But ur analysis approach is quite naive. Not all properties gain at the same time, each investment will have its own dynamics and timelines.
DHA Multan hasn't really taken off yet and its unfair to compare it with mature properties.

IF you wana compare, compare them again after a year. Am sure we won't find u talkin on the forum then. :)

You like to feel like an expet but tell us honestly have u even seen Multan and the location of DHA? :)

Meanwhile have a good time in ur A block plot of Prism. :)

I still recommend above for next 1 year as best performers inshallah and I have stats and analysis based on fundamentals to prove. Inshallah time will tell year 2017 SOUTH LAHORE big societies LAKR CITY, BAHRIA ORCHARD, DHA RAHBAR will outperform.

Bahria Orchard is leading all other soceities.As I used to say my dear investors,Bahria orchard is a diamond on Raiwind road.I believe it is still highly underpriced and the best to invest for short term as possession is nearby.As Ekrar stated 75% gain.I observed the situation personally,it is almost 100% gain just in one year.Experts are expecting more gain and price boom after possession of C,D and E blocks.

I am a silent observer but i think this forum is just becoming meaningless every morning the same debate start Prisim, Phase 7, Ring Road and Fazaia. purchaser thinks he has to get file on 50% lesser then Market price and Seller thinks to get overnight gain of 200%.
So what this doesn't proved that lahore properties are the best. I still remember people in this forum proving phase 7 is the worse and Phase 9 has no future and demoralizing the investors. Same thing now with non lahore properties.

(For info i have multiple investments in lahore and non lahore)

So please requesting please be wise and mature and stop this comparison on daily basis.

Nothing but a comparison of an infant with all teen agers. For Sir Ekrar, logic and fair assessments are not necessary when it comes to 13 years old Prism vs 2 years old Multan. In this post, he didn't like to draw comparison of their heights upon attaining the age of 2 years by each one and where he foresees the height of today's infant after every 2 years. I think, it is not unintentional. He didn't do it deliberately because he fears, if he indulged in such comparisons, he would find today's teen agers no match to today's infant. His hard work on 9-Ext already made him Sir Guru Jee, and now his ongoing efforts on Multan can easily make him Sir Maha Guru Jee.

Sir Guru Jee, if you have nothing at stake in Multan, what makes you so desperate to draw such comparisons. Similarly, if you have something in Multan, your posts clearly indicate, you are a day trader and not an investor. Although I have nothing at stake either in Multan or in Prism, yet I strongly believe, this infant has all the ability to gain much more than what you claim tomorrow's height of Prism. It just needs a little patience to wait for that time. Don't be so impatient to compare Multan with Prism at this stage.

Compare 1 kanal gain with 1 Kanal and 10 marla with 10 marla and so on.

If you really had to do percentage gain analysis then you should have done it making 3 columns for 1 kanal, 10 marla and 5 marla and should have done like for like comparison in different societies keeping same land size in mind.

I don't know when you will grow up !

@Ekrar : So, you want Multan file holders to review & pull out their investments from Multan because their files didn't perform well during last 1-2 years and you also want them to switch over to Lahore where properties have already gained maturity and have the potential to give further gains in short term. I hope, I have not misunderstood your point.

Dear Brother, it requires availability of sufficient funds with sufficient holding power to be an investor and the people who have invested in Multan are real estate investors, not stock market day traders. Prices ups & downs or stagnant positions are not for them. They had bought once the prices were low and will quit much before its reaching the peak. They know, it is DHA's 1st ever project in Multan, which has to set precedence for the succeeding phases in times to come. They have not focused their eyes on short term gains from this project, but to make it a successful effort at all costs, what ever may it be. You didn't like buying anything there, because you neither had sufficient funds nor sufficient holding power, and didn't fall in the category of investors. If you claim to be an investor on the basis of your presence in Prism, you are sadly mistaken, investors are no longer present in Prism. They had left the Prism just before or soon after its balloting. I hope, my last sentence is not disturbing.

I have seen good posts from Ekrar that seems convincing to me based on my own market research. If anyone doesn't like post from another person, just ignore and move forward. No need to get stuck on that.

