Punjab Government to construct five parking plazas

Punjab Government to construct five parking plazas


Lahore: To counter the problems associated with growing traffic in the city, the provincial government has planned to construct five new parking plazas at different locations in the city. For this purpose, specifications have been given to Additional Chief Secretary Punjab Umar Rasool.

On the previous day, while talking to journalists at Punjab Civil Secretariat, Rasool said that to control Lahore’s chaotic traffic in areas along Bedian Road and Datta Darbar, five different locations will have parking plazas. These parking plazas will be constructed within four to five months. Rasool also said that all issues of the PMS Association will be resolved.

The scheme of buying 5 Marla's, converting it into 10 Marla's in the next phase and adding more savings to buy 1 Kanal
Plot. The scheme has been broken by lack of significant increase in Phase 7 and sharp increase in Phase 8 prices.

Prism 9 prices will only increase once the major investors will return to the market. The above ceiling of 30 million in previous phases has to increase significantly. This must be similar to DHA Karachi.

At the present moment, the investor who has 15 million. There are so many options however the customer who wish to built his house and ultimate customer, they do not have buying capacity and most of the schemes are at early development stages.

There are very few plots with possession available in the market and investors are not willing to release these properties in anticipation of price increase and lack of decent return on their existing investments.

The property agents are also presenting small investors with so many options which is also distributing all the wealth around and holding the market with no movement.

I personally think that the property market will come out of this state by end of 2019 or early 2020 however the prices will only start moving when the speculative buying in bad or rogue societies will bust.

As a matter of fact Property
prices in last 10-15 year have only tripled if we compare, peak to peak and trough to Trough. There is Lot of surplus money in Market that gives unrealistic swing and then long slump when money is Pulled Back. If we think it is Slump now then DHA Phase 9 File Price is less than two times that of Phase 6 File price in 2006 ie 12 years back. Both were at same age of development. ie balloted and Files of Pockets available.
There is almost same equation for the Balloted on Map plots, but plots viz to viz cant be Compared as there are so many location variables. .

No Comparasion on develipment status in
PRISM till now. DHA LAHORE is very seriously taken PRISM development on time. Full marks to DHA LAHORE on developing PRISM at this fast pace keep it up. Still best time to enter PRISM with updates Installments. Soon a positive surge in the Prices of PRISM "In shaa ALLAH" will be seen as new entraints hunting for good plots in PRISM according to latest market trends. Very soon after all Installment are clear by the end of 2018 there might be a good sharp increase as seen in phase 8 previuosely.

I think the property market in Pakistan is completely down and there are no buyers. The
prices in all sectors are out of order. The key investors are very vulnerable due to ongoing political issues in the Country. NAB/FBR is issuing notices to all major investors. They are not willing to invest in the long term investment. Govt’s introduction of CGT and other related taxes significantly impacted the short term investors. I consider that short term investors have exited the market and made losses at the exist.

Prism will not increase in its value for a very long time. Most people bought their plots in 2015/16 to construct their homes and the investor will not release good location plots for significant period of time. No investor is willing to invest its money at the current rate as it will not give him decent return within the next 2 to 5 years.

After major roads completion, DHA should target four or five blocks. These blocks should be prepared for early possession and tentative date for possession of these blocks should be announced. This will have impact on Phase 10 of DHA as well.

Prism prices need 30% correction (bear minimum) as current rates are very high and only sound and high wealth investors can hold for next 3 years.

For short-term investors it is quagmire, the potential investors should carefully study the steep price decrease in DHA Phase 8 residential plot prices. I think one should start buying once the correction take place otherwise better to stay on the sidelines.

10 km of Orange Line track laid; 5 stations to be completed


Lahore: Advisor to the Chief Minister Punjab and Chairman Steering Company Khawaja Ahmed Hassaan reported that a 10 kilometre track had been laid on the Orange Line route, according to news sources. It was also added that a four-kilometre stretch from Dera Gujran to Mehmood Booti would be complete within a month. This Metro Train project, passing by 11 monuments in the city, was stated to be developing at a fast pace. By 15th March, 2018, the roof shall be laid on the GPO Station, which will span over 22 kanals. This station shall have the largest roof of any underground station in the world. It was also reported that construction work on the project had been completed by 84.9 % overall.

