Dear experts,
I have total amount of 10 Mio and thinking where to invest either in property, Islamic Bank, NSS or mutual fund to get good return. Can you please let me know which option is best keeping in view the current property situation, devlaution of currency, risk in mutual funds.
If in property then I am thinking to have small com. plot where after 1 year a plaza could be made and rented out. My total budget is 10 Mio (plot+ const. of plaza). According to my budget and time frame which area you are going to recommend keeping in view to purchase plot now and make plaza after 1 year. I have in mind the following areas:
1. DHA 8 Com. broadway.
2. DHA 6 main bolvd
3. DHA 6 CCA
4. Eden City/ Air Avenue/ Park View
4. Bahria Town Sector C
5. Valencia Society

How to check plot coordinates.
I am based outside Pakistan and I am planning to buy a plot in DHA Phase 6 J Block. How can I know whether plot is west open or the direction of the plot. Maps on DHA website do not give plot direction/orientatioon.

Air avenue and Park view prices have suffered 10 lacs loss in just past few weeks due to not getting a direct access from ring road and now having a very poor access from service road of ring road. The current access takes too long for any one to reach to Park view and Air avenue and it turning off new buyers interest in Park view and Air avenue.
Also DHA have stopped transfers of Air avenue in DHA office all transfers held by Urban developer only and DHA is not issuing site plans either for air avenue plot so people are not easy with buying any plots in Air Avenue and Park view any more. There is some panic selling seen from urban developers in air avenue these days. Many people were thinking Park view and Air avenue price of 1 kanal was too high 60 to 95 lacs in recent past (now down to 55 to 75) and people think thousands of new plots in better far better location in DHA 8 proper blocks away from very large villages like Malikpur will hurt the price of Park view and Air Avenue (Air avenue and Park view have few large villages in the view of all its plots. after you spend 2 crore on plot and house building you don't like to have view of villages all day and hear load speaker all day). These reasons have already caused some damage and may cause more damage to Air avenue and Park view plots prices in coming days at least for near future for now.
Please note a point here that DHA 6 all blocks and DHA 7 upper blocks may see gains from ballot of DHA 8 proper with new plots in DHA 8 because empty land in front of DHA 6 and between DHA 6 and Airport will get started to get developed soon. Since plot prices in DHA 6 developed plots are now very low only at 40 to 65 lacs DHA 6 price could not get hurt any more because they will be lower than undeveloped DHA 8 proper plots price or may be even with DHA 8 proper undeveloped plots. Once DHA 8 proper is developed it will be price higher than DHA 6 and DHA 5. One more factor here since empty land is too expensive and hard to find in DHA 8 and DHA may have to accommodate some houses projects and very large number of large commercial plots in DHA 8 proper there may not be enough land for parks for DHA 8 proper. May be it will have fewer or smaller parks. So for living point of view DHA 6 will be king for long time to come. Better than DHA 5 or DHA 8 proper. But value wise DHA 8 price may be much higher when developed and ready to live.
After DHA 8 proper ballot a bad location undeveloped plot in DHA 8 will go for 35 to 40 lacs and a great location corner or facing park or large road undeveloped plot will sell around 58 to 65 lacs with development charges included in this price t. This is my personal calculation based on past history of plots after the ballot. I will be able to guess it more easily once I know how many NEW applications are called in for DHA 8 for new allotments in military quota or perhaps for GENERAL public.

Please note Parkview transfers are held in DHA Lahore but people are not feeling as safe a s they feel all proper DHA phases like DHA 5 6 7 etc. Because of very bad reputaion in past for Parkview due to litgations maps changes etc people are never 100% at ease of mind with Parkview buying selling even after its taken over by DHA Lahore and all transfers are now held by DHA. I think the fear factor may never be wiped out from their minds no matter what DHA do with Parkview development or transfers.
I dont know what is going on with Urbean managment and DHA about Air Avenue but its not 100% smooth sailing according to many people close to both parties. May be its some land issues like EDEN city land dispute or some thing else. I never tried to look too deep into it. |

