My previous posts from 2016 DHA Bahawalpur 7 DHA Multan

Today I got chance and time to look at my previous posts on DHA bahawalpur and DHA multan. Below are some of those:

My posts on DHA MULTAN (in Aug-2016):
If installment option is announced price will reach as high as 47+ in days.
Somebody asked in April-2016, is it safe and good enough to buy one kanal file at 30-32 Lac in DHA Multan now, My reply: if you can manage to get a file in 30 or 31, buy it with closed eyes. InshaAllah you will get benefit out of it for sure.
March-2016 when somebody was just praising Prism only, Dha multan was at 30 that time: We can not compare Dha multan with Dha lahore, for sure, and at the same proportion you cant compare DHA Bahawalpur with Dha Multan. InshaAllah I shall be the first one to remind you when the train would be gone for you & DHA multan cash file would be trading 40 to 45 range soon.

My posts on DHA Bahawalpur (when prices were closer to DHA Multan - 2016):
Ahmad bhaii thanks for your positive remark. Surfer bhaii, I am not against DHA Bwp, its just my opinion that comparatively DHA multan is better due to many economic scenarios. But as Ahmad saab posted in his previous comments many people are happy with their investments in DHA BWP so may be it will be a good success but in my opinion it is not worth of investment at this stage
Someone asked in Jul-2016, is it right time to sell DHA bwp (at 10 lac own 10M), My reply: shift your investment to DHA multan
DHA Bahawalpur is not a good investment at all....soo 1Kanal file rates will also go down after this fake rise to 33...34 and somebody mocked at me that time.
Just see where it is now in Aug-2017

So whats ur take as of today regarding DHA Bahawalpur for 2-3 years investment point of view with supporting reasons?

Guest12 replied on Tuesday, August 8, 2017 07:35 PM PST

What about current artificia hike in dha multan inst files .

ShahzadQamar® replied on Wednesday, August 9, 2017 12:46 PM PST

DHA Bwp is very good entry at this level but ofcourse neve clear of risks. With a bit strong heart i think its good entry point now.

DHA Multan cash files are still good at 49. DHA Mul installment files hmmm ymmmm am not in favour for investment. But who wants to construct home he should buy at first priorty cash files (1 Kanal only, 10M is over priced), second priority is installment and smaller sizes are on good rates to construct home

what are the risks of DHA Bwp?

MASHALLAH .if you don't need money then keep it price going up.

Khurram11® replied on Thursday, June 2, 2016 02:41 PM PST

Walaikum Salam.

You haven't mentioned the block of your plot. If this plot is in C Block, then don't sell as it is at an ideal location near Golf Course and main road. If it is in D block, then sell it if you're getting a price of 115 lacs.

Ashfaq® replied on Thursday, June 2, 2016 02:46 PM PST

Walaikum Salam. May Allaah the Almighty bless your son best place in Jannat ul Firdouse (aameen). I believe you must hold this plot for at least 3 more years to get around Rs 2.25 crores (Insha Allaah).

Mrs Baig replied on Thursday, June 2, 2016 03:06 PM PST

It is in C Block facing 150 ft road as per map

Khurram11® replied on Thursday, June 2, 2016 03:22 PM PST

Nice, as I said it's an ideal location and has a lot of potential to increase further.

Ashfaq® replied on Thursday, June 2, 2016 03:30 PM PST

Dealer offered you at least Rs 20 laces less. Anyways, as advised by brothers, please hold this plot. Allaah Kareem

NAhmad® replied on Thursday, June 2, 2016 06:35 PM PST

If it is in C block and in 340 series. than current market value of your plot is 140 lac. Dealer who called you want to make big profit from your plot. So please avoid such dealer

Zakat on Property

Asslamoalikum

How to calculate Zakat on Plots that are not in possession (Payment completed)?

Is Zakat applicable on plot where we're un-decided weather to keep it for home or sellout?

What is ruling about the property where payment/installments are still under process?

Kind regards
Muhammad Amer

@ Amer, its better to consult a qualified scholar. Anyways, I believe the following 2 fatawaas would help you a lot (Insha Allaah):

Raza replied on Monday, May 23, 2016 08:23 PM PST

I agree with Ashfaq. This is the similar finding when I inquired from many different mufti(s) or scholars. There is a big confusion in our society that Zakat should be paid on the amount at which we bought the land (intended for business) because we have not yet sold it and have not gained the profit in our hand. Please also note that your intention to keep land for a house may change and zakat will be due when your intention is changed. Anyways, I have just shared my findings. It should better be asked from scholars and would love to know their replies if this forum permits.

Shah replied on Monday, May 23, 2016 09:21 PM PST

Dear Amer
Zakat is calculated on the basis of "tradeable goods" at their current value when one year has passed after them being in your possession and becoming tradeable. This means a plot held with the intention of making home or running business (making plaza) on it doesn't attract Zakat even if it's a 4 Kanal plot in middle of DHA or a 16 Marla commercial pair in Phase 3 Y block. As in both cases the intention is not to profit from resale so these are both non-tradeable goods.

On the other hand even a 5 Marla file in phase 9 would be subject to Zakat at its current market rate if held for reselling and been in possession of such file over a year, as its a tradeable commodity.

Hope it clarifies. May Allah guide us all.

Guest replied on Tuesday, May 24, 2016 12:13 PM PST

In case of prism plot allocation only no possession letter. How to pay Zakat i.e on current value or original purchase value of file.

Shah replied on Tuesday, May 24, 2016 12:52 PM PST

Dear Guest
Any file or plot, regardless of balloted, not balloted, posession, no posession, as long as the property is sellable and is held with the intention of future sale and profit gain, constitues of a tradeable assest and is subject to Zakat if one full year has passed from dae of acquisition of such property.

How zakat has to be calculated (current value, value exactly one year ago, or a mean of value one year ago with current value) is a much more delicate subject on which I am not an authority by any means. And am sure islamic scholars would also differ on this in their opinions if you consult multiple scholars on this. My personal opinion is that one should err on the cautious side and give zakat at the current value (which is likely to be higher) instead of the value exactly one year ago. And unless the property was bought exactly one year ago, the purchase price is irrelevant for calculating Zakat. For example if you bought a kanal file in 9 prism 2 years ago at 45 or 50 it has absolutely no relevance in calculating Zakat for current year. The only two dates (and the property value on those dates) that matter is 1. Current date and current value 2. Value of property exactly one year ago.

Hope I could calrify?

Wa Allah ul Ilm
:)

Appreciate help on below questions. Assume my Zakat year is Jan 1st - Dec 31, 2016

- Is zakat only on plots held for more than a one Zakat year (if intention is to resell these plots for profit)

- Is there any zakat on plots purchased and resold during the Zakat year (thus held for less than one year)

- if i purchase plot on Dec 29,2016 of my zakat year, will zakat only be due if this plot is held till Dec 29, 2017. If i sell it before Dec 29 ,2017 will there be any zakat due in 2017

Many thanks & Jazak Allah