Market is slow but if you want to sell then sell but if you want to keep then don't sell and buy again with lanes here and there, that is not a wise move when 4 lacs transfer charges etc. In short either exit or hold, exit and re entry again when plot is reasonable not good idea

Ali, yes there is a difference in P and Q when it comes to development!!!

Just think about the time when P block is developed first and its possession is given but Q is next in queue and you have to wait another 2-3 years for its possession!!!!

POSSESSION IS GIVEN SECTOR WISE !!!!

By the way Ali (seeing your current plots and assuming you have got good holding power) I would recommend you to buy A Sector neat and clean plot you find @ 100 ... Much more likely to be developed first in every case!!!!

Ayub sb, I am not a 'prospective' investor for DHA City. I have paid the installments since inception (year 2010). I am stuck in DHA City since then. If I hadn't already been stuck in it, I wouldn't have been looking for answers about its status etc.

I am just a layman in this field, just looking for some answers from people with more knowledge, expertise and experience of real estate in Lahore.

DHA has been ordered by GHQ to own the project and to fix it. DHA fixed the problem with park view and create IVY Green; there is no seperate page for IVY Green. Separate pages are devoted to either different projects like EME, Rahbar or different cities. DHA City will either become a part of Prism extension or a new phase of EME; so it does not need a new page but recognition within the same pages for either DHA Lahore or EME; that consideration is also given.

DHA City Lahore Things You Must Know

DHA CITY LAHORE was launched about five years ago as a DHA EME plus private developers partnership projec . Before launching project was approved by GHQ as a welfare project for army jawans that were to get plots to be funded with profit from project profits etc). DHA City Lahore got into major trouble when all money received on booking and instalments payments by private parties but all land against money was not delivered back to DHA EME and lots of money just disappeared.

About one year ago GHQ steps in to give full management control to proper DHA Lahore admin that is sitting in DHA new phase 6 head office to clean up all past mess that happened in DHA City also called in past DHA EME phase 2. GHQ and DHA management next put on hold all properties in all DHA in Pakistan that were owned by these fraudsters private developers etc till they returned all funds with interest plus also handed over all promissed land back to proper DHA Lahore admin. DHA Lahore also took Eden group to court and asked a for a reference via NAB to put more pressure on all parties including Eden to recover each rupee that actually belongs to DHA City current files holders and 1000s army jawans. Case is in court to recover full funds although most funds already recovered. GHQ still have on hold more properties in all DHAs in all cities of Pakistan that are worth billions more than DHA city Lahore total net worth and very little money is now needed to be recovered. 1000s kanal land is also delivered back to DHA City on back of Eden project on Multan road near Thokar Naiz Beg.

Now these are new facts. You can call DHA Lahore help line to verify this information your self:

DHA City is now 100% pure DHA Lahore proper a 100% military backed and run project just like DHA 6 7 8 Prism Ivy Green DHA 9 extension etc

DHA city files transfers are now taking place only in DHA Lahore head office in phaese 6.

All land now purchased only by DHA Lahore land branch itself. Agricultural land owners now happily giving lots of land free of cost to DHA Lahore to get 1 kanal plot against 4 kanal Agricultural land given for DHA City project. Before Eden etc were not trusted by same land owners in this area so land was not easily acquired or available.

DHA Lahore now have about 80%+ land needed for ballot holding and if wanted DHA can announce ballot any day but DHA may wait till above 95%+ land is in its own handa so there are not pockets left to be cleared later map release .

DHA City will be located on back of Eden project near Shahpur village in between Motorway interchange Parkview Villas Multan & Ravi River next to Punjab Govt River city near future project plus Multan road. Just 5 minutes away from Thokar Niaz Beg. Not guaranteed but highly likely a private project Parkview Villas Multan road will be merged into DHA City Lahore to provide it a 200 feet wide access from Multan road itself right infront of old DHA EME phase 1.

