DHAI-1 and Bharia Town
My very dear friends,
ASSALAM-O-ALIKUM,
I must convey my true feelings for the nest investment in Rawalpindi/Islamabad is Bahria Town. All phases of Bahria Town excellent.No match to this development at all. DHAI-1 is also good location wise and in furtue after engineering it will look more good. No other society/housing is better than these 2 which I have told. I have seen the area myself and I am positive that it is the best and shall be best for all the times Inshahallah. Few people you are alwyas negative on this forum please, do not blame the reality and talk realistic. Next election has nothing to do with real estate. Nothing will come down and Malik Riaz will not run and DHA will exist and nothing is gonna sink.These two BT and DHA-1 you can build home and live right away, free from pollution, a class of living etc....
Accept from your heart that BT and DHA are two main franchises and best private franchise is BT. Its bringing quality.
This is my realistic approach which I told, I am not concerned with the prices as in market nobody is sure but what I saw and have feasibilty this is the best. If pindi bypass( Ring road) is made then BT phase8 and DHAI-1 will be much closer to new airport and even ISB shall be easily accessible without going into rush. Shukria

Dear Friends,
For investment in Rawalpindi and Islamabad is DHAI and Bahria Town only. Bahria Town is far beeter and well located and considerable much cheaper and well modernized than other societies.
DHAI-1 is also better but needs more rengineering and shall take another 5 yrs to come up few more standards.

Bharia Town Rawalpindi from Phase 1-8 excellent
There is no doubt that Bahria Town rawalpindi is becoming more and more beautiful. All its phases look great and excellent. I went there after 3 years and once I saw, I found excellent and best as compared to all hosing schemes. To me it is best investment and I can make house and live right awya with statndard class living. I f I had to invest I shall invest in Bahria Phase-8 only. Excellent development. Please to make sure visit and see the things from your eyes. No match to bahria town. I have advised my relatives and visit there. Before going there people speically few property dealers scared me alot that bahria town investment is bad and so many stories against bahria but I hardly found anything negative.
Excellent customer service and neat and clean environments. I advise my brothers and sister please do visit and then decide donot think self made stries. Past there was problem but now I donot think so and it will be better if u live or invest.
I am really happy to see.

zada khan...wake up. you are too much impressed by charming roads and chaged animals. bringing life to that area is still a major challenge for BT.Rwlp.
i wish, there were some signs of real community living there. its alread more than 10 years...and life is too short my dear. |

I was in Pakistan iin July. I visited different societies. Yes i like the quality of Bahria and you get the best value for your money.
Regarding Bahriatown Pindi-Islamabad, first few phases are developed and occupied. Not fully but still people living there. Phase 7, is ghost town not even single home. I visited Phase 8 with intent to buy a plot. There is some work going on but they could not answer some of my questions like what is where. I think Phase 8 will take 10 years to be able to build a house there so i did not buy plot there. But this is not only with Bahria Town. I saw Defence Phase 2 also empty. Absolutely no houses whatsoever. If i had to chose between defence and Bahria, i would blindly go for bahria.
In Lahore, i was surprised to see how quickly people are building houses and moving to Sector B. Even here, i would prefer to buy in Bahriatown as opposed to Defence for 2 reasons.
A. Defence is way too expensive compared to Bahria
B. New Sectors of Defence will take much longer to develop compared to Bahria |

So far very few people are willing to reside in BT. Mostly it is ghost town far away from the down town of Islamabad / Rawalpindi. Inadequate maintenance is also causing its outlook to fade away. It is just matter of time when BT will look like "Ghoray Shah Singh Pura Area" of Lahore or Puranaa Qilla of Hyderabad. |

Bahria Town is not a ghost living. Comapre the development, beaury and style of living as compared to other housing schems in Isb- Rwp its the best now. Its not far as you think. Bharia town is much closer to Down town and well located as compared to DHAI. Its a living of peaceful minds, away from the pollution of downtown and rush area. Hardly 5KM away to downtown means far away I feel laugh and pitty on the statements mentioned above. If such type of mentalities are there then I doubt that Pakistan to progress same old and narrow minded people thinking of living in down town areas of narrow streets dont intend to expand and donot want to live in the community of high class.
Compare the distances from europe and USA where communities and societies are far away from downtown almost 25-30KM minimum and people donot like living in downtown. Where as bahria is at peaceful, environment free, class of living and tatsful people mind living who has standards in live. DHAI is also good which is more expensive as compared to bahria and locations of DHAI is pretty far as compared to bahria. Please be realistic and have good approach in life. Try to highlight the facts donot hide facts. appericiate what has been done and whats is being done. |

I am fully agree with shahzad on above.Instead to discourging people and giving all vegative aspects we should be realistic.Modern life style is changing now people want to live in bit far area rather than "bhati" "lohari" type areas. Living in down town is awful.
As far as Bahria Town is concerned, Me and my family visted in recent past, we found a piece of art living over there. In my openion
giving chance to live in that standard and in such a nice and affordable cost, it is unbelievable.Being Exptriate Pakistani, let me tell you the perfect match of cost with living quality.Bahria Town is the best ever scheme in whole pakistan even better progress and speedy work and very reasonable price. Lot better than DHAI or even on the westside edge of Islamabad where the new Air Port is proposed.
Further to add, my friend Mr. Hussain is very good friend of all of us but I noticed that he seems always negative every time. And, he consider ought to put negative comment on every discussion.

