AoA Jameel sb, do you have any idea about current transaction cost for buying a kanal in M2/M3 and what about the No Construction penalty, heard that LCity impose heavy charges in this regard, as it could be a concerned issue for overseas.

If you have already plot in M3 Lake City and have to build home for personal use , then i will suggest to construct home here, its better option than Bahria 10 Marla. The only drawback in Lake city is their huge transfer fee/costs that's why investors avoiding this. Lake city policies are not good for investors/dealers but for residents its okay.

I guess Now cost of transfer is about 6 Lakh for Kanal which include all types of fees short of dealer commission, in possession are they are charging 24000 pr year as maintenance, same fees is applicable to houses as well.
There is no penalty upto my knowledge other than this fees,

I have 10 Marla Residential Plot in "L" block. I want to construct house on this plot within 2 to 3 year.
Please to evaluate the expected possession year.

Phase 9 will be delivered after 9 year of Ballot approximately, and livable after 5 years more.
You can estimate it when you may able to build it as previous history of DHA, even ok if DHA delivered it all in 2025.
Please do not take it personal its history of DHA.

People here (who have been heavily influenced by self-serving dealers) will have you believe that possession is imminent in 2/3 years, whereas, any one with common sense can imagine that it'll take ATLEAST a Decade to deliver possession in phase 9. You will therefore be able to start construction, by 2028 (if you're lucky).

I remember once the balloting of phase 9 was done in 2015, most people here had a period of 3 years in mind for delivering of possession and created a hype. Two years later, you can see that possession is far off.

Those who have missed the train will tell you Prism possession is not going to happen in 21st Century. Its a scam, its a worst project and even some see the prices coming down as they themselves looking at prism upside down.
But if you ask the other side you will find many positives and lot of optimism. On ground development is progressing better than expected. K,L,M side is more advance than others and DHA may offer possession first from this side. First possession will be InshaAllah in end of 2019.

Lol. How immature of everyone to assume that anyone speaking facts related to Prism has some ulterior agenda OR is using multiple IDs. Sach karwa hota hai. Everybody knows Prism was a hype and scam created by dealers. That does not mean that its not profitable, all I am saying is that there is a good chance that the hype will not be sustained and nobody will have buyers at inflated prices when it'll be more clear that development will take AGES.

Learn to disagree without using foul language and with logic.

Some people here bash Prism that it has gone down in prices over the past 12m etc and that there are no buyers etc. If I could share my experience of Prism over the past month.. I bought a kanal plot in June 2016 and just sold in past few weeks for about 10 lacs profit (after allowing for 4 development charges instalments). The point is there are still buyers in the market and there are still sellers in the market. People here often just make random statements without any evidence.

With regards to the development status, of course it will take sometime as it is the largest of the phases yet by DHA but it is progressing in the right direction plus the land doesn't need to be filled as was the case with phase 8. No wonder why the prices in the top location plots is crossing 140 lacs and yet not all development charges are paid.

In my opinion Prism still has a lot of juice left and in 2-3 years top location could be around 250 bracket in a likely scenario.

Dear ASA, no need to be panic. Just believe in Allah, Here lot of people always ready to start debate about pro/con of Prism. since you have plan to build house after 2-3 years, its very rare chance that you get possession, but DHA promised for 3.5 years dev period starting from 1st Jan 2016, so even if you get delay more as worst case, then you will be able to switch from Prism to any other phase, Because after 2019 Prism will be at same stage where DHA8 was in 2015.

these people giving worthless analysis about prism are indeed suffering from a disease called " PRISMEA".its a disease which is caused by loosing a good oppurtunity.it is primarily psychological in nature and one tends to loose his memory slowly and gradually.this finally lead to patients for their incapacity to view things logiclly.and this what is being happened in the above posts showing strong negetivity about prism without any rationale.

Surprised to see how many ppl start against someone like me who have few -ve comments against PRISM; it tells clearly that those are the dealers who are creating FAKE hype and when someone speaks truth, they all come together. Also it tells that dealers are sitting and waiting for the prey. If those have no time, why they will waste their energy at this forum.
I am not against prism at all, but the way this project is being projected! That is wrong. People want to build their dream house for hard earned money and MAFIA is giving them fake hope of possession of 2, 3 years where reality is well over 10 years.

I am putting FULL STOP here and I think the person who have capacity of building home in DHA, should have a brain to decide on real grounds.

