DHA RAHBAR blocks MNP almost ready

Today saw this and looks DHA RAHBAR phases MNP will be handed fast as infrastructure almost developed. phase 1 and 2 already has possession these were 3 extra blocks of phase 2 FGH etc blocks.

DHA RAHBAR is on Raiwind side DHA PROPER project. Because on this side DHA presence is very little only EME is the only other developed phase so intense interest of small home buyers and investors who wants DHA name and all that which comes with it.

Kahna Bridge is almost ready. Road going to Jati umra chowk almost done which passes through Rahber. This makes this location ideal for movement in any direction whether you want to go to Multan Road, Raiwind, Defence or Kasur. Good Luck M N P plot owners.

DHA Multan Town Planning

Promag is the company doing town planning for DHA Multan and DHA Bahawalpur. I captured the image they have on their website and enhanced to so closely. Town planning seems to be of superior quality as something of this kind is not in existing societies.
Housing blocks are kept smaller. With every 5 to 8 houses after is road. So there are more corner plots. Also 5 and 10 marla seems to be going next to Basti Nehal and Cotla Sadat, next to two villages.

Balloting of DHA Multan is in late 2016. Yet official launch of the project is suppose to happen which is delayed for one month and may be more after passing this one month. Please understand the difference of launch and balloting, these two terms are two different phenomenons.

ex Parkview is great location but not exactly a good investment. Prices going up far less compared to the rest of the DHA. This is owing to three factors:

1. Surrounded by villages and litigations
2. No direct access from Ring Road (you either use proper Phase 8 entrance) or Barki road interchange
3. Development is below average (if you are on the main road its good but if you go into any of the lanes, the development is obvious (small greenbelts, smaller roads 35 ft).
4. DHA and investors see it as an adopted child. This is also Reflected through prices. 2 Kanal reasonable park view plot is available from 2 crore 20 lacs (despite possession and "abaadi").. This is price of a good 1 kanal plot in DHA phase 5.

I personally like Parkview but for some reason it is not a favorite to many buyers. This is not just Parkview. If you look at Eden next to Parkview, it has the same issue. The same is applicable to Sui Gas. The only benefit Park View has is that DHA acquired but that didnt help much in prices.

COMPLETELY agree with Ahmad. Phase 7 is the next boom. It is virtually part of phase 6 and has the same level of development. As soon as the possession is given, the prices will shoot up to match or atleast come close to some blocks of phase 6.

NFC 2 is a good option but if you want to be 100% safe, phase 7 has a lot of potential to grow. In DHA, you get returns for the brand name. Take for example phase 9 file.. It is more popular (to a point of shortage of files) despite being 10 years away compared to NFC 2 which is almost developed. Unfortunately, these are the market dynamics. I am not discouraging NFC 2, I think its a brilliant investment but I would not put everything in there. I would diversify my risk.

Phase 8 is already overpriced and phase 5 is over the roof. Phase 7 has a huge room to grow once possession given which will be either at the end of this year or early next year. If you think about it, Phase 6,7,8 and 9 all represent new DHA with 6,7,8 having an unmatched development. Phase 8 is already giving competition to phase 5 despite being couple of years away from possession. I see a huge potential in 6,7 and 8! Phase 9 also seems good but is a LONG term investment.

Prices drop in developed/ constructed areas

I spent quite busy one month in Lahore and got quite a lot of information of prices in WAPDA and surrounding areas and compared prices with Dec 2005 for interest of buyers i am posting some comparisons,

WAPDA 10 Merla J K blocks 31,32 in Dec 2005 and 25,26 in 2006,
valancia eg B block 40,41 in Dec 2005 and 30 to 31 in Dec 2006.
Iqbal avenue1 45 to 48 in Dec 2005 and 38,39 in Dec 2006
Nasheman iqbal 35 in 2005 and 26 to 28 in 2006
PIA good Blocks 45 to 48 in 2005 and 34,35 in 2006.
Looking at this it seemed there was about 25% drop in general. Still there is room in WAPDA price fall as WAPDA 10 Merla Blocks after nala are just 1/2 KM away from Valancia later has better development and a lot of construction, the price difference of only 5 lakh in 10 Merla and Kanal in abnormal either Valancia will come up or WAPDA will go down. In 1 year I saw a lot of construction in Valancia and it looks at least Blocks A,B, A1, E and c will be densely populated in 2 ys, already there are 200+ homes in A and 80 + homes in B block A1 also densely populated.
As regards management, PIA though densly populated is heading towards failure and becoming below average society. Iqbal avenue is average society, WAPDA and Valancia still sucessful, Nasheman 1 is average.