I think dha phase 6 is providing best opratunity for middle class to shift and build home in dha. It has access from badian road,burki road, phase 8 commercial bradway and ring road. The main blouard is three lane (widest in any of the dha phase) and have wider roads( min 50 feet). Has a very well planed area with no dead eand roads, electricity polls or villages insite. Has mega project of golf course. As more and more homes and ring road is getting completed there has been 5 to 10 lac increase in front blocks (B,H and J).
I also belive phase 6 provides a neat and clean area unlike park view and eden city. There are a lot of huge electricity poles , small dead end roads and villages in park view and eden city so i will recomand that people should avail the opprotunity and if they want to shift in dha in a reasonable price they should consider phase 6.
I think the opputunity will end in 3-4 years as phase 6 will get more populated soon its prices will be same as phase 5 and out of reach of many people.

Fahad saheb, i can understand your feelings but plz stick to facts only if you feel necessary to advise people on this forum.
In terms of access, location etc, Parkview is the best area among all new DHA phases. And It is going to be the entrance and face on ring road for Whole DHA-6,7,8 etc etc which are way far back. There's only only line of Elect pole towers going through parkview. Yes, there are some areas under litigation in Parkview and everyone knows about them and can see them. There are some village like homes in those areas on the border of Parkview but even the value of plots facing such areas is matching the price of good plots in Ph-6. Buying litigation plots is risky though.
It is getting populated very fast also specially after the villas got occupied. So Anyone who can afford the BEST, should visit Parkview, select and buy the plot in good location for home or for investment. |

2 Kanal commercial plot between Model Town Link Road and Akbar Chok
This Plot is located on the main road from Jinnah Hospital. Between Akbar Chok and Model Town Link Road.
Its 2Kanal and on one side there is MCB Bank and on the other the newly constructed Lahore Plaza I believe.
I am looking to enquire as to the value of this plot. I have been told by agents that its is between 60 and 70 million.

I was told 15% down and remaining quarterly 3.5 years installments for a 10 marla plot. I think, other plots will also have the same payment plan.
Based on the location information I have (that I am not really sure of), which is vicinity of Nasheman Iqbal II, UET and IEP. I think, the prices are fairly high. |

The prices are very high + u have to pay the developement charges as well.
If they delay the project like Eden City then..............
and the worst part..... they will get a total of 25% at the time of confirmation in the start..........
So better invest in DHA........ Lahore, Phase 6, 7 & 8. These are better. |

Please be aware of the fact that the schemes for EDEN LANE VILLAS-2
they were supposed to give the possesion in Nov 2008 but haven given yet while the three years installment plan has been completed

Do Dha charge merger fees to plot holders, if any society merges in Dha like in past parkview or airavenue or in future possibly eden city. Do I have to pay merger fees since I have a plot in eden city if yes how much. Please share your knowledge if someone have an idea thx.

DHA charged merger charges with Parkview as an "Additional Development Charges" in the amount of Pak. Rs. 3,00,000 for 1 Kanal plot holder that were payable in four equal six monthly installments. |

Well Green City Lahore, was launched by joint venture of Hajir Rafique & an investor Shahid Butt in 2004, later on Shahid Butt quit from this project and left some problems for Haji Rafique, as the land was jointly owned by these two owners.
Although Green City was lunched when the property was at its boom, but Haji Rafiq had a different vision, he doesn't believe on any file systems but believe on ground reality.
I would also like to mention that green city was launched after many big societies liken eden city, air avenue and park view but because of the ALLAH's great support to haji rafique, he delivered something better than the said mentioned socities, today by the grace of ALLAH, green city lahore stands at the top of all socities.
Haji Raifique's approach was to build houses his self and then sell it ownward, he was pretty successful in this technique, by profession haji rafique is first car painter and then developer, he knows how to work and he proved it!!!
Green City had some land dispute with Ex-Owner, which alhamdulila has been cleared off since one year. Now as far i know there is no land litigation in Green City at the moment.
Green City have many developed houses, if i am not wrong nearly 100 houses and many people are living in theses houses, it has its commerical market and on the top it has MUSLIM COMMERCIAL BANK operating in its premises.
The only thing which i didn't like about Green City is that they have to improve their customer services.
I am not sure about the current price of 5marla, but i have seen these 5marla houses and they are really beautiful, i think it would be great feedback for you, if any resident of Green City could tell you about his living experience in Green City.
I pray to ALLAH to bless all the team of GREEN CITY LAHORE, who worked hard and deliver a great project, atleast i am sure one thing about these people that they are not as dishonest as the management of other housing societies are!
I hope my little opinion would help you to have a bit idea.