I wish every one make money and no one loose; was just warning for some black sheep. Allah knows the best!

People here are encouraging other people to invest hard earned money in Prism, (just to safeguard and increase the value of their investments and to obtain buyers in the market when they sell their plots at inflated prices). If anyone wants to build a house in the next 8 to 10 years, Prism is not an option for them. Its as simple as this.

Interesting comments. Actually there is conflict of interests. One party is the actual owner who wants to build their home and purchased the plot for this sole purpose and others are investors/dealers who are vehemently opposing it. Looking at development history and livable conditions of DHA Prism is clearly 10 years from now. You can see that still see many deserted sectors in Phase-6, 7& 8. So if you want to build a house in 2-3 years then better move to other phase. If you want to retain it as investment then hold it for next 3- 5 years.

Going through all the discussion I am surprised how intolerant society we are. Instead of understanding the objective of other person and give him a sound and sincere advice we start beating our own trumpet.

Completely agree Junaid. The person asked a valid question about building a house, and the clear answer that should be given to him is that the Prism will not be developed in 2/3 years, and not even in 7-8 years. And this is what the vultures and the mafia can't digest. A genuine buyer who wants to build a house will steer away from Prism for now ( and he is the end user). Any attempt at persuading him to wait it out for years (and perhaps a decade) is insincere and bad advice.

Anybody who tells you that Prism is a bad investment or a scam is completely fabricating the facts or lying. Prism is an excellent investment and will yield very positive results. There is NO DOUBT about that!

Similarly, if anyone tells you that Prism will be ready in 2/3 years by some magic ultra fast lightening speed, that is a completely false information. DHA

Lastly, it is two simple questions with two simple responses:

1. Do you want an investment with great returns? Invest in PRISM. It is an ideal investment.

2. Do you want to build a house in DHA within the next 1-5 years and can not wait? Move to DHA 6,7 or 8 depending on your budget. Period!

Just to add to comment above, even if Prism was ready in the next 3 years which is absolutely not possible (at most one block might be developed), it will take 5 years for it to be liveable which makes it at LEAST 8 years before it is worth making a house. The argument that it is surrounded by DHA phase 5 and will therefore be populated quickly is absolutely ridiculous. By those standards, DHA phase 8 should have had hundreds of houses being constructed because it is populated on all sides by Air Avenue / DHA 6 / airport etc yet it has VERY little activity despite possession. Same is the case with DHA phase 7. Even Phase 6 has taken over 10-12 years AFTER possession to get as far as it is now and still it has several empty blocks.

But as I have said above, if your plan is to make a home in the long term (8-10 years) or want very healthy returns on your investment, by far, DHA Prism is the best option in the market!

If some one is holding prism for capital gain keep holding, If you are serious about home making then 10 years will a good guess 7 ys after ballot first few blocks will be opened for possession i.e. in 2022 and after another 3 years will be high time to start construction [this guess is based upon DHA phase 5,6,7, and 8 track record] and almost in 2 years same.

Yes, they'll have you believe that Prism will surpass Phase 5 in a couple of years. I have never seen so many people try so hard to sell a myth. I`m not taking an issue with whether the price of Prism plots will increase in the coming years, but surely it will not have any buyers if plot-holders start demanding prices equal to the phases where possession is available.

It is common sense; market would fall further since no change in tax is announced so anyone can predict that property market trend would continue to be downward as even before the budget.

I would not use the word "CRASH" for the property but looking at for past 12 months history, property would slide further (aprox 20 to 30 % may be).

I was expecting same that govt will not touch it again, but mind you this slowness is not only due to Tax issue but cyclic nature and to consolidate gains in 2011 to 2015 period which was about 400% gain in most reputed areas. I have been watching gradual addition of Taxes from 2007 to 2015 it never created slump. In 2007 I transferred a plot in 27000 Tr charges, Now same plot can be transferred in 700000 charges.
Wait few years and a new rally will start. In between depending upon your pocket fish the property at bargain prices, Though people are asking old prices but sale is at about 10% lesser than peak prices. To me property is Lahore is at right price not underpriced nor inflated.

DHA Multan Allocation file and DHA phase 10 file prices are indicators of overall mood and that is slow.

Without any real analysis, baseless comments. Out of thousands of plots, 5-20 plots in each block on sale which is very much normal and people are saying selling pressure, entire Prism on sale, downfall started, etc.
Real situation is that very hard to find good location residential and commercial plot in Prism with confirmed deal.

