Most of the discussion on this forum is on residential plots and houses.

I would like to get some advice and comments commercial properties. I feel that a Good comercial property is a very good option if you want to get Good rental income on your investment.

Dear CMY and others can you kindly comment on the prices of 5-8 marla commercial plots in DHA Phase 6, 8 and Bahria town. The current prices and what are the rental prospects. I am assuming that one can probably make 3-4 floors on this kind of property including basesment.

Investing in property with low funds will not give fruits in near future (at least in FHS and related societies), however you may plan it for long term. Please also note that FHS is not 100% LDA approved. only 1100+ Kannal area is approved.
For Mutual funds, please check the Products of MCB (Asset management company), http://www.mcbamc.com.pk/
Livestock business is risky and needs hard work and good management but gives very good return.
The easiest worthwhile strategy is to open a school or Academy with good teachers team, in good location and with good marketing. Low Risk, high gain, less effort and not v big
investment.
The breakeven point for a school business comes at less then even 35% occupancy.

In my view business is not easy job in
Pakistan for the expats who have been doing No. 1 there but to do business here you have to do everything No.2. Lot of problems, hurdles, tension, credit etc. My one friend from Saudia lost 1 Mio by doing business with his very close friend. In Pakiistan no brother, no sister, no friend, but only the money. Your relatives will ask you to share your amount in their business but never do that.
I think the best way for you to get regular income is either to keep your money in Meezan Bank or purchase shares of PPFL mutual fund of Arif Habib Investment to get good return on yearly bases. This share is now @ 8.75 and will go up very soon so you will get good appreciation of capital and dividend as well. The property business was good before 8 years back but now every plot, shop, office, apartment is for sale and no buyer. Even the rental value is not equal to .70% of your investment. Anyway please make research and then take a decision.

If you do not have a status/ego issue, look into the idea of doing a small retail shop of any basic non-perishable commodity on a road with good traffic (like Wahdat Road, College Road, Main Market). For example, an electric supply store (switches, bulbs, coils, etc), paint, hardware and sanitary (pipes etc, NOT tiles). However, it should be a low-profile store without too much spend on decor.

As an expat, you have a good idea of what quality of service means; just apply that here. If you deal with customers honestly and politely and
sell only genuine, good quality products, in a few years you will be amazed at the kind of turnover you're making. This small shopkeeper segment of society has done fabulously well in the last 10-15 years

Plus points:
-Good margins
-No credit sale
-Stock retains its value, does not depreciate
-Low set up/sunk cost
-Timings are reasonable versus consumer retail set ups that stay open till late
-Rent for these kind of shops is not that high

For any business, listen to the advice of anyone you want, but ONLY act on your own research and instinct. Most business people here have no business acumen, just running their dad's business or scamming people. Research the entire supply chain thoroughly (i.e. whole-salers like Shah Alam, distributors who supply to shops, and the shops themselves).

Just never waiver on honesty. It is the one thing Pakistani society will repeatedly try to take from you, but only you can choose to give it up.

My son received a letter of admission in BS Computer Science from FAST and they want to receive the payment of Rs.85000 by 28th July otherwise seat will be cancelled. He wants to do actually BS Elect. or Mech. Engr. and if not then BS(CS) We are waiting result from NUST, GIKI (waiting list, Aug.4), PIEAS (expected tom). So it is not sure whether he will qualify or not. So at the moment confirmation is only in FAST and must to pay by 28.
Can I ask you that is there any future of BS(CS) in Pakistan and Saudi Arabia so that should be joined. Thanks for your advice.

If your son wants to do Elect or Mech Engr, then he should be joining those programs. In my opinion the decision should not be made based on job prospect solely. Personal interest in a particular field should be the decisive factor otherwise the result is a mediocre professional. Computer Science is very different from EE or ME, so that should be considered. Ofcourse, Computer science graduates around the world get very lucrative job offers.

I would suggest you to pay fee and secure the seat in FAST, meanwhile if your son gets admission in GIKI /NUST in Electrical/Mech Engg. then cancel Fast and go for GIKI/NUST.
I guess on admission cancellation they will deduct some amount, but in case they do not return, even then It shall be OK. Do not take risk for career/future of your kids.
I have faced same issue during my studies time but my parents Lock seat for me ist and then waited for other options.

2ndly, Donot underestimate computer engineering, it has good scope all over, however Electrical and Mech. are always on Top.

investment too, so many problems n litigation, moreover if you dont loose in actual value, you will loose on currency devaluation side. I live in UAE. My suggestion is never invest in Gulf country. Here there is no gaurantee of one day even. They can ask us to leave the country even on one day notice.
Always invest in
Pakistan.

3. if you could, take some family members and show of force with some guns and then he leaves.

I feel sorry for you. Unfortunately, the available options are the same as posted above by various friends. I got my house vacated by paying two years

Need Guest House in Lahore
I am in search of a guest house in lahore that should be in a decent locality and reasonably priced(3-star).Please do share if someone knows about it or has experienced the stay.Since it would be my first time staying like this so would also like someone to guide whether staying in a guest house be better than staying in a hotel or !I am a family of three kids and shall be staying for almost 45 days. Lahore Ring Road to have far-reaching impact
LAHORE: Punjab Chief Minister Muhammad Shahbaz Sharif has said that completion of Lahore Ring Road Package 10 project will leave a far-reaching impact on the development of the province and best travelling facilities will be available to the citizens and the tourists coming from abroad. He said that all packages of northern portion of Lahore Ring Road will be completed by August 14. He said we have proved through transparent completion of development projects that people have right on all resources and these will be utilized for their welfare. He was talking to media-men on the occasion of inauguration of Lahore Ring Road Package 10 (Quaid-e-Azam Interchange) here today. Members National and Provincial Assemblies, Commissioner and DCO Lahore, Sector Incharge of NLC and Director General PHA were also present on this occasion. Addressing the inaugural ceremony, Muhammad Shahbaz Sharif said that the project of Lahore Ring Road Package 10 is a unique example with regard to standard which has been completed in a very transparent manner in a record period. He said that this project is a fine gift for the country, province specially Lahorities. He said that before our government, the work on only one part of Ring Road (Niazi Interchange) was completed which was very substandard and we have got it improved again at the expenses of contractor. He said that the system of traffic management on Ring Road will be adopted on the pattern of motorway so that people could not face any inconvenience.
