Good development but only its 55 KM away from Gwadar port so it a big disadvantage. wish they had bought land closer to city. Son of Malik Riaz is working on footsteps of a grandson to buy cheap land away from cities and develop it top class to attract people there. But it will take long time to get people there.

Bahria announced to pay 100 percent refund to the effectors of BTK of precent 30 to 56.
When we contacted help line we were informed to contact to their office with all relevant documents and there is no last date

On reaching office we were informed that refund policy has been suspended for few days which is still closed till date.

Bahria Town is too risky too dangerous...They know the psychology of our Nation and they "play" with our inherent need and greed. Need in a sense that Bahria Town is affordable to working class. Greed in a sense we love to play file game. Buy file, sell file make profit/loss without knowing where is the actual plot. I myself fell in a trap of file as it was the only option for a salaried class. After 10 years of wait, it was still a file but after pressuring management they did relocate to a better place which I sold and moved on. To cut short, in Bahria Town (for new investors) always buy a possession plot (if you found it undervalued), never ever invest in files. 90% time (my educated guess) it will not be worth the wait. For files, you can trust DHA (few groups tried to spoil the name of DHA i.e. DHA valley, DHA city etc). But for a pure military project, you can trust their files. Whether we accept or not, only Army is a professional body rest see the work ethics of other govt. organizations. DHA has the intention and capacity to create a top class living standard without compromising the interests of stakeholders. They take 2-3 times the date allocated to develop proper phase like Phase 8 and now Phase 9, Lahore but that can be explained. In Pakistan, nothing works as per planned almost everyone is a con and loot. Thank you!

Most likely Bahria town Karachi refunds was announced as lolly pop to calm down people that were protesting of being in land area. People have applied for up to 8 months and no refunds issued to date.

Bahria town is a natorious orgnization and BTK is not its first scam. There are thousands and millions of its effecties. Even now if they announces Peshawar project, there will be black of booking forms with 50 k to one Lac own on pre launch forms. Famous saying, Bahria town file will never become a plot.

The only thing we may generalize is that 'Always invest in on-ground plots with legal possession, and not files". No matter how long you wait, at the end files are files (papers in a folder) only and not real plots.

Let us not unduly differentiate between BT/MR, DHA or others. DHA Overseas Valley (Islamabad) is very much a DHA project. The project was announced officially by DHA / Islamabad back in 2008 and all the installments during next 3 years were collected by DHA / Islamabad in US Dollars. All along until full recovery of plot price, all the correspondence and even Payment Receipts were issued by DHA/ Islamabad. DHA / Islamabad were so mean that they even claimed and recovered US$ 15/- if there was delay of say 3 days in the delivery of installment pay orders from overseas Pakistanis to DHA / Islamabad counters in Rawalpindi. Now it is almost 12 years that the investors are still waiting for their plots to be handed over or to have a proper and sensible explanation / update from DHA.

Earlier (after receiving full price of plots), DHA tried to alienate itself from the project, as we heard rumors such as some hanky-panky has been made by Malik Riaz in collaboration of Kamran Kiyani (the brother of ex COAS - General Pervez Kiyani). But DHA/Isalambad did not bother to send any formal or sensible communication (even one-pager) to the investors. Now there is a news that DHA/Islamabad is asking for an additional US$ 4K to US$ 5K per plot as additional development charges, despite that fact that the price already paid by investors was all inclusive.

This is Pakistan, where 'HAMMAM MAIN SAARAY NANGAY HAIN". Everyone (no matter whoever we talk about) is too eager and ready to exploit the other, should there be an opportunity to do so.

Expert opinion needed for the benefit of victims of Bahria Town Lahore Sector F. What do you see the future of poor people who have invested in this scheme & paid all the amount of plot but neither balloting done nor any signs of possession in near future?

