To keep prices stable, they always try to keep supply limited so investors/Dealers can get maximum juice from it. Suppose if DHA delivers Prism in 3.5 years as promised, who will buy in Phase 7, 8 or Rahbar 1 or 2. Some other expert can shed light on this. |

Saleem replied on Friday, July 14, 2017 04:17 AM Saleem replied on Friday, July 14, 2017 10:15 AM PST Bro i dont think so they would give posseion in next 4 years even they develop it on fast pace.consider phase 5 M block where development started 4 years ago and still no posseion and its just one block.how they will develop and handover 16 blocks in three years.its been two years and still not 30% of any block is developed yet how they are going to handover entire phase in next three years.do maths and follow the old posts how did they develop other phase like phase 6, 7 and 8.considering they were smaller than prism.comimg to commercial brother if they are going to develop and hanover prism after 5 years.consider 2 years more so that people could make there houses ovwr there and come to your plaza to buy anything and this is something very abnormal as we can see in case of phase 9 town which have possession from past two years and yet not more than 20 houses being constructed over there and its size is max 10 marla which involves much less contruction cost than 1 kanal plot.so it takes time to construct houses and with no houses no customers no will be willing to bring their business to that place.commerial becomes successful when it is get a a good number of houses.i think for commefcial to yield a rent it will take atleast 6 years. |