Eden could not develop their Eden City project even after 5 years of their promised date. How could you expect to get developed plots in the Eden Point right away? In Pakistan most of the developers are dishonest deep down to their heart and mind. This includes DHAI for sure who could not deliver on their promises in DHAI- 2ext. It would appear as individuals and as a nation we have something crooked about us and we always want to get rich through shortcuts and cheating. Resultantly we get leaders of Zardari kind and developers like Eden and DHAI. Sorry for out of context writing but believe me it is all related. |

At this stage I agreed with Irfan. It is my personal experience to had a deal with Eden. Which was broken in middle with a very heavy loss though I invested on their very prime location. Got so much trouble and will advise you all to think twice before investing your hard-earn money. To clear your vision, they will not hand over the plot to you at the booking price. You will pay the market price till that time with addition of lots of hidden charges like late fee, extra labour and material cost even they are calculating dollars against with pak rupees and will add devalue charges which is not their business. |

The development standard of Bank of Punjab scheme is good but it is absolutely true that it is situated right on hadiara drain and smell is a major problem. On the other side only a very little part of dha phase 7 (parts of y and z block) is close to hadiara drain. That also was planned with leaving a buffer area of half kilometer from drain. It is said that even that part is being moved away due to bad location near drain.
Now this eden point or bop scheme is on the other side or drain where land is cheap. One can buy bop one kanal file for little more than 15 lakh.
Anyone interested in buying should first visit the area. As I said the good point is latest development standard and bad point is location next to major drain. Beside the price of 17 lakh for 10 marla is too much to ask for that location. Eden is effectively remarketing bank of punjab scheme which has failed so far despite its good standard of development. |

I applied some three years back for a 4.5 marla house in EDEN LANE Villas 2 for which They I mean Eden housing promised to deliver it to me in 2 years tiime but it is sorry to write that despite 3 years so far they haven't deliver me the house even though I have paid all the amount but still they give tentavie dates to me so now I am thinking to move the Higher courts to get my right. |

I purchased DHA 9/10 file in 4 Million and one file in 2.1 Million in the past. Now the price of 9/10 has become down around 1.3 Million, so is it wise to purchase at this stage the third file.
For 8 M commercial, which area would be better for plaza after 2 years such as Bahria Town Sector-C, Eden city, Air Avene, DHA 6/7,
Lake City, Sukh Chayan. I consider BT-C but some property dealers say that it will take 10 years to be able to make plaza. So they recommend Lake City and Sukh Chayan because of new and good societies.
Your expert opinion would be appreciated.

Brother CMY gave a big news on the balloting of DHA-8 this morning but surprisingly there is very cold response and no joy shown from the reader, this clearly indicate property is no more interest these days. DHA-8 is also half the way in price from golden days. I can not suggest you to buy one more file on these days’ rates, though it may help to minimize your loss if prices increase but you had already lost twice in 9/10 a third time it will be a foolish act.
I believ from here the price of 9/10 will not go further down but how about if DHA do not start developmnet for 5 years which is imminent and then ask 30lacks or even more for development charges therefore do not try 9/10 again while you do not know the end
Try your luck in other business. |

DHA 9/10: Don't reinforce failure, buy some thing which has some hope. For example, Bahria Overseas which is being developed will go up.
Commercial: What is your budget? depending on your budget go for commercial in the following order:
A. Park View or Air Avenue Or Eden City.
B. DHA 6/7 Comm Blvd.
C. Paragon City ( Make sure to take the possesion and start construction, otherwise don't buy it as their credibility is low).
Commercial property in Bahria Town has little(if any) potential. |