Frankly Brother,I am in touch with some leading property dealers of Bahria Town as i have 2 Sector F kanal files and have paid all installments ,all r advising just wait and see policy nothing else at this stage .Sector F file has dropped to 48 lac from 50 lac now.Refund policy is very bad as BT will deduct 25% plus they will give 6 months cheque so its bad idea to claim refund.I am in touch with dealers and would try to give honest opinion to all my friends here.Anyone else shouldalso share any information if they have.

frankly speaking I feel its a buying time for 1 kanal sector F file. in real estate one should make a move when prices are low. the only way i see this file going is up from here. the day they hold a ballot this file will gain 15 to 20 lacs and once Bahria starts deploying machinery on ground it will add further...folks please hold onto these files. im considering to buy one file at this terribly low rate next month.

@Khan: I think you need to find reasons as why your file has not been allotted a plot Number and block number (For instance. Ghazanvi, Tipu, Shersha Suri etc...) in first balloting.

Many peoples have plot/block number allotted and some of them has sold them already(with decent own) and some are waiting for possession. which is expect by end-of-this-year.

Lahore Ring Road Southern Loop Effects on Bahria Town

AOA,

As everyone knows a large area of Bahria Town Lahore is marked by LRR. So effected members(including me) are uncertain what will happen. I want to submit an application to Bahria Town lahore Management to ask how will they compensate the effected members?

It will have more impact if more effected members want to get into application.

Please reply this thread if you are the effected member.

I am not exactly sure but what I know, they marked(red colored paint) on a large area starting near Grand Mosque to the left end through Tulip Ext.

There comes a large number of Houses, Commercial Plazas & Plots under this marking. A few members who were about to start construction has stopped due to uncertainty.

Some people are visiting the office(individually) but no serious response from Bahria Town Management, so I thought to start a formal application.

Please share this thread in your circle, lets all effected members get together to make an impact that we are really concerend and want to know how will Bahria Town compensate at time.

I am ready to join you. I am also affected by LRR . If LRR will pass through this rout then it ll very badly effect the bahria town. because it will divide the BT in 2 portion and BT has to build under passes and overhead on LRR . It ll also affect the the Grand Masjid and affect its beauty and security. So I think Malik Raiz ll never allow this and they ll go to court against this.

But We have to do something and not sit silent . So in my opinion we have draft an application and posted it here so everyone can comment on it.

PLEASE NOTE MARKET RATE WILL NOT BE GIVEN TO SECTOR [D,E]BECAUSE BOTH OF THESE SECTORS ARE ILLEGAL,IT MAY INCLUDE GOLF VIEW ALSO.[[[FROM THE ARCHIVE]]]The TMA further argued that Bahria Town obtained approval of sector A, B and C of the Bahria Town Housing Scheme only and did not approve sector D, E and F. The constructions in those sectors were illegal, unauthorised in clear violations of the law. These constructions were made in violation of rules 13 & 34 of Punjab Private Housing Schemes and Sub Division Rules, 2010.

The Bahria Town rebutted the TMA, Iqbal Town arguments saying they had provided the proof of ownership of land measuring 1400 kanals. The sale deed of remaining land had not been executed due to ban imposed by the government as it had been seized vide notification dated June 6, 2012. The Bahria Town said the bank statement would be provided by them. The TMA has to accord preliminary planning permission only and the rules 13 and 34 were not applicable in this case.

The competent authority after hearing the arguments and examining the entire record rejected the plea of Bahria Town and declared its development work against the rules. In his decision, the secretary Local Government & Community Development Department wrote, “after hearing the parties and perusal of the record carefully, it is observed that appellant started the development works in these sectors without approval of the TMA in violation provisions of Punjab Private Housing Schemes and Sub Division Rules, 2010. Appellant also failed to provide the documents of ownership of the proposed site and bank statement. Appeal is therefore rejected being not maintainable.” FAR AS THE LOCAL GOVERNMENT IS CONCERNED YOU OWN AGRICULTURE FARMLAND WORTH PEANUTS.

