Payment of Development Charges DHA 9 Prism,

To all respected plot holders
You know our hard earned money is held with DHA in the shape of cost of land and Development charges uptill now. Every one among us try level best to pay D C in time. If one fails to pay DHA imposes heavy penality. On the contrary speed of work is very slow and I am afraid DHA will not give possession in coming 5 years or more.under the prevailing situation,We all should demand from DHA that if they fail to comply their commitment, plot holders will be compensated at the same rate they impose penalty on them for as long as they keep our money. If we had to go court we should. Regards

Point is quite logical but who cares. Fairness and judicious treatment on its own .....by any 'body' including DHA is impossible in Pakistan.

This is First time DHA will pay fine in Prism, If rate is same as holders then many will recover 50% of their Plot Price.
This Shows How Innocent are Prism investors.

Please explain the ruthless society we are living in.

DHA Phase 9 was announced in 2004 and civil file holders were allocated the worst location plots in May 2015 balloting. Civil Allotees were giving 3 years to pay their development charges and at the same time Military allotees were given 20 years to pay their development charges whilst they got allocated the best plots in the lovely blocks.

Just imagine, our lovely estate agents only promote or sell military allotee plots at their desired rate.

The plots on 150 ft road are selling at the highest whilst everyone have now witnessed the new development plans defence entrance (i.e. overhead bridges, underpasses and so on). We civil investor buying these expensive plots and in future these plots will become least desirable due to heavy traffic and so on. Our agents then will say to us it was a bad buy which they now promoting.

You wish to go to THE COURT!!!! Where in USA 🇺🇸 or UK 🇬🇧.....in Pakistan 🇵🇰 GOOD LUCK MATE!!!!

Sir, my request to you is kindly visit the site of Prism 9, development is going on at a very fast rate, you can also see the latest videos on our youtube channel. They will surely handover the possession of some block in next 1.5-2 years. Regarding balloting, DHA always have a fair balloting, we know a lot of our clients got a good location plot in Prism 9.

@ brother Mubeen Asghar...it is hoped and wished what u said come true exactly. But it is reality that DHA will not fulfill its commitments in prism.Here my pray is this that DHA should pay return on the amounts they held if it fails to give possession of plot till the needful. For this a forum of some learned active stake holders be formed who can take care of our interest. In Pakistan nobody cares if one does not fight for his rights. Come forward dear friends. Regards

@syed zafar, have you ever visited prism site in last one year? I believe never. Because i visit every week as i live in askari 11. Prism is developing at a remarkable pace. This speed was never seen in any prior phases of Dha before. Bhai its easy to be a keyboard warrior but it take a little headache going to actual site. Please visit once. @Awan Bhai...ur input is very encouraging. It my point is something different. .My point is that when DHA is charging penalty on late payments if their dues, then we the petty plot holder should be compensated equally in case of delay in giving possession as per their comittments. For instance in Bahria Town Rawalpindi, the management will give me rental valued amount in case they failed to give me the possession of an Appartment I booked. Regards

Thanks for your comments and I am really pleased to hear the timescale you have suggested (and not DHA i.e. from 2004 to 20XX).

Please explain the reason DHA is asking civil allotees of all blocks to pay Development Charges within the three years. If all the blocks will not get possession at the same time. It will be extremely disappointing and specially if Blocks A, C, D, F, G and M will get the possession first.

WHY NOT 5 YEARS INSTEAD OF 3 YEARS if the possession will not be given in 3 years.

I also visit Prism regularly, the timescale is completely incorrect as it will take much longer to get electric, gas, overhead tanks, sewer and internal block roads. I estimate that the complete prism handover will happen by 2025 or later. The first possession might happen in 2020 and the every six months there on.

I think that the DHA is only enjoying its brand recognition and exploiting the civil investors. You imagine any other developers released a phase in 2004 and hand over of plots is still completely uncertain.

@well wisher.. 2004 was never the right year to enter in phase 9 but 2012 was, thus buying in 2004 and then complaining about dha management is unreasonable act.Similary phase 10 files are available since 2012(for 23 lac/kanal) but still in 2017 one should not buy phase 10 files untill you should have bought phase 5 or 6 files. See where these phases are todate.

DHA Lahore Tries this time its level best to fullfill their commitment in most of the blocks sewerage system is allready completed with stone Mud roads status can be seen on youtube channel by different media & non media persons & advance google earth. Intrestingly On my last visit very speedialy NLC is working on different blocks at the same time. The main basic Idea to develop PRISM from my point of view is its entry points as far as these entry points are concerned are now being visible from all points this developed 150" road will be connected with these points very soon. After this mainsteam then all blocks center 80" road is being connected to this allready developed 150ft road. Hope fully this time DHA Lahore will fullfill its commitment of possesion on time. If not than partial possession In shaa ALLAH will be seen on time. Yes i agree with Zafar sb. Point that if in case Dha Lahore is unable to fullfill its commitment must compensate its stake holders but In shaa ALLAH the situatiin is different this time due to highly Compatitive property market.

I think balloting was fair
I had 8 Marla file in 2015 and got plot in ballot on 150 foot road commercial Zone 1
Realistically ACDPQ should get possession first and possibly by 2020

On what basis you are suggesting that the balloting was fair. It was only because you were allocated better location plots however majority were give the worst location plots. Please pick up the phone and speak to any agent and ask for only civil allottee plot. You will amazed to know the most low price and worst location plots were civil allottee.

I concur with you that the possession will be given to sectors A,C,D,P and Q.

I also say that the DHA is for Honest, Dedicated and very loyal Military Officer out their combating for our motherland. We do not care if they will get little advantage from us. We love our Military Officers who sacrifice their lives for us all. They our Sons, Brothers and Fathers. WE LOVE THEM and RESPECT THEM.

Paying a normal per annum installment from 2002 to statelife insurance and after 4 years more will get an amount by which can buy 1 kanal main boulverad house in 2022 in so called phase 5. If died then family will have not to wait for 4 years more or will get handsome stipend till maturity.
So does DHA give above oppertunity? If one dies during installment period, would DHA compensate a family?
Would the persons having boundry lined balloted plots in 2015 who waited for 11 years capable to sell their plots at worth Rs. 8 crore in 2022.
What the worth of money would be when you paid lump sum in 2004 and one paid annual installments of state life?
The lucky people in DHA are only those who got hance to invest during crisis but even they gambled either got good location or worse location plot. And gambling isa prohbited entity.😂
