Dear All respected Sirs,

I am looking for your valuable opinion on the matter that why market price of plot numbers starting from 367/19 to 367/36 of K Block of DHA Phase 6, Lahore is generally lesser than the other plots despite of the fact that they are facing back of DHA Club and which in my opinion is one of the best location of Phase 6?

Hope to get your expert opinion on this.

Respected Sir,
People who buy plots in DHA usually avoid public places and they consider to construct their houses in calm & quite surrounding, so people consider DHA Club as a drawback because later it will be a crowded area.

Crowded in which sense?

These plots are at the back of club and there is a big green area at the front of these plots giving a very nice view as there is no brick wall around the club. Don't you think this a plus of these plots as all crowd will be at the front of the club and not at the back?

Plots facing club, commercial areas etc. normally have privacy issues.

Then why plots facing parks are more expensive? Privacy issues ( almost for 24 hours) are present more strongly there with park facing plots.

I have seen these plots of 367 series personally and i also feel that these are quite good plots because all crowd will be at the front of the club and not at the back. Specially because of the fence around the club instead of brick wall, the front view would be very nice for the homes constructed on these plots.

For Personal decision you can buy and can have nice living But for market Point of View
Corner is expensive no matter it increase security risk
Facing Commercials are cheap No Matter that area have most expensive development standard and populated better, day and night security with ample parking quick shopping and high value of renting etc But plots Cheap
Near School is cheaper no matter your kids can reach school in 2 minutes lot of convenience for moms.
Same is true for mosque and Pubic space vicinity
These are market norms and accepted.

Dear Sir,
Crowded in sense that when people from Phase 7 and Phase 6 lower blocks will go to DHA Club they will probably take this street or the one facing club, this is basically buyers point of view which I am sharing, once people make their mindset about some particular area then it gets difficult to change.

Buyers usually pick the negatives and don't see plus points

Thanks to all for their opinions. Specially to Mr. Habib as he gave the market norms in detail.

I want to buy a plot there for making my home there. So should i go for this? May be little weird to ask this question from you people here but i feel that you people are more expert to give better idea.

now its up to you, you have all the pros and cons of this particular area which can help you make up your mind, in my opinion pros can overcome the cons and it will be a good purchase

Go ahead if you find good priced plot there I don't see any minus for living there, for sure it will have no entrance from tat side,
