DHA Multan 1 Kanal Installment Plan is a great investment
Earlier we discussed that to calculate true value of investment, always look at benchmarks in same locality.


Buch Villas , opposite DHA Multan has launched their 1 Kanal plot on installments of 2 years at 1.45 crore. Note that Buch Villas earlier sectors already are one of the best in Multan

Very interesting comparison with DHA Multan:

Buch Villa 1 Kanal = 1.45 crore
DHA Multan 1 Kanal = 68 lakhs+ 20 lakh dvlp+ 5-6 lakh OWN
= 93 lakh

So based on this is DHA Multan Kanal Installment looks like a very good option 93 lakh versus 145 lakh.

Additionally DHA Multan benefit is installment plan over 5 years easy installments. Buch Villas only 2 years!

Look at the example of
Dha Bahawalpur, which is still not as big a phase as dha multan:
Dha Bahawalpur 1 kanal instalment at 38, but cash file is still 26 after two years of instalments.
If Dha multan follows the same trend , it is very less likely that even after two years the cash file can cross 55!
Dha multan is a big big phase and it will not be developed in a decade to match the level of buch villas.

Prices in Dha multan are bound to remain stagnant for the next 2 years at least, if not fall.

Every sensible person must realize that the property in Pakistan specially in Lahore and Karachi is already overpriced because of black money's (money earned through kickbacks, corruption etc.) investment in property sector, now it is becoming difficult to hide this money in property sector, so this black money mafia or corrupts moving their money out of Pakistan and avoiding investment in property because of new tax rules imposed by govt. so property market will stay stagnant in next couples years

Seems all agents of buch villas are active here to defame
DHA Multan. Guys, I have invested my hard earned money in DHA Multan which is a brand name and owned by an institution instead of an individual. At least since last 1 and half year, DHA Multan prices were always either going up or were stable in economic turmoil also. Soon you will see these private societies in surrounding of DHA Multan will do an extensive propaganda and will put maximum efforts to defame this project. Such societies were able to make their place in this market because there were no such quality housing schemes in Multan since independence of Pakistan.

DHA Multan may take time to develop but other societies will be left far behind when it will be developed. I bought at 28 in Nov 2015 and my investment is almost double today. I, despite of having investments in Lahore and Karachi have preferred to have few in Multan also from where I belong. People who belong to Multan will always have a dream to build at least one house in Multan even if they have USA citizenship. This is mentality of my Multani people.

Ali sultan: DHA is a 5 year plan with development charges. Secondly the
prices I have given are for Buch Villa Phase 2 which is under development, not phase 1 which is already developed and has even higher prices

Afridi: Comparing DHA Multan with DHA Bhawalpur is like comparing Chalk & Cheese. Both have very different fundamentals. Visit and have a look. Can't say more than that. :-)

DHA Multan Investor: You have beautifully hit the nail on the head. "People who belong from Multan will always dream to build one house in Multan even if they have USA citizenship." I have a similar friend who has a house in Canada but still wants to buy 1 Kanal Installment in DHA Multan for his extended family.

I have lots of posts in past on
DHA multan past and future those can be searched writing shahzadqamar in search tab. Regarding investment DHA multan installment option is pretty bad in terms of returns instead cash file is much better if somebody can hold the investment. Regarding those comparing BWP with multan here are totally doing wrong comparison as BWP is totally different thing and so was DHA peshawer. Mul is entirely different thing and strong investment but nobody should think that 50 of today will become 150 in 3 years without adding up development charges. There is nothing rosey left in Mul but still there will be good gains.

Shahzad Sahub, what is your prediction for a good location 1K plot in Prism currently at 130+ with updated civil development charges to be worth of in 2 years time from now. Also what about Phase 7 lower blocks Y, Z1, X, U, Z2 . Prices everywhere seem to be stagnant from a long time there as well. What can be a healthy investment for 150 Lacs today.

LRE response. Prism will keep growing slowly and inshaAllah will double in 5 years. Phase 7 always keep me wondering that why it is unfortunately out of investor eyes. Although there are some defence reasons those cant be discussed but for home building phase 7 rates are very good not for investment. Regarding your question on 150 I believe DHA mul and Bwp are good investments

prism will double in Q1 2019. Below is what i wrote in mid 2016 and based on those investment rates those investments would double in Q1 2019 where in mid 2016 goood locations were 90-95.
Mar-2016: ups and downs are part of business so prism shall also face ups and downs but there shall not be any slump as such. A real worth 75 lac plot today excluding development charges will be 160 to 170 including development charges till Q1-2019 & 210 to 220 till Q1-2021.
A real worth 1 crore plot today excluding development charges will be ~200 to 210 till Q1-2019 & 275 to 285 till Q1-2021 including development charges. These are analytical calculations considering market & development goes fine and nothing bad happens.

If you're looking to keep it for next 3 years then its good time to switch.
You will have to pay gain tax if selling before 3 years and have to clear outstanding dues.

Old transfer expenses of 1K
Prism was 494,000 for non-filers and new transfer expenses are not approved yet, hopefully same will be retained or there will be minor increment.

Kk. These fees go to both DHA and Govt. If
plot is 1 or 1.2 crore, then transfer costs are 4-5%. This is not exorbitant by any international standards. As a people we complain our rulers are corrupt as they do not pay enough taxes but do not want to pay ourselves either. How can we ever be happy?

Facing Park, Corner, Front Wide Road (The more it will be, the more it will worth), Near to Commercial Market.
And the following one are the bad ones :

My previous posts from 2016 DHA lahore
DHA Lahore Phase 8:
Mid 2016: Phase 8 is best to start construction in two years time, or second option is phase 7
Mar-2016: Somebody said that phase 8 W block 1K would be 400+ in 4 years . My reply: esidential at 400 + that too in 4 years time - that is highly highly and again highly optimistic approach. That is not going to happen at least till 2025.
Today W block is standing at 250-260.

