Best Sector of Prism

Dear Experts,

Kindly advise me the best sector of DHA Prism for 5 marla investment. Some are favoring K sector due to interchange while some suggested R and other sectors.

Kindly guide.Thanks

Dont listen to anyone - just look at the map.

1) R is close to sector Q which is the mega projects like the waterpark, DHA college and DHA university. Also the DHA JV probably a mall or a hotel will be in sector Q. Check how easy the access from R to Q is.
2) R is home to one of the largest playgrounds in Prism. Also it has the one of the highest number of playgrounds for a sector. Plus 2 schools and a very large marquee.
3) DHA has chosen R block for its 118 kanal DHA apartments complex project.
4) Easy access to LRR South.
5) DHA upper cuttings will be developed sooner and R is closer to A, Q and B that comprise of the upper cuttings.

I see the prices of marla plots in R block exceptionally higher than other blocks, but the prices of 1 kanal plots are less or average. What is the reason behind it?

Its quite easy.

All sectors have 1 kanal plots to chose from so people can switch to A,Q,C,P,B,D etc etc sectors if they dont like a 1 kanal plot in block R. However, if one wants to buy a 5 marla plot, he or she has very few options primarily J, K and R. Its an easy competition for sector R so the demand is very high here on 5 marla plots.

I think in dha phase 9 prism Sector P, D, Q, A , B are the priority and VIP blocks due to many reasons. Rgds

I dont know your plot number so I cant advise. Do you have extra cash? Can you invest in R block by adding a bit extra. You will get much higher return on those extra few lacs.

Bahria Town

Hi - I'm an overseas Pakistani. I purchased a plot in E sector Johar Block after paying all installments in BT Lahore office last month.

Now after one month - when i called they informed only 1 installment with down payment is clear.although I've all documents with me but yet want to know the following.

is there any fraud chances in Bahria Town ?

Transformation to other person is only done after paying all the installments - is this correct ?

as I'm out of county what steps should i take ?

ear Ali Raza Sahib,
It is may be due the reason that IT department has not updated the status of your plot. If you have all the documents (specially payment receipts) with you, then there is nothing to worry about. You or some one on your behalf can get the record corrected by visiting Bahria Town office. You will be asked to provide the documentary proof of payments.
Please get the final account statement when the issue is resolved. If they have imposed any fine or surcharge due to non payment, get it waived off as it is Bahria Town's official fault. If you will not get it corrected now then you may face problems when selling or getting the possession of your plot.
No one can give any guarantee about Bahria Town or any other organization. Generally this kind of frauds are not found in Bahria Town so don't be upset in this regard.
Yes, Transfer of plot is only done when all previous dues are clear - Meaning all the due installments are paid.
As you are out of country, some one on your behalf can clear every thing so remain satisfied. It is not a big issue at all.

No need to worry, take all the receipts to Bahria office and they will update the records and give you most recent statement showing no penalty. It happened to me also.

after sending the scanned copies of the payment. they updated the system. but now they put some surcharge of like 35k. need to really send someone to know this science.

other party delayed the instalment and it may be due to that. but it was cleared by other party when was transferred to my name. also, transformation is only done when all dues are clear.

why it is like this, any feedback from you guys ?

I have already mentioned this in my reply to your post.
It is due to the reason that (AS PER BAHRIA RECORD) the installments were not paid in time. The system automatically keeps on put surcharge on daily basis.
You have sent BT office the receipts copies and your record is updated BUT the guy on system can not remove the surcharge by himself. It needs to adopt a certain process which also includes a written application and approval signatures of concerned authority.
If you do not get it waved off, the surcharge on surcharge will be applied. And if due to some reason Bahria Town changes its policy NOT to waive off the surcharge then you will be in difficulty when selling or getting the possession. And if due to some reason the surcharge is waived off without adopting the proper procedure then it will also remain there and will appear at the time of transfer.
Please get a final statement when you get the surcharge waived off. IT IS VERY IMPORTANT.

sorry to ask a non related question. Does any brother know any good Islamic school which give religious education in Lahore(preferably in English) and have parallel conventional education????

I found one but trouble is that its in Mumbai India ...by Dr Zakir Naik IRA school system....it sounds really good..... exactly what i am looking for.

Any comments suggestion are welcome.

My daughter is going to a grammar school in England but i want to get her admitted in some school where she can learn Islamic values, Arabic, Hifz good part of quran, along with conventional education preferably O Levels in Lahore.

Go to Scills gulberg. Its email is and ph no . My two daughters studied and studying there. It is good and my daughters also shifted from Lahore grammer. They learned Islamic and other studies in eglish.
It is better option as My wife and I did lot of RND in this and eventually we found this school.

Once when I was in my 30's( I am now in my late 70's) I asked a scholar about following a peer or a "maslik". His answer was that nearly 99% of the times your heart which is where Allah is always there, will tell you what is right or wrong (only if you honestly listen and follow it).Only 1% issues are such where you might have some confusion . At that stage pose that question to two three such scholars who you think are good and then follow the that ANSWER which appeals to your "heart". Heart again is the key. Please get out of the old rut as to what belief or sect a particular person belongs. Listen to them with open heart and mind and follow which you honestly believe is more convincing to you.

I am not looking for co education modern Islamic school but I am looking for a girls only traditional value school with conventional education.

I am sorry, but I do not want to start a full fledged debate on the issue. Religion is a very sensitive matter. As parents, we strive to bring up our children in the best possible manner. My ideal, as to what I want my daughters to grow up to be, might be very different from yours or someone else's. I let the matter rest there.

The price the person is quoting is very high. I'll much rather buy a 1-kanal plot in Sukh Chayn for 10 lakh less than this and for 50 lakh, there are much better places in Lahore where you can invest.