From the analysis of prices of all locations, particularly in Lahore/Panjab, it appears that the price hike before the budget of 2017, was artificial and was not in line with the economic situation of the country and also not in accordance with rise in inflation in that period; the inflation being too small as compared with the exorbitant rise in prices. With the tight measures taken in budget this game was stopped and with some relaxations thereafter people were allowed to escape from this so-called business by paying some money to the public exchequer : some slight rise in prices in some societies during the preceding months be attributed to some greediness associated with mankind; the temptations for greediness were provided by the stakeholders and still such practice is continued. In my opinion the game is over and the properties which are at artificial high prices are bound to come down at the realistic level and it may take 5 to 6 years.
Please think on this critically, without any bias, and furnish your comments.

People usually don't sell at a loss. Prices may not come down but will stay stagnent for quite some time till inflation catches up or rupee is devalued significantly.
Anyway, there will be no growth in future. Only undervalued areas where people can build houses will see some some activity.

@Observer is pissed off for is own worthless investment at Lake City Commercial which he is dying to sell now even in loss. Don't know why people are not ready to face the reality that property is really down all over and would remain down further except very very few undervalued societies.

Every one at this forum has right to express his point of view and no one should allowed to use such language which "Observer" did which clearly shows is frustration.

In my point of view, YES; property is down and would remain. I myself was in Pakistan few months back and property at Baharia, Sui Gas 2, Fazaia, AWT, Lake City and even few DHA areas are in minus which all are considered HOT MARKET AREAS.

Anyone can disagree with me but with some logic or evidence.

Property Market in pakistan is taking a shape of Industry now. Yes their are few projects that are overvalued other than DHA lahore but DHA Lahore is still the strongest buy among the Investors & overseas & local buyers due to its strong reputation will never be out of secene what so ever economic conditions are specially on ground options or atleast balloted plots. Lahore infra structure so strong that now its dreamed off to come down anyhow their are not only dozens may be more new entraits which are far far away from city center may be some day became a part of Lahore as infrastuture & developments are going on in Lahore. But right now are offering overpriced bookings. Yes in that case you are right. But my suggestions for those who wanna enter these societies plz visit first & than invest your hard earned money. In my opinion still it the best time to invest in DHA Lahore which will "In shaa ALLAH" gives you best ROI.

things practically r different than it is viewed....trends,,, based on the indications r quite positive n will be more on the upward side in the coming days....especially after eid.price apprecition is largely dependant on the development within the particular society and development of its surrounding infrastructure.moreover,there is likely change in terms of tax relaxation being considered in the forthcoming budget too.will surely give a substaintial boost in the poroperty prices...........its gaining a strong mometum.just keep observing the prices and compare after 2 to 3 months with the present prices.

Cant say prices will go down, up or stay stagnant but in the long run a parallel increase in purchasing power of common man is required, all LRE users and other big investors inside or outside the country are not going to construct all plots they have invested.
increase in prices due to change of hands among investors is like a double shah game, which is good initially but not in the long run.
Hope we will have a good economy in real terms in coming years IA.

One may search daily price list of LRE. Prices are stagnent or have come down in some areas like DHA extension kanal file has come down from 67 Lac (in January 2017) to 57.50 Lac (today price).

Some other areas has shown downward trend and but not in such cases where 100% population exist and Lahore Infrastructure is increasing the demands and attraction for non-Lahories.

Dha Multan is best option after Prism un real estate sector, Real gains are about to start in Prism, LRR, Phase 5 underpass are going to operational this year, Phase 6 D block underpass is about to start along with widening of Bedian road. All these Major devlopments will soon factor in.
Cmy said 5 Marla in Prism will be 80 plus after 3 years.
Dha multan will be 100 plus.
Still lahore Factor cannot be neglected

very cruel policy on late payment on instalment files of Lake City at present. If an instalment is delayed by one month on 7 marlas file you will pay Rs.14,000/- per month or Rs.168,000/- per annum on an instalment of just Rs.350,000/-. So heavy merging fee which 5% of the total value of plot, which is almost Rs.250,000/-. Suggest small investors to keep far away from this society to save their hard earned savings. I am sharing my bitter experience with Lake City

DHA Rahbar has more risk, In balloting if plot is on better place like main road etc then it can gain 100 to 200% over three years.( 200 can turn to 400 to 550). With Prism down risk is minimal and gain is certain. Three years double is most likely scenario and can go higher if fast track development carried on.
So its upto your risk appetite.

