Suggestion regarding 5 marla bahria town houses

Aoa...i need advise plz..I have almost 3 crore budget..i am thinking to buy 4 houses of 5 marla in bahria town in gud location so that i can get rent of 35 to 40,000 per house..whats ur advise..plz answer

Bad Idea. Rent will give you 5% of investment. Buy commercial. Outcome is 30 to 35%. But became full. Bad location in commercial would stuck your investment.

40x3=120,000 Per month and 1,440,000 Per year only,minus depreciation cost Your houses= approx u get profit only 1 million in one yaer

But Commercial will give u minimum 5 time of rental value approx depend on location

@Mde there are pros and cons of your idea.
If you need monly some amount to cater your day to day needs then this idea (having houses on rent) is of course good idea. However, if you want this as investment; it will be liability instead

I wrote about it detail few days back, Just Match the Map with on ground development you will see Bahria Could Not take over 50% of needed land, Only 5% will be taken by LRR,
So mainly Failure of this Project is Bahria's Own failure to get Land. Another thing only God knows that if they sold more files than even map? If I am holder of this phase I will exit and merge my files to some other option in Bahria. Definitely if memberships are reduced drastically remaining members will get Possession but who knows when. You can recall sector C affected people relocation in Bahria orchard which happened some 7 years back and people were very unhappy at that time. But Now you can see Orcard is developed better than Bahria canal. So it is Not new in Bahria.
So lesson is best Buy on ground things where all things are solved or in DHA proper where Land Files tagged are Floated than paper Files.

Jameel sb your input in this matter is highly appreciated. As per my information Golf view map has already been made public and all plots allotted which implies there are no excess files in circulation.

The matter with acquisition of land is indeed not clear. As per your opinion only 5%of land to be effected by LRR. I think it will be considerably more. If any of the readers of this post know more about it then please shed some light in this matter

News in Bahria Town dealers that Bahria Town is slowly purchasing land around "Fateh Singh wala" which is just behind Lahore Safari Park and other side is Sector A. Residents of this village confirmed that someone is buying land around village which is most probably BT to shift Golf View along Nargis Block till Sector A Safari Villas side, finally touching dream garden of Munoo Group. Still need to be confirmed officially by Bahria Town.

As stated by me earlier all plots commercial as well as residential have been allotted.

Due to the fact that Bahria is the biggest and the richest developer in Pakistan, I believe that all of its projects have a future. There may be issues here and there for some time, but eventually they get resolved since it has the resources to do so. Same cannot be said of other developers.

Bahria market is going at smooth pace after 2013 where ground plots were available.I don't think so this will heart Bahria Market if if if if if if if if if if some one purchased ON GROUND plots.Its not good time to deal in Files in BAHRIA TOWN.

I am always there on this page and learning from your wisdom and knowledge on real estate.
After reading your comments and writings, I do not find any reason to write. To make my point my clear MERAY ALFAZ AAP KI TEHRIROON Ki WAJAH SEY PHEEKAY PAR GAEY HAIN.
When I started writing on Bahria Town and surrounding areas in early 2005, there was no information available online on the subject. Now things are changed on positive side.

Dear Jameel, I don't see any problem in Bahria Town and its living standard. We shifted here in 2006 when only few families were residing there. We are enjoying our stay here and never thought for a single moment to move from here. I, along with my family, stayed in the UK and Europe in (believe me) but the quality of life, cleanliness, facilities and kids education etc were not better over there than Safari Villas. In short, I am more than satisfied with my decision to have a house in Safari Villas.

As we have always discussed, a new investor (or one has sufficient funds) should only invest in on ground and physically existing plots. Things were clear about Sector F, Green Valley / Bahria Greens, Golf View Residencia at the time of launch of these projects and I wrote about these projects in detail. One can search with my name on this page or by googling.
My information about Bahria Town Karachi projects is very limited so could not say much about it.

