Where is Nespak -3 ?
I heard about phase-2 site-1 and phase-2 site-2.

Hi Mr CMY,
I purchased DHA 9/10 files on your prediction that they will be 15 lacs in next 30 days. You didn't provide any reason why that is the case. What happened to that prediction? I know I am responsible for my investment decision myself but being the moderator on this forum, I would suggest that you stop making these predictions that make you look silly in the hindsight. It doesn't do any good to your reputation as people feel that you pumped and then dumped the files on the market.

AoA CMY, I will highly appreciate if you could please guide us that why the price of DHA Lahore Phase 6 Allocation File 1 kanal is increasing at the rate of Rs.20,000 per day (which amounts to price increase of Rs. Four Lakh per month).
You mentioned sellers at Rs. 30.5 on Jan 29, Rs. 30.75 on Jan 30, and Rs. 30.95 Lac on Feb 01, 2010. |

I think I was close enough :) in 'guessing' the short term price trend.Do keep in mind 9-10 was selling at 13.50 to 13.60 for 2 3 months. And it WAS very hard to guess atthat time it could see 15 lacs IN JUST NEXT FEW DAY.
Please also note DHA 9-10 allocation files did trade as high as 14.75 lacs. Affidavit files did trade over 15 on couple of days in last week. In my daily update I post the average trading prices for the day at time of post not the highest or lowset trading price of day.
Market is much better than before but price gain could not hold due to attention of people and dealers on dealers association elections ad BT low cost bookings etc.
I 'think' we will be seeing DHA 9-10 between 13.65 and 14.00 lacs during next 4 weeks. |

cmy sahab You always in favour of pahse 9, 10 but the reality is that people have lost alot of money whenever they invested there. one and half year back i was suggested by you that it would be wise investment if I invest in phase 9 and 10. at that time the file price was between 15 lakhs to 15.20 lakhs. you said that price wont be declined any more so it is the best price. I was abt to buy a file but due to some reason i could not buy. After that price of 9, 10 continousely has been fallen continousely and has reached to 13.50 lakhs. |

It is not a wise investment because there will be approximately 15 Lacks of development charges for DHA 9/10 and with this amout you can buy a ready to construct plot in phase 7.
The only advantage is you can earn and pay development charge in later stage. But who knows when you will have the plot ? |

We often tend to confuse things with each other. For example, if someone predicts that it can happen, that does not imply that it is definite in future. It is based on observations and your senses.
We could be deceived by our observations and senses. So please make decisions wisely instead of blaming others.
But this is also true we are often decieved by people who are honesty. We tend and like to believe whatever other person says even though that person is not leading people to wrong direction intentionally.
We should strive to make right decision, again which could turn out be to wrong decision in future.
If something turns out to be wrong, then we need to have guts and courage to obsorb the consequences of our decisions.
Note: I am also addressing myself as well so nobody in particular is at target. |

Please be advised that as far as I know when the ad talks of allocation or affidavit file, development charges are never included in the price. When the ad talks of plot then definitely development charges are included in the plot price. Hope this satisfactorily answers your query. |

i am not sure weather its commercial or residencial plot. My brother bought this plot 8 years ago as residencial plot but, DHA changes their plot address and some plots are now part of commercial. Please also advice regarding this.

I think you should either wait for 5 to 10 years for State life Lahore phase 2 to get developed or pray to Allah that DHA Lahore announce the merger on "good conditions" of State Life into DHA Lahore asap.
I dont see how a society management that have so mach loan on it on phase 1 will be able to give you developed plot in phase 2 without any additional development charges. How much charges I can say but there got to be at least 5 lacs per kanal development charges for the land that is 15 to 18 feet deep at start on most places in this phase of State life phase 2.
Location is "SUPER". Management is honest but only due to ONE PERSON MALIK MUBARAK. Management is very slow acting and If same people keep running this scheme I don't think they can get it developed before 5 to 8 years and that only IF YOU PAY MIN 5 LACS as development charges. Management have no funds to develop an inch of State life phase 2. They are barley completing phase 1 with borrowed and pledged money. |

pls adsvise that does this borrowed money will have any negative affect of State life phase 1 plot/house holders. I mean, will they be asked tyo pay extra charges to repay the borrowed money, as phase 1 has already developmental charges.
Pls also advise if Phase 1 is good enough to buy a 1 kanal house. as as i know 1 kanal house costs around 75- 90 lac in state life phase 1.
Is there any chance of having a improved access to phase 1 . Will this nala road be broadened in future.

At this price Central Park is a very good bargain. Distance is nothing on this now VERY WIDE Ferozpur road. You can reach Kalma choak in 12 to 15 minute on day or night. Population have now reached to Central Park area after the expansion of Ferozpur road. Keep this plot it will insha Allah give you good return in Short and long term.

I agree with comments of CMY and suggest you to wait just 1-3 months, InshaAllah you will listen any good news about Central Park. I do believe that Ferozepur road is enough wide to cover about 18 kM distance from kalma Chowk within 12-14 minutes. Although Urban Developers has not fulfilled their commitments to develop the Central Park within due time but still its development seems to be very qualitative and due to addition of Medical College and forthcoming projects being started i.e. Food Street, Huma Cash and Carry, Mosque, about 9 commercial shops etc etc will uplift it value in very near future.
2ndly there is news that Central Park has been merged into DHA EME, if it proves true the prices will certainly be high from now.
So don't be upset dear and listen advice of CMY who is very experienced, groomed and balanced person in the filed of Real Estate.

In this budget I will sujest Paragon city as first preferece and Grean city as second and State life phase 1 s my third option.
Please note "STATE LIFE PHASE 1" have chance to gain most in all three option due its superb location easy aceess to ring road and heavy poplation next to it in DHA 4 5 and Sui gas phase 1. Phase 1 of STATE LIFE is GOLD MINE and State Life life 2 could give you good return too but phase 2 will take a very long time to get developed an buyer should be aware of this and may invest in both SL phase 1 or phase 2 keeping this point in mind. |
