Possesion Year of Prism Phase 9 D.H.A,

Respected LRE,
I have 10 Marla Residential Plot in "L" block. I want to construct house on this plot within 2 to 3 year.
Please to evaluate the expected possession year.

Phase 9 will be delivered after 9 year of Ballot approximately, and livable after 5 years more.
You can estimate it when you may able to build it as previous history of DHA, even ok if DHA delivered it all in 2025.
Please do not take it personal its history of DHA.

People here (who have been heavily influenced by self-serving dealers) will have you believe that possession is imminent in 2/3 years, whereas, any one with common sense can imagine that it'll take ATLEAST a Decade to deliver possession in phase 9. You will therefore be able to start construction, by 2028 (if you're lucky).

I remember once the balloting of phase 9 was done in 2015, most people here had a period of 3 years in mind for delivering of possession and created a hype. Two years later, you can see that possession is far off.

Those who have missed the train will tell you Prism possession is not going to happen in 21st Century. Its a scam, its a worst project and even some see the prices coming down as they themselves looking at prism upside down.
But if you ask the other side you will find many positives and lot of optimism. On ground development is progressing better than expected. K,L,M side is more advance than others and DHA may offer possession first from this side. First possession will be InshaAllah in end of 2019.

these people r talking so negetive about the prism n spreading a wrong informations for the reasons that they intend to make people get rid off their holdings on throw away prices,AND THEY WILL GRAB ALL THESE.it wont happen.mark my words that the prices are ascending and will keep on increasing despite of ur negative propaanda.

Lol. How immature of everyone to assume that anyone speaking facts related to Prism has some ulterior agenda OR is using multiple IDs. Sach karwa hota hai. Everybody knows Prism was a hype and scam created by dealers. That does not mean that its not profitable, all I am saying is that there is a good chance that the hype will not be sustained and nobody will have buyers at inflated prices when it'll be more clear that development will take AGES.

Learn to disagree without using foul language and with logic.

Some people here bash Prism that it has gone down in prices over the past 12m etc and that there are no buyers etc. If I could share my experience of Prism over the past month.. I bought a kanal plot in June 2016 and just sold in past few weeks for about 10 lacs profit (after allowing for 4 development charges instalments). The point is there are still buyers in the market and there are still sellers in the market. People here often just make random statements without any evidence.

With regards to the development status, of course it will take sometime as it is the largest of the phases yet by DHA but it is progressing in the right direction plus the land doesn't need to be filled as was the case with phase 8. No wonder why the prices in the top location plots is crossing 140 lacs and yet not all development charges are paid.

In my opinion Prism still has a lot of juice left and in 2-3 years top location could be around 250 bracket in a likely scenario.

Dear ASA, no need to be panic. Just believe in Allah, Here lot of people always ready to start debate about pro/con of Prism. since you have plan to build house after 2-3 years, its very rare chance that you get possession, but DHA promised for 3.5 years dev period starting from 1st Jan 2016, so even if you get delay more as worst case, then you will be able to switch from Prism to any other phase, Because after 2019 Prism will be at same stage where DHA8 was in 2015.

Take the decision on the right time, Switch to Phase7 now and build your dream house ant time, otherwise it will make you screaming and cry the DHA. now am building my house in ph7, Y sector after 11 Years waiting. this is to let you know the facts, not disappointing you.

People here are encouraging other people to invest hard earned money in Prism, (just to safeguard and increase the value of their investments and to obtain buyers in the market when they sell their plots at inflated prices). If anyone wants to build a house in the next 8 to 10 years, Prism is not an option for them. Its as simple as this.

Interesting comments. Actually there is conflict of interests. One party is the actual owner who wants to build their home and purchased the plot for this sole purpose and others are investors/dealers who are vehemently opposing it. Looking at development history and livable conditions of DHA Prism is clearly 10 years from now. You can see that still see many deserted sectors in Phase-6, 7& 8. So if you want to build a house in 2-3 years then better move to other phase. If you want to retain it as investment then hold it for next 3- 5 years.

Going through all the discussion I am surprised how intolerant society we are. Instead of understanding the objective of other person and give him a sound and sincere advice we start beating our own trumpet.

Completely agree Junaid. The person asked a valid question about building a house, and the clear answer that should be given to him is that the Prism will not be developed in 2/3 years, and not even in 7-8 years. And this is what the vultures and the mafia can't digest. A genuine buyer who wants to build a house will steer away from Prism for now ( and he is the end user). Any attempt at persuading him to wait it out for years (and perhaps a decade) is insincere and bad advice.

Anybody who tells you that Prism is a bad investment or a scam is completely fabricating the facts or lying. Prism is an excellent investment and will yield very positive results. There is NO DOUBT about that!

Similarly, if anyone tells you that Prism will be ready in 2/3 years by some magic ultra fast lightening speed, that is a completely false information. DHA

Lastly, it is two simple questions with two simple responses:

1. Do you want an investment with great returns? Invest in PRISM. It is an ideal investment.

2. Do you want to build a house in DHA within the next 1-5 years and can not wait? Move to DHA 6,7 or 8 depending on your budget. Period!

Just to add to comment above, even if Prism was ready in the next 3 years which is absolutely not possible (at most one block might be developed), it will take 5 years for it to be liveable which makes it at LEAST 8 years before it is worth making a house. The argument that it is surrounded by DHA phase 5 and will therefore be populated quickly is absolutely ridiculous. By those standards, DHA phase 8 should have had hundreds of houses being constructed because it is populated on all sides by Air Avenue / DHA 6 / airport etc yet it has VERY little activity despite possession. Same is the case with DHA phase 7. Even Phase 6 has taken over 10-12 years AFTER possession to get as far as it is now and still it has several empty blocks.

But as I have said above, if your plan is to make a home in the long term (8-10 years) or want very healthy returns on your investment, by far, DHA Prism is the best option in the market!

If some one is holding prism for capital gain keep holding, If you are serious about home making then 10 years will a good guess 7 ys after ballot first few blocks will be opened for possession i.e. in 2022 and after another 3 years will be high time to start construction [this guess is based upon DHA phase 5,6,7, and 8 track record] and almost in 2 years same.

All people agree on time lines, the people who don't like to listen are those who are holding for price gain and think such comments demoralize and depreciate their holding. But I don't think that is true, in fact prism is a massive train when it started moving it kept on moving and now stopped will stay for some time.

Yes, they'll have you believe that Prism will surpass Phase 5 in a couple of years. I have never seen so many people try so hard to sell a myth. I`m not taking an issue with whether the price of Prism plots will increase in the coming years, but surely it will not have any buyers if plot-holders start demanding prices equal to the phases where possession is available.
