Lahore Ring Road Route in Bahria Town Lahore - Now its Lahore Ring Road Authority's Turn

Recently Bahria Town Lahore management issued an official announcement in which impression was given that Lahore Ring Road Route is being changed and it may not be disturbing Bahria Town Lahore projects anymore.

Now, Lahore Ring Road Authority has displayed hoardings and banners on Raiwind Road Lahore which state that no change in Lahore Ring Road Route is under consideration by the Government. Further more, it states, there is no possibility of change in the route in future as well.

Lets see how things proceed.

Delays in Developing Plots

I've taken 3 plots in Phase 9 of Bahria Town Rawalpindi. These plots were fully paid by me in the year 2007. Although BT mgt announced to merge in Phase 8, but I did not opt as assurances were given that development in PHASE 9 is in full swing. Upon my visit to BT OFFICE in 2012, I was informed by the rep of BT that our Customer Care dept has mislead you. BT MGT alloted two plots in sector F-5 and one plot in sector K of phase 8.
Recently I've visited BT OFFICE and found that there is litigation in sector F-5 & now they will relocate to a new developing area.
In case if I would not have gone to their office, I would not have known the status of my plots. Kindly advise is this the way BT handle its customers.
Is there any legal responsibility to hand over plot - ready for construction within a stipulated time. Kindly suggest what action I should take.
Your inputs in this regard will help me to make a correct decision.

Coming to your questions:

Yes! this is the way BT handle its customers who invest in installment projects. Few of them are lucky to get everything in order.

2. Is there any legal responsibility to hand over plot - ready for construction within a stipulated time?

No, Brother there is no legal responsibility. Please go through the terms and conditions on the back of application form.

I wish that Bahria Management understands the problems and resolve the issue.

Bahria townLahore Non-Construction Charges Policy

Bahria Town Lahore management imposed Non-Construction charges of Rs.500,000/= per year for 1 Kanal plots with effect from February 28, 2016. This is applicable to all projects for which possession was announced more than 3 years ago. Bahria Town Lahore Sector C and Bahria Orchard phase 1 members are specially affected by this decision.
Bahria Town Lahore announced possession of its Sector C plots around 7 years ago. As per Bahria Town policy the non construction charges were applicable after three years of possession announced (without an affect whether an owner applied for possession or not). This decision of Bahria Town is a tactic to populate the area. With the start of construction activity in the area, the business activities boost up followed by increase in the market rate of plots.

We should understand that Bahria Town is not a missionary organisation. It keeps on taking steps and measures that investors and buyers are attracted to its projects. When members are in the position to earn high, it is then Bahria Town's time to take its share from their high level profit.

The ground reality is that the rates of Bahria Town Sector C possession plots have increased at least Rs.15 Lac during last one year. This trend does not seem changing in near future due to limited supply and high demand for Sector C plots. The uncertainty issue of Lahore Ring Road Route has made the Sector C and other possession plots first choice of contractors and residents. Bahria Town management understands this fact and wants to take its share either from profit, construction fees or transfer fees. Whatever decision an owner of possession plot takes, Bahria Town will be earning at least Rs.500,000/= from a 1 Kanal plot.

This non construction fee is likely to increase in coming years. If members have no plans to construct a home on its plot, it is better to shift the investment in other projects. Even within Bahria Town projects there are many options where non construction charges are not yet applicable.

There is no plenty for non construction in bahria orchard phase 2 or lco or loc phase, as plent is fr possesion plots over 3 years.. in orchard 2 people dnt have possesion once possesion given then 3 years will strt.lets say charges may b applied in 2019 if possesion givn in this.

Dear LRE team:

Can u please advise about the total charges for DHA multan in terms of transfer, commission etc in detail break down.

Also, if someone buys the file today, in how many days, the allocation letter is issued.

2. Transfer, Membership, tax etc: (Rs.6,500/= + Rs.49,990/=): Around Rs.56,500/=

Total other charges: Rs.85,000/= approx.

After around one week of completion of process.

Advice needed

Hello everyone,

I have an 8 marla plot in LCO-C, Bahria Orchard, Lahore but that is still not on ground plot. Should I wait for possession that is expected next year. Or move to DHA Multan? If I get a bad location plot in DHA Multan, what can be the expected rate for that 1 kanal in DHA Multan?

