Pakistan passport holders have to get Visa from Malaysian Consulate in their country prior to leaving for Malaysia. In pakistan, TCS is handling Visa services and usually takes 3-5 days

Plots that has been alloted (not the files) and given numbers will be given possession in year time provided development work finish in those blocks as they will give possession by blocks like (multi/tele garden), positive development in progress.

my wife has to visit US to visit her family relatives(khala phupo etc), but we haven't obtain invitation letter as i will be responsible for all the expenses for trip etc, but she will be staying at her relatives.she has been to US last year and came back with in the time frame of visa, at time her sister send invitation letter but her sister is no more in US now

Following are the documents that i have prepared in order to show the visa officer,

3 month bank statement, medical insurance letter, a letter from my company stating my annual salalry and i am employed and my wife in uae is under my sponsership and will get back after holidays plus i am attaching Credit Card copy with credit limit specified on bank letter.

Please advice if i need to show any thing else, most importantly what are the chances for getting visa. is there any thing that is missing or to be avoided. do i need to write a letter from my side stating that i am sponsering this trip and all the expenses will be covered by me, however in application itself i am mentioned that i am sponsering her.

Please advice.

I think most frequent reasons for denial of US ***visit*** visa are as following.

- National security, usually young men with ‘objectionable’ religious, national or ethnic background.

- Unclear objective or plan of visit

- Unconvincing objective or plan of visit (where ‘unconvincing’ depends on context of applicant, the same objective could be convincing for some applicants but unconvincing for others)

- Absence of evidence of sufficient funds or resources for two-way travel and duration of stay, multiplied by number of individuals to visit, plus expenses expected back home during visit, plus some safety cushion. Its better if this financial sufficiency is demonstrated by the applicant. But sometimes it may also be acceptable if demonstrated by someone else depending upon context of applicant and sponsor (like if applicant is minor, housewife, elderly or sick and sponsor is immediate relative with provable relationship).

- Absence of evidence of stable/settled/aged/strong employment and financial ties (like aged ownership of illiquid assets) in home country. To a lesser degree similar applies about personal ties in home country.

- Presence (NOT absence) of evidence or even hints of too strong personal ties already settled in US (like spouse, fiancée, sibling or parent). To a lesser degree similar applies about financial ties in US.

(Note: in ***immigrant*** visa processing the last two points are reversed. Also in case of immigrant visa the evidence of financial sufficiency isn’t expected from beneficiary, but the sponsor in US.)

In my observation usually US visa officers are quite objective in their processing (unlike general impression that they are sitting there to refuse), and for genuine or genuine-like applications the chances of visit visa won't be too low.

Police Character Certificate
Moderator - I will appreciate if admin can please leave this post as its a general question for which I can't find answer, its not related to property discussion.

For canadian Immigration - is it compulsory to get police character certificate from UK 2003 / Pakistan as i did my degree from UK and schooling upto 2000 from pakistan, but i am living in Abu Dhabi from past 5 years on residence visa, I can arrange UAE police character certificate easily.

Please advice on getting UK/Pakistan police certificate, is there any fast procedure or guidelines, any idea how long will it take?

Secondly I got my certificates copies(secondary/higher secondary) & PP copies attested from Pakistan Embassy, but canadian immigration guidelines says that all copies must be notarized, will they accept my copies attested from Pakistani Embassy or i need to get this done from Pakistan, please advice on that too.


I will appreciate kind response from fellow members who have some idea about canadian immigration.

plz you can visit SSP office located near District Courts
lahore. Meet Superintendent Clerk, get forms, fill it and deposit it to them. Procedurally they will mark your application to local police station, who will visit your location and after verifying will send you the form. For VIP treatment give them something 2000 and get it over there.

Waji Sahib,

You should simply scan all of your documents and send it to pak and ask somebody to get it attested from Notary Public with green ink pad (Attestation for Foreign Embassy) and send it to you by post. It will take around 10 -15 days in total.

