By the way, just to clarify, I very much like and appreciate the update videos which LRE team make (especially with drone cameras) and post here from time to time as they are very helpful for overseas investors like myself to see on ground situation of various projects where we have invested. Just don't listen to the marketing speech part and only concentrate on the useful information provided. In other words, don't blindly trust anyone and do your own proper homework before investing.

Price of Phase 10 is reaching near to Prisim and 9 Town Whereas its possession seem to be more or less 15 year ahead. Its astonishing enough. Even if its possession is given today its price will be 55 + 15 = 70. Prisim average location plot is available in 75 to 80 Lacs. Moreover 5 marla are given bad location by dha as we see in prisim . Facing Villages, Drains, Ring Road, Grave yards etc....

So how much gain from a bad location possession plot may be expected keeping in view calculation of dollar price minimum Rs. 300 after 15 years.

@Rsalistic. Given the current phase 10 scenario it seems prism is still much undervalued and has room to grow at least 30 to 40% from current price tag.

Dha Gujranwala file is too high around 92 lacs, DHA Multnomah around 72 lacs, Bahawalpur plots more then 60 lacs....we have have only available cheap option is DHA Quetta, it's still below 50...Definitely worth buying

I do not know if this is intentional - but at every Eid, the dealers start jacking up the prices for the Expatriates visiting Pakistan - this has been the case since last 10 years. CMY saab does the same

Files everywhere have suddenly become expensive. Maybe because budget news was overly positive that's why but I don't see any other reason. Quetta and Bahawalpur still seem reasonable for investment but Gujranwala and Multan rates are through the roof.

Alpha, personally don't think CMY involves himself in such tactics, he discourages it in fact but maybe LRE dealers do it intentionally to raise their commissions. I don't think deals will take place at such high asking rates and rates will come down for sure because the expected overseas travelling will be negligible once again on Eid due to middle east travel bans continuing. The extended travel ban, I must admit, is ridiculous though. We have successfully contained corona and yet these countries aren't lifting the ban, seems like some fishy politics is at play.

Agree.. these high rates are fake (same as other DHA files). Hopefully, expatriates have gotten smarter and avoid these kind of gimmicks by so-called investors

DHA Quetta is several years away from ballot.. there will be lots of ups and downs.. its foolish to buy 1 kanal outside the 30-35 range..

Reality, agreed but generally when you buy files, you buy for long-term hold so you shouldn't mind buying Quetta files in 40+ range because you will be holding them till ballot and possession. File prices always go up and down, you can't predict how and when they will move. You'll be paying maybe slightly higher for those files but it is not like Gujranwala and Multan were I believe prices are overly jacked up.

Always swim in water flow direction, not against it or not in stopped so similar rule for any market.
DHA-GWA now offering instalments plots + apartments on very high prices, rest prices have reached on higher side now. No time to invest until it takes deep correction. Big Investors have made money from here.
DHA-MTN prices reaching high side but little more room to go up, they will also be offering (instalments plots or villas/houses) end of the year.
DHA-QTA has room to move up but there is no news of dev. progress from their MGMT side so it can move down & up for next year or so.
DHA-BWP, it remained at bottom for last 3 years, much dev. progress has done, files+plots also gained 30-45% in last 30 days, still room to go up. Looks like investors group currently active here before they move to other city.
DHA-LHR (all phases), prices reaching high side but little more room to go up. Other societies have already increased 30-45% since IK announced construction package.
RED NOTE: Instalments (plots, houses, flats) are mostly offered in market by any DHA when Big investors have already taken project prices on higher side so that general public don't consider instalments offering prices on high side. Just sit back and think what happened in last 10-15 years.

I am watching Pakistan Real Estate Market since long time. Price gains in DHA Lahore, Gujranwala and Multan is more then 100% Now in just 6 months.

MY 2 cents for DHA Bahawalpur & DHA Quetta as they just gained way less then others as of now and its the logic to buy such less expensive things which are equally is good as others (DHA's)
Quetta is capital of balochistan just like Peshawar is capital of Kpk, If Its early bird file is around 160 then how will the other 1 kanal files be under 45 to 50 lacs(Logic). I see on DHa Quetta website and it seems early bird possession and balloting will be in this year maybe around November.
IF YOU can spend 75 to 95 lacs then go for DHA Multan and Gujranwala other wise no best choice then DHA Quetta or Bahwalpur under 5 million, which are equally good as Sole DHA projects

Budget is good and grab the cents before its too late..:)

Javaid, positive budget news is giving slight price gains everywhere. I'm seeing slight increase in prices in phase 7 and prism both in Lahore. But yes, Bahawalpur and Quetta DHAs have been underpromoted and valued for a while now. I still believe they are undervalued.

A month ago he mentioned in the market direction that places like Multan do not have the fundamentals to support price increases - however price in Multan increased. I think if everyone starts buying daffodils, there will be a run on daffodils and daffodils will be next best investment

Mr.Omer, I think water supply is not a big issue in DHA Quetta as they already signed contracts for water.
The price of 1 kanal files in this project is lucrative compared to other DHA's and societies...
Best option in this budget and soon the price gap may reduce

there is no water as such contract is there for entire Quetta and Balochistan.. unfortunately no underground sustainable resource available. in Addition there is hardly any population to move to DHA Quetta...no Migratees too. unlike Multan Lahore Karachi Pindi and peshawar, where all Castes, races and ethnic people are accommodated.
Quetta will remain a limited attraction even if Water comes out from somehwere

Dear Omer, I have personally visited Quetta many times, Land is too expensive over there and 1 kanal plots in Quetta city and Quetta Cantt are more then 250 to 300 lacs. Local residants do have attraction in DHA Quetta as its still very cheap also there is no such society in entire Balochistan.

