Prism past yr success,

I have been watching anti Prism predictions since launch day and these fellow concerned citizend will make random pattern predictions till delivery date.

Funny thing is they don't even apologize for there misguidance and totally wrong previous assessment. Infact with more dhetaai they make even more wild guesses.

But in between that genuine investors have gained so much in prism investment and are doing so still, I hope its not the jealousy factor of those other ppl.

This same jealousy was subjected to PHASE 8 when it got launched after phase 7 and went on a different high trajectory.

Though phase 7 and 9 are both good but every day making it a street fight is foolish.

So to all those random guessers plz have mercy on ordinary visitors to this site who might trust you without checking your last wrong guesses.

We regulars now know who these ppl are with different IDs every few days coming and going.

Rest we have very logical contributors who on merit recommend phase 7 or 9 and some times one over the other which is perfectly fine.

Its these "tm" "jk" "advisors" "wise guy" type fear mongerers this post is subjected to. These ppl have 1 criteria that society in which they have a plot is HEAVEN and rest lets BASH all of them and become more stubborn and dheet in doing so with changing ids.

Hassan it is just beginning of game, another 8 years are ahead, Prism have attracted the investors and created a market anomaly, There will be some point of Stagnation,
If you could not buy prism in time still you have chance to buy in DHA Town, the moment Houses are made like in Phase 7 it will also gain, It has to happen in one or two years Getting 2 Plots of average Location in DHA Town will definitely fetch you best location of Prism in 2,3 years if that was your dream mark my word. Nobody can tell you what will be investors interest you can just guess based on Market Facts,
Imagine if DHA Phase 8 enjoys the best location DHA Phase 6 average and DHA 7 worst then see on google all are 2 and then 2 KM apart and Continuous uninterrupted belt. Then How all Prim 9 KM X 5 KM strip is best Location, You will come to Prim Location A+, Prism Location A , Prism location B and C still many news, revision of maps and exits will change market perception.
You can see what was out look of phase 7, 2 months back an what is now. Average plot in Middle Cutting is 150+ Now , T Block 10 Merla in Lower Cutting is Touching 90+

can please compare the price jump of Phase 7 Blocks in last 2 months is it correct average 3 million jump witnessed across all blocks

Any insights will Ph7 stop at 170 vs phase 6 180

Jameel Saab this post was though not directed to genuine contributors. But every one make there mind. In short term phase 7 will go a head no doubt. But in long run phase 9 will surpass just like phase 8 did.

If that's your point then I agree to you 100%.

As phase 7 will go up no doubt but ultimately phase 9 location proximity and being nestled in centre. One side state life other phase 6 other will be Ferozpur road and ring road and it does not back towards BRB or border side (again market perception but perceptions take ages to change some times) will command premium.
Again this is my rationale and I invested already long back based on that.

Frankly I never compare phase 7 to 9. Phase 7 is more old phase. I compare it to phase 8 and that justifies me.

Phase 7 is very good and excellent buy at the moment but it will not surpass phase 8. Likewise phase 9 will.

Let's wait for at least 3 years and will again see how it unfolded.

Like you don't recommend RAHBAR and I bought for 30 lacs last year and now have offer for 50 in M BLOCK 5 Marla DHA RAHBAR.

You were really all out about NFC2 I was not and ultimately NFC2 is still a big question mark and the boulevards which ppl think are made were only thing that happened there. Money is struck in a bad project. So sometimes each one of us get wrong guesses.

Final conclusion phase 7 is beautiful and should increase but compare it with phase 8 not 9. Similarly compare phase 9 to 8 not 7. As we have to do counting right oldest is phase 7 then came 8 then came 9.

Now how 8 went ahead let's find out. The reason which you will give is the same I will give for 9 location.

Inshallah we all will be blessed and all the right investments will bear fruit.
I am your biggest admirer but humbly will diverge on this one.

For a common person like me who is new to property world the phase 9 prices definitely look inflated to me simply when j compare it to DHA 9 TOWN Prices. Which is same brand, same location, way ahead in development but still almost same prices. Apart from that I also believe that prism has best location after phase 5,6. But even with that location how it is supposed to surpass the prices of DHA 9 town that is possession ready while DHA prism can easily take 6-8 years for possession.

For me prism in short term best blocks will be HGFJ blocks if ring road is made then FEROZPUR ROAD and central Lahore becomes access points.

If Bedian road gets widened then lower blocks APCQ I will also be recommended ultimately.

Short to medium term favourite are GHFJ only for RING ROAD proximity. That's why I don't consider DHA TOWN very good location and I never said that APCQ are top location in present Bedian road situation which is narrow congested and is not worthy of main artery to a project of big size. But if and when it is made things will be good.

By the way I have plot near 35 H in prism direct access upper cutting.

Thanks for understanding alternate view. If I understand your logic correctly then by that we can say that R block 5 marlas are definitely inflated as the average plots are selling 40+ dev charges which is almost equal to DHA town 5 marla prices.

So J block 5 marla should have more value as compared to R block 5 marla. Currently it is opposite case

Hassan Bhai could you please explain why most of PRISM fans including you always ignore K block which is as good as H and J being attached to LRR and has its own ring road interchange and also has 120 feet wide access from already developed Hudiara Drain road? Compared to J which is more like a combo of many detached islands or patches, at least the upper K is neatly designed. Comfort factor in K is as bad as Youhanabad in H or Gullo Kot, Khaliq Naqar or multiple factories in J.

Jameel Saab I think we are almost talking the same thing. Yes I agree some prism blocks along ring road will go more up and some might temporarily slow till some road issues get solved like Bedian road etc.

Phase 7 some blocks will go up and similarly some phase 9 will go up with ring road and steady development.

You are and will remain my inspiration for Lahore market and will keep on waiting for your valuable opinions in this forum though occasionally we might differ on some but that's ok and is beauty of healthy minds.

Wo wo wo BRAVO Jameel Mughal sahab for discussing the areas which are considered as TABOOS in real estate market. For many real estate participants saying anything against the Mighty Phase 8 is blasphemous. I, however, commend you on your bravery and pointing out the facts that one can only observe and understand if he knows multiple segments of market and has spend reasonable time frame covering one cycle of Boom and Bust. Most of our newbies kind of investors are lacking either one or the other. It might be surprising for many to know that in an unknown sort of society TARIQ GARDENS near Raiwind and Valencia, the prices of 5, 10 and 20 marla are little shy of Phase 6. The point is that LOCATION mantra community dont really know what the location is. For them Y block of Phase 8 is bad but J block of PRISM 9 is hot, yet both are similar in nature being detached and isolated from rest of their respective phases.

Jameel Saab messages getting error so not able to reply. I think we are in broad concensus and some little differences in opinions, but I am your follower. Let's see how phase 8/9 unfolds but as a investor we some times might have different view of projects and there potential which is good.

So let's close this debate on healthy note. Will re visit it later on. Right now I am waiting for ring road and adjacent blocks in prism and then can give new analysis.

I am from a school of thought that markets are not fully efficient and have mind of there own like in Canada for last 10 years there is a rally when it is in almost recession hardly job creation and every other year government introduces some rules to cool it but it defied all the conventional logics. Same with stock market so if we can find some logic to justify for many years we can get returns and still can take exit. Look at commercial in DHA defies the logic but ppl are making billions and halal money.
