Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

DHA Islamabad phase 2 ext is a good safe long term investment. There are 14.75 lacs development charges on this file that have driven the price too low.At this low price and with 14.75 lacs development charges added still DHAI ph 2 ext is a good long term hold investment.

DHA 9 is ten times better than DHAI ph 2 ext.
In DHAI area land is very cheap and any maja saja can buy 400 kanal land for few lacs and launches a new scheme to rob the people.
In Lahore just 5 minutes away from airport and in the middle of developed or under development area in DHA 9 its not possible buy to buy 4 kanal land at 15.50 to give it to DHA to get one kanal allocation file of DHA 9.
Please note DHA 9-10 is now called DHA 9 only. DHA have made this change to remove confusion between phase 9 and phase 10. Every one was asking my plot will be in DHA 9 or DHA 10 So now they renamed it to just DHA 9. |

TI asks DHA to be transparent
ISLAMABAD: The Transparency International (TI) has asked the Defence Housing Authority (DHA) to justify the delay in allotment of plots in DHA Islamabad Phase-II Extension, and also to implement the Public Procurement Rules, 2004, which the DHA is bound to implement.
Syed Adil Gilani, Transparency International Pakistan (TIP) chairman, has asked the DHA that there were complaints that allottees were not being allotted plots in the DHA Phase-II Extension in violation of the PPRA rules; therefore, the DHA must clarify its position as according to a recent Supreme Court judgment, implementation of PPRA rules was mandatory for every department.
A letter written by TIP to the DHA Islamabad says around five years back, in Feb/March 2005, files of DHAI Phase-2-Ext were sold to the general public through a marketing agency ‘JIN’ in the lump sum price range of Rs 3.600 million to Rs 4.100 million per 500 sq ft plot. This adopted strategy was first time ‘experienced’ by any DHA in the history of Pakistan, and a margin of around Rs 400,000-600,000 per plot was fetched. Very after this sale, an ‘ Overseas Sector’ was advertised/sold at the foreign exchange price equivalent to Rs 4.200 million, even in instalments. After it, plots to servicemen were sold, and then Commoners Town was merged in DHA1. Now another process of awarding highly discounted plots to the favourites is underway. All this process has severely affected the market price of the general public plots/files, on top of the general real estate slump experienced in the country. It seems that the planners got involved in ‘inside-trading’ and minted money to the tune of crores in just one go.
The DHAI has even forced the allottees of Phase-2/Ext to start depositing the development charges without knowing the physical location of their plots. By this time, DHAI has collected three such instalments. The DHAI has further added the time dependent price escalation in the development charges without any fault of delay on part of allottees; besides the fact that DHAI has earned millions and billions in terms of interest/profit in last around five years on investing the land price fetched against files of DHA Ph-2/Ext.
It is highly regrettable that even now all announced developments in the Phase-2/Ext pertain to Overseas Sector or Servicemen phases or built houses, and nobody seems to bother about the general public’s already highly discounted investment. Not even ‘part-plan’ of the phase, which was scheduled in December ‘2005, has been announced on one pretext or the other despite repeated promises.
The DHAI has made 8th unfulfilled promise of releasing the location map so far. No satisfactory reasons for adopting this strategy and putting on the backburner the general public’s hope for plots has ever been cared to be forwarded to the poor civilians, which is highly discriminating. The only answer is, ‘This is DHAI’s policy’. Kindly examine the allegations, and if they are correct, address the issues raised therein so that public may get justice. Following PPRA Ordinance Articles are quoted again for the DHAI information as award of Contract of Marketing Agency to M/s JIN Associates should be under the PPRA Rules.
In view of the above quoted statuary requirements, all DHAs are authorities established under federal law by the federal government, and all board members of DHA Islamabad, Lahore and Karachi are holder of public office, and, accountable under laws of Pakistan, and PPRA Ordinance 2002 is applicable on all DHAs.
The TI Pakistan is striving to have Rule of Law in Pakistan, and expects DHA Islamabad, a statuary body under the Ministry of Defence, formed under DHA Islamabad Ordinance 2009, on which it has been made mandatory to follow government rules while awarding contracts.

We have seen new buying in market but waiting to see if it can keep this strong in coming days too. Transaction have increased a lot and installment pressure of DHA 8 was taken very well in market. Very few sellers in market in general that sold due to pressure of installments. It was surprising to see process increased instead of falling in DHA 8 near June 30th.
DHA 9 saw buying and files hard to find. DHA 8 Park view files files selling pressure is now easing slowly and should stabilize in 2 3 Weeks. DHA 6 all blocks saw 2 to 3 lacs more gain in last 2 3 Weeks. DHA 8 W T saw 3 to 4 lacs gains. DHA 8 S and Y saw price losses of 2 to 3 lacs instead of rise. DHA 7 developed block saw 2 to 4 lacs gain in last two three weeks. DHA 7 undeveloped block saw 1 to 2 lac gains. We saw Park view Villas Multan road sold out at very fast speed and still lot of buyer in it at profit buying. We are seeing lot of booking in DHA City Lahore and mostly overseas people booking it directly from DHA City.
I wish I could update charts on LahoreEstate.Org to show you all buying selling data but call volume from DHA City applicant is not leaving me any spare time yet. Data looks good and I think its due to money moving into real estate from stocks and reduction in CVT from 4 to 2 percent. DHA have mostly larger plots only soits helping DHA market lot. I think DHA City Lahore will have to increase the last date of filing as many people are calling they dont have anough time to file send applications from outsideof Pakistan. |

Buyer must be min 18 years old to buy a property in DHA Lahore. He must also have have NIC NICOP or POC.
BTW buyer and seller must not wear only shorts on transfer day otherwise DHA wont transfer the plot. We have seen two three times people came in with shorts and tee shirt but were refused entry into DHA building or transfer until they go and change their dress :)

It was very funny situation Col sahib said no transfer until you dress properly for this building and buyer said what dress have to do with my transfer identity or look. End result buyer have to change the dress and transfer was finally done after three hours of debates and requests to both parties :)

As we saw that Phase 7 files prices are declining day by day from 25 Lakh to under 20 Lakh. As we know that for Phase 7 the blotting already done & people are suffering after paying all development charges but nothing on the ground but files are still available. From where it is coming. where are these plots will be allot.
Please elaborates as DHA is not serious to complete the development of Phase 7 & handover the plots after suffering a lot of losses. |

DHA 7 left over allocation are not likely to get agood location plot so thier price is low at near 20 lacs. Buyer will still have to pay 9-10 lacs in development charges.
If you have a plot in DHA Lahore phase 7 undeveloped block you have right to pick up phone and ask DHA when they will complete entire DHA 7 development. Here is phone no for DHA Lahore office 042-111-342-547 |