Secondly, for Police certificate, you have to get one attested form from Pak embassy for obtaining the police certificate in pak. otherwise, you can send an authority letter to one of your relative alongwith the copy of your passport and he can submit the
forms in SSP Office on your behalf alongwith some 'Nazrana' and you will get it within 4 - 5 days.

I am living in Norway and have been through all this hectic process recently.

I am applying for UK police character certificate tomorrow, they will cost about 70 pounds for urgent process, similarly from UAE I will get it in a week time.

You are more than welcome. Also, you have to provide a photograph as well. Further,You and your family members who are 18 years of age and older and are not permanent residents or Canadian citizens have to provide:
a valid police certificate,
These documents are to be provided for each country other than Canada, in which you have lived for six consecutive months or longer since reaching the age of 18.

Please follow the following instructions guide to prepare the documents only

Its better if you will get it attested from Notary Public (you can scan the docs. and send by email and they will print out in

Residence Visa Base on Buying Property In UAE
I know this topic is not relavant to this forum, but I just wanted to know something, UAE residence visa will be given if some one buys property in UAE (either Ajman / Dubai / Abu Dhabi etc)

Does any body have any uptodate information on that? as one of my relative who is moving from US want to settle here ASAP but some one told them that its not possible to get residence visa if you buy property in UAE, i don't know is it right or wrong gossip.

Yes sbaiq is right, There are no Visas attached to property of UAE it is now 100% Clear. The property is called freehold it means any one could
buy but there is no visa. People had been getting visas on Ajman and Dubai properties, this visa was for residence only you could not work on that, but now it was made clear that no one holding these visas will get renewal.
Now Dubai and Ajman Govts are telling that developers told lies to people and they warned the developers to clarify to buyers about this status.
[But as matter of Fact this is long story there are some disputed aspects, Confirmed status is same as mentioned above]

dear visitors,

correct me if i am wrong..

yesterday night i was came from US, and saw on abu dhabi immigration our ex-minister Qasuri sahib, but the weared thing that really hurted me was his American or canadian passport(blue in color) as he was presenting that passport. But we had him as our minister (Strange Pakistani Politics - how about zardari (no comments))

Second thing was, he was arguing on the fast track immigration counter to let him go quickly just on the basis that he used Etihad Airline which is Uae national airline, the officer at immigration was explaining him that he has to buy a Fast Track Card which will let him use that counter as normally there is no crowd....

lastly, he was using comb after after every 5 minutes to give his (few but he has some) hair style...

I hope it wasn't a mistake but that is what i saw and shocked when he was using passport other than pakistani...

This is a continuously evolving world. Some societies will go thru the process of change before others depending on how vulnerable they are. One one side, I see a skyscaper in some camel-land where most of Pakistanis are exploited, and on the other, I see the ruins of Mariott Hotel Islamabad in my beloved country.

As most of Pakistanis are upset today because of what is going on in our beloved country, with the latest tragedy of Islamabad Mariott, its hard for some of us to not to think whether "Are we really a nation or just a fanatic population".

Getting perished is not an option, as we will "Inshallah" get thru this. that day is not far when people in our far flung areas will donate for a school as well as they do for a masjid. People will be taught about the life on earth as well, and not only a life above the sky and below the earths surface. When people will really understand the religion in spirit and not make it a ritual or "Pooja Paat".

That sky scraper is probably in
Dubai or another camel land, but I can only comment on what I feel right now. I feel miserable, and especially for that security guard dressed in dark clothes on TV that was trying to put out the fire with a fire extinguisher, without realising what was about to come. I pray all those that persihed in this tragedy and their families that have to bear this loss.

Long-term trend is bullish but short-term is bearish. IMF has recently announced to
sell a significant proportion of its gold reserves, this will have a bearish short term outlook for the yellow metal.

Also, the rally we saw in later part of last year and first quarter of this year was mainly due to investors looking for safe heaven. If you look at the world financial markets (stock and credit), they have rallied since March. Gold has been down since March as investors are going towards risk-seeking assets (away from gold).

I'm long-term bullish on all comodities but short-term for gold looks bearish.