The only negating thing about BT is that they are keeping increasing the maintenance chares with the passage of time and this IS the only factor which has always been prohibiting me to invest BT Rawalpindi.
In Safari Villas, the fist BT residential project, they have increased now up to Rs. 3000 per month and GOD knows only how much further more in future. A retired person would never love this ever increasing monthly mandatory payment.
Yes of course the services being provided by BT do cost but being in private sector and dependent totally on the sons, nephews and brothers of Malik Riaz, who will be able to stop the ever increasing greed of Malik’s family? The govt? I doubt…….
Paying this much money every month to BT, you feel like you have taken the house on the mortgage, apart from the hard cash you have already spent in buying the house.
DHA, on the other hand, is getting Rs. 1000 per YEAR and if they ever increase, it will not be like BT as military officers themselves will never like to be the victims.
I have a silly question and requesting someone to answer me please!
Suppose, ALLAH forbid, if the approach bridge to BT Rawalpindi develops a crack, I know Malik Riaz would have it renewed but would his nephews and brothers?
Dealing with private people in Pakistan, these considerations must always pop up in one’s mind if one is going to invest with them.
A word to the friend who commented on DHA-2!
Brother! Did you ever visit the phase two lately? There are housing being built in every sector. In fact there is a Malaysian company contracted by DHA and IS busy in building nice houses with quality, little expensive though. |

one has every reason to conclude that few people on this forum have biased opinion about BT. u can see few examples above. Never mind. let them say what they want but reality on ground will not change. BT is giving a great opportunity to the middle class of this country to enjoy a standard living in Lahore and Rawalpindi. No doubt about it. Forget about distance form downtown, as it would not a major problem in future rather a plus point. Look at sector B in lahore, it is popuated quickly. Same u would see with Sector C and Overseas A , once completed. One who surveys all housing schemes in Lahore and Rawalpindi, finally concludes that BT is the best. This is not a quetion of someone like myself being over impressed but perhaps critics here have been with some baseless ideas and opinions and rather have held their grudge against BT for some unknown reasons. Come on guys.... get out of greed and money making minds and think about genuine home builders in our society. Fortunately they have a good place to live in suburbs in the form of BT as u have not left anything affordable for them inside cities. Now u r making them scared with your strange and funny ideas. stop it now please. |

I like Bahria Town developments, but I have reservations:
1) Unfair pricing: 4500 sq. ft. houses built on 500 sq. yard lots and sold under "The Meadows" brand in Rawalpindi/Islamabad were booked at Rs5.0m approximately in 2002-03. The booking price is now Rs18.0m approximately. An increase to 360% in a little over 3 years.
And now DHAI is making a fool of the people by asking for similar amounts for booking of villas in Overseas block. The price in the vicinity is Rs7.5m. How much premium is fair for BT & DHA? Is 240% justifiable, when you are located out in the boondocks?
2) Non-disclosure: There are so many dealers associated with BT officially, yet the market is kept in the dark about different charges (small or large) that are levied from time to time, and where plot/house owners express surprise.
3) Development of BT Phase-8 is reportedly ongoing (I have not visited the site). Transfer of plots is allowed, yet development charges are not declared. Is this good business practice or bad business practice?
4) The web-site for BT Phase 8 states, "Lifetime maintenance by Bahria Town Pvt. Limited." There is a very legitimate question that arises: Who will regulate the maintenance charges? Do you trust BT to be reasonable and fair? Even if you do, why should you agree to be left at the mercy of a private limited company? You must demand compliance to existing regulations of Rawalpindi and or Islamabad.
The CDA regulations dictate that after private housing societies are given a completion certificate, their maintenance will be taken over by the CDA, and residents will pay property taxes just like they do in CDA developed sectors & areas. I am sure similar regulations exist in RDA areas. Now, you may argue that RDA has not provided maintenance of any decent standard. I agree. But CDA has done satisfactorily. At the least, BT should be forthcoming in declaring the amount it charges for maintenance, and this amount should keep a verifiable parity with what CDA charges, for example.

I believe that the CDA charges Rs7-8 per sq. ft. of covered area as property tax per annum. So, for a 4500 sq. ft. house, the tax would come out at approximately Rs34,000 per annum. If the house is self-occupied you get a 50% rebate, i.e., you pay Rs17,000 per annum.
I ask BT residents & dealers: How does this compare with what BT residents have to pay?

If BT charges were clearly stated, I would invest in it. Since they are not, I don't want to allow myself to be pushed around. Hence, I wait!
I realize that the quality of BT develoments is high, and that BT has been a trendsetter in Pakistan. |