Apart from that, 42.6 % of the electrical and mechanical works had also been completed. The gathering was told that work on Dera Gujran Station was complete by 92%, on Islam Park Station by 96%, on Salamat Pura by 95%, on Mehmood Booti by 95%, and on Pakistan Mint Station by 91%. It was stated that these five stations would be completed within a month.

Lahore Ring Road Southern Loop SL-3 Construction – Bahria Town Lahore


Lahore Ring Road Southern Loop (SL-1 and SL-2) was opened for traffic on 22nd December, 2017 and now construction of SL-3 is going to start soon. Construction contract of SL-3 development has been awarded to ZKB Reliable and chairman Lahore Ring Road Authority (LRRA) has given formal approval in this regard through am official letter. It’s great news for Bahria Town Lahore as SL 3 Route will be passing through it in next six months providing an easy access to residents to areas far across the city.

Lahore Ring Road SL-3 Route
The third section of LRR Southern Loop will connect Raiwind Road to Multan Road via passing route to Bahria Town Lahore. The total length of this route will be around 8 km and it will also have designated interchange at neighboring society of Bahria Town NFC Phase 2.

LRR SL-3 to Be Built on BOT Mode
The bidding proposal for this particular section of Lahore Ring Road has been done on BOT (Build-Operate-Transfer) mode. ZKB Reliable will receive its costing amount in concessional period of 25 years.

Estimated Cost of LRR SL-3 & Completion Time
The bid has been finalized in PKR 7.9 billion for the construction of this 8 km road. The construction work on the site is starting soon in upcoming days and it will be completed in six months time.

LRR SL-3 Route inside Bahria Town Lahore
In Bahria Town Lahore, Ring Raod will start from Golf View Residencia. Passing through Tulip Block Extension and and Rafi Block at an elevation of 300 ft. near the Grand Jamia Mosque, it will move ahed to Janiper Block and EE Block. Then it will end up moving onto the Canal Raod towards NFC Phase main gate where the interchange will be built.

No interchange will be built in bahria.....expect lots of traffic from the one interchange on canal road.

Already Bahria is a whole city. Hope planners have thought about it. Shouldn't be a repeat of Shahkam Chowk. This time it will be Bahria traffic plus traffic from all nearby socieities

Dear Concern,

Yesterday, I visit DHA 9 TOWN with my family. I happy to see there more than 50 houses are underdeveloped and many houses are available for sale.
I have a plot there. Is it right time to sale or i should hold for few months ????

what gain i can expect in few months.

prices are higher than DHA phase 7. The facilities you get in DHA are much more than town 9. Right now 5 Marla is already 60 laks in Town 9. How much higher can it go ? What are the chances that it will go to 1 crore ? if 5 Marla becomes 1 crore in town 9, then what about 5 marla in DHA ..2 crores ?? think about this.

DHA 9 Town is ideally located between
phase 6 and phase 9. Prices are bound to go up but
1. will remain below phase 6, which is currently more than PKR 8 to 9M. There is still room in DHA 9 Town to go further up.
2. If the whole market goes up (which is currently stagnant), it can definitely cross 10 million.

DHA town is Ideally Located in Prism and second most important access of the prim will be through it. It is Purely developed by DHA and being transferred there, Don't Confuse it with Askaris, where transfer procedure is totally different.
However Prices here did not pick fast the reason was and is NOC from GHQ, which original allotee had to take before sale. I remember in 2012 when it was in 12 Lac /5 Merla. Dealers were not interested as they wanted quick Commission.
However I will say now DHA town have reached almost saturation Point, 60 Lac average Plot in good process further gain will be slow. Yes if you have prime location like on Main then you can get good premium in 2,3 ys

I think Gains will be similar, all properties gain in relation to each other. Please see the on Ground Development of
NFC 2 if really there is good progress then it will be be better in 2,3 Time scale, IF No development then you may look for Sui gas 2 or Prism, Sui gas 2 is already developed but there is no Possession due to Lack of electric Connection. Prism will not take shape in 2 years may be in 4 to 5 years.

as it is developed... only issue is electricity pending... and in market there is strong reports or rumours if put in a safe way that its electricity issue is about to be resolved by next one year maximum...