If it is only an investment and you can wait for a year or so, I would suggest you to remain with Bahria Orchard.
The location of Block C in Bahria Orchard is superb. You never know what will be the result in DHA Multan after balloting (as you mentioned).
I am not in the position to predict about DHA Multan rate. Other friends may give some idea in this regard.

The opinion of Hussain Kaisrani sb Are golden words for you. I think there is no any further steps you need. Just hold your plot and watch the result. If you will not satisfied then check other one otherwise I personally know that you will gain much more within a year or two. Be patience.

and DHA Rahbar

one should diversify always but it really doesn't matter as they all are gaining almost give or take

I have bought in all 3 except fazaia yet, couple of plots so not much options here

Dear Experts,

I am an overseas. I will be Thankful if some body can provide the details. I have a plot in Nargis block sector C Bahria Town. I have taken the possession letter and N.O.C for construction in Aug 2015 and started the construction. My possession has already applied by the plot owner from which i purchased the plot. An actual possession of nargis block announced a long back. Now my question is,in how much time i need to complete the construction to avoid any plenty.I called Bahria Town office and got the different answers.

Dear Siddique Sahib,
It would have been better if Bahria Town Office responses were shared here for general information. You are right that the staff in Bahria Town office is not clear about their official matters.

Secondly, your statement is confusing to me (sorry). If you have already started construction (as your statement suggests) then there is no issue of possession charges in your case. The announced charges are for No Construction Penalty.

In case you have not started construction process then after getting NOC for construction, you had 3 month's grace period to apply for construction process (open file in Bahria Design Wing office and deposit fee for map approval etc).

If you had already started construction but not completed the construction(obviously you can not complete a 10 marla house construction within three months) and worried about non completing penalty then there is nothing to worry about as you still have around 8 months' time with you.

@ Mr Siddique, Thanks brother.
As mentioned by 'arsl', you have 18 months' time to complete the construction work.
But keep in contact with Bahria Design Wing department as Bahria Town management may change this time limit any time.
If it is not possible for you to complete the construction in provided time period, please contact Bahria Design Wing when a month or so is left. They do have some other options to adopt to avoid penalty in this regard.
Though I am a rational person but would like to share with you my elder's belief on the issue.
BAITI KI SHADI AUR GHAR KI CONSTRUCTION PAR KAAM SHORO KARNA BANDEY KA KAAM HAI US KEY ALLAH BANA HI DAITA HAI.

Please plan to complete the construction work within given time frame. I wish and pray that Allah will help you in providing the required resources for it.

I have nothing new about Bahria Orchard to share with you. Bahria Orchard (my favourite blocks are Overseas Blocks and C, D) on ground plots have high potential as it is still under priced. The growth time for almost all housing projects on Raiwind Road area has started now. In my opinion high gain in Bahria Orchard on ground investments is expected in near future.

Please go through following link which was written in June this year.
The rates have significantly gone up during these six months.
Bahria Town offered possession in three blocks.
Balloting of 100 Awami Villas apartments is also done in October.

This print out paper looks shady as that non construction penalty was for main entrance bahria town plots which are more then c kanals, they are like 20 30 big plots some as big as 5 kanals.

There is a misconception among the members of Bahria Town about Non Construction Penalty. It does not matter whether you apply for possession or not rather it totally depends upon the date when Bahria Town announced possession for some project.
No construction Penalty generally starts after three years of possession announced date.

Please Advise Regarding Education in Bahria School

Dear friends,

Assalamoalikum. Its a non property related question though quite vital in deciding to whether to have some realestate investment / own house in that area. My kids are in grade 10, 7 and 5 studying in Canada. Due to personal reasons i want to move to Pakistan and settle in Bahria Lahore. Can someone speak of his experience about the standard of education in Bahria school. Secondly, would it be easy for all my three sons to get admission there. Would appreciate if little idea about the fee structure could also be shared. jzk

Yes, Admission of your kids in Bahria Town Schools and College would not be a problem. Fee structure (which is likely to increase next year) is Rs.9,000/= to Rs.12,000/= per month depending upon the grade.

Generally, there is no issue in getting admission in Bahria Town School if you are a resident of Bahria Town Lahore.
For Beaconhouse Bahria Town Campus, it may not be easy to get admitted after August.
