Advice needed - Rahbar commerical vs Prism residential,

CMY/LRE/Others. I have one 4 marla commercial file for dha rahbar (worth 200 lakh). Is it worth to hold that for 3 years (what is expetec value in 3 years??) or sell and buy 1 kanal and 10 marla plots in Prism for worth 200 lakh (for both plots)?
Which is expected to give better returns in 3 years? Thanks in advance

DHA Rahbar has more risk, In balloting if plot is on better place like main road etc then it can gain 100 to 200% over three years.( 200 can turn to 400 to 550). With Prism down risk is minimal and gain is certain. Three years double is most likely scenario and can go higher if fast track development carried on.
So its upto your risk appetite.

@ Zahid. Thanks brother for the valuable feedback. In case location is not great for rahbar (not main road) then what is minimum/average expected value for 4 marla plot in 3 years? expecting by that time ballot and everything would be done for sure

Poor location plots currently are trading at 2 to 2.75 cror and obviously these will appreciate in next three years. I guess similar would be situation with poorly located commercial plots in extension. so from prism you have 50% down side risk and upside gain could be 100% more. Hope that helps.

M Zahid@ Has givenn some valuable advise. I only beg to differ that "generally" commercials get good location. and DHA rehbar 2 ext is a new area and commercial activity will be started in this area.

Hence, i believe that commercial wil increase in this area. Actually, i am thinking of buying a commercial file of DHA rehbar 2 ext, but am short of funds.

SO i would suggest not to sell ti if u intend to invest in Prism as prism will be a slow gainer (wit hall due respect to CMY analysis)

@ Zahid/Flex/Arshad. Thanks for more feedback. To cut it short, can you put an estimated rate of rahbar commercial in 3 years in case its good location and in case its not a good location? a number for value will help to decide

Also, if i were u, i will also see at what price i have bought Rehbar commercial. if it is 150 lac or else, i will book the profit and invest else where, but it will not be prism. I would rather go for DHA multan ( 3 cash files), DHA bahawalpur ( 1 cash file) and another plot some where else. OR

I think that a good plot in 3 years, if commercial map is on main defence road will not be less than 400 lac and if it is inside, should be 300 lac, as then development and population would be there.

You can never match commercial property with residential. Rahber after ballot in august september this year will be 250 on average while after 3 years will be minimum kmch350 plus. Prism after 3 years will be maximum 300 based on your investment of 200.