I don't see the price becoming much lower than it is now. However I don't expect prices to rise much over the next few years either. If you are a long term holder then it may make sense to buy as many plots as you can at lower prices in order to lower your overall cost, providing that you don't need to sell within the next 10 years. Since you have already bought in that phase there must be things that you like about that phase. After ten years it will be a good location and will be built to good standard maybe even better than the existing phases. The phase is a long term buy and forget type of investment. |

abubaba bhai the options you have given are bad both with an investment point of view and from a construction point of view. Parkview and Airavenue commercials are just sitting there and there rates are lower then the were 2 years ago and the are still too expensive. DHA 6 comm is the worst of all it has come down by 70 lac to 1 caror. its only a four marla and there is no population to support is at least for the next 5-7 years but the Sector C comm in Bahria is fully developed with two 5 marla buildings having been constructed and a 15 marla 5 story plaza being constructed. All of the safari Villas and Sector B are its clients and to top it off you can get a 8 marla for 50 lac and start construction right away. I know Bahria's track record is not good but BT is the only place left in Lahore where money can be made now-a-days.
Any way these are fully developed on ground plots where a Govt. registry can be made after the payment of all charges. |

I agree with you that developments, town planning, facilities like schools and hospital are plus points of Bahria town and it is gaining in price at a tiem where all other developments are loosers. |

Thanks for your views and will not go now for 9/10 file.
I have budget 5 Million just for com. plot and do now know what will be total cost of 8 M plaza. My intension is to make small plaza with total amount around the budget of 5 Million (construction). This means to invest in com. to get good rent( do not know what rent will come) instead of keeping the money in the Bank. I do not want interest, however, people are suggesting me to put this amount in BankIslami or Meezan Bank to get monthly income for the domestic expenses which is halal. If I invest 10 Mio for 5 years, I may get monthly around Rs.80000 (not sure). So if I invest this amount in commercial can I get the same rent and close to it. I want to ask from the colleagues that what is better option and less risk, either to make plaza or to put in the bank and relax. Please let me know if there is any other option. The business is very difficult to do as I returned from abroad and settled in Lahore. So have no experience and I do not want partnership with any one as my one friend lost 1 Million already with his best friend. Some people asked me to do but I refused. I want to get some monthly regular income to meet the expenses. So now can the experts tell me which one is better and, if still to go for com. plot, which is the best area and price of com. plots there.
Mr. CMY is also requested to provide his expert opinion which could be beneficial for others to take a decision.

Tanveer Sahib keeping money in bank is not adviseable even for the halal income keeping in view the devaluation of our currency. In my opinion construction of commercial plaza will be better option subject to choosing a propective area as beside monthly income appreciation of your property value will be a plus factor. Tanveer sahib I have spent 3 years researching and investing in Bahria Town Lahore and trust me on this if you buy a commercial plot in Sector C and only build the lower ground (basement)and the ground floor you can make a minimum of 16 shops over there which many property dealers and small time vendors will take on rent from you. Just today I was talking to a property dealer from Anss estate and he said that he wants to rent a shop in BT but Bahria them selves won't give them a shop and he also said if someone make a good location building on the main road then he would pay a minimum of 10 thousand for one shop/office think about it you would be spending a total of 80 lac 50 = plot, 30 = construction and even if only half of your shops go on rent you will be getting more then the Bank and your investment will increase and you will be getting a fixed income. Also what do you think the price of your property will be in 5 years.
This was sincere advice, please at least go and visit and do your own research.
You are right about the Airport area but that is a bit too much investment for the present circumstances, the non rising of property rates. The rest of your points a valid. |