I am writing this application to Mr. Malik Riaz Hussain whom I know as a person who cares and feels for people, will never let the hopes of the people down associated to Bahria Town and look towards him in the hour of need.
Sir, I own ____________________, Block____________________ in sector________ in Bahria Town Lahore.
I want to put your attention to a serious situation which is really very painful for Bahria Town Lahore Members being affected. Few days back NLC/LRR personnel marked (red colored paint) over a large area near Grand Mosque through Iqbal Block, Rafi Block and Tulip Ext. According to them all marked area will be used to connect Lahore Ring Road (Raiwind road to Multan road) project.

There comes a large number of Houses, Commercial Plazas & Plots under this marking. A few members who were about to start construction has stopped due to uncertainty.

When I inquired Bahria Town officers about this issue, most of them were not familiar with this marking and gave following different remarks to add to my confusion:
There isn’t any written intimation from LRR Authorities. Please go ahead with the construction. LRR will not pass through Bahria. It is just a rumor.
Bahria Town will give new plot in replacement of each acquired plot and house at an equivalent location.
Bahria Town will give only plot in replacement of each acquired plot, and constructed houses will be paid by LRR authority separately.
Bahria Town will pay in cash to each affected member to market price of specific property.

Sir, for most of the members who are not investor have spent their lifetime savings with a dream to construct to spend their life in this graceful locality. After construction of Lahore Ring Road, the security and peace will become question marks on Bahria Town promises in addition to secure investment. I will request to all karachi people not to invest more in Bahira Town as they are thieves.They have collected lum sum amount from Lahore and investing in Karachi now. They have forgotten to make development in Lahore like Golf View Residencia and some more.
I've purchased land in Golf View with 15.5 lac own and hope Bahria will develop GVR in near future. But their whole focus is in karachi now.Giving Mercedeze & Toyota cars to karachi people. so thay they may attract more in Karachi.

Just today i visited BTL and came to know about this disturbing news. I have a plot in Sector E, Rafi Block which will be totally swept away in constructing the LRR.
On top of it I am much devastated as i do not live in Pakistan and like everyone I invested my life savings only because we trusted the strong policies of BTL thru Mr. Riaz. But unfortunately the situation is very sad and confusing. I will be visiting the BTL management tomorrow but by reading the thread above it seems that it would be not much of any help.

Once again guys I am just trying to help you to let you know what will be hitting you next and you should be educated enough how to deal with it. I have purchased a boundary plot in past mysel and learned the lesson hard way. That bad investment of 62 lacs was stuck for years and I kept watching other plots files prices shoot up to moon. I dont want you to go through same pain. Even when I was dealing plots in my office myself plots like marked in red lines where too much work to sell. Dealers just write them on their registers and forget all about them. They dont wanna work hard and sell your boundary plots because they damand 50 times more effort. Finally when some is trapped by a dishonest dealer both desperate seller and buyers end up looser. Seller even after waiting for years get too low offer and not getting enough noticable return and buyer lose too because he will now be sitting for years on that new but deed investments.

You dont have to sell any of these red lined plots today or tomorrow or in 6 months but do keep in your mind you should sell or switch your red lined plot asap or when practical for you. Sooner you sell them more relaxed you will be after selling it and get out of this nightmare. You knowingly took risk and you lost in ballot by getting a boundary plot. Some one of 5% poeple had to lose and by bad luck it was you my friend.

Villages where there all the time and you knew it. They are not added by DHA in Prism map on ballot.We all new each DHA phase had its share of villages.Bigger the phase more villages will be there. If some told you all villages will be wiped out he must be your biggest enemy.
Factories where always there too. Every one here knew on Hudaira there are going to be factories that dump waste in Nallah. Yes 5 marla plots could have been given a better area like next to DHA town but how does it benefit DHA to give you better or worst location. When we pay 108 lacs for 1 kanal in shape of four 5 marla files and 63 lacs for 1 kanal. DHA dont force you to buy onr or sell other or care what you paid and when you paid. DHA takes land free of cost develop it and hand over to you.

