dear lre and friends
how do you see buying an apartment in probably the best location in entire dha and cantt just at entrance of airport. it is 10 marla with spacious rooms and DD tv lounge servant quarter with dedicated parking and backup lifts. for ground floor demand is approximately 1.75 crore. please guide from living rent and investment viewpiont

Sir if you want a high return from your savings then my honest opinion is you should prefer undeveloped plots and files rather than flats/apartments. Just do a little bit of homework that how much total rent would an apartment/flat yield in 1-2 years with a total gain you would have from files/plots.

Hi Sadaqat Sb,
I am a resident of Askari 11. Few towers have been handed over while few are under finishing touch ups. I would second Mubeen Sb, you need to decide whether it is for investment, living or earning rental yield. Rental yield is quite low in Sector B of Askari due to unavailability of gas. But still if you like the environment of Askari, its the best place you will find to live. Location, facilities, securities etc are great. In Askari 11, the price tag for 3 bed starts around 1 crore to 140lacs depending upon tower location and floor as well.
I would not recommend anyone to pay this much of money on flat when you can buy a 5 marla double story house in dha phase 6. Rental yield is also around 35-45k on investment of around 1.20 crore so its not very mouth watering.

The major issue i saw in these apartment is poorly constructed, Quality and poor work man ship..

quality of construction is of intl standards of high rise. 5 marla house cannot be compared with a luury 10 marla flat on best location. buy and enjoy living. rent may be less but has potential of 30 percent gains in a year
