I am confused about one matter. LRE posted below info today


DHA Lahore Phase 9 Allocation Files 5M = You can Sell at 12 & can Buy at 12.25
DHA Lahore Phase 9 Allocation Files 10M = You can Sell at 20 & can Buy at 20.25
DHA Lahore Phase 9 Allocation Files 1K = You can Sell at 33.60 & can Buy at 33.85


DHA Lahore Phase 9 (A, B, C and D Blocks) Residential Plots Available (Under Development,50% Complete)5M = 21 To 28, 8M = 33 to 38, 10M = 48 to 52


My question is, these two are different Phase 9 ?
People say balloting is not yet done then how come phase 9 plots are 50% complete?

The difference is a *FILE* and *PLOT*

File is a potential plot with uncertain location while Plot is a land

with location.

There is a single Phase 9.

In DHA Phase 9 A, B, C & D Block are called DHA Town as well where develoment is in progress.DHA had allotted 5 and 10 marla plots to shudas of army and army personnel (Sobadar etc) in phase 9. DHA town or phase 9 proper are one & same thing. No difference between DHA phase 9 or DHA phase 9 proper.The Major ballot of phase 9 files is still due.

DHA Town is part of phase 9 where plots were allotted to Shuhada's families and they are selling those plots. Blocks A,B,C and D are
the DHA Town blocks where development is in progress. Rest of phase 9
has files which will be first balloted and then development will start.

Reality is that parts of phase 9 (A,B,C,D blocks) are balloted already and undergoing development. But most of DHA phase 9 is not balloted yet and is being traded as plot files. After balloting these files will be converted to plots and development charges will be added.

What is the difference in File and Plot? Can you please explain about Files trading in real-estate? In which stage a file convert into plot.

Which investment is better amomg two of the following,, paying only 10Lakh more is not a good buy for 20M (1K). waiting time of Balloting will not be the same either invested in 10M or 1K what do you say???

If you have funds for one kanal File, you should go for 1 kanal .It is worthwhile to have one kanal instead of 10 Marla

Every one is warned few smart & big holders have started to sell their DHA Lahore phase 9 allocation files (After the news of crappy file business in DHA valley Islamabad). NAB have started major investigation of DHA Valley Islamabad allocation files Scam.

It is very likely DHA 9 Lahore file business will also be looked at closely by GHQ & NAB in next few days/weeks ahead. This was the major reason for nearly one lac price correction in DHA Lahore phase 9 files in last 2 days.

If you want to buy a file to be safe hold your purchase till its near 22 to 23 lacs price range. If you are a seller you must act fast and sell in hurry before its too late.

lol... Mr Zeeshan... stop comparing apples with oranges...DHA valley was for sure a fraud and mostly ppl got to know as soon as they were alloted plots...if you ever get a access to go in the record room of DHA lahore office you shall be able to see the land possesion record of all the villages :)
DHA phase 9 remain a best location and only hope to get a 1 kanal plot in DHA at 2.7 miilion (right now) and off course development charges shall be applicable once ballot is done ....wise man can imagine what shall be the price once the ballot is conducted :) :) thumbs up phase 9 holders....

DHA Lahore Phase 9 Allocation Files 1K = Buyers at 25.90 & Sellers at 26.10 (Recommended for both Short Term: 2-3 Years & Long Term: 5-10 Years. Do not worry about daily/weekly up/down/volatitiy/fluctuation/noise.)


What is mean by short term 2-3 year and long term 5-10 years. Does it mean its not good for less than 2 years?????

Property buying selling is not like stocks buying selling. If you want to gamble go to stocks. Property should be bought keeping min 3 years in mind.

dnt forget the time when this phase 9 file rate was 40 lac ,why u ppl always say 6 month b4 the file was of 15 lac dont forget this file was of 40 lac few years b4,i bought it in 36 lac and still i m waiting and hoping one day this will surely touch the sky ,nw ppl have no other choice dha phase 9 is the upcoming project of dha ,and location is the best one ,and dnt compare it with phase 7 becuz 1 kanal of phase 7 cost min 38 lac and in 38 lac u got a worst loction plot in z block ,wat if a person have 27 lac and he wants to invest in dha than dha phase 9 is the best option as he can arrange rest of the money means devolpment charges in the time which he have till balloting.

DHA Lahore Phase 9 Plots of 5 marla total price is 15.50 to 15.75 lacs ( 10 lacs paid to DHA Lahore for booking price and rest to person who got plot in ballot as profit money)

DHA Lahore Phase 9 Plots of 10 marla total price is 27.50 to 30 lacs ( 25 lacs paid to DHA Lahore for booking price and rest to person who got plot in ballot as profit money)

DHA Lahore phase 9 allocation files buyers at 17.90 and sellers at 18 lacs ( Files are extremely hard to find as dozens of buyers and hardly any sellers)
