I dont know why people are weeping about DHA 7 price 9 Lakh. what was the price in LDA avenue 1, 5 Lakh per kanal later incresed to 8 lakh per kanal, what recently CDA's Rawalpinidi even less than LDA 1. If someone has bought file of Phase 7 in 55 Lakh it is his fault. Always buyers during peak values suffer like this. |

Dear all readers,
I did not receive forms of Avami Villas and I have a HomePlus Card.
I tried their tollfree numbers 0800-00100 for information and after listening of allah names the line became busy.
Slogan of Homeplus Card was Na Qataar Na Intizar.
But I was in Qataar yesterday 5-4-2006 to get request form and submittion of that form (to get Avami villas forms).
After applying they give me the time of today 6-4-2006 evening after 4:00pm (for getting avami villas forms) and tommorow is the last date of application.
I asked one of the representative in their Rawalpindi office that will all phase-9 members will get the forms of avami villas?
His answer was "Only those who have one file in phase-9".
I asked to another one and he said "Only those who have paid 5 installments".
All above facts are written to inform all other readers of this forum.

Refund of Phase 9 Files
Dear CMY and other readers,
After merging of Phase 9 Files the total cost of files is reduced and It is my personal view that Phase 9 Files will never touch its cost (Down payment + installments) in the near future because of merging. Is it wise to refund now? if yes then what is the procedure and how Bahria Refund money in how much time? Also mention the interest charged by Bahria if installments not paid on time.

It is not recommended to apply for a refund. A refund takes too long ( About 3 to 6 months at this time in most cases). An open file that is not in original allottee name must be transfered to buyers name before a refund is issued.
Maximum charge for not paying an installment on time is Rs 6000 ( Rs 500 per day up to Rs 6000 max ). Also Bahria Town have right to cancel a file for non payment of 2 continues installments.If you are forced to cancel a file you will still have to pay transfer fee and 20% charge. So far Bahria Town have not done any cancellation but on booking form every one agreed to these terms of cancellation for non payment of installments.
If file is not in the name of person applying for a refund you will have to pay transfer fee first. Then 20% amount is deducted from paid amount as service charge ( Keep in mind paid amount is what was deposited to Bahria not including the amount that you pay as profit or so called OWN or ON money).In most cased it takes 13 to 16 weeks
for a refund but could take as long as 6 months.Installments made in small cities are not properly documented and entered in time by banks or Bahria to make refunds faster. |

Phase 8 which is better located than phase 9 is being sold for 375000 and if you add the remaining three installments of 36000 each (over 9 months) it comes to roughly speaking 475000. Which is even cheaper than phase 9 value of 525000. |

since Bahria Town is a world class project they would have some refund policy..
Tahir Sahab's brilliant analysis ------ RS 525,500 is the discounted price for 10Marla plot in phase 9 right now....
Original price is RS 7,99,000 and i think there's a 20% deduction on refund on the cost of the plot(20% of 799,000 comes to RS 1,59,800) So the amount refunded is going to be 7,99,000 - 1,59,800 = RS 6,39,200
Profit by refunding the file-- 6,39,200 - 5,25,500 = RS 1,13,700
If therezz a 30% deduction on refund
7,99,000 - 2,39,700 = RS 5,59,300
Profit by refunding the file if BT deduct 30%-- 5,59,300 - 5,25,500 = RS 33,800..
No map no NOC but hey in 6 months or say an year rs 1,13,700 isnt a bad deal on an investment of 5,25,500 if they deduct 20%. I know what i be doing, is checking up their refund policy first..
And people say bad things about BT phase 9! even in this slump,its profitable! the legal way! drive the price of files even lower no problemo;D

Tahir sahib ads page program was designed by my younger brother Naveed Yaseen after using ideas of layout ets from several programs.He add many new functions in this software almost every day to make it more useful for us.Its not available on INTERNET or in Pakistani or any market. Yes Atif sahib We have phpnuke working on www.lahorerealestate.com and its free to download and used by thousands. I didn't remove copy write because its not our own work.

www.lahorerealestate.com/ads page has nothing to do with phpnuke software .Its totally different software running on its own databases. Since Tahir Mehmmood sahib wrote from Pindi and didn't use forums on phpnuke www.lahorerealestate.com main web page to ask me about that software and he chose to use www.lahorerealestate.com/ads page instead I assumed he wanted to know about our ads page not the main page of Lahorerealestate.com . I am sorry if I didn't give him proper answer. It was my mistake misunderstanding on my part that I didn't ask him what software he wanted to know about.
www.lahorerealestate.com current page is almost 2mb and almost no one able to access it from within Pakistan I thought he was Tahir sahib asked me for ads-discussions web page. |