DHA have already applied DHA City Lahore NOC to Punjab Govt because its not located in cantonment areas and possibly in flood zone until Lahore Ring Road last part to connect Lahore Ring Road to Motorway does get constructed.

Punjab Govt is in process to launch its own River City project in near future very next to DHA City in between river and DHA City. Punjab Govt will build Lahore Ring Road fourth last southern last loop to connect Multan road with motorway interchange here that will also serve as BAND for its own 110000 acres River city Lahore a many km long project next to DHA City Lahore. It is going to be luanched soon after connected ministers & front men complete their purchases of all available land at dirt cheap prices first :) Only when they and DHA city are done with buying all available land than Punjab Govt will announce last loop of LRR and DHA city NOC to be issued :)

Ballot & NOC in DHA City may take 12 to 24 months from today . Until ballot is announced no major gains are expected but when ballot location NOC approval announced you will not be able to find a single file until they have gained big amount or almost doubled in price. Why I think it will gain strong? 5 marla files have already once seen 17 to 18 lacs prices in past so after ballot announcement that is very likely to see at least that amount first after ballot announcement if not double from today price. Also in daily dealing we see very few sellers. Only hard to find buyers due to extremely bad reputation from past. A person that paid installments for many years and waited for so long is not willing to give up on these files when he is finally seen some day light. After we buy couple of files from market 3rd fourth fifth file is extremely hard to arrange for clients. We really had to work hard to find files for buyers. So if you wanna buy these files buy them slowly. One by one. Just think about it if ballot is announced or location is officially announced how hard it will be to buy any files with 1000s of new buyers.

Don't buy it if you are thinking to hold less than two years. After you buy it don't sell even if it doubles in two years as this can easily triple from ridiculously low current prices. It have room to gain 200% to 300 at end of 5 years from today.


Just think about it if you buy it today. It will cost you near 10 lacs plus 6 to 9 lacs as development charges that too are going to be paid in instalments only. If they give you plot in five years it will be 50 to 60 lacs. If they give you plots in ten years it will be worth 100 to 120 after ten years due to time factor and superb location next to Lahore Ring Road and very near Thokar Naiz Baig that is busiest area in Lahore even these days. Dont buy it for yourself. Buy it for your small boys and girls future. Its DHA Lahore that is going to give you a allocation letter that you WILL get a plot in DHA City Lahore and I trust and faith in DHA promise a 1000%

You just need a very strong heart to stay firm for next 3 5 or lets say if have to even 10 years hold and this lowest risk highest rewarding investment is going to make you lots of money in future. InshaAllah

Don't pay attention to all past scary stories on web or from competitor dealers of other fraud developers in Lahore. They hate DHA City Lahore location because they are minimum 7 km after DHA City actual :) .

Just pick up your phone and ask DHA Lahore helpline to ask If DHA Lahore is going to issue you an allocation letter or is it a pure 100 % project or not :)

If you missed location map I can share an expected location map in case you missed it. DHA admin now have many 1000s of kanal land in that expected map area in my drawn expected location map.

Calling DHA and getting confirmation is something different DHA must put is clearly on its website just like other ongoing and future projects.

I still remember in phase 6 was under priced and then phase 9 was under priced till 2012 .Every dog has its day.
But as per track record DHA investments are on its peak after 7-8 years.So 5 years are passed.Rest Allah knows better.

@ talal, lets just say we are close to the bottom price. My knowledge isn't always 100% accurate but my educated guesses tend to work for me more than against me. DHA City is going to gain at least 4x times in 2-3 years. Please take a screen shot of this post and use it against me if I am wrong :)

What is going on with DHA city Lahore. One week before every one is saying DHA City Lahore will next phase which will increase the prices repedly. But there is revese case. Prices are decreasing. This is at least 4 years old map with minor changes. Look at its age with folding marks in the middle for many years.

Apartment buildings and golf course many other things are missing. Roads are on same place but there are few changes.

well why DHA dont give a 25 feet green belt along Nullah and then a 25 to 30' road and then the ressidential area starts..because overall they are providing the facilities that are not present in previous phases...so why not to avoid this "smell area: to make it comfortable for everyone...for investors and for residents......?

