It is a good strategy
Prism will have a correction in short to medium term.Asking prices are artificial and will see a correction of upto 15-20 lakh possibly.
It is very clear that current development charges are eating into it, with no increase in price. However if can hold it for more than 5-7 years it is better to keep it.

Yes there would be correction of 15 lac in coming 1 to 2 year. Still possession is five years ahead.

consult LRE, difficult to purchase 1 kanal good location plot later due to price increase, transfer charges, commission etc
You already have a good location plot better to hold it.

I dont see any correction in Prism for coming times provided nothing major happen on political grounds. Prism is still OK on prices not over valued.

Correction in Prism is just a matter of time now. All other phases lost some value and that will happen with Prism. Even Phase 8 with possession lost 2-3Million.The prices are inflated. There is endless supply of plots in Prism and it will take at least 5 years for possession.

For years now, correction is being highlighted on this forum but the reality is that Phase-9 plot prices are inching up day by day. Very hard to find and have a deal on good location plot. Now the price is touching 160 Lacs. If we are decided to buy a plot, should not wait for any correction to happen. Sooner or later, Phase-9 is going to be at the same price as Phase-5 and/or Phase-6. Little bit up/down does not matter for long term investment (3-5 years). Phase-9 commercial plots (4, 8 marla) already double in price since the ballot and increasing with no availability. Same applies to residential (good & medium location plots).

Go through older post in forum and you will find steady increase in Prism.. I will continue on slow pace till it reaches the 200 lac mark....Further raise will depend on prices of DHA ph6 and DHA ph8 price. DHA town is not a good investment as its stagnant for few years now. Reason is its not proper DHA phase with roads less in width

Gee haseeb there was always steady increase i bought file of phase 9 in 2006 for 44 lac and then it reduced to 14 lac with passage of time.and till 2015 for 10 years it went to 57.yes you are true brother

Ali, if you bought an over inflated file at wrong time it does not mean that Prism had any issue.
Also 2008 downfall impacted every single person in Reality market so it was not just Prism that got any hit. All off plan properties had drastic fall during that era.
Further, as you truely mentioned that in my old post i clearly detailed that whole Prism is not yet balloted. There shall still be a huge supply in future but the location of Prism is so excellent that current prices of 120-140 shall not be impacted by such supply as the supply shall be launched far above current values.

5M after 3 years installment
One opinion is that since Wapda Town and Model Town are only 2 good societies in Multan, the inclusion of DHA is a good prospect and the ROI will be good. Some say it can exceed 40 lac after 3 years.
Second opinion is that since Multan is not as big city as Lahore, the ROI will not be that much. People say it will be in the rang of 30 lac after 3 years.
Please comment on the above scenario.

Akif, below is what I posted 3 weeks back (Note: you have to add development charges still to installment rates ~ 10 lac for 5m & ~ 20 lac for 1 kanal):
According to my analysis, DHA multan installment options (almost all of those) will not give a handsome return in future because DHA multan management has very intelligently launched the installment values at maximum possible limits.The size of the project is huge, and will not be even 50% populated in next 10-15 years. The true present value of 5marla is 20 lakh and 1 kanal in 60 lakh. So after installments are completed, 5 marla would be at 25-28 lakh and 1 kanal would be at 76-80 lakh that is already almost the launch price + ongoing own. In 10 years time, 5 marla would be at 60, 1 kanal at 165-170 including development charges.

DHA multan is a very lucrative and safe investment in multan for residential and commercial. Please remember demand and supply. Lahore is big but supply is more too. Multan is small but supply options are less too. Dynamics of multan are much better than bahawalpur gujranwala etc which are doing good in their segments. Rumours are that 27000 residential plots are available in phase 1 dha multan for which only 450 commercial plots are available. Plot no balloting soon rumours are also being heard. for installment plots wait till transfer is open. Good luck.

I can give you some benchmark figures, you can make up your mind:
Wapda, 1 Kanal average plot 2 crore
Wapda, 1 Kanal good plot 2.4 crore
Looking at above price, DHA Multan Installment of 1 Kanal of 68+ 20 development+ 5 own = 93 lakhs to be paid over 5 years also looks good.
-Avoid people who pull numbers out of their back end, or dream them up.
-Always compare with benchmarks figures of best society in the city.

Nabeel the prices of wapda you are referring are for totally populated area. Wapda -1 & 2 average location rate is ~1.5-1.6 crore. Wapda-3 is 32 lac only. Wapda 1-2 is less than 2000 acre, DHA multan phase 1 is 6000 acres (3 times bigger) and 2000 acre of phase-2 will also come in due time.
DHA multan would not be at Wapda-1 population stage in 10 years time and supply would be more due to larger size of project. Therefore 170 of 1Kanal is forecasted.
