Dear Safwan Khan could you pls tell me about Dhai-II ext (commoner's town) prices and if there any construction of houses. What whould be price on 80 ft road in Block-B and Block-C.

AOA Salim Bhai,
No construction in commoners block. Rates vary, it depends on
location, what seller demands and what buyer wants to pay :). I have 1 kanal in DD block, its corner and few years back i was offered 40 lacs and we recently checked and got an offer 28 lacs :). BB block may be in 40 lacs as its first block once you enter from gate (on your left hand side). Again I am not an expert, I am telling you what I have seen and experienced. One more interesting thing, when I bought, all development charges were paid and DHA recently slapped 200,000 rupees of additional development charges which i had to pay to keep the plot. When I bought mine two 40' roads were touching my plot, now DHA changed the map and one side is "gali" (DHA claims its 20' road) and 40' road on other :) miracles of DHA Islamabad.

AOA Safwan, As per my discussion with a property dealer in Rawaplindi, he has stated that Ex-Commoners Town Sectors are represented as BC, CC, DC & EC.

Can you please confirm if your plot is in Ex-Commoners Town or in DHAI Phase II Ext.

As far as I know its commoners :), it used to be D and now call DD I believe. Its call Phase-II BB, CC, DD & EE as per the banner hangning off entrance. I took the picture and posted here couple of weeks back.

Market value for 8 marla is 60 lakhs plus/minus and not 72 lakhs. Bahria sells for 70 lakhs, but they are available at 60 lakhs from buyers in market. The 40 lakhs (maybr less) is a 2 story 5 marla. 8 marla is a better option in my opinion. They are all in phase 8. people already live there, and occupy quite a few residences in phase 8. These are known as Safari homes & bahria homes in pindi, and are called Safari Villas in bahria Lahore. Safari Villas in bahria pindi are from 10 marlas to 1 kanal. One can buy a Safari villa approx. 12 marla in safari Villas 2 in Phase 7 rawalpindi for about 85 lakhs (starting and up). They are 3 bedroom homes with a gate, privacy and a servant room. A practical and best option.
