Dear Members of Fazaia Housing Lahore!
Hopefully all of you have received the demarcation/application for possession. I have created this thread to share our views and planning.
I would like to request all members of Fazaia to keep this thread alive so that we can have mutual understanding in following up the procedures and construction bye-laws.
I have sent my application for possession/demarcation on 22.07.10 by DHL to Islamabad AHQ. I have also enclosed RS6000/= fees as DD.

Map Submission to Fazaia Housing Scheme

I would like to know, I want to construct single story house at Fazaia Housing Scheme Lahore, and for that I am doing house plan.
I am just wondering If i submit the ground floor plan now, would i be able to construct another floor in future?
or if i submit the full house plan (including first floor) now, but what if I only make ground floor at this time due to shortage of funds. Can i do this?
Your answers will be highly regarded.

You can Submit Plan to make single story now, Get it passed and at later satge you will have to pass Map for second story, It is better to Finalize map for Both story but Submit only single for approval. Othrwise you will not get completion certificate. This Rule is strictly followed in LDA, DHA regulated socities where Completion certificate is must and should be taken before expiry of 'Building Period" Which is usually 2 to 3 years.
In less regulated socities it is enough to inly approve map or you can discuess with socity office to Know what practically is happening. |

Demarcation @ Fazaia Housing Scheme Lahore
Dear Members,
I need help. I know this is an ordinary question but for a new buyer or a new builder, it usually require handsome opinions from others.
As I was going through the forums, I found the statement that at FAZAIA HOUSING SCHEME LAHORE, once you submit the map for approval, then you can get possession straight away as soon as the map is passed. If it is so, I would like to tell here that I have a plot measuring 10 marla, corner facing park in G block, and wanted to construct a single story house asap.
Please share some thing regarding Fazaia Housing Scheme Construction by-laws.
1) I just know my plot size i.e. 250 sq.yard
2) Nothing is written on the allotment letter e.g front size, or real plot size. just it is shown all dues clear and I am given with the instructions that PKR 1000 should be paid for Demarcation. and thereafter PKR 500 for every new demarcation charges.
3) If I pay the demarcation fees, would i get the real size of my plot. or 250 square yard(10 marla)means 250 sq.yard?
4) Is there anything like the corner plot has one marla extra?
If anyone has such experience or if anyone here is reading this thread and working on the same issue at FAZAIA Housing Scheme Lahore, please I would really appreciate your help in this matter.

Lake City is exactly 15 minutes drive from Johar Town Shoukat Khanum Hospital as straight road goes to Raiwind road and very less traffic.
The developer is a big group of 7 textile companies. I have seen many societies but they do not have good standard of development and facilities. That is the reason they villas are expensive than other developers. They have only 10, 12, 14, 1, 2, 4 8 Kanal villas for booking. They have 178 acre golf course and one mini golf directly on the Raiwind road. I can assure you that you will like to live there when you will see by your own eyes. Do not listen to those who say that it is very far from the city. Many societies are going even beyond that area. Bahria Orchard is next to it and sundar estate is also close to it. Please check their site www.lakecitylahore.com to see the details.
I will also like to live there in future when have the money.
This is the best time to invest and take a decision.

Few basic questions
1. How long will it take to reach to a level where Bahria Sector B and some blocks of Bahria C are now, i mean in terms of development and population.
2. Dont you think "Lake City" and "Bahria" attract two different type of investors,like Lake City seems to be little far from the reach of lower middle class.
3. Since i have seen and known Bharia a little but have'nt got a chance to know much about Laje City.If you could put a little comparison of the both would be much easier for ordinary people to understand the distinctive features of Lake City.Like bro lodhi, i am also in the process of making my mind to have a plot atleast for future living.

Dear Limo,
The distance from Thokar is almost same of Bahria Town and Lake City - 13 KM. I think Bahria is more populated while Lake City will take time. As in Lake City rich people will stay so there will be complexity for the middle class people. I have seen both and it seems that BT sector is good developed and many houses are under construction. In lake city no houses is under construction except their own villas which are expensive. I suggest you to take a plot in sector C and built your house there. Honestly speaking no developer has so far made villas of good standard in Pakistan. They look good in the beginning but after one year water, seepage is coming from all rooms and doors and cabinets are difficult to open and close. If you take draw out from the kitchen, the handle will come out not the draw. The door of bathroom will not be opened, if opened, will not be closed properly. Even lines are coming the structure after 1 year. In brief, the best is only to make your own house even you have to pay little more. Bahria Town, Sukh Chayan, Valencia, are good for living in future.
Fazaya and AWT is also good but will take long time to populate.
Please make sure you have the best place to live.

