I am constructing a 10 marla house in Bahria. My builder is asking me for 80 lakh complete construction including covered and uncovered area. Since I am not an expert, I often feel like I am a fool and giving away too much money. The builder claims he only keeps 5 lakh as profit and I said OK, keep it, as everyone keeps some. And he claims the rest 75 lakh will simply go to construction. Grading is A though. But isnt it too much? Or is it OK?

Also, if one constructs a 10 marla A category house in Bahria himself, how much does it cost then?

If construct yourself by keeping only labour on contract you will save atleast 20 lakhs but it requires your time and efforts

Jitnay muuh utni batain... search on Youtube as well as talk to people. It seems alright but in end no one except you can care for your money. He might use it all in honesty and he might waste some or he might in end ask you for more. Don`t leave a project blindly on one person. Make a point to visit daily at least.

For A class construction cost is 3000+ per square feet. Usually 10 marla cover area is square feet.
Everything is getting expensive on daily basis due to $ rate.

you or some one on your behalf must continue to visit site progress. if u are outside, hire an auditor to visit weekly or bi weekly atleast. please do not leave unattended and think in 6-8 months you will get key

I am urgently looking to buy up to 5 plots of 1 Kanal at State Life Phase 2. Any one selling even 1 plot or 2 plots of 1 Kanal, I would be buying immedialtely at current market price. I also can consider 10 Marla plots as well.

Could anyone from LRE throw some light on State Life 2 as I also came across some news in a meeting that society would be announcing soon some new solution in next meeting. No doubt that location of State Life 2 is fantastic as surrounded by DHA all over and it would sky rocket one day once the decision is made.

I am also thinking to buy 1 to 2 plots for the same reason but little afraid!

Any one please comment?

The location is ideal, it would be worth be multiplied over night once matured but as of now it is in deep shitt! People are holding only because it is cheap but one day it would be jack pot for them.
I called 2 days back their office and I was told a meeting would be held soon and this time they are serious about finalizing this society.

Hi All,

I request LRE input for State Life issue as I am here at Lahore for a short visit from Dubai and one of the property dealer also suggest me the same due to its lowest price but my other friend who own plot over there for past 10 years with no benefits so far advising me to stay away from State Life.

I have been offered one kanal for 35 Laks and no society offer the same; he said it is matter of months and price would be well over 100 laks.

Need expert input please?

Why did Not Altaf says I urgently need 10 plots and ready to pay Double than market Price.
Usually people create such haste in Market to off Load their own Plots/Files so that people will Hold their Plots as something big is Coming.
If You really need 5 Plots, You will never post that I need even 2, simply will say I need One and then Can respond to all interested parties one by one.
Even people who need Next to their Plot also never disclose that they are holding adjacent plot otherwise unnecessary 5 to 10 Lac Premium have to be paid

Tax filer / Non filer

Dear Sirs,

I am working oversea and planning to make a transaction of around 15 mio for property purchase.
Since the bank charges Tax 0.6% for non filer and 0.3% for filer for any bank draft or cash
The Tax amount will be 90K for non filer and 45K for filer.

A bank employee informed me that follow the transaction as non filer and dont go for registration because govt/fbr will start sending you notices every year and will charge your fixed amount every year even you dont make any further transactions.

Please advise me; what is better option?

I don't think that the bank employee's information is correct. There is no fixed amount for charges. However, you will be supposed to file your tax return every year to remain active on tax payer (filer) list. In my opinion, you are more likely to get notices about source of income if you are non-filer. I would personally go for filer choice. By the way, I am also an overseas and I am filer. I file my return every year and declare 0 income and pay 0 tax as I don' have income in Pakistan. It would be even better for you to consult a tax consultant in Pakistan to have a more authentic view.

For filer there is no tax (0.3%) if they make payment through cheque/pay order. Secondly this is my third year as a filer & I never received any notice.

Asif Sahib: since you are overseas and source is foreign remittance. please become a filer and there is no issue of FBR. there will be no income tax on your return but only you have to pay Rs.3000 etc to income tax wakeel for submission of your income tax return on line. you will have more benefits as filer in case of buying or selling etc.

Me also an overseas and did same (become filler) and on property transactions I saved hundreds of thousand due to filer only without paying any income tax for the last so many years. Don't listen to banker etc. even in banks transactions there is much more benefits for fillers than non fillers. thanks

No WHT is charged for bank draft for filers. Also 0.3% deducted on cash withdrawals above Rs. 50,000 per day which is also refundable/adjustable by the filer.
