AOA Awan Sb, Kureshi sb and Sufer

Bahria Orchard off ground plots are safe for the investment purpose one of my freind has 3.5 M cash in hand. He want to invest it. Pl tell me the safe and best possible option in this range.

Not at all safe. however if yu want to gamble, go for it as if those become on ground then yu will hit a jack pot. more risk more gain. personally if I had 3.5 mill I would go for some dha file as it is issued against some land and is a lot safer option then private developers map only plot for which there is no land in hand

Dear Hashim, Bahria Orchard off ground plots as safe as on ground are.These plots are full of potential within 1 year .There are stronge chances to develop these plots within this year as Bahria town working machinery is free now a days and a little chance of new cutting in near future.Bahria orchard almost has all required land. No tension of any sort,a on ground plot will be awarded by Bahria town at any cost. D block 5m off ground plots near D ext. and C block off ground are excellent for investment point of view as tax free zone,Orchard LCO blocks .Try to catch any possible location in this slow and low priced period.I believe property is still unmatchable winner,there is no alternate to it, no doubt it is hard time,but it will be a great winner at last.Critics:write down my words.Best of luck.thanks

Hashim sb, bahria orchard is now BT lahore head Quarter and their darling. I am pretty sure they will honor all hr plots and expand in this area. Given the challenges I seriously doubt they will disappoint anyone any more as already they are facing challenges in khi and sector F in Bahria town Lahore.

If you still want to be sure , tey installment plot of 8 Marla in D ext and orchard 3 where u do not have to pay all the amount upfront.

Having said that , there is very less chance that one will not get a plot against any allowed no.

He can easily get a plot in J block with adding 2, 3 lakh, it the best option to invest, safe and secure 100%

Thanku Awan Sb and Kureshi Sb for your great views and Ideas. I knew it very well, there is no match of development with Bahria & Other Private Developers, even DHA cant match with their development pace and Land-scaping which is extra ordinarily Good.

But i was confused that why some pockets are left behind by Bahria in C Block which is the main heart of Bahria Orchard, it think its ma matter of few weeks for Bahria to On-ground that area, but from last one year, it is as it it. Can you please highlight whats the thinking behind bahira to leave some pockets in OLC-B & OLC-C.

they left it bcoz they dont have the land.. simple. I am holding a plot on map in sector F alamgir block bahria for last 4 years. till date there is no development and bahria is not interested in buying either as I have surveyed the area. land is available but bahria isnt buying as they have taken money from us and there is no charm left for them. plz plz plz only buy on ground property in bahria. im telling this from my personal painful experience. i have no other agenda. If I can help someone to avoid the kind of suffering that I have endured from bahria then may be Allah can help me to.

User_9325. You are absolutely right as being the affectee of Sector F, but the situation in Bahria Orchard is i think so different, as in front of their Bahria Head Office there are green lands, how its possible they have not bought a land, which is the main Hub of Bahria Orchard.

One point is also that from last one year both On ground and Off ground prices increased day by day, but in your case of Alamgir Block Prices are stagnant and everyone knows there is still no land acquired by Bahria.

Considering the current state of affairs, it is recommended to go for only on-ground plots.

ok then.. brace yurself. please visit sector f area also. yu will see plenty of agri land standing. thing is that bahria has sold these plots. now price of on ground has gone up many folds. so trick is that bahria will wait until people like me get dissappointed and sell our holdings in throw away prices. Most likely bahria will buy back those plots thru its dealers and when they will have a higher chunk of those plots, they will buy land and develop the area and re sell those plots in double prices. if yu have nerves of steel to wait for so long then its yur decision

IM786. Your comments / arguments from June 02, 16 and Aug 18, 2016 varies a lot. Pl see it :-).

Nadem:i cant tell the exact numbers but as per plan of ring road all the plots under the 100ft road are safe. By under the 100ft road i mean if 100ft is center line then the plots towards facing sector F Or towards NFC2.
@Haider: Brother MR is under great pressure to deliver remaining sector F. And when i say MR it means MR in true sense no any other bahria official. Remaining plots of sector F will be delivered within 1 yr. MR said 6 months but approx 1 yr is enough. Now regarding investing, for 3 yrs holding its a good opportunity bcz bad time has past. Investing depends on ur budget. But aziz bhatti and tariq bin ziyad has more margin to grow but risk is location unknown. Now i think if u can buy something in alamgir block it will be good return in 2-3 yrs. In alamgir some plots are near 70 and some are near 55+. The difference is plots with 70 has land and bahria is developing it to deliver with 3-4 months. While the plots with price 55+ bahria is in negotiations to buy pockets of land and didnt start the development yet.

What is the current status of Sikandar block & Shersha block in Sector F . Are they on ground or off ground. Any development work is there or not. I heard sheikh Saadi is total off ground. Is it correct.

Hashim sb yes its my comments. Actually MR agreed to resolve the issue at the earliest. He promised to give map of tariq bin ziyad and aziz bhatti by 10th ramdhan which he couldnt. We were thinking that MR will full fill his promise this time. But he didnt. he lied once again. If u see my june comment i said location is unknown for tariq and aziz bhatti blocks. Furthermore i wrote the reason why there is diff in files proces in same block(alamgir block). Thats why i suggesting others to be careful now. Only buy where u r sure about land.
Sikandar block dev is under progress. Bahria promised to deliver by 15 jul but still it will take almost 4-5 months. Alamgir new cutting plots balloted on 15 march (As mentioned in my june post) has land available and development will start within weeks. I again saying only small portion of alamgir block. Its land is available