There is NO other way but to present your document in Forign Office either in Shadman
Lahore or in Islamabad.
I do not know that year when you passed your degree from University of Central Punjab. If it is 5 years old then you might have problem in its attestation. Otherwise all the documents from Punjab Board will be attested without much problems. Due to too much rush you either have to spent almost a day or an agent services will be required. Thanks.

UAE Residence Visa ( cap of SIX month exceeded)
Dear All

My cousin have UAE residence visa issued from Abu Dhabi, he has been out of UAE for more than six months and will be coming next month, if he will come to Abu Dhabi how much fine should he expect to pay or they will not let him enter, he wasn't able to get back to UAE with in six month because of his personal family problem.

If any body stays outside of UAE for 6 months, his visa gets automatically cancelled. And he can not enter in UAE. It is advised that let your cousin contact their company`s PRO and explain him the situation and seek advise from him.

In my recent visit to Pakistan, I was impressed by G-15 development work, and possession is already given, its only 15 km away from Zero point and DHAI is about 20+ km from zero point, DHA development is on full swing...

I am interested in Catagory-A 3 bed room apartment in G-15. If any body who can provide me rates for these apartments, that will be helpful.

Regarding G-16 development nothing but only Board of society is there :( which is quite disappointing, and my investment there is already at a risk.

Islamabad: Investors in Pakistan's property market are eager to see a halt to falling prices which have continued for several months, as the country remains in the midst of a potentially turbulent period running up to its next political transition.

With elections for the president and the parliament lingering in the next few months, prices are likely to remain subdued across the property market. To some extent this is a natural occurrence.

As political uncertainty grows, indicators for business and the economy such as real estate values are bound to suffer. The most optimistic scenario overseeing Pakistan today is indeed that this phase will in an all probability just be temporary, and one which will pass away as time goes by.

But there are at least two elements which must be a cause for medium to long term anxiety if not outright concern.

Sharp rise

On the one hand, the sharp rise in property prices in the past few years before the downturn, sharply lifted values for areas which were far from being developed any time soon.

Hence, neighbourhoods in Lahore and Karachi which are the two biggest cities, saw a sharp rise in costs even for properties which existed largely on paper and far from real life development.

Investors in such properties obviously invested on the basis of expectations for further speculative rise in prices rather than price rises being driven by real life realities. It is therefore far from certain if real estate developments that exist mainly on paper will see their fortunes improve any time soon.

On the other hand, the rush to invest in real estate has taken place without a close appreciation of the deficiencies surrounding some of Pakistan's most sought after neighbourhoods.

Basic amenities

Recently, torrential rain in Karachi, the southern port city, saw flooding along some of the most affluent neighbourhoods around the area known as the Defence housing society.

This is the neighbourhood where price rise has been among the steepest anywhere in Pakistan. But it is also a neighbourhood where basic amenities such as proper drainage of rain water remain far from adequate.

For those who want to enter the fray of Pakistan's property market with the intention of building a house for their own use, shortage of key facilities may work to deter future buyers.

While there are many reasons for caution surrounding the property market, there are indeed still the cases of some of Pakistan's savviest investors who will not be deterred from making fresh investments. In the coming months as property prices edge further down towards being bottomed up, this may indeed be an ideal time to invest even though prudence may dictate the time frame for which people may want to invest.

being an oversea's pakistani, i need some information regarding the remitence book, is there any advantage of that book, can i claim any benefit on behalf of money that i sent to pakistan and made enteries on it. i always remit using bank, citibank mostly. Never heard of it or any other benefits. Regarding efficiency of consulates, i better not talk about their stupidity.

A Widow of a pakistani who was killed in 9/11 backlash, asked me to get copy of his death certificate attested from the consulate. New york consulate told me that it has to be sent to houston because death occur in tx. tx people said we should contact dc as the family does not live in tx , when contacted dc, they said it should be done by ny as the family is in new york now. Finaly when i got upset then a person in dc said any consulate can do that but you send it to us we will do it.

