does anybody know when the map of tauheed block bahria lahore sector F will be available for public. Or it was again another " Truck Ki Batti" to keep silent the protestors.

Hi,

According to my sources, this time Bahria is serious to resolve sector F issue through "Tauheed Block" and it will be a real block, not a fake block (Aziz Bhatti, Tariq Bin Ziyad). Bahria is working on the map, since it requires series of internal approvals before the map is released. However, it is expected to be released within 1-2 weeks maximum. Although, Bahria will start the development and will commit to deliver them within 3-4 months, however considering the huge size of this block, it will take 6-7 months. Please note that all the affectees are still not adjusted in the balloting, so Bahria will gradually allot the plot # to remaining affectees.

@ Insider: Your opinion looks very attractive for Bahria Town Sector F affectees but it is very hard to believe until real progress will happen on ground.

Yes you are absolutely right because Bahria town has lost their credibility. Let's see how things move on. But it is confirmed that Bahria cannot afford to delay it further due to the massive protests that were held before Ramadan and Bahria's office was closed by the protesters. If Bahria will not deliver the things as they promised, then they will face more protests.

However, when I checked from sources, they gave me the response that this time Bahria is serious and will resolve the issue for all by the end of this year.

I am also holding one kanal file and lets hope for better outcomes but fingers are crossed.
There is also question that what will be the location of Tauheed block as sufficient land is not available in outskirt of BT.

Prices of Prism again fly rocketing

I have heard from various delears that Prism prices of upper blocks will take a rise again. Any specific reason?

I think you have not heard correctly... Just pay good attention while listening.. Prism prices are not going anywhere except stagnant. Those will definitely increase next year end when some roads will be visible, but not now. Just sit back and relax

Think about this Mian Sahab. Who is the end user of these plots that will be developed in Prism after a considerable period of time? Can anyone construct a home there in the next 6 year ? Even 10 is unlikely.

I dont understand people are not thinking this phenomenon that prism is still far away to be liveable.. They increase the prices artificially nothing else. There will be 2-3 cycles of prism prices in next 4-5 years. For now prices will stay as it is or minor growth if pace of development is good.

As soon as construction will start prices will grow gradually. More wait more profit.

Prisim upper block prices will go high further due to following reasons:
- Up side phases (Phase 5M, Askari 11) Already developed)
- center of attraction of all investors for next few years or till no new mega project launched by DHA
- location

The prices in prism are now being capped by phase 7 prices...
I would say it in another way....i.e. The greater the prices of phase 7 NOW, better impact it will produce in the rolling year on prism prices....

DHA 9 Town still has leverage of increase in prices(5-10 lac)-- Increase in prices of DHA 9 Town and better access to this will have a good impact on upper blocks especially prism sector A (being neighbour to 9-Town apart from other properties of location and early development there!). So Sector A,D,C will keep on increasing smoothly from now onwards, even inspite of being overpriced!...

Although i do have plot in dh ph 9 prism but i have difference of opinion with regards to completion of development/ possession of ph 9 prism in 3 years due to following:
1)slow response at the end of dha mgmt,as almost 10 months of balloting but concerned branch failed to dispatch intimation letter and development schedule to allotees
2)Dha ph-7 is small phase as compared to dha ph 9 prism, but still 100 % possession is awaited
3) same is the case with ph 8
keeping above in view and due to largest area of dha ph 9 i.e prism, it will be a miracle, if dha lhr fulfills its commitment of development in just 3 years

it is in the favor of DHA to develop phase 9 as soon as possible otherwise development cost will be escalating with time passing by. they have very much experience of it now by delaying phase 8 and 7 for no probable reason. slow intimation delivery was a strategy to keep market stable in phase 9 which really worked as expected by them.

Sister Mr.Imran, we also have invested in dha park vieuw but they turnedover in Ph.7 plots.

As you told we have to cry over such adjustment and delay in possession but on the other hand, ALHDH, dha gave us good and safe gain. If we sell our plots today we can have have enough profit in hands.

Such gaurantteed GAIN you are observing just by investing in DHA. Believe me such gain even not exist in Europe as i am living in EC.

In real estate we always need to have patience and decisions on right time about our investment duration with trust in Allah rab ul Allameen.

Mr.CMY and many other friends also giving very good advices so pls read them and decide according to your heart but on time.

MRS Imran what you will do after possession, especially in Phase 8, That Block will not be populated in many years, even if you make home you will not be able to live there. Best is to switch to DHA 6 or air avenue if you are rally interested in making hoime. As DHA Phase 8 have gained good price in last few months.
Phase 7 non possession plot Keep for investment gain it is not right time to sell it.

No risk of falling prices. Prism very good prices. Lots of room to grow . Better location than DHA7 . Better planning and access than DHA7. Prism have huge number of large roads and also have 50 plus parks etc. When developed like DHA7 in 4 to 5 years Prism will be far ahead. In short term upper blocks like A C D P Q can shed some amount as gained too much and too fast. I hope I didnt disappoint you with my words here :) . The opinion that Prism is a dealer's game is based on no on ground research. I was in Lahore last week and it is the investors who are interested in Prism. Many dealers actually say bad things about Prism to lure investors into other DHA phases with high number of sellers. These phases are in later stages of a phase-cycle or are mature so very little juice left in them.

Dealers can hype up a project for a few months but no longer than that.

Call me whatever you want but Prism is 'still' underpriced by at least 15% (upper cuttings) and 20% (mid to lower cuttings). Prices will catch up by end of this year if not sooner.

So in short, I respectfully disagree with Mr. CMY sahib :) He still is my guru nonetheless.

Property goes through cycles, Like phase 7 is slow for a while for next some time it will be in focus during that time prism will be slow as initial rush has happened now every one will sit back and relax and watch for major mile stones.

Remember every quarter in prism few lacs will be added to prism plots on transfer time so that cliff every one will not be able to cross so slowness will be natural but this is normal so both the holders of prism and phase 7 should relax, phase 7 will get good response short term and phase 9 ultimately but for short term prism 9 will be under pressure.

I want to suggest all the phase 9 plot holders to hold their plots for at least next 3 years if they are not in urgent need of money... even the worst location plot holders should hold their plots, property dealer mafia will give you all sorts of reason to sell your lots... it is guranteed that you will not loose anything after 3 years

I had a plot in a society and prices started to decrease. I went to the GM of the company and he told me it's you people who are selling in panic. Don't sell your plots and prices won't come down. I took his advice and still holding for nearly 9 years with an intention to construct my home. Few of my friends sold and diversified their investments and made loads of money.

I don't regret my decision of not selling because I have a clear intention to construct a house.

Lesson Learned: Define your objective and act accordingly. you can not control a market and prices will see fluctuation and most probably downward trend atleast in a short run because of oversupply and other substitutes even in DHA.
