property price crash

hi there, this is my first time posting.

It appears that everyone has talked about the price drop in recent days but it seems to me that this is all linked to the recent violence in karachi. But long term i think pakistan is at this time at a boiling point, load shedding is another problem, its ok planning all these great places and societies but where is the electricty going to come from.

Anyway on a side issue i recently came to pakistan and took time out to meet with Mr Ch Mujahid of lahore real estate, we sat and chat for ages and we only stopped due to Juma Azaan!! a very nice man, honest and genuine. (if your reading this mr mujahid its Amin here from the UK)

Eversince my childhood, I have seen Pakistan in crisis of one type or the other. In fact, its nothing short of a miracle that our country is still surviving and somewhat intact, otherwise we have left no stone unturned to wreck havoce upon it!

Dear, Don't bother yourself too much, as we have neither will nor desire to change our future as a nation! Speaking of nation, let me ask you and everyone around that do we really qualify ourselves to be called a nation???

it is evident from the fact that everyone in this forum is so self centered that he/she only worried about the real state prices, which are falling apart. Am I right? But my brothers and sisters, don't you see our country is falling apart as well? And is there someone man enough to check this institutional meltdown of Pakistan??? Just a thought please!!!

Karachi incident came just yesterday, infact price is Going down for at least 20 Days, Yes I guess you can corelate with full CJ crisis, But it is not sole I guess prices are coming down by 2 Factors,
1. Some mergers like Parkview were sudden and unexpected and prices in Those Plots over shooted for one months, Now DHA holders thought if Plot is Park view can be 70, 80 Lac why DHA 6 should be 45 [as I had always emphasized that prices are always comperative], now prices in parkview has settled a lot and especially non possession areas are going back to previous level.
2. Overall election and political disturbance environment always affect the investors, especially in these months there is no support of ocasional overseas buyers

property prices are very cheep as compare to other countries,but unfartunataly people have no purchasing power,because our public dont want to work and develop there country same as our leaders,look islamabad rally lacks and lacks people gathered with out any reason.,i
am 100 percent sure that our sweet country will not develop at any cast,look at pak rupee value,1 poud is equal to 121 rupees ,very shame,in our country every thing is very cheep but our currency is devauled,think how our country go farward ,that is imposible every whare fraud and fraud ,the name of pakistan should be fraudistan.We are pakistani and want to invest in pakistan but it is very difecult to trust any body even on goverment,the fraur is circulated in our blood.

No offense, but your statement that "property prices are very cheap as compare to other countries" is totally wrong, just like your past analysis of Islamabad area.

Who you are comparing Pakistan real estate prices with??? U.S., Canada, Malaysia, Australia, ???? which country ??

To all:

The prices are not cheap at all in Pakistan. Not even overseas Pakistanis can afford such prices. I know lots of Pakistanis are waiting for the prices to come at reasonable rates. Only then, these peoples will enter the market.

The game is still being played by big property dealers/investors in at all major cities. They invest and take their invesments out at the right time. Only they are benefiting from all this mess. Can you justify the sudden rise and fall of prices (10% - 20%)in a matter of week??

My estimate/analysis/recommendation is that prices should come down 25% - 35% at least across the board before anyone should enter this market. Do not buy any property for the next 3 - 6 months and you will see what I am talking about. They will come down automatically.

The rise in the real estate prices after 9/11 is not sustainable.
Believe it or not, but real estate prices will only go down from this stage.

Just my 2 paisas.

When one decides to live in Pakistan, one automatically assumes the country risk. One could decide to diversify this risk, purely in financial terms, by deciding to invest outside, however, people have lived and passed their lives in this part of the world. As already mentioned above, Pakistan has always been on crossroads or at a take off stage. Nevertheless, some things have gone her way and some have not.

There have been so many other instances in other parts of the world; one gunman decides one day to shoot 32 people in virginia on campus, bomb explosion in Turkey, Basque separatist shootings in Spain etc etc to quote few in very recent times. I guess this is how the world is, uncertain. Absurd reasons have been quoted above predicting property crash; that is all i would like to comment on the above listed reasons, however, reminds me of some incidents that might help some people deciding to sell their properties cheap. During Kargil and many other crises that ensued, some people bought the cheapest properties and stocks one could acquire in his or lifetime. The point is that when deciding to live in Pakistan and assuming the country risk, these crises will come and leave, as in any other part of the world, so think twice before selling your valuables very cheap. My two cents and regards to all.