I have marked only areas that will be considers a bad location on official DHA Prism map.

Other side of Ring road is Nala so marked it red. All area around villages are market red. Only plots effected by bad boundary is market red. Boundary near developed housing schemes GTG and Inmol is is not bad at all for plots near it.


We must wait for official and clearer map. I cant see plot sizes in here.

I am advised to delete remove this NOC approval news. DHA will have to officially announce it fitst. Dont buy any files based on or give any weight to NOC approval in your purchase decision for now.

DHA will create an official email account DHACITY@DHALAHORE.ORG so you can ask all quotations directly to officials in DHA head office in DHA Lahore phase 6 and leave me alone


DHA City Location and NOC approval from Punjab Govt to be officially disclosed from DHA Lahore Lahore in near future at suitable a time for them. I cant say exactly when for sure at this time.

I just heard (cannot validate) that DHA is going to coduct the Ph. 9 ballot after moving to new office in Ph. 6. It could be a rumor like many others but somehow sounds reasonable.

Shifting to new office has no bearing on the time of ballot!
However, shifting of DHA office to phase 6 may result in prices of phase 6,7 and 8 property to increase and may also result in more house building in phase 6 and 7.

DHA City Lahore FAQMany friends have emailed or called me desperately looking for these answers on DHA City Lahore. They want to know

- DHA City location?
- Development charges amount will be?
- When the development will be started and time line of completion?
- Is it a safe investment?
- Is it a good investment?

To date I was trying not to get into trouble by commenting on DHA City scheme before booking date is over. Because people will book it anyway and are booking it in herds no matter what CMY says about it. Not many of the guys are booking these plots trough LRE and will not share their gains with me or give credit to LRE for good investment advoice from our heart if prices do rise after the ballot and I dont want to get blamed unnecessarily if prices do fall after ballot because when I stopped people in past not to do investment in BT phase 9 and DHA Valley not only they still invested in it but I also lost them as my future clients because they cant sell these files through me anymore due to shame they bought it against my advioce. I dont want not to get into balme games mess about DHA City Lahore in future. I am too sick too old and too tired to fight these type of unfair people who dont take resposibilty of their own wrong actions. They dont do what I tell them do at time of need but latter put all blame on me for their inaction on right time.

Due to love for my overseas friends Today I am forced once again to post these answers because no one in DHA Lahore or EME sector is giving this info to public. I see very confused people every where on web in emails and on phone calls 24 hours a day. DHA City Lahore have failed to give a direct phone no for overseas Pakistanis because toll free no it gave in ads or on www.DHACity.com is not working for overseas guys so I am answering all those calls 24 hours a day like I had to answer for DHA Lahore phase 8. Even though I dont want to answer any thing about DHA city here on web till booking was closed I cant see my Friends suffer any more mentally or financially every where as they cant get no answers from any where.

DHA City location?

No official announcement or phone call or personal visit answers from DHA EME sector management. Since I have no official answers I will only GUESS and my GUESS is as good or bad as any other visitor here. MY GUESS is DHA EME sector management is not officially disclosing the exact location due to fear of not getting pockets land cleared on decent prices. My personal research have showed me they are buying land starting from Eden Value homes land near SHAHPUR KANJRAAN VILLAGE on back of Park View Villas Multan road to all they way down upto CHUNG village in between Multan road and Ravi river banks. Since DHA City Lahore have not officialy announced the location yet they have choice to give you plot even in or near Central Park on Ferozpur road. You also have a choice not book or buy plot in DHA City until you officially get a location map for DHA City Lahore. You have option to buy WHEN all these answers are available. Please please please dont blame me latter if DHA City Lahore location is not 100% same as I gave you above because I got nothing to gain or loose from giving this location to you. i am a common man like you that work 16 hours a day to earn living for me a my family. If I was so powerful or rich or corrupt I wont be siting here talking to you on this web page.


Development charges?

