This estimate/prediction can help buyers to make a choice. 3.5 years is good time and almost like a long term investment. Same can then be compared for increase in prices in Prism.

I am just curious about one thing. Your for sales page show K155 (10 marla) at 75 lac.
You evaluated K310 as 67 to 68lac.

Could you please mention the reason for 7 to 8 lac difference?
Both have pos and cons. K310 close to centre and chance that I will end up a centrally located.
K155 next to corner but very close of factory which has no chance for improvement.

sir first i didnt evaluate K310
our senior member Mr Jawad said it should be like 67-68 lacs
actual current worth and asking price are two different things, any owner can ask any price which he thinks is ok

like you can ask for, say, 70 lacs
which seems ok and you'll get serious offer somewhere in between, if genuine buyers are there
but if you start asking 75 lacs you'll have to wait for any reasonable offer

we dont have any control on owners, just list the plot and try to get best possible offer
if seller needs money, he sells even below market and sometimes owners just checking/calculating their worth "chaska" to feel good, they ask higher price

value quoted by Mr Jawad should be a "fair value" where it should be traded, owners try to get maximum price, buyers try to get minimum price
we just facilitate both for a better price, win win situation

@observer, respected sir do you think DHA Multan and DHA Bahawalpur will get only "double" gains in 3 years? and keep in mind the gentleman has one 5 marlas plot and one 10 marlas plot, by switching he can have
two Multan 1 kanal files
2 BWP files and 1 MLT file
that can get him much more than these 10 marlas and 5 marlas plots because one kanal plot is a regular size and is placed at reasonable/normal location whereas 10 marlas and 5 marlas plot generally dont have good location

Well Moazzam and Khurrum from Moazzam estate from LakeCity are frauds and liars not Tokka's only. Their whole business is based on lies and delayed payments and Allah knows what else.

Having said that so was ENEM estate who conviently have become ENEM developers and launched Ferozepur City recently, are telling lies about NOC everyday just to loot money from innocent people. Allah help us all. Ameen

@Ammar - People had similar reservations about phase 5 when launched and compared to other DHA commercials like Y block and H block market. Phase 5 was considered distant and aloof. Needless to say where it is today. Yes, phase 6 and 8 should be first priority but in 10 years, DHA 7 would be no different to Phase 6 and 8. Unless you can afford phase 9 commercial, phase 7 commercial is quite cheap with excellent potential return.

sir every area has its own qualities, these qualities are key factor to determine the price, ph7 has started getting populated hence commercial activities will witness a boost
DHA7 overall location is off course not as good as DHA6,8, Prism or Town but there price is also different
so in the given budget (2 1K Prism) ph7 commercial is vgood

In my humble opinion it would be much easier to get out from Prism then Multan because Prism will remain the hottest item till the time Ph ten gets into shape. Secondly Lahore will always remain on top of Multan even in the long run.

Dha Multan is selling instalment files at 68 then add 20 lac approx of development charges. So that mean 88 lac will cost to investor. after 3 years if it gain modestly (50 percent) then price should around 135. So this investment should be at 400 lac roughly and Prism will not reach there in three years. what Awais said prism is good to exit the market if needed. You can exit the market where ever you are by paying by slight underselling than the current market rate.
This is very rational expectation and it can go higher than this.

Agree with M Zahid... Prism can never reach 4 crores in 3 years and even 300 lacs is difficult because that would mean all other societies in Lahore are around that level. Thats not going to happen as investors will always have so many choices (Bahria, dha phase 6,7,8,5m block, rahbar) lake city, lda,state life, sngpl etc. Another important factor in Lahore is ring road which is being constructed in southern part... This road would mean that the hundreds of societies located in Southern Lahore will have quick access to other areas so one society (prism) cannot solely have the location benefit. I expect Prism to average around 200 lacs in 3 years due to all this oversupply issue.

On the other hand DHA Multan 1 kanal would at least be 1 crore in 3 years time... So 3 crores easily you can expect.

Choice is obvious i guess.

It's apparent, current prices of prism are fairly inflated. In my view, the factors of LRR and infra development are already factored in these prices.

In next few months, with budget release and FBR closing in for taxes, i see more correction than increase in prices of property. However, towards the end of the yr, prior to elections, market will conventionally boost with speculations.

For a comparative analysis of two investment choices; I'd say price increase of a dha multan file from 50 lac to 100 lac is more likely, where the benchmark is 15 million in the neighborhood and that too of inferior developments, than for prism's 150 lac file to 300, where 300 is practically the current threshold price of top properties in lahore.

