DHA Phase 9 Prices – 5 Marla Plots
In DHA Prism 9, 5 Marla plots prices are in the range of Rs. 3,000,000 to Rs. 4,500,000. Location of a plot decides its actual price. 5 Marla plots are located in Block j, Block K and Block R of DHA Phase 9.

DHA Phase 9 Prices – 10 Marla Plots
Plot prices in 10 Marla category of DHA Prism 9 are available in the price range of Rs. 6,000,000 – Rs. 8,000,000. 10 Marla residential plots are available in Block C, Block J, Block K, Block L and Block R of DHA Phase 9.

DHA Phase 9 Prices – 1 Kanal
Now this size of plots are not only found abundantly in DHA Prism 9 but they are also more likely option for investment. Depending on the block and plot location, 1 Kanal plot prices vary from Rs. 7,500,000 to Rs. 15,5000,00. Almost all the blocks of DHA Phase 9 contain 1 Kanal plots.

DHA Phase 9 Development Update
Development in this phase of DHA Lahore is being finished at fast pace. 80% work is already complete on the road network inside DHA Prism 9. No Comparasion on develipment status in PRISM till now. DHA LAHORE is very seriously taken PRISM development on time. Full marks to DHA LAHORE on developing PRISM at this fast pace keep it up. Still best time to enter PRISM with updates Installments. Soon a positive surge in the Prices of PRISM "In shaa ALLAH" will be seen as new entraints hunting for good plots in PRISM according to latest market trends. Very soon after all Installment are clear by the end of 2018 there might be a good sharp increase as seen in phase 8 previuosely.

I think the property market in Pakistan is completely down and there are no buyers. The prices in all sectors are out of order. The key investors are very vulnerable due to ongoing political issues in the Country. NAB/FBR is issuing notices to all major investors. They are not willing to invest in the long term investment. Govt’s introduction of CGT and other related taxes significantly impacted the short term investors. I consider that short term investors have exited the market and made losses at the exist.

Prism will not increase in its value for a very long time. Most people bought their plots in 2015/16 to construct their homes and the investor will not release good location plots for significant period of time. No investor is willing to invest its money at the current rate as it will not give him decent return within the next 2 to 5 years.

After major roads completion, DHA should target four or five blocks. These blocks should be prepared for early possession and tentative date for possession of these blocks should be announced. This will have impact on Phase 10 of DHA as well.

Prism prices need 30% correction (bear minimum) as current rates are very high and only sound and high wealth investors can hold for next 3 years.

For short-term investors it is quagmire, the potential investors should carefully study the steep price decrease in DHA Phase 8 residential plot prices. I think one should start buying once the correction take place otherwise better to stay on the sidelines.

The scheme of buying 5 Marla's, converting it into 10 Marla's in the next phase and adding more savings to buy 1 Kanal Plot. The scheme has been broken by lack of significant increase in Phase 7 and sharp increase in Phase 8 prices.

Prism 9 prices will only increase once the major investors will return to the market. The above ceiling of 30 million in previous phases has to increase significantly. This must be similar to DHA Karachi.

At the present moment, the investor who has 15 million. There are so many options however the customer who wish to built his house and ultimate customer, they do not have buying capacity and most of the schemes are at early development stages.

There are very few plots with possession available in the market and investors are not willing to release these properties in anticipation of price increase and lack of decent return on their existing investments.

The property agents are also presenting small investors with so many options which is also distributing all the wealth around and holding the market with no movement.

I personally think that the property market will come out of this state by end of 2019 or early 2020 however the prices will only start moving when the speculative buying in bad or rogue societies will bust.