Dear A.Khan,
I talked with bahria cutomer services on phone 0800-00100 and asked about the merge process and they told me that initial down payment + installments paid (1, 2, 3 or 4) will be included in transfer of money from one file to another.
There is no charges for merging. Membership fee will be deducted from merged file which you can say are charges of merging.
Transfer fee Rs.5000 will be paid only if file is not in your name.
Another thing is that if you have 3 files of 10 marla in your name and all three installments paid for these 3 files then total payment become 886,500. If you want to merge these 3 files (remmember total cost of 10Marla plot in phase 9 is 800000) 86,500 will exceed which will not refunded to you. so you can only merge 2 files.
After this game you can loose more as you donot know what will be the market price of file after merging.
We can only merge files of phase 9 only.

and the beauty of this thing that malik riaz gets paid for lesser no of plots and almost fully so that he can relax and forget abt all the development.Bahria is going down the drain and with every passing day its files are losing more.
But the intersting thing is that the big palyers are still not interested and they will hold onto files.
A few of my foreign national friends who invested heavily in Bharia8 and 9 are thinking of challenging BT in UK and USA in courts, as this thing can go on in Pakistan but not there..
I am not sure abt the legal position of this matter in foreign courts but they are actively pursuing this in states.
If that does go through ,will be a lifelong learning experience for BT.... |

Without signing terms and conditions no form was being accepted by BT. In present situation they have full right to think any thing against BT but legally they can not act upon their thinking.

Procedure is simple buy a good quality digital camera 5.oo MB pixles, take some photos from different angle and distance and send to your favourite web site and then download and watch on your 19 inch monitor.

(Bahria Phase 9 files are selling on loss).
Market is not becoming good according to your prediction in a previous post in which you predict that if Govt. will impose no tax on property in budget then market will boost up after budget and if tax on property will be implemented then there will be a dip and market will recover then.

Thank you for sparing your precious time for analysis and advice about Bankers City Phase II Rawalpindi. I was waiting for long time. Now I want to share my knowledge about bankers phase II.
I confirmed about the layout plan and NOC from my cousin who is doing job in Rawalpindi Municiple Corporation before booking one file of 16 Marla of Bankers City Phase II Rawalpindi. He told me that the Layout plan is approved. And it is located at Gorakhpur Rawalpindi.
It was my second experience of investing in property after taking profit of Rs.30,000 by selling 5 marla plot in Bahria Town Phase 9. I am a computer professional and doing a private job and new to property and stocks business.
Bankers City claimed in its launch that it was situated near phase 9 of Bahria Town. There was an ad in newspaper from Bahria Town after the launch of this scheme that no scheme is present near it’s phase 9 in the range of 8 to 10 Kilometer. Bankers answer it by their AD that their location is near to Bahria Town Phase 9.
Price of file (only receipt) of 16 Marla was increased upto Rs.110,000 after the launch of this scheme.
After some days file was available on same rate as was on booking (Rs.92,000).
Now the rate of file become negative and available on 82,000 (only open file).
The opening fee is Rs.6,000 for 16 marla file. Hence the cost of 16 marla file is as follows:-
Form Rs. 300
Down Payment Rs.92,000 including membership fee Rs. 2,000
File opening Fee Rs. 6,000 for 16 marla file

Total Cost 98,300
Current Rate 82,000
------------
Net Loss 16,000

As advised by CMY to take loss at present , I am not in position of taking this loss before paying first installment (last date is 30-06-2005) because bankers city announced that files will be opened or transferred after 20th june, 2005 only when the first installment is paid.
Now only those files can be sold (on loss) which are opened and other people have to pay the first installment who have not opened their files before 20-06-2005. Fine will be charged on late payments of installment as advertised in newspaper by Bankers.
Following are Negative and Positive aspects of Bankers City as I know.
The Negative aspects of Bankers City Phase-II Rawalpindi :-
1-Electricity charges are not included in total price and we don’t know how much they will charge for it.
2-No date for ballot or start of development work yet as written by CMY
3-Their website is not updated and it is as it is from the time of launching. We can call it an ad not a website.
4-They trapped the file holders to pay the first installment before selling files on loss after 20 June 2005.
5-They did not got NOC for Bankers City Phase I Islamabad from CDA yet.
The positive aspects of Bankers City Phase-II Rawalpindi
1-Location (near Phase 9 and Proposed DHI-III) as they claim.
2-Layout Plan approved from RDA and NOC as they claim.
3-There name was not included in the list of illegal schemes issued by TMA Rawalpindi. While Bahria Town Phase 8 anf 9 was included in that list.
4-Easy Installments of Rs.33,750 for 16 Marla after three months (compare it with 5 marla Bahria Town Phase 9 installment which is 37,000 after three months)
5-Total Price of 16 Marla Plot is Rs.900,000 while Bahria Town 10 Marla Plot cost is Rs.800,000
