Construction Cost

I am living in saudi arab and I want to built a house in BT my plot size is 45 X 60 in phase 8. I want to construct a double strory house on ground 3 bed and top 2. I want to know what is the approximate cost of A class construction and is there any reliable builder who can build house on turnkey bases. If any body constuct his house on Turnkey please share your experience and give some advice. Thanks a lot

3 beds on the ground floor will make it a cramped place. re-think as there gonna be kitchen, drawing/dining as well.

Tiles or Marbles for flooring ?

AOA,
My 16 Marla house is under construction, which scheme should be followed for floor in below mentioned options?
1) Total Marbel.
2) Total Tile.
3) Marbel & Tile.(Which one for bedrooms and which one for drawing/dinning & TV lounge)

What are pros & cons for using Tiles?

Thats all upto your own choice boss.. As ultimately you will be the one who stay in house and enjoy Tiles or Marbles. :)

Mr Rizwan,

I would suggest titles in areas wich are commonly used such as TV lounge, drawing, dining and kitchen+baths. Tiles look always clean whereas marble generally does not give a clean look no matter how much you clean it. Use marble in rooms staircase and garage/outer area.

Use 2 x 2 or 1.5 x 1.5 sq feet brownish off-white tiles of best quality for DD n TVL. For rest of the house use grey marble that is cheep and good and will cover your extra cost for big tiles.

Marble is a permanent material. When it looks faded or worn, you can have it repolished and it is back to new. Tiles are not permanent, can chip and fade and then must eventually be replaced. Anywhere else in the world, if you could get marble in the price of ceramic tile (like you do here), no one would even consider tiling other than a kitchen perhaps.

I have installed both the tiles and marble, I'm satisfied with marble installation and it's quality, thinking to replace tiles.

Dear Rizwan,
Marble lover and Ali2 have given you the best advice. Marble is the best choice. It is kind of permanent flooring solution. If any tile breaks or chips out, you may not find the same tile again in the market unless you have kept some away at the time of fixing. Also, if they fade out, which is very much likely, then there is no way to polish again like marble.
Otherwise, the choice is yours.

Everyone has different experience, living in complete Master Granite tiled house for last 8 years, no color fading, not even a single tile broke and look is same as of new tiles.

Architect/Interior Designer Needed (Islamabad)

My house is 90% complete. Looking for a progressive Architect/Engineer/Interior Designer to supervise the finishing of my house.
Must be computer savvy (take design instructions via emails, exchange ideas, propose options electronically etc) and financially stable (be able to complete 100% tasks before getting payment)

In case you want to be secure agaisnt any payment made in advance ask for Performance bond or Advance payment gurantee issued by the his banker in your favour.

please give me a sincere advise. Would it be wise to buy a one kanal file of phase ix in next 2-3 days. At today's cost it will mean around 27 after including tranfer fee and agent commision. Or I have missed the train?

There are some people who are pushing for DHA9 because they wanted that price should increase rapidly and to make quick profit. Everybody should know that DHA9 is a very long term business surely for 5 to 7 years, so be careful. Of course it is good for those only who wanted to invest for such a long period of time.

including development charges. Friends on this forum has stated development charges will be 15 lac . Can you tell over all price please ? since the development charges will be in instalment do you think file price will slide down or remain around 24 ?

i m not seeing dha 9 balloting and then its development and then transfer of plot.do u imagine how much time need for this process.first balloting, then development and the finally possession. better write ur will on the name of ur children who will possibly see these progress if possible.i think nearly 15/20 years for this project to be rarely populated.

If you want to build your house in DHA either for yourself or for your next generation, you don't need to ask for views just look at the history of DHA and its price graph for Phases 1-8 and then decide. You will find your answer. DHA is a win win deal...

I recently came to Jeddah 3-Months ago and got job now.
I realized that I can save 125,000/- per month. Currently, I have 400,000/- cash.

Don't hurry brother. Best is to save your money & try your luck in next DHA ballot or later buy an on ground plot. Although you will be attracted towards installments & low cost plans but you will get stuck. Wait for the right moment. Opportunities will not cease and keep coming.

I bought it for 85K. it is a corner unit. I am not regretting, my concern was since Askari XI is coming up and lots of activity going on in DHA, will the price stay same. If it remain same, I have no regret

Khan121, be careful while paying as I have lost Rs 185,000 as payment was made thru dealer while I was in Dubai. I would say do it yourself and pay with your own hand or atleast payment/draft in the name of authority (under no circumstances in agent's name or cash)

Yes, DHA property can be transferred in your name without you traveling to Pakistan. All you need to have is a copy on NICOP or NIC from Pak and copy of your foreign visa or green card plus 2 passport size pictures of you. Any of your relative or friend can transfer this file in your name.

Trust me the services you will get from LRE team are immaculate and you can trust them blindly. I know why Lahore Real Est sahib said that you have to come physically because they don't want to take any blame or big responsibility and can easy transfer it to your name if you send money to LRE account. But it's their honesty as they don't want to deal with people's money directly. You can involve any friend in between if you trust any .

I strongly suggest you go your self.
It will take just 1 day to complete the process, provided all the home work is done in advance.
UAE is not far from Lhe. Peace of mind is main issue. If you can afford to buy in DHA then traveling to Lhe is still in your reach. Even they are open on Friday.

Dear i have seen many foriegn clients that he dont come to purchase or sale their properties. They will lose alot. And without being Here while purchase or sale you dont have the idea of the market and while living abroad you cant know the reality or exact value of your property.
