Khawaja sb, I guarantee you possession of at least two blocks coming from A,P,Q,R by December 30th 2021. Note my words. And yes when possession does arrive, it will not benefit phase 9 prism prices very much. I've said it before, either prices go up by 10 lac in possession areas or down by 10 lac in non-possession areas to create difference in possession and non-possession plots. Because in DHA Phase 8 prices went down in non possession areas after first possession was given but opposite scenario in phase 6.

Anyways, after 3-5 years prices in prism will double depending upon when next real estate cycle boom comes. Overall giving possession to prism will most benefit end users as they will have both phase 7 and 9 prism as options in certain price range. Phase 7 end user demand will go down as a result.

Group discussion is required. If you see the Max price of C Block is 250 lakh today. Exactly 9 months before means in June 2020 it was 150 lakh means 100 lakh increase in 9 months or you can say 11 lakh per month increase so for. It's very interesting and positive in property sector. Pl comment what you can foresee in next six months. I will request all to comment specially experts. Mr Mujahid Yasin is also requested to through some light on the subject. Thanks

Dha phase 9 ,prism is still a very lucrative investment n the best investment at the moment,as I already keep emphasising.It is still the best of all in terms of profit gains n living ,both.
It is Adjacent to ph 5,where 1 kanal ranges 4-5 crore,n just imagine if prism get possession,where it’s prices will go...!very important aspect. Focus on F and H block as these blocks will bring more profit than any other block in prism

I think the possession is going to start by the end of 2022 at the earliest. This year prices is going to fluctuate depending on, if amnesty is extended or not in June. there is going to definite fall in prices, if amnesty is not extended. Even if it is extended, the Government will announce extension in july, we should expect correction in May and June. Increase is too high for market to absorb permanently considering high number bianas and investors in Prism.
Though project will connected to M block of phase 5 but it will always be on the ring road and connected to city through ring road not directly. considering high number of villages in Prism and surrounding factories, DHA should take measures to clean it up as much as it can. Otherwise its a flagship phase of DHA Lahore, bound to increase in prices and should excellent in development. We have to wait for another couples year for it to be handed over for house construction.

If you buy Prism good location plot @ 250 Lacs today, appears that after one year its going to touch 350 Lacs+ keeping in view of Phase-7 plot prices.
Prism Zone-1, 8 marla commercial on 150 Ft road is already touching 15 Crore. Still not bad investment as after one or two years, it will be touching 20-25 Crore same as other Phases.
No doubt, best investment to gain in couple of years is Prism right now remaining Allah knows the best.

Bad part about Prism 9 is multiple large villages inside it Which will never be cleaned. It will not be livable for another 10-15 years. Prices have gone too high and are almost matching up phase 7,8. There is not much profit potential here. Buy a plot in phase 6,7,8 which are livable and you can enjoy a price appreciation comparable to Prism.

As a matter of fact, villages are in every phase of DHA. How you can buy good location or even normal location plot in Phase-6, 7 or 8 for 200-250 lacs?
Same theories we have observed for phase-6, 7 and 8 (10-15 years) when they were under development or close to possession and now the prices have gone up many folds within years for those Phases.
Strongly believe that there is lot of room for Prism plot prices to go up and within years matching prices of developed phases. After few years, Plot prices of Phase-6, 7, 8 & 9 going to be equal with some +/-.
Still best time to invest in Prism or we will be remembering these days when the prices were about 200 Lacs for residential and about 14-15 Crore for 8 Marla Zone-1 commercial.
Just buy good plot (problem is that people are holding and not many plots for sale) and see after 1-2 years it could be 350 Lacs InshAllah. Matter of taking step. Remaining Allah knows the best.

Hi there interesting posts .... I do hold plots in prism so I am biased.... yes its very good investment in coming years ..... APQ and CD around GOLF course with Commercial zone 1 will always remain prime...

Yes residential in these blocks have gone up a lot but Commercial gains are much less so far ......

ZONE 1 8 MARLA Main BLVD , how is availability and Prices ???? ZONE is very much ready for possession anytime as all electric work done there first ..... its in great shape to start the possession ....

Just a guess. Zone-1, 150 ft road 8 marla on possession will be in 17-18 Crore range and 4 marla 7-8 Crore range.
Currently Zone-1 8 marla on 150 ft road is close to 15 Crore, 4 marla about 6 Crore but problem is that not many or no plot is available for sale.
Still lot of room to grow after possession as 8 marla commercial in Phase-6 CCA is about 25 Crore.
Best time to get hold of such commercial plots in Phase-9 if you can find one. I personally know that more than 5-6 banks have already purchased 8 marla commercial in Zone-1 150 road. May be in future it's going to be a BANK SQUARE.

I am an overseas Pakistani and want to start my house in Lahore up to grey structure. Can anyone tell me what is the minimum required to built a 10 marla grey structure? And what if I construct a basement as well, I mean what will be the additional time required for basement ?

Dear, basement cost is 2500/ per sq ft. Rest ground floor and 1 St floor is Rs 2000/.This my personal experience in DHA Islamabad. Same will be in Lahore. Rest you can calculate your covered area.

9 Prism Possession Soon

DHA Phase 9 prism is highly undervalued right now compared to other phases of DHA.It has much better location compared to DHA phase 7.It is atleast 50 lacs less right now then its price should be before possession.
I think its a best investment opportunity in DHA Lahore, as possession is near and Main entrance gate from F & H block are under construction with beautiful land scapping.
Prism prices will gain much in times to come as its still undervalued and there are many excellent location plots available which can easily touch 3 crores within short span of time

The top of the line blocks r F and H.These two blocks will bring very heavy gains in couple of months ahead.The top notch n prime location in F Block is just infront n across the Main Civic Zone-2.This area is the best area of Prism,from all angles.Just make analysis by urself n u would also conclude it the same.The most expensive area of Prism In futre.
It’s very appropriate time to invest in Prism.Grab it whatever’s is available at whatever price.The price is going to increase rather substantially increase a very short time.The best of the best investment of the time.
No other dha,May it be Gwa,Quetta,Multan isd,or bahawalpur can yield such a big jump of profit as DHA PHASE 9 PRISM n that too within shortest time frame.Shift other investment to Prism.The increase in other dha’s is shallow because of no jump up activity.Their price will just fall again back.PRISM price will keep increasing.This is the main difference.Time will prove my above arguments.Inshallah.
Just get hold of plots in F n H blocks.Strongly recommended. All the best.

What is happening in DHA BWP, with in two weeks affidavit file has gone to 28 from 21.is balloting date is announced or otherwise. LRE pl assess plot No 402 H sector DHA BWP. It's a corner plot on 80 ft Rd with 40 ft rd on its left and very closer to canal. Thanks

When DHA want to sell some product then reduce the supply and price goes up then DHA sell its product and goes to sleep. DHA BWP done very minimal to uplift the project. People who entered on DHA's name are regretting and result is very obvious in DHA Quetta.