It is unfortunate that we always think of ourselves and our country being weak, bad and much more. I know people from countries which are much poorer than our country and they are living in much bad conditions but they will never speak bad about there country and so they never allow others to do it. If we are speaking bad of ourselves then how we can stop ohters. If the people above this writing have done so with the sole purpose to bring the prices of property down so they can grab it, I feel sorry for them. What a cheap way.

Who are “they” and who are “we”?

We all exercise exactly the same ethics when it comes to dealing in Pakistan, with Pakistanis, regarding Pakistani things?
It all starts from the “US” the Pakistanis and ends to “US”, the Pakistanis.
We select bad people and send them in Assembly and than start making noise over it when they start acting, very true to their nature and their known ethics?

Here on this page, same guys are showing up with different names, just to loot the innocent Pakistanis. If we are not able to administer this small place in an honest manner, how could we expect OTHERS to exercise honesty with us, on a larger scale?

Pakistan is a great country to live with and please stop throwing stones on other Pakistanis!!

I Dont think there is any real "Crash" so far there is only indication of some weakening in Price, But I think if same circumstances continue then may be prices in non possession areas may Flop earlier Than developed areas, The clever sellers can monitor the Market and sell the Property in Time.

As well as propertey is concern up and down is part of this game.Did you see what ever happend in pakistan in karachi or islamabad but never will hapen in lahore because Big parties like chaudhary bradraan (parveez Elahe)and groups dont want any problem in lahore.This is very senctive area all games are playing in here.SO any thing could be poseble within 6 months.

I agreed that market will crash. But right now I would like to say something to Ahmed Nasir sahib,

If you think that overseas pakistan should stop sending money to pakistan and buy any property. Then you are stupid and you have know idea about ecnomics and you are the biggest enemy of Pakistan. If Overseas pakistan stop send or investing money in pakistan then Pakistan will bankrupt before you know it. Pakistan import more than it export so Pakistan can't keep up with international banks and counrties payments. No body will sell you anything accept some Zakat money from Arabs (may be).

So think before say stupid things to others.

Foreign remittance from overseas pakistanis have always positive impacts on pakistan economy. But unfortunately whenever goverment of pakistan finds "too much money" in their pocket than they don't care about "sharing" the benefits or giving relief to average pakistanis. THis means that goverment don't need money and therefore they reduces the "rate of profits" on saving schemes, etc. etc. Right now goverment have too much "foreign money" in their pockets therefore they are not interested in "gathering more money" from pakistanis.

If overseas pakistanis STOP sending money to pakistan than the governents and pakistani banks will be run-out of money than in order to get money they will start attracting the pakistanis by higher profit rates on saving schemes, offering special bonds, higher profit rates on bank accounts etc. etc.

So not sending the money back to pakistan, at present, have some more positive impacts:

1. peoples starts taking out money from property. property market crash.
2. peoples start using saving schemes and bank monthly profit schemes.
3. inflations will decreases, prices will decreases

My Dear Brothers!

Assalam-O-Alaikum,

I think enough is enough. Instead of slinging mud upon each other, we should instead try to find ways and means to improve the grave conditions prevailing in our country. Believe it or not, the living condtions of most of the Pakistanins living in their own country are simply pathetic and that is one of the reasons why roughly around 8 million of them are currently living in various parts of the world. It is a fact of life that even after staying away for long periods of time, almost all of them still have the same love and affinity for their motherland. Its my humble request to all my brothers that instead of fighting with each, please do something real constructive and positive in order to clarify the mess created by our selfish, greedy, shortsighted & corrupt leadership. I am sure without any doubt that whether being in Pakistan or away from it, our nations as a whole is capable of doing great things. This is a wakeup call for everyone of us, as we have got a long way to go and the struggle is really tough and uphill, may Allah bless our country, Amin!!!

As far as the so called price crash is concerned, please don't get panicked. Please try to understand that this is part of the business cycle, which is sometimes up and sometimes down. So my humble advice to all of you is that hold on to your properties wherever these might be and Insha Allah the good times are just around the corner!!!