I saw in your last messages, you said that you studied this area (arround Shaukat Khanum hospital) because you wanted to buy a plot and you had a budget of 30lac.
I have a very strong feeling that you could not get a good plot with this budget in this area, and now you are trying to degrade this area and hoping that in this way prices will come down and you will be able to get a good plot in this area.
Otherwise Mr. Jameel let me tell you that locationwise there is no comparason of this area (arround shakat khanum Hospital)with any area of lahore.
This is the best location in lahore at this moment because
1..As lahore has expanded a lot towards raiwind and towards Kasoor, so even now this area is in the center of overall lahore.
2..It has direct approach to express canal road, moror way and proposed ring road which leads you every where in lahore within 1/2 hour.
3..It is near and accessable to all the major trade centers of lahore, for example liberty, mall road, model town link road etc.
4..Lahore's biggest trade center called Lahore tarde centre is arround the corner where presently expo center, a five staer hotel & 40 storey technology tower is under construction and many commercial buildings are coming soon (Just see plan of this lahore trade center in the map of Joher town Phase 2.
5..It has all major roads including motorway, ring road and a bypass connecting canal to ferozepur road and main joher town road (Jinnah aveene) & also main raiwind road. All these roads are in and arround this area.
6.. And on top of that Punjab University, and Alama Iqbal Medical College, Jinnah hospital, Doctor's hospital and many more good schools & hospitals are in and arround this area, And one medical college & hospital is proposed in Lahore trade center (Area where expo center is being constructed).

Good analysis and good replies but I dont think there will be futher 25% fall next year though pprices amy adjust a bit at present WAPDA 10 Merla, Abdalian 10 merla and Aqbal avenue 10 merla are high 25 to 3 so they may come down. Valancia willstablize at this price for a while but in 2 ys may increase to eqalize WAPDA, In genral that area will be nice in near future

I saw the area it location is not bad but honestly there is no gurantee that developnment will be completed, 6.5 Lakh may be OK for investment, if you are interested in making home in 3,4 ys that is not good idea.
Dont Judge it by PCSIR 2 Rate. Honestly PCSIR 2 will also come down, I suevayed that area for full month in Iqbal avenue Kanal has dropped from 48 to 38, Valancia even good blocks dropped from 38 to 30, This all happened from Dec 2005 to 2006. I opted for Valancia.

Yes i saw that area a lot I had a budget of 30, As regards management and develpment is concerened sucessful names in that area are WAPDA, Valancia, PCSIR 2, NFC1, Average are PIA, Abdalians, Nasheman Pahse 1 Below avergae are architect, GCP, PCSIR staff, Sunny park ariline naz town etc, Now some of the average and below average areas have location advatage, Like Abdalians, GCP, sunny park and Architect even airline. When these areas were developed the targets were not so high and they had been very cheap lands, for example Kanal was 3-4 lakh 15 ys back, After selling management has disappeared, now wait for dense population these areas will be junk yards. And prices are still so high like in Abdalians less han price of 10 merla you can buy one Kanal in Valancia. I guess If you are planning to buy in Architect then there are better choices and if you are holding there then you may exit if you get good price and immediately buy in some better managed area like defence or Valancia or Izmir. Valancia has a bit of location disadvantage but price is very good at this moment I am sure in 5 ys time in Valancia, WAPDA and NFC almost every thing will be available even now reputed schools and a college is working in valancia. So I voted for that.

The association of sunny park has started the boundry wall and they are saying that within next six month we will be able to electify the town then this will definetly effect the market price of this society and because of attachment of PCSIR II the people started to build home sooner as the 60% plots in PCSIR II are almost constructed

You may try in 650,000. If you are in pakistan then price will come down in March to June. when overseas people had already gone and holders of plots will not get any offers for few months. But dont believe some thing is happeneing in 6 Months. Status has been same in last 12 Months.
