DHA Prism - Still good for investment or not,

Bros,

I know DHA Ph 9 Prism has already peaked but do you guys think there is still some potential of growth left in it over the next 2 years?

I was looking at 10 marla file but just to invest for 2 years. What is your opinion about J Block? There are a lot of 10 marla plots available there just next to Ring road. Please recommend any other good block as well.

For your reference my older post from 2016:
ups and downs are part of business so prism shall also face ups and downs but there shall not be any slump as such. A real worth 75 lac plot today excluding development charges will be 160 to 170 including development charges till Q1-2019 & 210 to 220 till Q1-2021.
A real worth 1 crore plot today excluding development charges will be ~200 to 210 till Q1-2019 & 275 to 285 till Q1-2021 including development charges. These are analytical calculations considering market & development goes fine and nothing bad happens.

So do you still think that a plot worth 75lac today (Aug-2017) will be worth 150 in Q1 2019?
I guess prices have not surged at rapid pace for the last 6 months or so.

Hassani are you talking about 1K at 75 today? perhaps you are dreaming or talking about cost of land plot next to graveyard or even inside lolzz. in mid 2016 when I wrote above post average location plots were 75 (not graveyard or village ones). Whatever I posted for Prism regarding Q1 forecast, it still is same and you will see in 2019.

Shahzad Sahub, what is your prediction for a good location 1K plot in Prism currently at 130+ with updated civil development charges to be worth of in 2 years time from now. Also what about Phase 7 lower blocks Y, Z1, X, U, Z2 . Prices everywhere seem to be stagnant from a long time there as well. What can be a healthy investment for 150 Lacs today.

DHA PRISM:

Instead of buying a decent location plot in 130 (including transfers etc + pending development charges), I would rather buy 1K DHA Multan + 1K DHA Peshawar (around 1 crore, and keep 30-35 lakhs for DCs, or even invest 30-35 lakhs somewhere else)

Since Prism is a long term gain now, in 5 years time 1K DHA Multan + 1K Peshawar will definitely be more than 1K Prism.

No need to be offensive bro. I took this figure of 75lac from your own post which did not talk about plot size. However, I am assuming 10 marla in relatively good location (Block F, H, L).