As far as I heared, that remitence book is only an advantage when u want to reniew your passport, regarding Custom Allowance i heared when you present this remetance book they say its not applicable for any custom allowance, however we know its written in the remittence book that you can have custom allowance, but unforunatly at custom corner at airport they don't care about the amount that you remit to pk. which normally discourage Oversea's Paki people. One of my friend who start talking with custom officer regarding the custom allowance, the officer said contact mushraf :( to come here and give you allowance but we can't give you any :(

One thing that really upset O.Paki is, we have no
value abroad and even in pakistan, specially people who are working in Middle East.

Even there is Retirement Plan as per OPF website i don't think that would be 100% right, we have seen many Examples by OPF like housing schemes, and few others, they simply do nothing for Oversea's Paki.

AS far as i see, only OPF School are working properly, and we can get some benefit in fee in those school for our child.

Hope our country will start realizing problems faced by O.P soon.

investment in this society but not sure about the market value at the moment, my kanal plot is 343, which i bought roughly around 22lacs more than a year ago.

May be market is moving -ve but as far as information that i have for this sector is, that, water tank is underconstruction similarly severage as well. Its expected possession is in second qtr of 2008.

Similarly i got an offer from one of the plot holder in the same sector who has plot opposite to me :) which was better than the rate i bought it.

Atiq Raja is more experience than me in terms of property dealing as he is in this business, I am not a property dealer/broker. As Atiq said DHA
investment is good, there is no doubt about it. Regarding CDA sectors its slow game no doubt, but at the end the main thing that matters is money, if you think you can invest in DHA go ahead as its one of the best investment at the moment in Islamabad Town, but keep it in mind its little bit away from ISLAMABAD city similarly G-16, which is also quite out of Islamabad Main City Center.

Since i am not in pakistan, so after paying last installment, what i am suppose to collect from GOlden Palms means the papers of plot?? do i have to goto their office personaly to get the final plot documents, or they will send me all the documents for my plot on my oversea address? what do we call those documents that i am suppose to get after paying last installment?

Refund For Unsuccesful applicatant ( DHA-7)
Dear Forum Users & Members Asalam-0-Alaikum,

My mother also applied for DHA-7 plot, while she was in karachi, and unluckily she hasn't got any plot in DHA-7 Balloting.

Upon speaking with DHA personel, she has to go back to karachi as she is in ISLAMABAD, in the bank (Al-Baraka) where she has deposited the money.

Is there any way around that she can get the money refunded without going to Karachi.

Asthama & UAE residence Medical Exam
Dear Forum Users, I need some information regarding the UAE residence visa.

One of my family member is coming to UAE for residence, but to get that visa stampped on the passport that person has to pass the medical exam.

That person has Asthama but normaly he is fine and never felt the need for Inhalers.

In uae medical exam, person has to go through Chest X-Ray and blood test. do u think that person will get passed through the Chest Exam?

Your help wil be highly appreciated.

I know its not the right place for this add but some one who is from UAE can help me in that.

i think he will get through medical as the blood test is for aids, and some other diseases but never for asthma......i know some ppl with asthma already living here in uae

Usually immigration related exams are for contagious diseases (like TB) or STD's (like AIDS).

Since Asthma is not contagious, it is not likely to be objected (unless that person is going on work visa and Asthma can interfere with that work).

I give you exact information, only lung TB [Shown on Xray chest] and HIV infection are tested in UAE medical Visa. Hepatitis B is also checked but only for home servants, Barbers and food handlers . Hepatitis C is not checked at all, Asthma is not checked no matter how severe. But I would advise him to have Xray and check with some Radiologist that he is not having TB SPOTS IN UPPER LOBES as we know many laymen either dont differentiate between TB and Asthma or intentionally label their old/Treated TB as Asthma. asthma is noncommunicable disease and usually does not show on Xray.

First of all i would like to thank all of those who participated in my question.

Your feedbacks have given that person confidence.

That person hasn't used any inhalers from long time, as he says that if there is dust around or bed sheet/floor is dirty/dusty than he got problem with the breathing than he feels the need of inhaler but rarely used any inhalers.

I hope that person will get through medical exam.

As Mr Jameel said that its better to have x-ray exam I will recommend that.
