Phase 7 always keep me wondering that why it is unfortunately out of investor eyes. Although there are some defence reasons those cant be discussed but for home building phase 7 rates are very good not for investment. Below is what i wrote in mid 2016 and based on those investment rates those investments would double in Q1 2019 where in mid 2016 goood locations were 90-95. Mar-2016: ups and downs are part of business so prism shall also face ups and downs but there shall not be any slump as such. A real worth 75 lac plot today excluding development charges will be 160 to 170 including development charges till Q1-2019 & 210 to 220 till Q1-2021. A real worth 1 crore plot today excluding development charges will be ~200 to 210 till Q1-2019 & 275 to 285 till Q1-2021 including development charges. These are analytical calculations considering market & development goes fine and nothing bad happens. |
