Elite Town's owner Kashif Khan is an absconder and has engulfed the money of many innocent and poor people who kept deposited installments way back in 2003 with a hope that oneday they will construct their homes but still nothing there except a trapping segment of phase 1. Even Pathetic condition of incomplete phase 1. Kashif's case is in NAB since long and he should be caught through interpol. I am surprided how still they are running GLOBAL College without any fear. Further there was a fat devil Ibrar who is also absconded with him to USA.

First of all i apologize for my above deliberately written one satirical statement in the thread.
The reason was to catch the sight of readers and i was strongly predicting that such statement would get reaction from LRE especially from CMY. So if CMY wrote something then like me,i think,people would read the thread otherwise many posts of uninterest by majority of the readers remain ignored and on this lovely open platform,many "have nots" are unintentionally missled because jab kawa hans ki chal chalta hi to apni bhi bhool jata hi and ultimately poor hurts himself. Mr. CMY,you are a leader of this forum and we are the followers and under your guidance we ( even me) have earned handsome. So we all consdier you our leader by heart. Your heart will also tell you that you are leading us and we are your followers and we come at your doorstep (website) for help and advice.But unluckily most of us are courtiers and discuss the fields of our personal interests, so moaners and impotents remain totally ignored. Anyhow, if any moaner comes for some assistance atleast he should be guided even indirectly, atleast only in those cases where potential harm is severe. In our relegious modus operandi,a leader is responsible for all the communal deeds and
distractions of people.
In the end, i agree with you that it is your compulsion not to write any hostile words against any societal evil in order to prevent their bullies at business. I hid my identity because i have the weakest state of faith. Such a harsh criticism loses its own worth, and looks one sided opinion by a opponent or affectee.
More useful could have been, Town so and so, Could develop only little part of phase 1 and most of Phase two is still not developed, even phase 1 have these issues however price in phase 1 have increased from 50K per mela to 300K per Merla in last 12 years and People are solving their issues by Apni Madad Aap. ... so and so.
We do criticism even on big developers Like DHA, Bahria, urban developers, eden etc but facts are balanced and not bitterly personal.

We also don't know the problems of developers, Land acquisition is very difficult, cost of development and property prices sky rocket, if any project is delayed due to unforeseen reasons developers gets bankrupted. I agree there is also issue of bad faith.

GRAND AVENUES vs Central Park

How safe it is to invest in on ground GRAND AVENUES and Central Park for long term?

GRAND AVENUES:
They have given possession for some blocks as well?

I heard Urban Developers handed over to some unknown UK group.

Central APrk is an establish society and safe investment. It has come in limelight now and prices are increasing because it is highly underprice with excellent standard of development. Grand Avenue enjoys an excellent and strategic location arounf 2.5 KM before Central park on Ferozpur road opposite side. There are rumours that it will get absorbed by DHA for Phase10 approach on Ferozpur road. Phase 10 will most probably after hudiara drain and if you check with google map it seems very logical. The dealers are active here and trying to get plots from owners at low cost and than sell at higher prices in coming months. Central park is flying and due to its strategic location it will catch up. It is approved by TMA but not LDA yet.

Central Park is approved by LDA.

Yes Central park is approved but not Grand Avenue yet. As per the dealers, it is in the final phase of approval as it is already approved by TMA.

CMY Saheb, I posted the same query before also but no response from you. Bothering you again to give your true and inside information about this housing scheme located on Ferozpure. I heard it is sponsored and developed by the same party Urban developers associates UDA who did central park. Surprisingly it is not included in your dealing list. Is it safe to invest there or what is your opinion.

After investing in this project , I did research during my last visit to Lahore in December 2015.It has a strategic location on main Ferozpur road before Bahria nasheman and Central park. The quality of development (roads) is very good but pace is bit slow in my opinion. In past, it was included in LDA illegal schemes but they got approval from TMA.I recently called them and they informed me that LDA has approved it and the name has been removed from illegal schemes list.

Since, I hold two plots there and my opinion may be biased. But if I look at the facts the investment has a good potential to grow. I encourage other forum members to explore this scheme "Grand Avenue'

Ahsan you Booked at Price 25 Lac/ Kanal which was very good. I think they are still Booking at 55 La Kanal, For your interest in 2004 Central park was 1 Lac per Merla so you got it in very good Price Now new price is not that attractive.

Every time you visit DHA Y-blk office, DHA Phase8 Park View Office or Urban developers office they say it will only take 2-3 more months as almost all the issues are resolved. This is the case from last 3 years now. Unfortunately you wont get any correct information from them.

I agree with 'USA' that the location is fabulous. Hence all we can do is wait and pray.

Air Avenue and Parkview do not come even close to DHA "original" blocks. The roads, infrastructure and development in DHA 6,7 can not be compared to "acquired" socities by DHA. Yes PW and AA locations are top undoubtedly but maintenance and infrastructure doesnt match DHA. The price difference says it all!

I agree with Expert that there is development difference between original phases ( Like phase 6,7 and 8) and Air Avenue /Park View. However the location is so fabulous that it cover that factor. Real thing is that when DHA give them right to build houses ; which is suppressed since long.. Who is at fault we don't know but one thing is clear that people who have plots there are affected very much.....

Please be aware Park View and Air Avenue infrastructure and development is not done by DHA. They were private societies before DHA took over them.
Phase 8 is far far better than Parkview and Air Avenue and without any litigation and management issues.

I booked Luxury apartment in Ph-8 Ex-Air Avenue Luxury Apartments Project in Tower D, it is a corner apartment as per Urban Developers plan.

Please advise if the project is also taken by DHA lahore? or if it is still with Urban Developers? as UD has not fulfilled the agreement and till now Tower D has not yet been constructed as per plan. Whereas, I have already submitted almost all the cost of apartment several years ago.

Looking forward for your prmpt reply in this regard.

It is market news that Issue of DHA Phase VIII( Ex Air Avenue ) is about to settle. I have few questions from you:
1- When the issue is about to resolve.
2- Are the plots mentioned above ready for construction i.e If someone buys plot , can he startsa construction here
3. There is market news that Eden Vistas has been merged in DHA. Is this a qualified news?
4. What are chances of connection of Eden Vistas with DHA Phase VIII Commercial Boulevard.

@ Gilani: This news has been in market for three months now. March was the most marked month wherein people stipulated that possession will be awarded. All proved out to be rubbish. Nobody is ready to comment on it including LRE guys. Don't know the reason behind it. Beyond my comprehension whats the reason behind it and what is the gain that DHA and/or Urban are targeting by delaying the awards of possession.

You are right in asking about proof. According to my limited knowledge no development either it is regarding balloting, solution of any disputed work come over night. Organisations are working for many months to bring any solid thing on table. Off course department ppl are working on it like negotiatin , paper work etc. so these sort of news come from that kind of hidden sources by slight hints in form o purchase pressure. Real estate, stock, gold, current any other markets like these move such slight hidden hints an certainly logical progression.
If you talk about proof, I will not give to you but if you say that his news is wrong then go to dealers in air avenue and ask why rates of commercial have been double. If society is disputed then why formative investors are pouring their money?