For constructing a commercial plaza and giving it away on rental bases is good but nothing easy for a gentleman in Pakistan. When the business of a tenant gets flourish he do not empty out the shop and if he vacate asked heavy GOODWILL , some time tenant sales his business as whole and take huge amount from new buyer as good will which owner is not aware of. If you can monitor closely and also be present every time a the plaza will be better other wise you might end up selling the shops to the tenant one day
To run this type of business one has to be muscular, intelligent and course full too |

Looking at the pace of deveopment and the way they have stopped after making main bluvard after 3 years. I am supecting the they have sold more files than land, because recently i contacted them and asked about tranfer charges to buy the file, they told be only 6000 for Kanal, I asked what about CVT and stamp. They told this is society letter only and nothing to do with tax etc. It may be charged on allotment.
It means that you get only one paper by paying 10,11 Lacs. All the socities like DHA if they have land they ask you the money for CVT and stamp duty. No matter possession will be there after 10 years like phase 9,10.
This is just my suspecion and may be wrong but I myself decided not to invest. And you know it had happened many times in past as well Park view, eden city etc all sold more files than the land they had. |

Can you give more information of Ameen Houses, I saw there were many low coast houses ready in that atra these houses were Launched in 2006 @ 16 Lac per 5 merla. Eden Lane 2 also Lauched some houses in that arear in 2006 @ 24 Lac for 5 merla. If you visist his society you can see these houses but I got information from wtchman that no one was living there.
I intended to buy 10 merla file which was in market in 6 Lac but delaer warned me about shortage of Land issue and told location is not clear. Then he told me why you dont buy in Muhafiz town 2, where 10 merla is about 12 Lac it is situated right on Defence road and there are most facilities and some houses also under construction. but due to difficulties of transfer [For Muhafiz you have to goto Police Foundation Islamabad] I could not do that as I was on short vacation. You are right those low cost homes are ready now and they gave possession last month i think. I visited them few days back and now there are good number of families though not all homes are populated. Sahir associates has put compulsion for home owners to reside in homes immidiately after possesion and within few weeks a good number of homes are populated.
However as u mentioned about plots their new project of ameen homes the blocks and land is not clear. Your home can be anywhere in 8-10 blocks and some are adjacent to Lake City back side.
Their prices are very good but other issues like you mentioned are not clear to me. |

i am resdent of e-block of khayban-e-amin, more than 100 familyies shifted there, but sahir associate is ubable to fulfill there requirment, i feel they have lack of funds, and going to crash, they have some diffrence between there partners, and there attitude to development is so slow, day after day we are facing low quility and un complete houses as per agreement, water problem, gas non availbility, and problem regarding drain passing through society,
i think drain passing within society is not suitable for drinking water because it is carring lot of industrial waste,

so why not to sue them like on charge of not providing houses in the time they committed. like they launched there housing society in 2006 and still they have not completed one block which was promised that it will be handed over in one year. secondly pace is too slow. so lets combine all residents and applicants and file a strong case bringing mr.sahir to court. |

Assalamalykum. I am quite interested to buy 10 Marla unit at Askari X. However, I fail to understand the dynamics of trasfer via Power of Attorney. This means that the title deed would never be in a civilian name. What happens if the person who have exectuted POA dies and there as no successives nominines as well. Or in worst case what if can be proven in court that POA was executed under pressure. How can this investment be secured for civilians like us. Please explian the procedure.

Army rules do not allow transfer of property to any civilian (except after many years). The only possiblity left is to get the property transferred in your close relatives (who of courst has to be army official) and then get power of attorney from him.
Being a buyer and getting only power of attorney after paying a colossal amount to an unknown person is prone to high risk.
Choice is yours. |

skari X is a very risky investment due to non transfer of property. No not trust anyone in Army as your relative , as later on people evem dont admit that it was yours property.
If the property can be transfered into the buyers name, then it is a good location.
Other choices are DHA villas in Phase 8, or 10 marlas houses in Eden City , Air avenue or 1 kanal house in Sui gas Phase 1 |