Yes I see many plots in many blocks are still not in ballot. But legally DHA could just say that block or those plots land had pockets and to avoid relocation latter we never put them in ballot and skipped them until their land is cleared. It all comes to trust. DHA kept full DHA6 N block out of civilian ballot for army files and It was ok with every one. People still bought DHA7 and DHA8 DHA9 files. Same thing happened in DHA 8 ballot with W block and people kept buying DHA 9 files. It happened in Prism people will still keep buying files in DHA 9 etx too. May be you or me wont buy it again but there are 10000s of people other than us that trust DHA even when DHA give priority to officers files and people still but those files. Its upto you to decide what you will do next. People buy files to get a chance to get good location most got it. You cant buy a good location plot even today for the price files most people paid. Not every one payd 63 lacs. Out of thousands files may be few hundred changed hands after 53 lacs price. Rest is all drama I bought at 63 lacs etc. I all lies just like and wrongs of DHA we dealers buyers sellers are doing and saying wrong things too.

Plots with blue line may be priced worst or bad depending on their location. These blue lines plot will not get you good price to sell in next 6 months. These may be priced too low in current market with 25000 new plots but these plots do have ability or chance to come out as big winners at possession time if you can hold them for 5 years or more and willing to take chance that there will be map rivisions in Prism. DHA 6 DHA 7 DHA 8 saw many revision and 100s boundaries plots became huge gainers witheach revision after DHA cleared land in pockets and villages with pasage of time.

If you want to make a house in Prism and already have a plot on blue lined plots you can still hold this plot. I dont see any thing wrong with these plots to make a house here. No need to sell and go through extra headache or spend more money on changing with better location. These plots are good for houses with low priced plots and like they wont be a boundary plot at time on possession in about 5 years from May 15 2015. If you have a low budget instead of going for DHA 9 extension file I strong suggest you take a chance on blue lined plots. Buy these plots cheap and if gets cleared you could but two DHA 9 extension after selling it at possession :)



I am done with map. I market only few plots blue or red on Prism B. Other plots in there are not a sell and all plots there are safe to buy now.

Red lined plots will be priced at worst rates in market . It was not your fault to get a bad plot in Prism. But keep sitting on these losers plots by holding them for 5 years will be only your own mistake. If averrage Prism plot will gain 100% in 5 years these red lined plots if Prism stay current and it is not revised your red line plots will gain only 50% bcause these plots are hated by any smart investor. Based on more than a decade experiance I request you to sell or switch location of plots with red lines with better location plots that dont have red or blue lines.


All plots that dont have red or blue lines are ok to hold to buy for new investments in Prism. If your plots in not red or blue. No need to call Lahore Real Estate. Insha Allah you will just do fine. After each ballot lootmar is always seen. You must hold firm and not get scared after looking at boundary location prices and number of plots on sale. Ask your dealer to provoide a corner faccing park large road at low prices and you will understand why I am telling you to stay firm. You are not going to give me shares from gains. Please allow 5 years hold for your plots in Prism to gain it maximimum price % wise than all other DHA Lahore proper phases. Prism is future and due to Lahore Ring road and new development standards and facilities visibale now on map Insha Allah it is going to reward you more than Ivy Green DHA 5 6 7 8. That what I believe rest only Allah know what will happen in 5 years.

MM sahib be honest how many people paid 25 or above for five marla. Be honest tell me you didnt knew your plot could face in Nallah in ballot too when you bought it at 25 to 27 lacs. Yes few dozen people may have paid that amount too but they were 100% aware it could have be any where like even facing grave yard facing Nallah or facing DHA Town.

You dont know how many files of 5 marla were transferred at 25 lacs plus but I know that fact 100%. Each morning DHA posts a list of transfers of files and plots for that whole day that have cleared NDC or have objections details etc.