Of course it will impact positively for the market. Most of the black sheeps will become saint. Real estate like other commodities gold etc is going to shoot up. Even right now the market has started to show signs of buying since people are very much worried about the budget and the prices might go up in later half of the year. Increase in 10-15 % prices in 4-5 months. Personal experience. People also have started to store commodities and consumables in bulk. Population will increase. So is the demand for plots. People with hard earned money abroad or local usually invest in Pakistan in property or commodities.

I don’t know how people start to think like property will move up when all indicators are against property.
Current Property prices still doesn’t justify the worth it’s holding.
You will see a mini fall in property just like stocks and it will last two years at least to come back to the price what it’s holding currently.

Just a personal experience. We as a nation relate everything with dollar. If inflation is going high, so are the prices of everything.
My comment is with respect to personal experience and for the developed areas like DHA and Bahria. For the investers ofcourse in under developed areas or the schemes which recently began will take time to rise in 2-3 years. But property and commodities are the most secure areas where the money can be parked for people securing for their children or
for building their own house, or even investing long term. Prices in the developed areas havent gone down but stalled and have just started going up recently.

It all comes down to supply and demand. There are way too many plots available in Lahore. Phase 8, Phase 7, Prism, DHA Multan, Bahawalpur, Gujranwala. And unfortunately not as many buyers.

Realistic Approach

Having a realistic approach, please make an assessment in how many years the construction of houses would start in dha multan and what price of a one kanal average plot at that time may be anticipated.

The thing is question is going to be irrelevant in future because DHA multan is planning to hand it over block by block. Even if 300 plots are handed over in first block in 2020 the other blocks might still wait till 2025. In general question to your answer is 2025 and price would be around 180 including dev charges.

Dear you have approached to the conclusion on the basis of inflation, say 15% annually which looks to be realistic but if you view it from another angle i.e. application of inflation on the already developed and populated schemes like wapda town multan where price of average one kanal plot is 150, with this application 150 comes out as 450 in 8 years time: my point is that when both of these schemes (dha multan & wapda town) would be populated the prices of plots in these schemes would be almost equal: from this assumtion we may say that the societies which are under development process account for inflation twice as compared to the developed/populated socities. Comments in this regard would be appreciated. Thanks

Reality, how did you just assume that I simply considered inflation only? I think I have explained to you all this earlier as well when you came with a different name.
Anyhow inflation is not applicable everywhere in reale estate there are number of other things. If inflation & area population was the factor DHA-phase 1 in lahore would have been the most expensive, not DHA-phase5 which was launched decades later. Do not Pre-assume the conclusion and its basis

Yes, it is correct that possession will be given Sector by sector.

On maturity with people living I can expect it should be more than Wapda Phase 1 which is 250 Lakhs right now.

I had taken into account the societies (dha multan & wapda town multan) which may be considered identical wrt other factors affecting the values of plots; so if value of one kanal is 250 in wapda town at this moment what would be its value after, say, 8years and that value of wapda town plot would be the value of dha multan when reasonably populated: may it be so?

After 08 yrs Wapda will be around 200 lakh and DHA will be on 120 lakh.After 20 yes both will be hanging around 300 lakh. After 25 yrs DHA will outperform Wapda

Bahria Town Sector F Files to be balloted on 29th May 2017

In Today meeting between bahria town management and affectees of sector F Files, management announced new block named *Tauheed Block*. All affectees will be adjusted there. Balloting will be done on 29th May 2017. The location of tauheed block is just opposite of effil tower.

I think its not a good news. because we have seen same balloting in past i.e. talha block and tariq bin zayed block but no map come up as of today. I think Bahria Management playing game with sector F affectees. They have to publish map of Talha and Tariq bin Zayed first. This is my opinion.

I think reality is right. Because I also came to know through some reliable sources that Launching is postponed in July and estimated in January 2017. I have personally visited the site yesterday and there is no development on main blvd. It is same like I saw 6 months before. My intention is not to disappoint anyone as I also have invested in it but we all must keep our information updated and not just rely on news.

Dear All, Launching is delayed due to Bahawalpur. DHA admins controlling prices because the officers who allotted plots in Bahawalpur were not happy due to low prices and requesting to change allocation in Multan or Peshawar. That is the reason DHA is promting Bahawalpur at any cast. Recent TV advertising is one of example. Same reason they delayed launching till October. But all that doesn't mean that Multan file will go down. Only little affidavit available that DHA will keep till launching. Ultimately good for allocation files holders.

FK is 100% right as there is no ballot this year although I am also having investment in DHA Multan. The ballot is delayed due to DHA Bahawalpur. Don't worry 26 July is not so far wait and see.

Kindly see pics of mati-tal gate and main boulevard - the gate is completed in last six months from 25% - i visited the site yesterday and gravelling was done for the main boulevard at this side. A lot has been done at that site.
Bosan road main gate is completed and 1 km main boulevard is metalled in last six months. Walls went into construction during the same time.

I cannot comment on whether launch in delayed or not, or what will be the impact on rate - but stop spreading lies.

i can only predict a 5-7 lac jump whenever launch date is announced and if price is set 60+

Dear Friends. As per my earlier advise 15th July has passed but no announcement has been made and 24th july is also coming soon on which there is going to be no announcement. The project will hopefully be announced in January 17. However this does not mean that DHA Multan project is a fail. But it is a good project for long terms esp. for 3 years. At the moment prices will come down again and will be increased in December and that will be a real increase. Stay tuned for more udpates.