Again no official info is available from EME sector management so I have to guess it for you. Looking at most recent DHA Lahore phase 8 development charges I believe they wont be less than 10 lacs for DHA City Lahore. So we can safely say they will be between 10 and 15 lacs due to inflation rate increases etc. I wish and pray and will be a gift if they are less than 10 lacs per kanal.


When the development will be started and time line of completion?

I think not all land is in possession of developers at this point other wise they would given you the location map with their ads. I think this project development could not be started before 2 years and may take minimum 5 years to get developed. Only invest keeping in mind this is min 5 years before you get a developed plot.


Is it a safe investment?

DHA Lahore and DHA EME sector are two separate projects. DHA City Lahore is NOT a part of proper DHA Lahore like phase etc. Both have independent managements. DHA EME sector does their own development,They have their own by laws and do their own transfers but only a highest level DHA EME sector comes under DHA Lahore proper supervision. Other than that DHA Lahore have no control or responsibility for what DHA EME sector management want to or is doing. To date DHA EME sector management have done a wonderful job for their scheme that is on Multan road Lahore. Excelent development - Qabza group free - fraud free transfers and superb up keep of this scheme DHA EME sector is an evidence that this scheme is well run.

DHA City Lahore is a military scheme using DHA Lahore EME sector name means no one is going to run away with your money.

Is it a good investment?

I wish I had answer for these questions before giving answer of above question.
How many total plots? How many 1 kanal 10 or 5 Marla plots? What is location of scheme? How master plan layout looks like? When it will be handed over to me.
Since all this info in not available at this point I will have to guess and guide you based on just my own experience in this field.

If any one want to invest here for short term gains immediately after the ballot I dont he will be able see any good profits before 1 to 2 years after ballot. I wish I will be wrong but I think prices will fall after booking or ballot. It dont meen it wont be booked. It will be well over booked in my opinion. 100s of People are are standing in lines to book plot daily. Almost every dealer in Lahore have make shift camps set up near booking office because EME is offering 2% commission for booking via registered dealers. Call volume from people want to book these with help of Lahore Real Estate is good.

Problem is 1000s of buyers that wanted to buy DHA City Lahore in near future may have already booked it directly with developers so Its very unlikely they will buy it from open market immidaitly after ballot. Many people are booking even 10 plots when they don't want to keep even one plot. They want to get rich quick. These people will be heavy sellers near each installment and real smart educated solid buyers wont show up until after DHA city location map is out development charges are known and development started and layout map is out. These get rich quick people will get hurt like DHA Valley guys and likely to drive the price down during first one or two year of booking/ballot. Price is not likly to rise because 1000s of plots in all sizes will be available for sale in each size after the ballot/booking. Looking at TV and newspaper ads and amount spent on advertisements I think DHA City Lahore will have min plots. Why I think there will be thousands of plots and they will be on loss. DHA phase 8 have less than 250 plots of 5 Marla. There were many people that want to have plot for making house but still there are dozens of 5 Marla plots in market.Short term ivestors are now sellers and they are asking to sell at profit of Rs 1 to 1.5 lacs but not to many buyers. I have a DHA 8 5 marla plot Y292 for sale at just 75000 profit on paid amount. But even with just 1.5 lacs installment we are unable to find any solid buyer at this time. How will we be able to find buyers when there will be 100s or perhaps thousands of plot in market with no location no development plots. Here is DHA 8 we know map we know location we know development time but buyer is still not buying yet. So I think if you are a short term profit taker it not impossible but unlikely to get profit in DHA City Lahore.


If you are a person that want to build a house in a good neat secure safe place in future or you have power to pay installment for next 2 3 for each plot you are going to hold You could safely apply in DHA City Lahore keeping in mind not to expect any quick profit in 1 to 2 years after ballot/booking. In long run this will be a great investment. You will have DHA name DHA bylaws and DHA development standards DHA fraud free transfer DHA Qabza group free plots. Your money will be safe with a military scheme. It wont be a ONE MAN show. Lets assume DHA City 5 Marla will have 3 lacs development charges. Your total cost of 5 Marla plot in INSTALLMENTS IN YEARS will be just 13 lacs. What could be better than this. Please tell me any place in Lahore with name of DHA a developed plot will be available in this low price after 5 years from today?