So dha mux has the potential to double up, prism might not be able to make that stretch from current standing.

Also, in 3-5 years time, dynamics of real estate will significantly change with more and more options for investors in multiple cities as DHA and Bahria are aggressively tapping out the smaller cities. And specifically in lahore the south western areas will become more stronger parts of the equation with upcoming ease of access.

dha multan after 3 years will be like this 68 + 18 dev charges + 10 lac own + 10 gain = 106 . it can go upto 120 but not less than 100 by any chance. so round it to 100 . dha phase 1 ext. will be competing against dha phase 1 at that time in terms of absorbing investment.

prism will lets say be at 200 by then. but keep in mind dha 7 , 8 are competitor of prism . and after ring road southren part completion. lake city , bahria , bahria orchard and many other good societies on multan road and raiwind road will be part of competition.

so after 3 years your investment in dha mul will be @300 and in prism around @200.

my advise is to keep dha multan. it will give you more profit in future. you are looking at todays price of 46-47 . the difference between instalment and cash file is 20+ lacs as of today. this gap will be eliminated once instalment period of instalment files will be over. after 3 years value of cash files and instalment files will be equal.

@manan: for buying power of locals check the rates in wapda town, buch villas etc surrounding dha multan, you'll get your answer. All those societies do not offer the high level facilities like golf course, cinema, underground electricity etc like DHA is committing. Despite that DHA Mutan is one of the cheaper options even for locals there.

Check SMY last WHTASAPP post and PRISM pictures. As per him PRISM prices will be average 2.75 crore equivalent of DHA PHASE 8 today.
Prism will mimic PHASE 8 which wihout possession and deep land is avg 2.5 crore.

Rest every one uses there own logic and Rationale.

Keep in mind Multan 3 files will have 21 lacs each development charges

Seen your plot B 726 on prism map. I Always termed B block as "hidden Gem" in PRISM. Yes your plot is located on 80'ft road next to corner on a round about that is directly connected to Underpass comming from phase 5 via M block. Obersver commercial was not a good investment

But residential we have made good money

Price doubled in 5 marla and 10 marla in last 1.5 yr but trick is only buy possession plots as I have seen good residential construction happening.

Lake city verdict is
1- Avoid files of residential
2- Avoid commercial
3- Buy residential POSESSION area and it will give you good returns in next 1 - 2 years as lots of construction in 5 7 & 10 Marla even in Kanal also but bit slow


This summary I am doing as for past few weeks ppl were getting confused by mixed signals and some unregistered users were also posting with multiple names to make there point etc.

I visited Lake City Last week
They have allowed merging of files. I saw 2-3 people merging residential files.
one pays 5% merging fees( paid amount) and can merge files.
I feel merging of files will help improve rates.
Commercial is always good for long term investment. If you are investing at peak then you cannot have short term gains. If one is interested in short term investment they have to look for cheaper options. Many buyers for 40 lacs but difficult to sell if property is worth 4 crores.

As this underpass is directly connected with PRISM B block Via phase 5 M block. So in future PRISM will be the part of phase 5 via this underpass via this direct access. If you seen the Access routes in PRISM Master plan. Hopefully you understand the importance of this Underpass on the other hand LDA starts acquiring land for Badian road expension today so "In shaa ALLAH" PRISM will be the best phase in Lahore to Invest & to bulid your dream house.

Yes M block will be the biggest beneficiary as it will directly link to A and C blocks of Phase 5. Currently the price difference between A and M blocks is around 1 crore, so you can see the potential of M block.

Also, phase 9 B block is just next to phase 5 M block, so there will be price jump over there too as when 9 will be developed, B block will just look like a part of phase 5 and you won't even have to go to ring road to go from phase 5 to phase 9.

9 town access will be good too as from B block you can enter 9 town.

To me this underpass is a game changer for Phase 9 as usually people prefer not to enter and exit Ring road on a daily basis for a short distance travel. This underpass will be the main route for Phase 9 residents when they want to visit the developed phases of DHA 1-5 for shopping or eating out on a regular basis. They will be closer to these main DHA markets than phase 6 or phase 7 residents.

It's a great news for B, C and A blocks as these blocks will have the quickest access to the underpass.

1- Danger of overbooking.
2- Unlimited supply of same product. Developer never stops bringing the same category plots into market repeatedly. So price appreciation does not happen.