Poor location plots currently are trading at 2 to 2.75 cror and obviously these will appreciate in next three years. I guess similar would be situation with poorly located commercial plots in extension. so from prism you have 50% down side risk and upside gain could be 100% more. Hope that helps.

M Zahid@ Has givenn some valuable advise. I only beg to differ that "generally" commercials get good location. and DHA rehbar 2 ext is a new area and commercial activity will be started in this area.

Hence, i believe that commercial wil increase in this area. Actually, i am thinking of buying a commercial file of DHA rehbar 2 ext, but am short of funds.

SO i would suggest not to sell ti if u intend to invest in Prism as prism will be a slow gainer (wit hall due respect to CMY analysis)

Also, if i were u, i will also see at what price i have bought Rehbar commercial. if it is 150 lac or else, i will book the profit and invest else where, but it will not be prism. I would rather go for DHA multan ( 3 cash files), DHA bahawalpur ( 1 cash file) and another plot some where else. OR

I think that a good plot in 3 years, if commercial map is on main defence road will not be less than 400 lac and if it is inside, should be 300 lac, as then development and population would be there.

Expert from LRE should comment:)

You can never match commercial property with residential. Rahber after ballot in august september this year will be 250 on average while after 3 years will be minimum kmch350 plus. Prism after 3 years will be maximum 300 based on your investment of 200.

I am just curious about one thing. Your for sales page show K155 (10 marla) at 75 lac.
You evaluated K310 as 67 to 68lac.

Could you please mention the reason for 7 to 8 lac difference?
Both have pos and cons. K310 close to centre and chance that I will end up a centrally located.
K155 next to corner but very close of factory which has no chance for improvement.

our senior member Mr Jawad said it should be like 67-68 lacs
actual current worth and asking price are two different things, any owner can ask any price which he thinks is ok

like you can ask for, say, 70 lacs
which seems ok and you'll get serious offer somewhere in between, if genuine buyers are there
but if you start asking 75 lacs you'll have to wait for any reasonable offer

we dont have any control on owners, just list the plot and try to get best possible offer
if seller needs money, he sells even below market and sometimes owners just checking/calculating their worth "chaska" to feel good, they ask higher price

value quoted by Mr Jawad should be a "fair value" where it should be traded, owners try to get maximum price, buyers try to get minimum price
we just facilitate both for a better price, win win situation

@observer, respected sir do you think DHA Multan and DHA Bahawalpur will get only "double" gains in 3 years? and keep in mind the gentleman has one 5 marlas plot and one 10 marlas plot, by switching he can have
two Multan 1 kanal files
2 BWP files and 1 MLT file
that can get him much more than these 10 marlas and 5 marlas plots because one kanal plot is a regular size and is placed at reasonable/normal location whereas 10 marlas and 5 marlas plot generally dont have good location

Well Moazzam and Khurrum from Moazzam estate from LakeCity are frauds and liars not Tokka's only. Their whole business is based on lies and delayed payments and Allah knows what else.

How do you see DHA phase 7 commercial files keeping in view other commercial areas like DHA phase 6, Dha phase 8, DHA 9 town and DHA Prism commercial have better access and more chances of growth?
Do you advise to sell 2 plots each of 1 kanal in PRISM and buy 4 marla commercial file in Phase 7?
Actually I am concerned about location of Phase 7 commercial as it is far as compared to rest of DHA commercial areas if I am not wrong.

Please would highly appreciate feedback from other group members as well.

people are switching to Prism from phase 7 and you are thinking the other way around. Bad idea. prism residentials will be biggest winner

@Ammar - People had similar reservations about phase 5 when launched and compared to other DHA commercials like Y block and H block market. Phase 5 was considered distant and aloof. Needless to say where it is today. Yes, phase 6 and 8 should be first priority but in 10 years, DHA 7 would be no different to Phase 6 and 8. Unless you can afford phase 9 commercial, phase 7 commercial is quite cheap with excellent potential return.

sir every area has its own qualities, these qualities are key factor to determine the price, ph7 has started getting populated hence commercial activities will witness a boost
DHA7 overall location is off course not as good as DHA6,8, Prism or Town but there price is also different
so in the given budget (2 1K Prism) ph7 commercial is vgood