If I were you, I would by a 1 kanal plot in Phase 7 (around 80 lacs), 1 kanal plot in NFC 2 (around 30 lacs) and one phase 9 file (around 50 lacs). total 160+ lacs, guaranteed returns in short time, safe and spread investment.

Dear Iftikhar, it depends on your budget. If you have two year plan, then based on your budget, following options can be considered.
1- DHA Phase 8 (will take around 4 years to hand over)
2- NFC Phase 2 (doing very well, should be ready in two years time)
3- EME 2 (it is DHAcity, will do well end of the year when balloting is done, but development will take 4 years or so, good location, close to thokar, low price of files)
4- Bahria (always a good option, prices are stable and will not yield great returns in two to three years, but stable investment none the less)
5- DHA phase 7 (will be handed over late this year or early next year, great investment for two years or so as prices will jump on possession)

Phase 9 is too far away, prices are high already, will not yield much if bought at current prices, is long term investment, not recommended for short term.

Dear Mr. Anis, stop speculating, DHA takes full ownership of this scheme and they have now allowed transfers as well. By the end of the year when the balloting has been done, the prices will be running high. People are not stupid to have waited for three years to sell at loss when its time to make money. Why don't you go ahead and sell your own file and let everyone else stay in peace. I am sure you want to buy a file and are spreading these rumors trying to bring the price down. Mark my words, price of plots in dhacity will be up 25% by December.

Gentlemen, don't speculate based on shady information. This is a very good location under 3 km from thokar, development works are starting before the end of this year, handover is planned in three years. Please check with EME before you speculate.

this is not to disappoint but reality is location not extra ordinary further one thing just location announced . still map to come then development work to start 6 month -1 year and take 2-3 years . overall 5 years game the plot come on ground .. better to sell when rates come on breakeven and invest in Bahria where on ground plots , good committment , good location , good return .

This was always the location, if you look at the Lahore societies map given my CMY three years ago, he had marked the same location. Bahria for me is too far away, 15 kms from thokar, this is way closer. I have seen the development plan, it is far better than Bahria and EME phase 1.

My Info is also the same as you all. The location plan is idicated from Eden Value Homes to Shah Pur Kanjran. Hopefully Eden will also be taken over by DHA City as they are getting a main road from the middle of this project. Similarly Park View is also anticipated to be taken over. Removal of Trees and some construction of roads have already started. ( I have seen my self) and the brokers of area indicating that this is going to be DHA City but no official announcements yet. Another road from Qatar Bund is also under construction for joining DHA CITY project. Hopefully the area will be from Multan Road to Ravi River and from Eden Value Homes and Somewhere around Qata Bund Road till somewhere near Chung. Shahpur Kanjran is rumouring for taken over by DHA CITY. Allah Knows well but my findings are as I said above. Hopefully they will anounce the location officialy in July after the final payment of Instalments. Then will ask for development charges and time for developing the area. The charges are expected to be 33% of the actual payment plan. One year time is estimated for developing the area after declaration of the location.

Well frankly, when the project was announced, it was clearly mentioned then that the location will be announced after all installments have been paid by buyers, that is mid of next year. If you consider that it is a DHA EME project and if you talk to the office, you can safely assume that the investment is secure and DHA EME will not run away with your money. However, once the location is announced next year, we may find that it is not very good. The best bet is probably somewhere on the south side of the motorway bypass along the river bank. For me, it is still good enough location for a 10 marla plot at around 26 lacs including development charges, if it is on the Multan road anywhere, because a 10 marla plot in Bahria town today is around 26 lacs and in three to four years would be around 35 lacs or more, and still is 15 km from Thokar Niaz Beg. Therefore, I would personally just keep paying and hope for the best.

I wish to buy 1 Kanal plot in dha city lahore as those are available on disscount due to lack of knowledge towards location.

My question is, If i buy now so how much i have to pay and what are the monthly instalments, and most important is this price inclusive of development charges?