NFC2 will gain aswell, but already been much in last 1 yr time. Moreover, its still undeveloped, which will take atleast 5 yrs.

No doubt in 10 yrs time, NFC2 will have better impact. but for 2 3 yrs, Sui gas 2 will response better.

price difference of more than a million
if have 5 million, dha multan is good
if have 3 million, dha multan is out of question
but if can manage 6 million, 2 x dha bahawalpur are better than 1 dha multan


is it better to buy file of affidavit, what are transfer expenditure
affidavit is good for ease of transfer, if you are abroad
affidavit can be transferred in your name, in your absence
in the end both cost you same, and in both cases you get an allocation letter from dha
Affidavit transfer cost is around 62-63 thousands
Allocation transfer cost is around 152 thousands
plus LRE fee 1%


can these be sold easily if money is required at some stage
very easily, only issue is
allocation is cheaper than affidavit to compensate taxes/transfer cost

I think No because if you are having children then they are the legal heirs of that. If a person dies and his mother is still alive then she gets a share in her son property although small in ratio..

Nominee and next to kin is good thing but in courts priority is of owner's blood so in case your friend is nominee court wont accept it if your blood claim it, But as in your case 1) you nominated your daughters if you belong to Fiqa Jafferi no need to worry as daughters treated as boys in inheritance there , If you are sunni than your sis,bro or their children can pounced in to get share.better do it by hiring services of law firm.

Pakistani inheritance law is based on Sharia interpretation, making a will is not accepted in the court of law. One can only will a third of one's assets, the rest will be divided in line with Islamic law, next to kin and similar things mean nothing when it comes to ancestral property / assets division. I am surprised that the property market in all cities in Pakistan is completely stagnant. What are the causes of this stand still situation?

This stand still is causing serious concern to the foreign investors.

Its very simple. Property
prices doubled between everywhere in Pakistan. However peoples income does not double in 2 years either here or abroad, hence no buyers. It usually takes 7 years for income to double (10% increase per year), hence property will remain stagnant for a number of years before the cycle starts again. This cycle has been going on for the last 70 years. nothing new.

- Political Chaos
- Many avenues to invest (
DHA Multan , Bahawalpur, Peshawar, Guj, Rahbar) in addition to prism & Phase 8 has bifurcated investment
- Property prices increased to a new level till mid 2016 ..now some time required to gear up again

The best places to invest are DHA Peshawar ( not much hype in Punjab but it's vicinity is 3 crore for Kanal) and DHA Multan . Short Term investment is DHA Bahawalpur to gain 6 lakhs in next 6 months. Gwadar is extremely risky and volatile as Singhar & New Town are being taken by Chinese Port Authority . Bahria I cannot comment much ( never been a fan of it)

3. Too many avenues to invest in addition to Prism and DHA Phase 8 like ( DHA Peshawar + DHA Multan+DHA BWP + DHA GUJ + Gwadar + LDA City + DHA RAhbar) so the investment is bifurcated
4. Best investment is DHA Peshawar ( might not seem attractive now it has the potential to reach Lahore Phase 5 Prices ) , Multan is also excellent
5. Short term only Bahawalpur for 6 lakhs in 6 months
6. Gwadar is extremely risky because recently Singhar and New Town are being acquired by Chinese Port Authority and they might pay back in 3 years

Point #6 was a hot topic when I visited
Gwadar recently . I stayed at Naval Guest House . Naval senior officers told me not to invest till 6 months . Gwadar is not as simple as it looks . Big Fish like Saudi Aramco , AP Moller and Maersk have purchased big land .shanghai hotels chain is coming.Small investors might be eradicated. I advise to invest after careful research

Brother, your information is wrong about Sanghar & New Town.
I have visited
Gwadar many times & also have investments there.
It's correct many big investors are coming To Gwadar that is a positive sign for real estate market of this city, it will not affect small investors.
Naval Officer might told you to wait because Gwadar Master Plan is due in six months but it has nothing to do with Govt Societies like Sanghar & New Town. People who have invested in open land are more concerned about Master Plan.
