 sqft - Starting from 58 Lakhs - 5 Years payment plan. if we will take one sq ft price 58lakh/750 = 7733.33 X 850 = 6573333 Pak Rs. and remaining is bounce in the form of floor premium and lagoon premium. There is very big difference in cost. I already requested to mention the tower number for better records, tracking & efficient Payment. Without these information, it is very difficult for any person to transfer the amount. Share one bedroom also if available. Anybody can share his experience. Its look big scam ...
