DHA Multan

DHA Multan is coming down day by day, down from 50-51 to 46. Is it the right time to buy it or will i get some further discount on it in in the next year?
Expert opinion of worth forum members is highly appreciated.

Societies which are in land acquisition phase will be hit worse than those societies which are in relatively mature phase.
DHA Multan was comprised of 3 full and 6 partial villages. but i have seen evidence of DHA acquiring land in near by five more villages. Tahirpur, Gagra, Rasulpur, Lari and Kalran wala. So the size of DHA Multan is going to be much bigger than original planned. Big pockets of land is outstanding at Sangi, Raipur and Gareywahn.
Massive size for un-established and small market could be disastrous. Current downward movement is not yet over because worst still has to come due to political and economic turmoil. I would not wonder if DHA Multan slides to 40-42 bracket.

Multan might come drastically down ..The best time to sell was when it was 51 . Only Gate is developed , such a massive project . Roads , Sanitation , Sewerage still lots to be done. How can DHA Multan be balloted when DHA Peshawar and BWP are still unballoted and have been launched before DHA Multan. Best investment which is safe and secure is DHA Town especially C Block because it is getting populated and price hike of 6 to 7 lakhs in next 6 months is possible . Best plot is around 65 now . It would easily cross the 70 mark

Property is not to be considered like stock market and tracked daily, otherwise you will get heartache :-) Few lakhs up and down doesnt matter, even 10 lakh fall won't matter over 5 year horizon.

Over 5 years horizon, Multan has a better ROI than those entering Prism at moment, and with a lower investment cost. Enough said.

If Multan falls under 45 lakh, will become an even better buying opportunity.

Sukhchayn garden Lahore

I want to buy a 10M plot in sukhchayn garden to build a house next year.My budget is 60Lac.Any suggestion about the society itself and other good option?security and peace is my first priority.

Awesome place to live so far. Small Society with double side entrance and lot of greenery, gated and 24 hour security. Due to smallness easy connection with management for any issues.

It is not a good society.it is private LTD and not cooperative society. Management not good and charging more to live there. Above all very congested with small roads. you feel suffocation there. Baharia town much bigger and spacious with all Ameneties.

Mr Ali sukh chyen is good society to live with 24 hours security. D , E and B blocks are good to build a home. If you compare it with Bahria town then Bahria is quite ahead than suck cheyn regarding amenities. You can find good schools, college, medical college, banks, super stores, resturants and other commercial shops and famous brand outlets in Bahria but not in sukh chyen so far. Mr yasir Butt is quite rite living standard in bahria is really good as comapre to sukh chyen. Rest all is up to you.

I visited both bahria, sukhchayn and found sukhchayn more better. Isn't a good idea to have a home in more peaceful and secure society as compared to bahria & used amenities of bahria that is very near.As I last visited sukh chayn also building a big shopping complex.

Looking for Expert Opinion

Salaam,

I'm looking for expert opinion. I bought a pre-construction shop in a newly build plaza front of Makkah Tower in Liberty Market Lahore, construction of the plaza was blocked by LDA due to parking build and it was never completed and prices on that area has gone way up if it's completed. Recently they sold their 50 % share to big group which is attached with Nawaz Group.Now they have decided to return our original money only after 10 years.

I like to know what are my legal rights. They already have lot of law suits pending by other investors in court. Should i take the original money and run and never look back.

Just take the money, do not get stuck with lawyers etc, lawyers are even bigger frauds here, just get the money invest some where else. Here the legal system is worst, i bet no one can get justice in pakistan.

Similar situation happend to me with OPF. I invested in their Pension plan for oversees Pakistani. Now after ten years later they decided to cancel it. I decided to take the money and run. Never deal with any of Pakistani department again.

Can someone estimate the price and give comments on effect of LRR on future value of this plot.

Brother nobody reply you.because Ring road not clear anyone.Any plot near airport runway having more worth then plot near ring road.As per property Guru.Nobody will tell you any real picture.On map and on reality picture sometime totally different.you will see you not get any opnion

Its my opinion what people giving comments only by their own mind.But real picture will be changed after few years.Near Ring road in sector H and F all plots average location now on map as per Property guru but on reality people comments will be changed.Let see .Thanks to Allah to and profit and loss in HIS hand.Good luck