However, just share my thoughts..
Paragon would and should eventually merge into dha ph 8.due to physical proxomiity and need of dha.same goes for eden city.
However, it seems this card is being overplayed and alot of price increase is already factored in.
Now, on another note...Phase 9 and 10 may start development in another 3 years time.Location is far far off ..and actually goes near hudriara drain ferozpur road.
Interstingly, central park is only 4-5 km away from hudiara.So now doing a simple calculation
phaese 9 and 10: 14 lac price i kanal
expected develpment charges by then: 10-12 lac on topf it
Total price: 24 lac
Expecvted time for possession: 5-6 years
Within 5 km radius of the same location .We would have central park(another dha-offering the following)
one kanal 24 lac(inclusive of development charges)
Posession: now
In short central park 1 kanal holders would be 5-6 years ahead of the curve compared to holders of phase 9 and 10.
It seems dha merging new societies opens new avenues for investors and makes other dha prepositions more and less attractive due to new option creation

LAHORE PROPERTY MARKET-- AN ALYSIS
It has been for quite some times that Lahore Property market had been dull. However at the same time one can see a lot of construction activities in Lahore. The mushrooming Plazas on the main city roadS and in DHA and a number of housing projects by Eden City, Lake City and Bahria Town. One can also see development activities all over except Paragon and State Life.
Many property dealers are without work! Yes they are as the percentage growth of Property Dealing business was much higher in the artificial boom period of 2005. In my opinion the speculative market of March 2005 was artificial and so was the growth in property dealing business. The number has reduced considerably and is likely to reduce further. The argument that property dealers are sitting idle being a major indicator of lull in the property business is not a true indicator of real estate market. In the good old days there one could count the real estate offices in Lahore.
Discussions are going on about the future of property and upward trends in the prices in different forums. Probably we all are looking forward to the boom of 2005, having little concern that the boom was artificial and was not based on any economic reality. I feel that it will never be back again as the people are much wiser and we all have learnt from the experience of 2005.
Investors will not be able to manipulate the prices and developers like Bahria will not be able to sell their forms in the black market (Like Phase 9 Bahria Rawalpindi). The prices will remain stable and will only increase marginally in relation to the exchange rate of PKR and inflation in the country. Buyers are much wiser and will only invest in visible plots instead of files. Home builders who look for easy installments, will only buy files from reputed developers directly or pick up files from sellers at a small percentage of profit. In this category normally young people in their early 40’s fall. There are a large percentage of elderly people who can easily pay installments and want to invest in property for themselves or for their future generation or even to avoid interest on their savings. Files in the market became very popular due to this phenomenon which is very peculiar to Pakistan in general and Lahore in particular. If it was not due to the investors who pushed the prices of files to record level in 2005; this trend would have continued. Percentage of woman opting for this option is greater than men.
Developed ready to build plots will be the buyer’s choice. However in the absence of bank financing and very expensive bank loans, only small percentage of people can buy a plot and build a house. We therefore see a decline in the buyer’s activity. For those who can afford 6 to 8 Million for a kanal plot, the trend setters will be prices in DHA Lahore 5 where density of constructed houses is fairly good, DHA 6 where ratio of constructed houses is smaller. Park View will be another trend setter due to its location and density of construction.
Those who can spend 4 to 5 Million on a Ready to Build Plot will go out to suburbs which are being built at a very high pace. The Road network especially lateral road network between Ferozpur road, Raiwind Road and Multan road is fast developing and people with lower budget can buy a plot and built a house or opt for buying a house from the builders. One can buy a house in the price of 1Kanal plot in DHA Phase5.
Expatriates have remitted more than 7 Billions US $. This is equal to PKR 5700 Crore. The socio-economic trends of beneficiary in Pakistan we understand that they are hard working, middle class people with good religious belief. They are home builders, avoid Riba(Interest). They lead simple lives and can easily save 60% of the money spend by a son from abroad. They will usually buy land, shop and build a house after meeting essential expenses on education, weddings and health. In my opinion PKR 30,00 Crore will still find its way to the real estate. Out of this amount Lahore will get at least 1500 to 2000 Crore. It can therefore be logically concluded that Lahore has a market share of 2000 CRORE no matter what way we look at it.
There is a huge shortage of housing in major urban centers like Lahore and people are looking forward for better living standard. Unlike the advanced industrialized countries, housing is not financed liberally by banks and it had been traditionally a self financed venture. It can be safely assumed that the demand for housing is there and the people have 20 to 50K Crore to spend in this sector in Lahore alone.
It is probably the Supply/demand phenomenon that the prices are not raising. In 2005 a number of developers launched an unprecedented number of housing schemes. Bahria Town, Urban Developers, Lake City Holding, DHA, Eden City and many others over loaded the supply. This maybe one of the reasons that the prices of residential property remained depressed.
Real Estate also attracted investment from those who wanted to make quick money. This is the primary cause that the market saw a unexplainable surge from August 2004 to March 2005. Investors were sharp enough to sell their holdings and many simple people who had bought at higher price during the surge period suffered huge losses.
Global economic depression also played a role. US economy witnessed recession. Job losses in the US also had some effect on Pakistani Expatriates in North America. However, remittance in this period increased and one can safely conclude that Global economic down turn had little effect on the Lahore real Estate market. It may be psychological only.
Many investors shifted their money to Dubai and Ajman and suffered huge losses. They are shying away from re-investment in the real estate.
The war on terror and inability of the Government to manage economy, load shedding and shortage of water is taking heavy toll but then people have to live no matter what conditions prevail. They have nowhere to go. Unlike the Afghani they cannot migrate to the country on its Eastern borders (India). The life has to go on and people requirement of shelter will always be there.
The market will be strictly governed by Supply/demand; no surge is expected like in 2005. The demand for housing especially those offered by Developers and Builders will be there. Some gradual upward trend in residential plots is also expected. It can be safely assumed that the worst is behind us and now onwards we will see decent activity in the market.