In short, physically existing plots and houses of Bahria Town Lahore have gained a lot during last couple of years. The price and rental value of commercial is dropped (as it was too much over) but houses are going pretty well. Bahria Town Lahore seems over populated now. Bahria Town School Lahore has to open 4 campuses within last three years and all these are over crowded even though Beaconhouse School System is opened last year. Lahore Grammar School will also be opening its branch in near future. Commercial area is almost fully operational. Every second day we hear about the opening of new outlet of some brand. I am simply amazed to see the growth of Bahria Town Lahore.
I know that Bahria Town Lahore has played a lot games and many of our friends has suffered a lot. As CMY explained, we need to be careful when investing in some project on installment. Shifting of plots from Sector C to Bahria Orchard was a very disturbing decision for hundreds of Bahria members. After that the issue of Civic center also created a problem. There are so many issue of Bahria Town which could not be justified by any means.

It would not be out of context if I express my feeling and emotion of gratitude about Lahore Real Estate and its management. I have benefited (and am benefiting) from this page and Lahore Real Estate Office. Brother Abid Yasin, Adil Saeed and CMY are my MOHSINEEN.

I must also say here. Bahria town Lahore on ground plots are always a great investment. And Bahria Town take care of its residents I have never seen other developers do same. Amount Bahria Town invest for its residents good life is just unmatched. Have not seen this kind of support from developed in USA for their residents.

Bahria Town

I have heard that BT has fixed the elevation of houses in many blocks, the owner does not have the liberty of changing the design of his choice. Though, it is pathetic to go with one type of houses but the plot holders have no choice. How can I get the detail of the design/ elevation while being abroad?

Seeking an expert opinion please.

Not a good idea to keep all the house symmetrical. Some may like that but one should have right to build his dream house of his choice. Houses are not built every day.

i am living in bahria town lahore. This news is not right. U have freedom to build house of ur own choice including elevation. Safari villas and bahria homes elevations can not be changed.

@ Saqib,
As per my information, old sectors like A & B are exempted from this condition but most of sector C and all new sector (E & F)blocks have been given identical elevations for each block. You can alter the floor plan but can't play with elevation. Not sure about sector D. This restriction might be for 5 to 10 marla houses only.

I delayed construction house due to this reason and now planning to sale my plot.It is not worth spending 12 million rupees just to get a typical structure.

I am building my house in Sector C. This is true for 10 marla and below plots. The front elevation is fixed as per 2012. The houses build before that does not follow this. Well if you look at some house elevations , you will say its better that its fixed now with houses looking like box of sweets. Of coarse it is not true for every house.. :)

I am planning to buy a 5-Marla Safari Villa in Lahore. Please update me about about current market rates. Are ready to move in Safari villas available in Lahore ??
I 've heard that these have a very good construction quality and after sales service and maintenance by Bahria town management is also good. In that case is it advisable to buy a new one from Bahria at installments or go for a 2-4 yrs old house at aft-market price ?

I have been living in safari villas from past 3 years.

Please let me correct you in following regards :

1) The construction quality of the houses in safari villas is very low & 3rd class material has been used.

2) Security is good.

3) Garbage collection is good.

4)After sales services is poor.

5) Maintenance ( Plumber & electrician ) is available on one call.

6) There are lots of flaws in the basic map of safari villas 5 marla houses. A layman could have made a map much more better than the engineer who made the map.

7) There is almost no load shedding in safari villas.

8) Water is abundant & no shortage.

9) Sewerage system is good and there is no problem.

10) Community is calm and educated

Security at Bahria Town

Dear Viewers,
Does anybody know if Bahria Town management provides security services for the houses? I mean for the houses, where the residents do not reside on permanent basis like being abroad. I yes, what are the details.
Perhaps Mr. Hussain Kaisarani knows something.

Bahria Town Lahore Management provides the security of Safari Villas in following ways (I am not sure whether first number facility is available in all Bahria Town Lahore Sectors or not):
1. If you inform Bahria Town security office that you will not be attending your home for some specific period of time then they seal the house in your presence. They take the responsibility of taking care of the house and you are only allowed to open the seal under their supervision.

2. They install some security alarms (on your cost - approximately Rs.20,000/= per year ------ and this facility is available for each and every house in Bahria Town Lahore) along with sealing the house. The security alarms are connected with Bahria security main control room. As per Bahria's claim, their rapid response force reaches at any house within 5 minutes to control any suspicious act or trespassing.

3. Its worth mentioning that Bahria Town Lahore has installed CCTV cameras on Safari Villas streets to enhance the level of security.