I've never even considered investing in Lake City even though the project prices increased significantly due to their shady dealings with banks when the project was started. They defaulted on every loan and just asked banks for write-offs and multiple restructurings even when the project was generating money and people were buying plots there. They set up this project entirely from Bank loans and then didn't even pay back, just minted money all the time...Now the project is considered an 'elite' society and the development standard is not bad at all, however given the sponsors integrity, you can expect anything from them.

Besides all demerits/constraints discussed above, it is also fact that on ground residential plots in lake city have gained every where even in this slow market due to its good location and good development. Installment plots and files of residential were in loss even in May, June when market was at its peak.

Bad science it is! Even in top phase which is DHA Phase-5, top location 10 marla plot is 2 crore. In few weeks time, DHA multan file jumped 10 lacs while at the same time, 10 marla prism only gained 1 lac perhaps! Prism 10 marla is an investment which is to be kept for longer period, more than a year to gain benefit, DHA Multan files at the moment are for trading mostly & for shorter period of time very fruitful. Added benefit is minimum taxes, less investment.

@anticipation: i believe your approach is incorrect. DHA multan will not wait for 3 year for the instalment plots to be paid first and then start development after 3 years so a total of 6 years.

i have personally talked to DHA officials. as per them, 6 months after the launch, ballot will be done for the land files and development charges will be applicable. they plan to deliver possession maximum by 2019.

besides, the number of instalment plots will be very low as compared to the land files and plots for army personnel so logically speaking why DHA will want to wait for 3 years before instalment plots get fully paid and then development will be started. its not logical to think like this.

DHA will not want to make it a dead project.

a v excellent location of 10 marla in phase 6 is around 170 lac which has equivalent road structure as proposed for prism .... while wapda town phase 2 1 kanal plot excellent location is around 180+ (down from 220 4 months back) - moreover, wapda town phase 2 has overhead wires, dead ends, smaller roads compared to any proposed dha multan development.

Dha multan will have a premium over both, a delivered plot of DHA multan will be way ahead of a delivered plot in prism

please do remmeber 170 is the rate of an excellent location in dha phase 6 behind DHA main office, i highly doubt prism 10 marla will have equally good location.

@RaoMubarak . you are right its only time game. now as we know ballot is near. after ballot rapid rise is not expected. dha multan will rise slowly now till its possession. it will take time. may be 3-5 years to be liveable. i believe as soon as dha multan will give green light for construction. massive construction activity will start as in surrounding we already hae good societies .

plus there are tons of schools, colleges, uniersity campuses markets and southren bypass within reach of less then 5 mins drive from dha multan. also lahore multan highway and shamkot motorway interchange having easy access from southren bypass will make it easy to reach lahore faisalabad islamabad and sukker. i see no negitive of dha multan right now. all thing are in favour.

and well CMY and LRE team hard work on dha multan no doubt. credit goes to them

Comparing DHA Multan no matter DHA Brand state of Art, Golf Course, community center etc with already developed like Wapda Town,Buch Villas is not a fair comparison (instead misguiding innocent people).

DHA Multan will minimum takes 5 years and maximum 10 years to give possession (having many ups/downs in between this period).

For DHA Multan installment , maximum beneficiaries will be Army Officers of south punjab and these will be prefered in every way (Discount Installment plots + Best Locations in balloting + discount development charges), so i do not think that at this price of 52+ Lakhs, there is any juice left for civilians in short/medium term in current market situation.

Instead DHA 9 (10 marla file) or DHA 10 (1 Kanal File) are much better options .
Abu Aryan, KB and other Multan Investors should be happy if they sell at this price.

Good Morning All,

There is a sudden price surge observed in Lake City currently. One month before good plots in M2 can easily be bought in a range of 95 to 96 lacs. now even boundary plot holders are not willing to sale it in this price.. good location demands now starts from 120.. and as high as 130.

What can one expect the price slab by 14/08/2017 or by the end of 2017; for good location plots in M2 ?

All positive analysis would be welcomed.

No. both have gone up. In both blocks, there are many houses under construction now (up-to 25 if i am not wrong). May be this is the reason coupled with fast track work on Ring Road.

I will agree with Observer comments because if you see most of the installment plots are on loss or now own. Secondly due to high transfer cost it is very difficult for resale and this is what keeping the society less attractive for investors.

Lake City is good for end users only
Pros:
Good location
All utilities available
Still available at reasonable price for end users
Cons:
Difficult for resale due to high transfer cost
Limited attraction from brands and dealers
Private society

P.S; I am holding commercial plot with no profit for almost 6-8 months and no real buyer in the market.
