No. You are also taking currency risk. Rupee devaluing is also going to hurt you big time. What you are speculating is that the DHA property that you invest in is going to increase by more than 6.5% in AED. i.e. its rate will double in AED in next 10 years. PKR will depreciate and will be half of its current value against AED by then if current trend continues so you are speculating that in PKR, property value will increase 4 times in next 10 years. If that happens, you will break even with your investment. If it increases more than 4 times, only then you will start to earn profit. If it was with your own ready money instead of a loan, it might have been a different thing but while it is possible that it may prove to be a good investment but keep in mind that you will be taking too big a risk.

Please dont take loan and invest, very risky. Currency deval is going to haunt you, interest will haunt you. If you want to invest use your own money.

Apart from the reasons above. suppose, u take a loan today, and after 6 months or i year, your job is gone, then u r in big trouble, as it would be difficult for you to rapy, and the bnak may impse a ban on you to leave UAE.

ufff man i think every one above has already given you good advise! but didn't u look at the dhiram trend for the last five years??? due too the rupee devaluation dhiram has done better than property investment in pakistan! now this is without considering the 6.5% loan! with this investment this would seem like a crary investment!

It is very good option but invest in Canada buy a property and rent it out no fear for devaluation (if there is any it will be in your favour)250K $ you can get two nice apartment and you can get rent of 2000$ net into your pocket Now you can pay the loan interest and the remaining is your saving(=35000DHS per year)

ksa bhai, in Canada, you can get loan at 3% if you have good credit. Properties there are priced according to that. Buying it with rate of 6.5% does not make for a good investment.

never do this kind of mistake i am also a victim of this blunder i thought the same way but the property price increased very slowly while the rupee got devalued at a greater pace. i lost a big amout due to this. please think thousand time before doing this.

it is not invented by him...its easy to make people fool in pakistan even TV anchors ..it is old technology ..hydrogen is a fuel is not viable to use it in cars up till now...to break water molecule continuous electric supply is required for electrolysis...which is expensive in itself and petrol becomes cheaper

Water run car was invented in US in 1930s. There was a patent issued on it too. Like KK sahib said its not economical till today to convert water to HHO to save money. There are many $200 kits available in US and homemade kit can be made very easly but no one use them yet as energy cost more to breakdown water into fuel.

He answers were satisfactory in last week program KYUN BUT in today program he show you just a bottle with wire to make HHO. That bottle dont cost Rs 40000.It cant be.Water to HHO making kit cant cost more than $100. He must be talking about full price of a full kit that may include CNG like kit to convert (any non CNG converted) engine to run on HHO. Today he used an already CNG installed kit that also run on HHO generated by his secret methos to cheaply covert water to HHO for burning as a fuel.

His work should be very appreciated and further looked into it in detail. I am sure going to research it lot more. If we can convert water to HHO in very low cost like he says he can from very low current used from car battery.With large current use you can make huge amount of HHO to run our all home stoves. We can make drinking water for salt water. We can run buses trains electric power stations on it.

I dont wanna go deep inside this discussion i.e. whether it is possible as well feasible. To prove a system there are 3 basic steps which are:
1. Test
2. Development
3. Production

The engineer should go ahead and prove it. For the first 2 steps he can find enough resources & test objects in Pakistan.

i have seen this program on geo yesterday, but still i cannot believe that only water can be used to power the car, the problem is that when you break water in oxygen and hydrogen you need energy to break this bond. Again on burning this hydrogen you are combining it with oxygen to produce energy, so the total amount of energy remains the same, where from the extra energy comes to power the car.
H2O + ENERGY -> H2 + O -> H2O - ENERGY
i have done some research on internet and a japanese company genepex is claiming that they have already made such a car. i dont understand that if they have made such a car then why on earth they are buying oil from uae :)))))))))))))

Price is OK , Location is OK it near old OPF 1 and Near Valencia, In Past OPF had Grossly underperformed in its developent standard and otherwise acquiring land and other issues, Plots are available for resale in OPF 1 And Price is Roughly 35 to 38 For an average on Ground Kanal. Due To poor Standard and Overseas owners there are only few houses here and there.
On Ground Plots in Valancia and Tariq Gardens are avialble in 45 to 48[average Location], There is no match of development standard and maintinance of OPF and Valencia and Tariq Gardens.
So this Investment is Ok only for thoses who dont have Money right now in hand and like investment on installments.

It is going to be small area, If they have any land issues, as only these issues delay the development. Other wise this can be developed in less than 2 years. looking at installments plan it looks it may be handed over in 4 years, Please take care that some of plots be close to Nallah, Another approach could be if there no significant change in price after Ballot it may be ok to buy in resale market by paying 2, 3 lacs More. You will still have the option to pay remaining money in installments. Keep every thing ready including your OPF card and remain in touch closely with news next 3 weeks. I hope this project will be discussed in detail by insiders.

In valencia 1 kanal plot price is between 35 & 45 lack. Two kanal plots are usually cheaper than two 1 kanal plots unless where there are very few 2 kanal plots but in valencia there are plenty of 2 kanal plots. So this plot should not be worth more than 85 lack even facing park. If it is facing water tank in the park then it should be worth only 70 lack. You are asking more than double price. In neighboring nfc phase 1 which is better located before valencia two kanal plots can be easily bought for 65 to 70 lack. It seems you are only trying to make someone fool here and trying to hit jack pot by demanding double price.

People visiting webste of Lareealestate have every right give their opinion about the market trend and valuation of plot. But in this case many opinions did not have any economic substance.our currency is depreciating continuously, population is increasing creating demnad for houses. The real estate prices in Pakistan are catching up with it's real value.
There is a hunger of good Plos in the market. Recently 5 marla newly balloted plot oha town phase 9 DHA were allotted at Alloted at Total cost of Rs 10 lakh. When the market opened for these plot the price was 15 lakh. Meaning investor made 5 lakh profit on investment of Rs 150,000 only. What does this indicate. The economic condition show that real estate is in short supply.