A nice study but i tend to disagree with the notion that out of 5700 crore remitted last year by overseas, 2000 crore will go to Lahore realestate market.Having around 10 million overseas,simple calculations will tell that it comes out only 4000 rupes per person per month approximately.Its a false assumption, i must say.
Further i am a strong believer that market gets a real drive by speculative investors, the kind of boom we enjoyed in 2005.Limited remittances can never bring about a real boom in the market.
I think "last para" refelects a true picture of the marthe direction in the time to come. |

Overseas Pakistanis have there families livign with them abroad and those are also counted among overseas Pakistanis. Hence you dividing 5700 crore with 1 million overseas is not true picture.
I very much agree to the report above by 'S.H'
From 2000 onwards govt. of Pakistan had approached various govts. around the world specially the middleast and brokered resumption of labor import from Pakistan. Which resulted in manifold increase in remittance followed by the property boom.
This is true that Pakistan faces shortage of houses and basic infrastructure, hence the forcast of 2000 crore cannot be translated trade through property dealers. IMO, it will be only half the said amount which will be invested directly in property trade remaining half will be spent in infrastructure development. Hence, I see lot of activity in construction trade as well. It means there will be sustained employment in construction sector.
Though I don't expect any rise in property prices as long the political stability of some sort prevails. |

Prices have increased a lot in Pakistan for houses. For a country like Pakistan they are too high and out of reach for the majority of people. Prices of built houses haven't generally declined in Pakistan whereas they have in Europe, America and the rest of the world. This makes Pakistani property even more expensive in real terms. For the same price one can buy a unit in Europe or America, which will produces better results over the long term. Looking at mature economies we can see that houses have to be within the reach of the normal people. In Pakistan in real terms prices have to fall, or the real incomes of people have to increase, before the market achieves it equilibrium.
Most of the increase in prices in Pakistan has been created artificially by speculators. However I expect a few years of slow growth or stable prices ahead. However the fundamentals of real estate are good over the long term and many houses need to be built to accomodate the expanding population each year. The days of becoming rich overnight are over, the bubble has burst, but the long-term investor can still make money. |