Thanks Ashraf, yes you are abso;utely right that one should try and abstain maximum from buying a constructed house, specially the ones by the deevelopers.I have a plot in Bahria B but just looking at other options because some friends are of the view that after 2 years time, Lake City would be a much better living place than Bahria because the the groups engaged are strong and committed. Also its access throgh Shoukat Khanum looks an added advantage.Further the route from city upto Lake City is better populated unlike Tokhar to Bahria route, specially at night time. |

I must add that by closely analysing the lakecity layout plans the cost per sq ft. covered area ranges between Rs. 3,000-3,400 whereas if you make your own construction it will remain between Rs. 2,300 - 2,600 per sq. Moreover, construction quality, room sizes & hidden charges remain in question. |

I am expatriate and looking a place to live in Lahore. It is difficult for me to build a house. So I am thinking to book one villa in the Lake City as this society looks good for living in future with all facilities. I want to book 1 Kanal villa with 4 or 5 bed rooms and the price is around 1 crore 40 lacs.
The payment is to be made in 3 years. May be cost is more but there will be no hurdle of making villa/house by myself. Can you please guide me will this villa's price is ok and particularly which design should be selected, such as Nayer Dada's B-1, B-2, Meinhardt A,B,C etc.
Second question, how you compare Lake City with Bahria Town Sector C, as my 2nd option is to consider to take 1 Kanal plot there and make house after 2 years. But after 2 years the price may have gone very high, so that is why I am thinking for Lake City. I heard the construction standard of Lake City is better than Bahria Town's villas. I need your comments for both locations.

I am not advertising Lake City and not property agent. I am expatriate and looking good place to live after 3 years. I do not like DHA for accommodation as there is no neighbour-hood and your neighbour would not like to meet and see you forever. There are other reasons also but briefly DHA is good for investment but not for living especially middle class people. I am not so rich so cannot afford to live there.
I have seen Bahria Town, Sukh Chayan, Valencia, Tricon Village and Lake City. I found Lake City is better due to close to ring road and Raiwind Road and with good development standard. I have no experience and time to make my house, so looking on installments in good society. I asked for the advice of others as may some people have booked villas there to know which design is better with 4 and 5 bed rooms accommodation. I have no more information about Lake City that how it will be in future and living standard there.
Can any one tell if Bahria Town is making new villas in sector C to book now. Thanks for your understanding and advice.

I had a 5-Marla brand new house in "Eden Homes" located in Lake City, Lahore. The covered area is around 1400 sq. ft. It got 3 beds and 2 baths with store, drawing, lounge and kitchen + terraces on front and back. The location is very good on a 40' wide road. It is almost 100% finished. The expected possession is before Eid as there is some work left on 7-marlas houses, situated in front of my house and TST+asphalt on road is missing. Now Eden management is making new bookings @ Rs. 34 lacs and the location is very far from mine, which is 3rd house from the main road.

At close of the day DHA 9-10 was at 14.55 and 14.65 with no files in market. As expected good buying was seen in DHA 9-10 recently.
DHA phase 8 allocation file plots rate is 42 to 50 lacs and installment plots are available at 55 to 57 lacs asking price for most location.5 marla 8 marla and 20 marla plots are available at 1 to 2 lac profit. 2 marla commercial plots are at 1 to 2 lacs profit asking price. Slowly deals have started to happen. |

We have a plot No.T-1252 In DHA-8
This plot is a corner and lane of three plots (1250,1251 & 1252 )
where as on the back of this lane plots are placed lengthwise i.e 90x2
Now this show that plot 1252 1251 & 1250 are special size plots and has 60 feet width . would you please look these plot on map a confirm me what will be the size of our plot (1252 )

If you add few lacs I would advise you to buy in air avenue. The worst plot is Phase 8 Air avenue is better than best plot in DHA 8, both approach wise and population etc wise. It does not make sense to buy a plot in 35 lac which will be developed in 5 years and possibly be populated in 8,9 years, If you have btter option in same area 2KM closer to city in 38 to 40 Lac.

Dear Visitor.
It all depends where u want to live. As far as my purchase is concern I kept this in my mind.
There are some reasons to buy a plot here.
1) No LDA involvement in transfer or purchase
2) Gated secure society
3) Only 11km from Thokar Niaz Baig (unlike Bahria, AWT, Lakecity)
4) Transparent & Quick process of Buying & Selling
5) Location is very good
6) It seems according to the population coming to Raiwind City, in 10 Years time, this scheme will be fully populated.
7) It will have all major necessities in the society.
8) Plots are ready for possession from next month
9) Construction Bye-Laws and other rules are just like other armed forces societies like DHA Lahore.
Above all, the Ring Road Project is said to be routed through Fazaia Housing.
So keeping all the above facts, I believe that you will get some sort of advice.
I don't deny that other societies are much better than this one. But it is economical and marketable and reasonable. |

As far as i know, The punjab govt has already acquired this area from Fazaia....

Dear Ali London, one primary school is avaialable, will let you know the details of it later. The security of the colony is being managed by PAF, since it is not yet populated, therefore we can not equate it with AFOHS. It takes about 20 minutes drive through Motor way to enter Islamabad/Rawalpindi for schools/hospitals. Regards |

Dear Visitor.
It all depends where u want to live. As far as my purchase is concern I kept this in my mind.
There are some reasons to buy a plot here.
1) No LDA involvement in transfer or purchase
2) Gated secure society
3) Only 11km from Thokar Niaz Baig (unlike Bahria, AWT, Lakecity)
4) Transparent & Quick process of Buying & Selling
5) Location is very good
6) It seems according to the population coming to Raiwind City, in 10 Years time, this scheme will be fully populated.
7) It will have all major necessities in the society.
8) Plots are ready for possession from next month
9) Construction Bye-Laws and other rules are just like other armed forces societies like DHA Lahore.
Above all, the Ring Road Project is said to be routed through Fazaia Housing.
So keeping all the above facts, I believe that you will get some sort of advice.
I don't deny that other societies are much better than this one. But it is economical and marketable and reasonable. |
