Minimum 950 to 975 Lacs as there is no availability and nobody is willing to sell 8 Marla, Z-1 on 150 feet road plots. Everybody knows, after few years when the development is completed, these plots will be selling at 15 - 18 Crore range like Phase-5 & 6. One should not sell it at this stage unless in need of money. This is the one of the best commercial investments in DHA and/or in Lahore.

I dont agree with bbq.we all know it is overpriced. If all goes well it would be 13 to 14 after 7 years. Commercial are only successful when there is possession as well as huge number of houses around there. You can evaluate the possession and the construction activity. One mofe thing huge number of commercial still not balloted and will come with passage of time in market

Just a difference of opinion. We have experienced the same scenarios for Phase-5 & 6 commercials. In my opinion, it could be 13-15 Crores may be after two to three years when we reach close to completion of development. Also, as per DHA practice, they don't carry out ballot for large number of commercial plots in one time but few plots at a time and ballot is held at GHQ. Commercial plots are allotted to Generals after retirement and few new plots will come only in the market, when it is allotted and if they sell.

Bbq phase 9 consists of 16 sectors. It would take at least 5 more years for prism to be developed and handed over. We have seen them developing phase 6,7 and 8 which is still not handed over in 8 years considering it to be of much smaller size. You can even see phase 5 m block which is not still handed over even after 4 years it is just one sector.what about phase of around 16 sectors. Commercial will be successful after possession .commercial and residential are two different things. Yes phase 6 facing parking have rate of 14.5 to 15 but also analyze that phase 6 have possession from past 6 years and have 2000+ houses. When will phase 9 have possession and when it will get 2000+ houses.then it would be compared with phase 6. Dha head office was another big boost for the phase 6. To get rents there should be alot people around there who can come to your plaza. And last but not least yes location wise phase 9 is very good bit it is also very odd phase as it consists of number of huge villages harpalke, dev kalan, buller village, dev khud, anmol housing, youhanabad, govt transport society and comfort factory. How many of such things exists in phase 6 which have the best cutting without any villages existing in the centres of the sectors like in phase 9. We should be honest to our sayings

Let's people give their opinion as we all have different understandings and experience. Nobody is forcing and nobody can force others to follow. Nothing personal here. Just to prove Phase-9 worst phase, you have mentioned Phase-6 does not have any village??? Also, to prove Phase-9 is the worst, you are mentioning Anmol housing, Govt. transport, comfort factory, etc. as they are part of Phase-9? I stop the debate here as I have to leave but few villages in a Phase which has 16 sectors (as you mentioned above), %age of villages will be lot less than other phases those are smaller in size but have 2-5 villages. In my opinion, If I have this much money with me and Z-1 commercial is available on 150 Feet road, I will buy it right now for sure without any second thought (just my opinion). Anyhow, no use of this debate. We will see after 2-3 years, where the price is?

Bbq gee there are 61 plots on 150 ft road in cz1.

I have no doubt that this will be the best investment and rental value will be great of someone builds it . Per CMY u can build this very quick after possession compared to others zones due to its location

It's logical but I believe on this much prime location of 150 foot road and among top blocks of phase 9 , I think it will be fine as banks / restaurants / bigger brands for home building like kitchens baths , chain bakers/ medical groups / will still need commercial space on such a prominent road .....
Smaller and distant less prominent locations can be in trouble though

DHA commercials will definitely be heavily impacted by Packages mall. Only one or two more malls (as DHA is already planning), the normal 4M, 8M commercials will lose value or at least if not lose they will not gain much in future.

Honestly telling that in July, through a dealer bank was offering 10 Crore for my 8 marla commercial plot in Z1 150 feet road. I backed off. Realized that have to pay tax as still 3 years are not completed since purchased the plot in 2015. Based on this, appears that there is and there will be strong demand from banks, food chains, etc. for these commercials. I don't see much impact of malls. Don't forget about the population which is increasing at a rapid pace. Commercial will be always in high demand on such locations. For sure, price will keep on increasing with demand.

Prism is totally overpriced. With possession pahse 8 had a correction of 3 Million/Kanal. Prism rates were manipulate artificially and kept high but now its no more possible with all the development charged due and 5-7 years time for possession.

Meng banks never vome to a place where there no persons to open account there or can have transactions etc. Banks never take a risk to go any place with low population not even plans like 5 years before possession never ever. They will even wait for years after possession so that it becomes populus. Next interesting thing is phase 6 is able to attract all banks just because of dha head office. If there would be no dha ofgice i am sure there would be not so much banks like it is now. Same things applies for the property dealers all woulf be sitting in y block and z block like they were. Now comes to food chains how many food chains are in phase 6 not more than 3 , how many clothing brands are there not even 5 font forget phase 6 is like 2000+ houses and after 3 years if it has like 2500+ houses.will food chains will be coming to place with like more than 2500 to 3000 houses or will wait for 5 years for prism and 3 years more so that it could get like even 1000 houses and customers.at that time phase 6 and 8 would be having like 5000 houses. Businessman thinks alot and do homework before coming to any place.

Dear Readers,

I was checking to buy 8 marla com in ph 9 earlier. the prices i got in feb 2017 were like 850 lacs for 157 and 167 and 113 and some other plots but none 150 feet road. but now same plots like 157 is being offered at 790 before negotiation. so we can imagine, with the current political and financial condition of the country. I think the PH9 in specific will take a short dip in prices. as it was somewhat overpriced. But in the long run it will be good.

@Ahmed There is no DIP in phase 9 residential. But for Commercials I am saying since long that phase 9 commercials dont worth this price for investment gains.

Honest paiii...i personally know more than 30 people who have money and can afford investments and come here to read the forum before making investment decisions. They go to work and also dont consider it waste of time to read forum for investment decisions. By the way you are on work or wasting time at this website?