Its my hobby to keep close eye on these very small but highly important numbers to stay ahead of many dealers in market. I keep eye on DHA notice boards to know how much land is going to cleared next and from what area or what land investor. When I can expect him to unload his files in market etc. Other dealers keep eye on commission after transfer but I use to prefer to spend time and keep eye on these fine details on DHA notice boards or village pople that are waiting for land branch to clear their affidavits. b. I use to spend hours of my important time with these baba gees and chacha gees and their bachey jamooras :). No one can give you better info then them.

For example DHA 9 ext most land files were made and 20 to 25 lacs per acre but today even deep in DHA 9 extension area agri land is not available under 56 to 70 lacs per acre. So extension files cant be made until their prices stay higher. If prices of file fall the new deals on lands dont happen and supply gets tight.

You dont know the joy I get when a personal in Australia pays you money without even me asking any money for it just because he got advice from me for buying some property. He had his on limitation as brother wanted to complete that deal from his own sources.



You dont know the joy i get when a col sahib is transferring a plot on his table shout and ask me Lahore estate waley CMY bhai aaj rates ka SMS abhi tak nahi aya and both buyer and sellers infront of him jump from their seats and hug me and say are you real CMY.


I can keep going all night. I didnt make the kind of money like 100s of dealers that started real estate in boom time in 2004. But I am happy I got so much trust and so many friends that I have to keep hiding from them because I dont have enough time to give them.


Have seen so much money I dont matter to me. Before coming into Lahore real estate I use to make or lose 30000 US dollars in a single day as a day trader. Buy trust me I am lot more happier now than i was at that time.

I was no man faithful to public gave me all this respect and I want to return that favor in any way possible with my very limited technical knowladge or woth out proper English.

Jon Jmn please read my that post once again. I said many years back in this area PPP sen had a lot of land and had a legal battle with DHA. If I remember correct it was MOSTLY 5 ext area. DHA knocked down his boundary wall and he went to court. I said I dont know clearly current status of that B block area. It could be in Sen Aitzaz name or Formanites or some one else.

How could It benefit me to give you that wrong info. I was not sure my self if that land in Prism B block ever belonged to him or currently belong to him.

Its indeed a fantastic piece of work u did with blue and red markings on PRISM Map. However, with the same in view I suggest you may include green bold lines for the primearea or best location plots with direct access, park or playground vicinity, wide rds etc. That way a overall picture will come out with best plots, good plots and average or bad plots. That map may be linked on top of page. At least then people can first see that map and then ask only whats important to know for them.

A dealer told me that BT GM says that there are around 1500 files pending for Sector F whose balloting is yet to be done. They have acquired the land for it and have plans to do balloting after Ramazan. Lets hope they do it.

Before the start of 3rd or 4th instalment bahria said if all the instalments are paid before March; those files would be included in fresh balloting. Many people fell into the trap of bahria & cleared their outstanding dues. This was only a stunt to extort money. Similarly before the final instalment bahria said if all instalments are paid prior to final instalment; those files will be included for balloting to be carried on just after final instalment. Now people have paid the final instalment but bahria has gone into deep slumber, enjoying on the money of general public. Bahria has now tarnished its reputation by not fulfilling its commitments. I purchased file only because I was told that bahria would handover plot prior to final payment.. What to talk about handing over of possession; Bahria after getting the entire amount has not only conducted balloting. I have lost my faith in Bahria

yesterday, I called Bahria office, they told, they have cancelled 4 installment paid files, and will soon cancel 5 installment paid files. and there is no refund policy. if refund policy comes, they will deduct 30% from total paid amount.

Sector-F had first ballot last year for ones who deposited their installments in time and ALL of them got plots close to Sector-E and at moment giving you 40-60% ROE in ~2 years.

With LRR on the card, The prices are bound appreciate. Development work is in progress. Possession is coming in next 6 month for some blocks. Seems like the delay has been caused by Bahria's full focus on Karachi.
