I am new on this forum and want to understand that why there is price difference between affidavit and allocation file.

if affidavit is having less transfer charges and taxes then why price of allocation is having less difference w.r.t affidavit as matter of fact it should be more less with the same proportion of additional taxes which purchaser will pay otherwise affidavit price should be more higher.

Since daily rates are showing less difference, can you please assist me to understand what is the right price and understanding.

Affidavit is very easy to be transferred, allocation file takes a week to be transferred and process is the same as a plot's transfer process.

I am looking for your valuable opinion on the matter that why market price of plot numbers starting from 367/19 to 367/36 of K Block of DHA Phase 6, Lahore is generally lesser than the other plots despite of the fact that they are facing back of DHA Club and which in my opinion is one of the best location of Phase 6?

People who buy plots in DHA usually avoid public places and they consider to construct their houses in calm & quite surrounding, so people consider DHA Club as a drawback because later it will be a crowded area.

These plots are at the back of club and there is a big green area at the front of these plots giving a very nice view as there is no brick wall around the club. Don't you think this a plus of these plots as all crowd will be at the front of the club and not at the back?

Then why plots facing parks are more expensive? Privacy issues ( almost for 24 hours) are present more strongly there with park facing plots.

I have seen these plots of 367 series personally and i also feel that these are quite good plots because all crowd will be at the front of the club and not at the back. Specially because of the fence around the club instead of brick wall, the front view would be very nice for the homes constructed on these plots.

For Personal decision you can buy and can have nice living But for market Point of View
Corner is expensive no matter it increase security risk
Facing Commercials are cheap No Matter that area have most expensive development standard and populated better, day and night security with ample parking quick shopping and high value of renting etc But plots Cheap
Near School is cheaper no matter your kids can reach school in 2 minutes lot of convenience for moms.
Same is true for mosque and Pubic space vicinity
These are market norms and accepted.

Crowded in sense that when people from Phase 7 and Phase 6 lower blocks will go to DHA Club they will probably take this street or the one facing club, this is basically buyers point of view which I am sharing, once people make their mindset about some particular area then it gets difficult to change.

Buyers usually pick the negatives and don't see plus points

Both are good as for long term more than 3 years Sui Gas 2 have little edge but in short run within one year Awt phase 2 have two steps forward than sui gas .
Big gain is expected in both due to LRR SL2 which will be open for public in 14 Agust 2017 and remain in mind that when SL3 will completed in start of next year these two societies demand will on peak because of bahria interchange and left alternate route which will start from sui gas 2 cross behind awt 2nd entrance towards LDA Avenue. Remaining Asses yourslef and decide .

SL3 will pass through nfc2 not from lda avenue.Kindly make it correct.

According to my opinion both are good.If your purpose is to play safe than go for awt2 and if you want to take little bit risk in term of electricity issue then go for sui gas and if electricity issue fixes then you will see good jump better than awt2.

IMO SuiGas2 has a good edge of currently low prices due to electricity issue plus have direct access to Bahria and its commercial area and Ring Road but on the other hand its stucked due to electricity , whereas AWT2 is safe investment with possession . so for me SuiGas2 is Medium Risk and Good gain but AWT2 is no risk but less gain as compared to SuiGas2.

I will recommend you to go for AWT 2. why ?
Because
1- Dimensions of the Plot.
2- Immediate Possession.
3- Safe(No qabza mafia, Clean and crystal position of transfer of plots)
4- All Utilities of life available.
5- Families are living .
6- plots are still cheaper then surrounding societies.

And in my opinion these above facilities are lacking in sui gas 2. I will appreciate if Mian Waqas will let me know In which regard Sui gas 2 is better then awt2.

Friends should understand every real estate company has their own preferred projects which they recommend based on their analysis.Some are right, some are wrong.

LRE has always not recommended AWT-2 since beginning which we should respect.

As I was owner in AWT-2, I can share some facts and leave rest to friends to conclude:

Purchase Date: April 2013
Purchase Price: 26 lakh 50 thousand.
Selling Date: May 2016
Selling Price: 75 lakh
Gain over 3 years: 200%

Plus AWT-2 has been very safe investment, just like Fazaia etc. but we do not hear about them as we follow only herd mentality.

Market always focuses on Lakecity, DHA, Bahria but please understand fraud is very prevalent in market and even big names have given big headaches.
Rest all friends should think not just 100 times, but 1000 times before investing, and do their own research.

First of all i want to say i am not dealer and trader of packing materiel.
here i want to share my experience related to both Societies.
I purchased 2 , 10 marla plots in AWT phase 2 D block in October 2015 of 22 and 23 lakh and sale one of them in Nov 16 of 45 lakh with suggestion of my property consultant and earn more than 100% gain in just one year. i purchased in Sui gas after sale in AWT plot with 48 lakh of 1 kanal plot and now still its value is the same and the remaining one plot in Awt now market value is above 50 . now decide yourself which one is best in both.
Actually construction of houses in awt is increasing rapidly due to ready to build home with all facilities but sui gas is stagnant due to electricity issue but if in future issue of electricity solve then high jump in prices of sui gas is expected .

Irfan sb, you entered in AWT2 at very good time, everything has increased from Oct15 to May2016. This is nothing to do with AWT2 alone.
Prices after that period are almost stagnant, You can even find a 10 marla in AWT2 now for 37-43 lakhs. People who bought in SG2 in 2015 also doubled their investment till June 2016.
Question is which one is better from here onwards.
One which is already developed with B class infrastructure, no margin left for any development inside the society only outside factors will impact the prices like LRR, which are common for both societies.
Second which has neighborhood of BT and access to unmatching facilities of BT.
Electricity and possession will also impact the prices and then construction activity.
Apart from that society has 1 kanal and 2 kanal category only.

My point was that your story of plots bought and sold on 100% profit is irrelevant as both societies doubled their prices in that time span, even one without electricity & possession :-)
Secondly what if electricity is not provided, well no one can guarantee on any of the society, but this is fully developed society they have 100% land & all developed roads, people buying 1 kanal for 81 lakhs (in BT) for which even they dont know if BT has 100% land or not. To me it is very minimal risk in case of SG but good reward.
If SG is more near to Bahria than...... Brother have you even visited the area? SG and BT share the road.

Lot of people noticed that you are not clearly mentioned the rates of Phase 7 commercial and ParkView commercial.

Both phases has different rates depending on the Mouza but you only take the lowest rate. Gobind Pura and Malik Pura rates are totally different than your rate, having substantial difference of approx. 1Million.

There is something wrong with this rate.
LRE plots rates of 16 May 2017 sowing G Block DHA Parkview
G-236 (1 Kanal) 180 lacs
G-279 (1 Kanal) 165 lacs
Location of Plot G-300 is far better than G-236 and size is also a bit larger. If LRE plot rates of 16 May are correct then Plot # 300 should be somewhere around 190+ Lacs!
