DHA Phase 6 - Status

Dear Experts & LRE Team,

in my recent visit of phase 6 i did not obeserve the rapid construction activities.I also have one canal plot in G Block and planing to start the construction but i did not see any hospital/clinic or any super market to provide the services to residence. i am also wondering about street lights, which are not working and fixed only for occupied area even no security. could you pls. put your comments why its like that i spent 10 million to buy this plot and now thinking not to start the construction in these conditions.

just be patient phase 5 was also the same few months back but now the most expensive and livable place in dha

Then go to Bahria where atleast standard of development is much better then DHA and prices are also justified.

Thanks Adnan Sb. for your comments but i still have concerns DHA earning too much through these projects but even they are not boughtering to provide the major necessities like hospitals, super markets, masjid,street lights and mainly security. i saw the cows, wild dogs moving freely in phase 6. No landscaping around the water distributory. Where our money is going in pockets of Generals, Karnals, Majors. I visited the DHA office it looks you are in Govt. office the behavior of staff is poor. if you have reference you can get anything speedy which is specially for army people.

I am also planning to construct my home in Ph 6 for last 3 years. But I guess I still have to wait. Because I still dont think its livable. Any builder can contact me if they have a good rate.

Hello i wanted to get same views and ideas so plz if anyone has abit for free time to reply thant will be great

Ok i have 90 lac and i was going to buy 1 pot in central park 1 kanal
1 kanal plot in nfc phase 2
And 2 ten m plots in bahria town rpd phase 8

Then build and sell on each plot over time
Is this a good idea as here in australia this is what i do but im not very up to date with pakistan realestate thank for any help

Naveed Sahib, Better to avoid all above as your budget is good. You should know that in central Park you have to pay about 1.50 lacs non-construction charges per year. NFC 2 is fine but phase 8 pindi still has doubts.

Try to invest in DHA Lahore Phase 7, phase 9, and phase 5 Ext.

Not a bad ideas. All these three schemes has excellent development with prices are at dead low level. Future potential of rise in value is much grater as compared to any other scheme where prices are already at maturity level.

Thank you for the info as these 3 estates are under priced in my view and in afew years should got good returns , i have not seen all of them on ground but i have seen bahria town in pindi , and i loved it is very well built , i still cant get why its so under priced

Is Central Park good for investment for 3 years?

I have some limited money for investment in property. i am recommended central park,lahore. can somebody comment on the preasent and future of central park. also please suggest better areas in the scheme and prices of different sizes. thanks

Central Park and AWT the two best investments in low budget but need 3-4 yrs of time frame. Rates are dead low and its buying time. Central Park rate will go up after completion of Metro bus project and LRR ferozpur road interchange.

i agree with the comments of Kashif Chohan, prices will go up after metro bus system successful launch & connecting ring road to Ferozpur road will boost this society more. Further charges for possession plot is 10-K for 10 marla & 20-K for 1 Kanal per year. But this is the time to purchase on ground plot in low cost. After 3-4 years rate will be so much high.

Dear Readers

In my opinion "Central Park" is not flourshing since last 4 years. There is a chance of price hike in next two years by 10%. The central park will not reach its peak untill Urban Developers complete the project and give possession for all the plots.

secondly, the location is too far and the access road has very heavy traffic from General hospital till central park.It is important for the management of Central Park to take this project seriously and complete the project As soon as possible.

Can anybody advise us about the 2 kanal plots in this society and their current rates.

one ferozepur road the only society which is able to invest is Bahria Neshman the standard they maintain is excellent Many houses are under the construction there lot of Awamai villas and Bahria cottage ready made house on final stage great future of this scheme Just visit this schem themself and decide that where you should invest.

Mohafiz Town has the best location but you have to bit compromise on town planning and security features. Society is 80% populated and transfer take place at National Police foundation at Islamabad.

My elder brother is living there for last 15 years. Mohafiz town is managed by police and is a reasonably good society. No major problems. Development can't be as good as DHA and Baharia so the rats are also half. You have good value of your money in Mohafiz town

today i saw the location of PAEC society lahore on google maps. can anyone here coment about the quality of develpoment, location and the future value of the society.

I myself visited this society around a year back

their prices had already touched the roof.... pretty expensive they were for a society at that stage of completion.. I dont remember the prices now .....

honestly...its always better to visit them since only after visiting, one can get the feel for a society

Dear UAE, As many good real estate advisor & even LRE guided many times that purchase on ground plot in term of un-developed area,we are understand your concern but it's true that there is no progress in B block non-possesioned area till now & same as other blocks like D & E which are only shown on map but not in reality. LDA has taken action against them but that was not enough. I have heard that they have not enough land yet & they are trying to purchase from villagers.Lets hope the best & i pray for all affectee.Further in developed area progress of work is going on & in fast speed, so cheers for all developed area holders.