DHA Prism:
H1-2016: I dont think Prism is over priced yet with good locations 90 to 95. If these good locations move to 150+ in a year time that will be over pricing and should be sold immediately, or as of today if these reach 125+ that is over pricing. I am talking about good locations not best ones including development charges

Mar-2016: ups and downs are part of business so prism shall also face ups and downs but there shall not be any slump as such. A real worth 75 lac plot today excluding development charges will be 160 to 170 including development charges till Q1-2019 & 210 to 220 till Q1-2021.
A real worth 1 crore plot today excluding development charges will be ~200 to 210 till Q1-2019 & 275 to 285 till Q1-2021 including development charges. These are analytical calculations considering market & development goes fine and nothing bad happens.

Instead of buying a decent location plot in 130 (including transfers etc + pending development charges), I would rather buy 1K DHA Multan + 1K DHA Peshawar (around 1 crore, and keep 30-35 lakhs for DCs, or even invest 30-35 lakhs somewhere else)

Since Prism is a long term gain now, in 5 years time 1K DHA Multan + 1K Peshawar will definitely be more than 1K Prism.

Investor_007 it can not be said with confidence if what you said will actually work. Dha Mul+pw and
Prism, both are lucrative in 5 years time and it is quite possible that both will gain equally. So selling prism and moving to Mul+pwr is not a good move if you have very good location decent plot already in prism. At selling prism on 130, you will be left with say 125 after taxes, commision etc. With 125 you buy 2.45 multan files, considering additional buying charges there. After 5 years those 2.45 files will be worth at maximum 250-270 (without development charges) while prism same plot would be at 260/280 minus 10lac yet to be paid in development = 250-270. Further in Mul you still have to keep development charges of ~ 49 reserved for those 2.45 files.

Today I got chance and time to look at my previous posts on DHA bahawalpur and DHA multan. Below are some of those:

My posts on DHA MULTAN (in Aug-2016):
If installment option is announced price will reach as high as 47+ in days.
Somebody asked in April-2016, is it safe and good enough to buy one kanal file at 30-32 Lac in DHA Multan now, My reply: if you can manage to get a file in 30 or 31, buy it with closed eyes. InshaAllah you will get benefit out of it for sure.
March-2016 when somebody was just praising Prism only, Dha multan was at 30 that time: We can not compare Dha multan with Dha lahore, for sure, and at the same proportion you cant compare DHA Bahawalpur with Dha Multan. InshaAllah I shall be the first one to remind you when the train would be gone for you & DHA multan cash file would be trading 40 to 45 range soon.

Ahmad bhaii thanks for your positive remark. Surfer bhaii, I am not against DHA Bwp, its just my opinion that comparatively DHA multan is better due to many economic scenarios. But as Ahmad saab posted in his previous comments many people are happy with their investments in DHA BWP so may be it will be a good success but in my opinion it is not worth of investment at this stage
Someone asked in Jul-2016, is it right time to sell DHA bwp (at 10 lac own 10M), My reply: shift your investment to DHA multan
DHA Bahawalpur is not a good investment at all....soo 1Kanal file rates will also go down after this fake rise to 33...34 and somebody mocked at me that time.

DHA Bwp is very good entry at this level but ofcourse neve clear of risks. With a bit strong heart i think its good entry point now.

DHA Multan cash files are still good at 49. DHA Mul installment files hmmm ymmmm am not in favour for investment. But who wants to construct home he should buy at first priorty cash files (1 Kanal only, 10M is over priced), second priority is installment and smaller sizes are on good rates to construct home

Govt Postpones the planned increase in Property valuation
ISLAMABAD: In a first sign of political weakness, the government has postponed the planned 30% increase in property valuation rates for federal tax collection purposes, which underlines adverse implications of a politically unstable environment.

The average 25% to 30% increase in the property valuation rates for collection of federal taxes under the second phase had to be implemented from July 1, as announced by Finance Minister Ishaq Dar last year. The decision has been deferred until political normalcy returns, said sources in the Federal Board of Revenue (FBR).

Authorities had estimated collecting an additional Rs10 billion due to up to 30% increase in valuation rates during fiscal year 2017-18 that began on July 1. The exchequer will take a hit of about Rs850 million per month due to delay in implementing the decision. The government missed the opportunity when Finance Minister Ishaq Dar decided to postpone the increase in valuation rates from July 1 in order to avoid any backlash from realty investors after the announcement of the budget, said the sources.

Not an expert but will tell you from my personal experience. Never invest in bad location or bad shaped
plots if you can afford the average or good location plots.

There is a reason these bad location or bad shaped plots are cheaper. When you would want to sell, won't be easy and won't give you the money you expect.

For your reference my older post from 2016:
ups and downs are part of business so
prism shall also face ups and downs but there shall not be any slump as such. A real worth 75 lac plot today excluding development charges will be 160 to 170 including development charges till Q1-2019 & 210 to 220 till Q1-2021.
A real worth 1 crore plot today excluding development charges will be ~200 to 210 till Q1-2019 & 275 to 285 till Q1-2021 including development charges. These are analytical calculations considering market & development goes fine and nothing bad happens.

Instead of buying a decent location plot in 130 (including transfers etc + pending development charges), I would rather buy 1K DHA Multan + 1K DHA Peshawar (around 1 crore, and keep 30-35 lakhs for DCs, or even invest 30-35 lakhs somewhere else)

Since Prism is a long term gain now, in 5 years time 1K DHA Multan + 1K Peshawar will definitely be more than 1K Prism.