Though remittance is considered as a large source of external finance for the developing countries, but there exists no proper utilization mechanism in our country for this contribution by the overseas. Hence most of the families fail to save / invest the remittance due to lack of awareness and non existence of investment opportunities at grass root level. They are thus used primarily for meeting consumption needs which have limited socio economic impact. Phillipines is half in terms of population than Pakistan, but the last year remittance totaled around 18 billion US $.Likewise India 45 billion US $ and Bangladesh with 9 billion US $ are far ahead of us. |

I take this opportunity to thank you all by reading and commenting on my analysis of the Real Estate Market in Lahore. I have not been able to carryout research on the annual market share of files,plots, houses,commercial,farmhouses and agriculture land (realestate). I think that it will be a very useful execrcise if some one can determine the amount of money which goes into the market every year.
This can then be a starting point for further study to look into the SUPPLY side.Once we know about the Supply ( best person to tabulate supply is Chaudhry Sahib and the market share by an economis. |

Eden is selling the new plots that belong to old Eden City plot holders. Also note Eden have a lot of litigation problem with DHA Lahore in same area.
They must deliver the plots to old owners in Eden City before they sell new plots in same area. |

Would you please inform about newly announced plots with the name of Eden Vista at Eden City by Eden Developers.
The development work of Eden City is already delayed more than 7 years and now another plots have been announced by these developers in the same scheme.
Is it a poly to trap more innocent people?

I have entered into contract with Eden Group for a 5-Marla town house in their project, namely "Eden Homes At Lake City". When there is almost 85% of Payment against these town houses has been made to them by the purchasers in this aforesaid project, the management increased the price of town houses by almost 25% on account of inflation.
I have protested with the management regarding this unjustified demand, but they are not giving any thoughts. I have requested them repeatedly to justify their demand by giving me the details, but they only demand the amount. I told them I will pay the increased amount, but they have to justify the increase. The non-food inflation has not gone so high. Further, their clause states that they will only claim if inflation raises more than 10% p.a.. The project is for 2-1/2 years, hence, if there is rise more than 25%, they can demand. Every project management incorporates the costs and keeps room for increase in the materials, labor and other factors in their price of the project. The project was launched in late 2006. The prices started increasing only after April’ 2008. The structures were ready in March’2008. Later due to some internal matters, the work remain stopped/slow down for few months and in November’2008, the management increased the price.
It is very strange, there were projects which were launched 2-6 months before this project, and some projects were launched after 2-3 months of this project, none of them has demanded or increased their price, but the management of "Eden Homes at Lake City" is demanding extra amount on account of 'Inflation'.
Actually, it is the delay in the delivery of their project and their greed; both have lured them to rob their customers.
I have already made the 100% payment on time and as per the amount mentioned in the contract and they are not handing over the possession. Now I have taken the stand and decided to not make any escalated amount. Further, I have decided to initiate legal proceedings against them.
I am looking from other customers of this project for "moral support only" and to make a forum who can stand against these types of builders, who increase the price without giving any justification.
The customers of "Eden Homes At Lake City" are requested to contact me through email, preferably. They can send me their email address or mobile nos., so I can apprise them about the latest on this subject. Kind regards,

I am one of affectee and discussed in detail with there Customer manager Mr. Vakas and no convincing answer. I am working in HVAC field in Saudi and know all intenational prices metal-bricks-oil-glass-copper-aluminum-copper came down by 20-30% in the year 2008 June -Jan 2009 and this is the time they increase!!!no justifications. Also I made intime payments and still their scheme overcharged and I agreed to pay more for this scheme coz of their reputation...Lets gather as much affecctess and make joint application to them...my all support with you..my e-mail is khumarr20042000@yahoo.com I am ready to offer as much support to u as possible. Dear Brothers, they had old mr 10 % in mind when they started the project but now New Gov changed the old rule to new Mr 25% .. its not their fault ..
I think Since Eden Management is divided Eden Developers are traping innocent people .. 1st they had not enough land in eden city so they changed map towice .. now it seem they have enough land to start new project .. i think they should finish 1st Eden city by giving possession which is already 5 year late .. same is happening in Eden homes at lake city ... |
